Green building Expect more from your luxury home. Before air conditioning, prevailing breezes, thoughtful shading and careful porch placement were paramount considerations in designing a home Mosaic Community Lifestyle Realty’s owner Michael Figura interviews Jim Samsel of Samsel Architects and Jody Guokas of JAG and Associates Construction on why they design and build green homes. If you are thinking about a new home, there are aspects beyond location, style and finishes to consider. Comfort, health and ease of maintenance are all important factors that have a big impact on how much you enjoy your house. Green building helps to ensure that you’ll have those attributes in your home. “Green building is more than energy efficiency. A green home is really just a better built home,” says Jim Samsel of Samsel Architects. According to Samsel, smart building is synonymous with green building. “That is why a large majority of our clients incorporate green building into their homes.” Jody Guokas, owner of JAG Construction, has built more than 70 green homes in Asheville since 2005. According to Guokas,“green building starts with good site selection, proper house placement and thoughtful design.” Both Samsel and Guokas agree on this, emphasizing that well-sited homes take advantage of views and also are situated to have proper solar access and excellent cross ventilation. “Before air conditioning, prevailing breezes, thoughtful shading and careful porch placement were paramount considerations in designing a home,” said Samsel. Jody Guokas notes that,“there is something elegant to building with nature in mind. The timeless buildings that we cherish in our 10 Fine Homes of WNC | Summer 2014
culture have the quality of being in harmony with nature. They take advantage of the prevailing winds to get good air flow and they maximize how the sun passes through the sky to get as much natural light as possible.” Looking at Samsel’s and Guokas’ buildings, you’ll see that their homes have carefully placed and ample windows for more natural light and have operable windows in key locations for good cross ventilation. A cornerstone of green building is having an efficient thermal envelope, a term that means not having holes where air and moisture move through gaps in the walls. “One of the things that shocked me when I first started construction was to learn that the average home has enough small gaps in the building envelope to equal having a door wide open all the time,” said Guokas. “Having unwanted air flow in the building creates hot and cold spots, elevated moisture levels in the summer, and can lead to mold growth in the walls over time.” Jim Samsel agrees,“Creating an efficient thermal envelope is easy to do. Air sealing the home, installing the insulation properly and framing the home to minimize areas that cannot be insulated are the key components to building an efficient thermal envelope.” Another benefit of an efficient thermal envelope is lower energy consumption and cheaper utility bills. Lastly, an efficient thermal envelope is quieter. Thicker walls, air sealing, quality windows and proper insulation all reduce noise coming into the house.
Having efficient appliances, lighting and mechanical systems also make a quieter and more comfortable home, notes Samsel. “For example, halogen lights get hot and create uneven temperatures throughout the house. New LED lights have the same light quality but do not emit heat. Likewise, efficient heating and cooling systems are quieter, as are ductwork systems installed according the green building specifications.” Jim Samsel is quick to not let us forget that design matters. “Building with timeless design means that you and others will enjoy the home now and in the future. Trendy
designs look dated quickly, and people will end up gutting and redoing a home if it looks too dated.” Samsel also says that some of their clients consider building legacy homes for future generations of their family to enjoy. Building timeless homes helps conserve resources and keep construction waste out of landfills. Selecting finishes that do not off-gas (aterm that means to emit carcinogenic chemicals) is critical to good design and healthy indoor air quality. Both Samsel and Guokas like to use reclaimed materials because they are usually not toxic and they also add to the character Summer 2014 | Fine Homes of WNC 11
of a new home, giving it a patina that many new homes lack. “Locally and regionally produced materials also help give a home local character,” says Guokas,“and using local artisans to craft finishes for your home helps to support our local arts industry.” Guokas also notes that many sites have hardwood trees that need to come down during construction. Guokas works with his clients to help them mill those trees into wood that can be used for floors, trim and accent pieces inside the house. Towards the end of our conversations, Guokas and Samsel discussed renewable energy. “Tax credits, combined with rapidly declining prices and increasing efficiency are making solar panels attractive investments,”

said Guokas. He noted that in North Carolina, there is a 35% state tax credit on top of a 30% federal tax credit for solar electric and solar hot water. “Where solar is not feasible, geothermal heating and cooling is an option, especially for larger homes in shady areas,” says Samsel. Both Samsel and Guokas have noticed that their clients who are entrepreneurs and are business savvy tend to focus on renewable energy because it pays for itself over time, it increases the appraised value of the home and protects the homeowner against rising energy costs. A local owner can make the kinds of product and management decisions that are unique to the needs and interests of staff, customers and vendors. Local managers working for large corporations just don’t have that freedom.” So what kinds of decisions is John talking about? The kinds of decisions that uplift and support the community: economically, socially, and environmentally.“Since we make the decisions about policies and procedures, we have great freedom and flexibility to do what we believe will be in the best interest of everyone connected to our business: employees, customers, vendors, owners, the community and the environment. We can respond to a customer’s request to stock an item. As an independent store owner, I can be sensitive to an employee who’s called by the school to pick up a sick child. I can try out a new product and help an emerging local food business get a start,” explains John.
