Mountain Living at Its Best! Less than ten miles from downtown Asheville, atop scenic Cedar Cliff Mountain, is Southcliff, an award-winning gated residential community of finely crafted homes and spacious lots that await discerning home buyers seeking high quality, customized features and consistent value close to metro conveniences, yet in harmony with the natural beauty of the Blue Ridge Mountains. Last year, we sold more than double the number of lots than in

2011. This year should be even better. The economy is strong in our area and construction is up. In addition, we have a large baby boomer population looking to buy in this region.” Real estate trends support Romero’s view. According to economists who study real estate markets, new home sales are continuing to increase in Asheville with the average listing price moving upward. Nationwide, housing has rebounded by as much as 47 percent in some parts of the country. As of August 15th, 11 home sites have been sold, 10 homes are under construction and 6 new homes have been completed in Southcliff for 2013. Owned by Mountain Real Estate Group, a private equity firm in Charlotte, amenities and the building lots are all unencumbered by bank loans, which makes this a debt-free community. Romero says an increasing number of prospective buyers are arriving from out of state, attracted to Asheville’s reputation for comfortable living with a sophisticated flair. Among the city’s many accolades and top rankings: World’s Friendliest City (Conde Nast Traveler, 2013), Bicycle-friendly, Pet-friendly, Top 10 Yoga-friendly and among the Top 22 Best Places to Retire (CNN Money). In addition, the city offers a wide range of cultural, artistic, culinary, shopping and entertainment venues for locals and visitors alike. Gourmet foods and locally grown produce, along with an expanding list of local breweries make Asheville a prime attraction for anyone seeking the good life. At Southcliff, buyers can return to their low-maintenance, energy-efficient residence designed with the most modern, convenient amenities known to builders.

Among the custom-built home model selections either completed or under construction: The Fairview, a fivebedroom, three-bath, 3,545 square-foot Craftsman-style home featuring a spacious covered-porch, nine-foot vaulted ceilings and hardwood and ceramic floors, listed at $785,000 and constructed by Matthews Custom Built Homes. A large deck and covered porch means the great outdoors with all its natural beauty is only a few steps away.

“This is a safe investment,” said Brian Hutzler, Waterleaf partner, “which is something few luxury communities in western North Carolina can say.” He added that his company shares the same values as those of Southcliff, which is love for the land and its beautiful environment.

Romero says that Mike Matthews, president of his familyowned construction firm known for its creative design, is a good example of all the Southcliff homebuilders who understand the importance of maintaining the essence of a mountain setting, incorporating an appreciation for nature into home floor plans and exteriors. Waterleaf Development Group is building a two-story, 2,265-square-foot spec home, Craftsman style, with an open floor plan and master bedroom on the main floor, designed for both young families and empty nesters, listed for $398,000. Its board and batten accents will blend well with other, higher-priced homes in the Southcliff community.

However, due to the age of the structure a serious question needed to be answered: Tear it down or restore the exterior? Living Stone Construction took on the massive undertaking of revitalizing the exterior of the building by replacing the old siding, which contained asbestos and lead paint, with the environmentally friendly finishes.
