Even if your attic floor is filled with adequate insulation, seal air leaks around pipes and other attic openings to prevent waste of heating and cooling energy--and money. You probably think of your ceilings as solid surfaces, but the truth is that ceilings leak air into unfinished attic spaces through gaps and openings, such as around pipes and lighting fixtures. Air leaking into your attic could be costing you money--up to 30% of a home's heating and cooling energy is lost due to air leaks. That's an annual $300 bite out of your wallet that you can prevent.

Electrical connections for fixtures, fans, and outlets require a hole cutout in your ceiling drywall. Each of these cutouts is a likely air leak. You can stop air leaks by sealing the cutouts from above with acrylic latex or silicone caulk, or with low-expansion polyurethane foam, depending on the size of the gap. Also check for anything that penetrates the ceiling: •pipes •vent stacks •flues and chimneys

Find air leaks From below your attic, check the ceilings and note the locations of all light fixtures, ceiling fans, and electrical outlets. From the attic-side of your ceiling, find the fixtures you noted. You'll have to pull back existing

•electrical wiring •heating and air conditioning ducts •access hatch

Gaps around these locations should also be sealed from above. Plug large gaps Low-expansion polyurethane foam in a can is great for plugging openings 1/4-inch to 3 inches wide, such as those around plumbing pipes and vents. A standard 12-ounce can ($5) is good for 250 feet of bead about half an inch thick. The plastic straw applicator seals shut within two hours of the first use, so to get the most mileage out of a can, squirt a lubricant such as WD-40 onto a pipe cleaner and stuff that into the applicator tube between uses. Plug small gaps Caulk makes the best gap-filler for openings less than 1/4-inch wide, such as those cut around electrical boxes. Silicone costs the most ($8 a tube) but works better next to nonporous materials, such as metal flashing, (Continued on page 32)

Who exactly did I hire? I thought my due diligence was comprehensive. And, my agent in Minneapolis worked for the same firm as this one. I mean, this person was friendly, attentive, eager, and willing to go ‘the extra mile’…in the beginning. Now I’m not sure. Is my Realtor committed to ‘my company’? Is he/she working overtime to get the job done? Is my agent being creative enough to sell the difference? The fact is, I don’t know if my agent has had any sales training, is innovative, has good company support, or really, really, really needs or wants to be successful. It’s not their fault, it’s mine. I need to buckle down, get involved and make sure we are on the same page. My time is valuable, my goals are simple, and certain results are expected. Time to call a meeting!

Absolutely…I they are reputable. Like any other product you would buy, you want to check out the potential service provider you may want to use. Interestingly, most loans written over the last decade were originated by mortgage brokers across the country. Why? The reasons include; they are very knowledgeable (being that is all they do), the broker has many sources for mortgage money, they are extremely motivated (because they are paid on commission), and most of them have come from other industries that have provided professional sales training. I like them for a choice. Meet a couple brokers, ask pertinent questions, test the waters…it’s worth the time.

Pamper your backyard birds for free By: Lisa Kaplan Gordon ©HouseLogic.com Wild birds are our backyard buddies: A swallow can eat a thousand mosquitoes daily; and watching birds glide and listening to their songs can soothe our jangled nerves. "Connection to the natural world is important to maintaining mental health and stability," says David Bonter, a bird expert at the Cornell Lab of Ornithology. "We evolved being connected to nature." Nature, shmature - feeding, housing, and bathing birds year-round is expensive. Bonter shells out $27 each week for a 50-pound sack of black oil sunflower seeds, the best food for wild birds that visit his upstate New York home. Bonter's costs are typical. I spend at least $40 monthly - nearly $500 per year - on birdseed to stock two feeders that hang outside my kitchen window. And I recently paid $30 for a special bluebird house, which a couple of sparrows quickly commandeered. Want to feed, house, and provide a cool bath for birds without going broke? Bonter provides some tips. Raid your pantry You'd be surprised how much bird food you already have stashed in your pantry. •Stale bread and crackers, peanuts (raw, roasted, shelled but not salted), and oatmeal provide a good bird nosh. •Robins, orioles, bluebirds,

and cedar waxwings will eat cut up fruit, such as oranges, placed on a platform covered by a roof to keep out rodents. •Woodpeckers and nuthatches will lick peanut butter off tree bark. •Beef fat is a powerful nutrient for birds in winter. When temperatures drop below 50 degrees, ask your butcher for a hunk of beef suet, and hang it from a wire cage you easily can find at hardware stores and online. If you eat bacon, chill the grease and mix it with nuts and seeds, then hang it in a cage. •Avoid salty and highly processed food; it's no better for the birds than it is for us. •Don't waste money on shelled sunflower seeds. Birds are accustomed to cracking shells in the wild and will happily do it at your feeder. Water's almost free Water in birdbaths and fountains