John’s management style reflects a deep sense of community, trust, and collaboration. He empowers staff to make themselves and the store successful. His philosophy is to “find the right people, incentivize them on their performance, give them the tools and training they need to be successful, and then get out of the way.” He turns the 4 P’s—product, placement, price and promotion—over to his staff and they do an exceptional job. This gives them a sense of ownership and builds high morale among staff.“We are building this company together,” he says,“just like we did when we started Greenlife Grocery. Greenlife was the highest-volume independent natural food store in the southeast; I hope we can grow Katuah to be equally successful.” John believes in a strong local food economy and Katuah’s extensive local product selection proves it. They purchase products from more than 250 local businesses including meat, fish, poultry, beer, wine and kombucha, vegetables, flowers, produce, baked goods, dips and spreads, cheese, grocery, dairy, frozen and Summer 2014 | Fine Homes of WNC 19
bulk foods, herbal supplements, body care products, soaps, and clothing. Some of these businesses have been operating for two and three generations, like Hickory Nut Gap Farm and Sunburst Trout Farm and some of them John helped start, like Buchi Kombucha, Lusty Monk Mustard, Jack’s Nut Butters and Gallo Lea Pizza Kit. John’s intentional commitment supports neighbors, home grown businesses, and new emerging entrepreneurs…and it helps minimize their collective carbon footprint; all of which help our region thrive! John and Heidi obviously care about the community and are an integral part of it. They raised their children in these mountains, and now their children are raising their children here. They see the Market as one way to deepen their relationships within this region and beyond, and to focus on strengthening the health and vitality of WNC communities in ways that shows respect and honor for the planet and people. The name they choose—Katuah Market—reflects this. Katuah is the name of our local bioregion, often referred to as Southern Appalachia. The word Katuah originates from the Cherokee (Tsalagi) word “Kituhwa”. Kituhwa describes the original and most culturally significant settlement of the Cherokee Nation, with a history dating back at least 9,000 years. John and Heidi felt the name was fitting given their commitment to (a) buying local (within a 120 mile radius), and (b) honoring the ancient wisdom of native people who live within and respect the cycles of nature. “I attend the annual Natural Food EXPO industry show in California every year. One year I discovered a new product just being introduced: Tonka Bars. They were great. I ordered a pallet full. They went like hotcakes. So I called United Natural Foods Inc. (UNFI), a large distributor of natural foods, and asked them to stock the item, which would mean increased demand for the Native American entrepreneurs who created them. The next year back at the show the sales manager wanted to know why I never reordered from him. I replied,‘Do you sell to UNFI?’ He said,‘Yes.’ I smiled and simply said,‘You’re welcome.’“

John is on the Board of Appalachian Sustainable Agricultural Project (ASAP), having served in a variety of roles including President, Vice President, and Treasurer. Katuah is a proud sponsor of the annual Business of Farming Conference that ASAP hosts each year at Warren Wilson College. He has also served on the Advisory Board for Blue Ridge Food Ventures and taught in their program on the business and product development side of the food industry, where he helped many food farmers and entrepreneurs learn how to bring products to market and create business plans. Fostering community is among the activities that John and the staff at Katuah take great pleasure in doing at Katuah Market. During the summer, Saturday afternoon grill outs on the patio bring people together over food and conversation. They make it easy for parents to eat out on Wednesdays by allowing their children to eat free. They offer special programs, such as “BBQ to Braiia”, where community members enjoyed a tasting of South African wines complemented by a full barbecue by South African Chef Hugo Uys. And patrons enjoy locally-ground coffee, beer or wine on the patio, often listening to music sponsored by Katuah or local buskers.
