PROPERTY NEWS Spring is here! Here is the latest market update With the warmer weather closing in and the industry gearing up for another busy period of sales. We thought we would have a quick look at seeing how the market is shaping up. Many economists are pointing to Sydney and Melbourne as the giants that are propping up the rest of the Australian real estate market at the moment and there is evidence to suggest that. In the June Quarter 2015 prices are still growing in the 2 major cities, and not by a small amount. Sydney’s median house price sprang past the million dollar mark to $1,004,767 after a 8.5% rise, whilst Melbourne rose by 5.2% to $706,000. These figures are in stark contrast to the national weighted average median house price of $682,840. Sydney is also experiencing the nation’s lowest vacancy rate of 2.1% vs Melbourne’s rate of 2.9%. Median house prices: • Sydney up 8.5% to $1,004,767 • Melbourne up 5.2% to $706,000 • Brisbane up 0.8% to $479,000 • Adelaide up 0.4% to $430,000 • Hobart down 1.6% to $376,500 • Darwin down 2.4% to $610,000 • Perth down 3.6% to $530,000 • Canberra down 6.6% to $540,000 Vacancy rates: • Darwin – 6.9% • Perth – 4.7% • Canberra – 3.5% • Melbourne – 2.9% • Hobart – 2.9% • Brisbane – 2.7% • Sydney – 2.1% • Adelaide – N/A
Regional Product (GRP), and this projected to grow to between $14 and $16 billion by 2022. The Wollongong CBD is earmarked to accommodate a minimum 10,000 new jobs and 6,000 more residents by 2031. “These are the fundamentals giving confidence to investors in this market. We recently sold a large commercial building of around 5170 square metres at 67-71 King Street, Warrawong, bought by a consortium comprising local and Sydney investors for just under $8 million,” Machan said “The sale of buildings this size and this price are indicative of the shift we are seeing. Without a doubt, this region is set to become a real contender as a prime business hub in the coming years. “There has been a significant surge of activity with true A-grade office leases being taken up in Wollongong. The significant increase in mixed use developments offering broader retail and commercial opportunities with quality facilities for their occupiers has been very positive. “Wollongong is on the radar for many buyers, and recent significant infrastructure developments within the city will only cement its place there. It’s the city to watch as we increasingly follow this real shift in commercial office investing.” Source: Your Investment Property.
Tenancy tops 2014/15 complaints Tenancy issues have topped the list of complaints to NSW Fair Trading in 2014/15, up from sixth place in 2013-14. A total of 46,973 complaints of all types were received last financial year, compared to 45,108 in 2013/14. Fair Trading Commissioner Rod Stowe said the spike in tenancy complaints was due to a free complaint and information service for tenants, residents, landlords and property managers that commenced in December 2013. “Tenancy entered the top ten list in 2013-14,” he said. “Helping NSW people resolve tenancy problems continues to be a key role for the agency’s dispute resolution experts.”
Is Wollongong Emerging As The Next Commercial Real Estate Investing Hot Spot? Wollongong could be the prime location for anybody looking to break into the world of commercial real estate investing according to one property services firm. Increased demand for office space in the central business districts of Sydney and Melbourne has resulted in declining vacancy rates and increased rents in those cities, and as a result commercial properties in regional centres are becoming more and more valuable. New South Wales’ third biggest city and less than 100 kilometres from the Sydney CBD, Wollongong in particular is starting to see investment increase in its commercial premises. “Increasingly we are seeing very strong interest from CBD buyers, particularly Melbourne and Sydney, to Wollongong,” Travis Machan from MMJ Real Estate Wollongong said. “The attraction is greater affordability without compromising on the fundamentals of their investment,” Machan said. Commercial premises in the city could become even more valuable in the coming years, with the Property Council of Australia’s Wollongong City on the Move report predicting the city will continue to grow as the Illawarra’s business centre. Currently Wollongong generates 63% of the Illawarra’s Gross

Although before the commencement of the service, Fair Trading did receive tenancy complaints, the NSW Civil and Administrative Tribunal (NCAT) was the main point for dispute resolution in tenancy related matters. “The new service has achieved an outstanding success rate of 95 percent, up from 88 percent in 2013-14 and significantly reduces matters going to NCAT,” Mr Stowe said. In 2014-15, the service handled 4,045 complaints about residential tenancy issues, up from 1,522 in 2013-14, an increase of 166 percent. The Commissioner encouraged people to make use of the advice and support provided by Fair Trading. “Fair Trading intervention consistently delivers better results, is free, friendly and helps ensure a fair marketplace,” he said.