attracts birds that don't eat seed, like robins. "Any bird will come to a birdbath," Bonter says. "I've seen hawks in a birdbath." If you want to attract more birds, make the water ripple with a solar water wiggler ($40). These hand-sized agitators make the birdbath look more like a natural water source and discourage mosquito eggs from hatching. Clean and fill the birdbath daily with a garden hose. Grow your own bird homes Birds don't need to nest at the Ritz. They'll happily reside in a nesting gourd (sometimes called a bottle gourd) you can grow yourself. I've harvested six nesting gourds from a couple of gourd vines. You can get fancy and paint and varnish them. But I just let them dry on the vine (I don't usually get around to picking them until October), drill an entrance hole, and hang them from the porch light next to my kitchen. Nesting gourds are harder to clean than other bird homes. So I either pick out the old nests in winter, or throw them away and grow new ones when the weather warms. I get three or four nesting families each spring and summer. Nothing warms my heart like watching Mom and Dad feed their hungry chicks. How do you save money on birds? Attic air leaks... from page 10 or where there are temperature extremes, as in attics. Acrylic latex caulk ($2 per tube) is less messy to work with and cleans up with water. Seal air leaks around flues and chimneys Building codes require that wood framing be kept at least one inch from metal flues and two inches from brick chimneys. But that creates gaps where air can flow through. Cover the gaps with aluminum flashing ($12) cut to fit and sealed into place with high-temperature silicone caulk ($20). To keep insulation away from a hot flue pipe, form a barrier by wrapping a cylinder of flashing around the flue, leaving a oneinch space in between. To maintain the spacing, cut and bend a series of inch-deep tabs in the cylinder's top and bottom edges. Weatherstrip the attic access hatch A quarter-inch gap around pull-down attic

stairs or an attic hatch leaks the same amount of air as a bedroom heating duct. Seal it by caulking between the hatch frame and the rough opening, or by installing foam weatherstripping around the perimeter of the hatch opening. Or, you can buy a pre-insulated hatch cover kit for about $150. Tips for working in attics •Work on a cool day. •Wear protective gear: disposable clothes, gloves, and a double-elastic mask or half-face respirator to protect you from the insulation. •Bring along a droplight with a fluorescent bulb, plus at least two pieces of plywood big enough to span two or three joists to support you as you work. •To save trips up and down a ladder, try to move up all of the materials you need before you get started.

In a time of choked credit and painfully low CD rates, some home owners and their parents are cutting financial institutions out of the mortgage picture and banking on each other.

Through the years, we've paid Mom between 4% and 9% on the interest-only mortgages she's held on our home and investment properties. At times, we've given her a point higher than falling mortgage rates because, after all, she's our mom, and without that extra income we'd have to kick in anyway.

"Parents have to think like a bank and have an exit strategy," says Rickabaugh.

The Bank of Mom and Dad can earn 4% or 5% on cash savings by holding the mortgage on the kids' property. This symbiotic lending gives parents a source of income that beats the rate of return of, say, a money market fund. For younger folks who need a loan, it's a good way to secure hassle-free financing at a reasonable rate. Of course, this family lending only works if Mom and Dad have enough cash to make the mortgage, and the kids have the wherewithal to make monthly payments. But if viewed and conducted correctly, family lending is a win-win arrangement; if not, Sunday dinners will be awkward! A dentist friend of mine in Maryland holds the paper on both his kids' homes. His children were looking for mortgages; his savings weren't earning much; so he gave them mortgages at 4%, nearly a point below what a bank would have charged, but more than triple what he was earning on his savings.

At the end of the loans, she retrieves her principal with her assets -- and pride -- intact. If she were to die before, the loans would become part of her estate. These loans work for us because we don't: •Beg banks for loans. •Pay points. •Spend extra money on property appraisals, credit checks, and bank processing fees. We'd rather miss a limb than miss a payment; and Mom would rather cash our checks then ask her other kids for money. So, all in all, it's worked well, but not without a few hiccups. When the economy collapsed, Mom got nervous. During a pasta dinner, she handed us a letter that expressed her love and called her loans.

In the end, we rejiggered things and repaid some, but not all, of Mom's loans. Here are some lessons we've learned about family loans: •Document loans completely and professionally. Settlement companies can draw up the mortgage, or you can use services, such as www.LendFriend.me, which structure, document, and manage loans made among family and friends. •Consider solutions to worst-case scenarios. What happens to payments if a child loses their job or divorces? Under what circumstances can the loan be recalled? A lawyer or mortgage writer can help you answer these questions. •Make sure borrowers, aka "the kids," are financially stable and have equity in the property. They may have to save a little money before they qualify for a family loan. •Remember that real estate isn't particularly liquid. If you think you'll need your investment money soon or quickly, don't make a long-term mortgage. Have you ever given a loan to a family member? How did it work out?