Building community is clearly about giving back for John. He and the staff at Katuah strive to be as actively involved and as generous as time and budget allows.“I believe in building relationships,” says John.“One of the ways we can do that is by spending a large part of our marketing budget on donations and sponsorships.” For example, all proceeds from ticket sales for the “BBQ to Braiia” event benefited Habitat for Humanity and Katuah generously donates food and funds to local area not-for-profit events such as LEAF, Asheville City School Foundation, Mission Hospital, Kenilworth Neighborhood Association, and the Oakley, West Asheville and Montford tailgate markets. Katuah Market is just one example of the many businesses in WNC who are consciously doing business: intentionally making sure that all stakeholders in their business—employees, vendors, customers, investors, and the community itself (including the environment)—thrive right alongside the business. Those of us who live and raise our families here are grateful for business owners like John and Heidi Swann. The Arts helps build a strong community The idea was and is that residents of Madison County would get to know their world and each other through regular experience with art of all kinds. 50 Fine Homes of WNC | Summer 2014
One sign that a community is thriving is a flourish-
ing arts program that supports economic, social and cultural development. Since 1978 dedicated residents of Madison County have been discovering, developing and promoting the arts in this beautiful, rural county. In 2002, the Madison County Arts Council (MCAC) hired staff for the first time and found a space large enough to hold its vision. On a recent Thursday afternoon, the high lonesome sound of a train whistle is accompanied by the driving sound of fiddles, guitars and banjos. An artist works on an exhibit featuring images inspired by crop circles and the Large Hadron Collider. A meeting is held to determine the logistics of an all-day festival to promote a new community radio station. Meanwhile, parents call in to register their kids for summer theater camps, shoppers browse a store filled with locally produced crafts, and a mythology class holds its weekly session. All of this happens in a former department store building on Main Street in downtown Marshall, NC. This is home base for MCAC, who’s mission is “strengthening community through the Arts.”The MCAC has been bringing artistic opportunity to residents and promoting the artists of the county to the wider world since 1978. Even before it had a home, events were held at schools, private homes, and parks around the county. The idea was and is that the residents of Madison County would get to know their world and each other through regular experience with art of all kinds.The firm belief that exposure to art and creative activity makes the world a better place. Creative problem solving is made easier for those who engage in creative activity. Like the proverbial ‘little train that could’, the MCAC continues this mission with a wide variety of programming.Those fiddles? Drama classes? Part of the First Stage Youth Theatre program, which provides afterschool and summer camp programs. Artists from Madison County and beyond display their work in a downstairs gallery space, and MCAC member artists sell their work in the retail store.The gallery space is converted into a venue for concerts ranging from old time tunes to cutting edge synthesizer music. All of this activity is supported and led by the citizens of Madison County. Historically, Madison County boasts a strong tradition in the folk or traditional arts. The county is home to the longest unbroken ballad singing tradition in North Carolina. Last year one of those singers, Sheila Kay Adams, was honored with the National Endowment for the Arts Heritage Fellowship, she was the second traditional musician from the county to earn this award. Ballad singers are still singing the old love songs and new songwriters are weaving their stories in innovative ways. Time and money invested the MCAC over the past 25 years has been returned with interest, resulting in vibrant and energetic cultural activity in Madison County. Every week day evening you can hear live music downtown at one of our venues.There are multiple artist & writers retreats in the county. Artists’ studios have popped up in long dormant buildings, while technology has allowed artists to market their work round the world. The Madison County Arts Council is instrumental in creating and supporting a vibrant network of artists and audiences, carrying on the rich traditions of the area while encouraging new artistic activity. The Art Economy of Madison County. Frances Goodrich started the craft movement in the small community of Allanstand. Allanstand Cottage Industries took its name from its original location along a remote crossroads near the North CarolinaTennessee state line, forty miles north of Asheville. “Allan’s Old Stand” was a resting point for drovers taking livestock to market on the hoof. Originally a Presbyterian mission, the unexpected gift of a hand-woven, pre-Civil War coverlet inspired the transformation of the mission into a cottage industry. Allanstand Cottage Industries commissioned a wide variety of traditional handwork, which was sold locally as well as through mail order. In 1908, Allanstand founder Frances Louisa Goodrich opened a shop in downtown Asheville where she could take advantage of residential and tourist traffic. In 1931 Goodrich deeded the property to the newly formed Southern Mountain Handicraft Guild (today’s Southern Highland Craft Guild). The Allanstand sales shop continues to operate out of the guild’s Folk Art Center on the Blue Ridge Parkway in Asheville. This industry enabled many mountain people to earn a cash income for selling their handmade goods. Asheville is now home to the nationally recognized Southern Highland Craft Guild and Handmade in America, two organizations that promote craft and fine art, both of which find their roots in Goodrich’s work.Today there are different kinds of weavers and chair makers in Madison County.
