Are you ready to sell your luxury home? There are so many little things to remember, just ask yourself often, “How would this look to me if I were a buyer?” If you do these things, your home WILL stand out!
Placing a home on the market is simple; you find a Realtor, sign the listing papers, put up a sign and Voila, your property is on the market! Sounds easy, but will those three simple steps actually sell your luxury home? Maybe, maybe not! There are many variables involved which sellers are unaware of that play a big part in whether you are successful in your endeavor to sell a property or not. There of course are times when selling is much easier, especially when the U.S. and local economies are cooperating and your property is located in an area where there is a high demand for luxury properties and little inventory to choose from. Then there are those other times when the economy is sluggish with many homes on the market and a void of buyers. Tough economic times are especially tough on owners of luxury properties. The luxury home market in Asheville and Western North Carolina is today experiencing relief from the
difficult times we have experienced over the last five years, but it is not completely back to where it was, nor where we hope it will be again. So if you own a luxury home and have decided to or need to sell, and want to give it the highest possibility of selling for the best price possible in 2014, here is my checklist for you: PREPARE YOURSELF MENTALLY TO SELL - Have you and your partner or family truly come to terms with the fact that you are moving? As corny or new age as it sounds, I believe that buyers will feel your energy. If you put your property on the market and you really don’t want to sell or feel sad about leaving, or if there is a part of you or your family that is not ready to move on, buyers will feel that when they walk through your home, even if you are not physically there when they visit it. How many times have you decided against something because it did not feel right? If you have not done it yet, you need to come to terms with the fact that you

Make those repairs that you may have been putting off; don’t give a buyer any chance for a negative impression. You are selling a luxury property and luxury buyers will be impressed with your attention to detail. 12 Fine Homes of WNC | Spring 2014
are moving, and get everyone else on board with it. Get excited about where you are going and all the good that will be coming to you with this next step in your lives! When you arrive to this place of acceptance, you are making room for someone else to call your house their home. Buyers will feel the openness and possibilities as they walk though. If you are not mentally ready, buyers may love every aspect of your home, but it is highly likely that they will not FEEL right about it, and if it does not FEEL right to them, they won’t be buying it. PRICE IT TO SELL – When you are ready to or need to sell, make sure you price your home carefully and correctly. If it’s not priced correctly, you stand the chance of losing money by selling it too low, or not selling it at all because it is priced too high or even too low. Traditionally, home prices are established by sampling recent sales of properties similar to yours. In the current market what I believe is even more relevant are the asking prices of similar properties to yours that are active for sale on the market. You need to know who you are competing with! One of the greatest mistakes of sellers today is believing that their property is worth more than it actually is, then pricing it too high and suffering the frustration and sometimes financial consequences of not selling it at all. If you are ready to sell your home, price your property competitively, but not too low. Make your home financially appealing to buyers… and maybe even leave a little money on the table for the next guy. In the long run I believe you will come out ahead! GET YOUR HOUSE READY TO SELL - When we are living in a home and especially when there are children, it can be filled with things that make us feel good such as photos of great times, gifts from friends or family, books, etc.

We leave things on the counters and shelves that make life easier for us, particularly in the kitchen or bathrooms. But now you are selling your home and you need to get it ready to present to its new owner. Let the words “Simple, Neutral and Elegant” guide you! Pack up all those photos and frames, and leave a couple if you must! Pack up overcrowded bookshelves and tables, leaving just enough so the home feels lived in, yet simple and elegant. Floors and rugs should be immaculate; walls should be beautiful and clean. All lights need to be working, all windows and doors in good working order and clean inside and out. Make those little repairs that you may have been procrastinating about; don’t give a buyer any chance for a negative impression. You are selling a luxury property and luxury buyers will be impressed with your attention to those details. Outdoors you will need to keep your lawn and gardens especially well manicured while you are selling. If you have a pool, it should be pristine and open when you are showing. There are so many little things to remember, just ask yourself often,“How would this look to me if I were a buyer?” If you do these things, I assure you that you will be doing much more than most people to get their luxury home ready to sell. And your home WILL stand out! STAGING – If you will be moving before your house is sold or have already moved and your house is empty, you need to consider having your home professionally staged. Your Realtor should be able to recommend a couple of local companies that specialize in staging luxury or high-end homes. Don’t put your house on the market empty if at all possible. When buyers are looking at homes, they are comparing your house to every other property they have seen and they will make their decision on practical information as well a FEEL. A home that is simply and elegantly furnished or staged will always FEEL better than an empty house. Studies overwhelmingly show that a nicely staged home will sell faster and for more money than an empty one. HIRE A REALTOR – Now you are truly ready to sell your home, and you need to make sure you hire the right 14 Fine Homes of WNC | Spring 2014
person for the job. Luxury properties demand a different set of Realtor skills than homes that sell for under $500,000. Buyers of high-end properties are often harder to please and more difficult to attract. It’s like fishing; many of the great fish require much more sophisticated flies, bait or lures if you are going to catch them. Not all good agents operate effectively in the upper-tier market. It is a market segment that requires special competencies. Take your time and look around to see who is doing it the way you want it done for your home. When you hire a Realtor who you will do it right, you will be able to lean on him or her to make sure that your property is presented to the market in the way that it deserves. When a luxury property is presented to the market appropriately, it will get more inquiries, more showings, and will sell more quickly and for more money than a property that is not. It’s that simple. Selling a luxury home is not rocket science, but it needs special attention and considerations. If you take the above points to heart and follow the advice offered, there is no guarantee that your home will sell, but I promise you your chances of it selling in 2014 will have improved tremendously! The progression of blooms dictated by Mother Nature constantly unveils different flowers and new color combinations, resulting in a unique show for visitors to enjoy each week during Biltmore Blooms. 2014 Bloom Reports To stay up-to-date about what's in bloom throughout the season, sign up for weekly bloom reports from Director of Horticulture Parker Andes and notifications of Biltmore's featured "flower of the week" at Biltmore.com/WhatsBlooming. Orchids The earliest spring days kick off the celebration with two opulent orchid displays – one in the Winter Garden inside Biltmore House, the other, a year-round orchid display located in the tropical Conservatory. At Biltmore House and the Conservatory, visitors can expect to see close to 1,000 orchids in bloom. For a limited time, just through the beginning of April, guests will have the rare opportunity to step into the Winter Garden in Biltmore House to admire the sights and fragrances of a special orchid collection. A Secret Treasure... Jones Cove
In 1985, when Alan and Laura Haney bought 100 acres of land in Jones Cove with friends Steve and Elizabeth White, they of all people, knew a choice tract of land when they saw it.
