The bikers have been collecting toys to donate to the City of Wollongong’s annual Giving Tree appeal. The campaign calls for donations of toys or gift cards suitable for children aged 0-16 years. Everyone was invited to come and watch as Santa, Wollongong City Lord Mayor Councillor Gordon Bradbery OAM and the bikers roar into the Mall with their gifts. “The Bikers Toy Run has been running for 26 years and it’s always a popular event in the lead up to Christmas,’’ Cr Bradbery said. “It spreads Christmas cheer and, more importantly, is a way to support local charities with the donation of gifts that will go to families doing it tough.” As part of the celebrations, there was also free face painting, a jumping castle and live entertainment in the Crown Street Mall. MARKET view We are set to have a Merry Christmas in the Illawarra. With investors and home buyers turning off in many areas, especially in the metro regions, you could be forgiven for thinking the same is set to happen in Wollongong and the surrounding Illawarra as well. But things aren’t always as they seem. Investors particularly seem to still be very interested in the area. Being so close to Sydney and having transport to support travellers is a big plus, but this coupled together with the fact that the Illawarra has its own economy independent of its northern big brother, world class amenities and education facilities it is little wonder that the region is still in the scope of investor sharp shooters. Close to $1 billion is being spent purely on making the area more accessible in the Gerringong by-pass and Foxground-Berry by pass. This sort of investment is doing wonders for the area. With median house prices in Sydney sky-rocketing to beyond $1million and such great facilities and way of life in the Illawarra it is little wonder that investors are still very interested. Median house prices (3bed) currently sit at $600,000 in the Illawarra, and the median unit (2 bed) price currently sits at $537,500 for the month. When you couple this with the fact that properties in the Illawarra have a very low vacancy rate and are commanding median rents of $430p/w for houses and $350p/w for units, it is starting to become very clear why we haven’t seen investors leaving the market yet even with cash rate uncertainty. Foreign investors are also still very keen on our beach front communities even after government intervention. Tougher penalties for breaching foreign investment rules and higher federal government fees started on December 1st. Under the new stipulations foreign investors must pay a $5,000 application fee when purchasing a home under $1 million and $10,000 for purchases over $1 million. This means that

investors can instantly save on investing in the Illawarra area (median under $1 million) versus investing in Sydney where median pricing is over $1 million. For those thinking that the new Foreign Investment rules were somehow going to deter or restrict investment, we are sorry to disappoint. When you look at the overall cost that the new fees contribute to the overall purchase price, foreign investors are looking at an increase of, at most, 1%. And with the market seeing a current under supply of property resulting in low vacancy rates and therefore healthy rental returns, 1% is but a drop in the ocean. Many home buyers from the metropolitan areas are now looking to move outward too. In Sydney it is now estimated that a family need to at least $150,000 per annum just to make the minimum monthly repayments of home loans at current median pricing levels. According to industry experts the capital cities are seeing an increase in the population experiencing “mortgage stress.” This is typically when mortgage repayments are more than 30% of combined earnings. Older Australians are also looking to help their adult children enter the property market, according to the research conducted by REST Industry Super. According to their findings REST asserts that 72% of older working Australians are planning to help them financially, primarily drawing down from their superannuation balances on retirement. The research also suggests that 32% of people surveyed believe rising housing prices mean they will need to pass on any money they inherit to their children to help fund a deposit on a house. With high levels of transport availability and increased investment into expanding the roadway network in the Illawarra it is little wonder that working families from Sydney are seriously considering taking advantage of the lower median prices on offer and accepting a commuter lifestyle.

Selecting a Property Manager
How long have they been a property manager?
When you choose to put a property on the market for lease, you also have to make another important decision – Who should be my property manager?
How many properties do they currently manage themselves?
Here are some tips on how to select a property manager.
How long has the property manager been with that particular agency?
• Are they licenced?
How do they handle requests for repairs from tenants?
If you decide to use an agent to let and/or manage the tenancy on your behalf, check that they are properly licensed. All property managers must either hold a licence or have a certificate of registration and work under the supervision of a licensed agent. In a large block of units, the agent may be an on-site residential property manager. If you have any doubt that the agent you are interested in using is properly licensed, you can do a licence check on the NSW Fair Trading website.
Do they check repairs once they have been carried out? What systems are in place for locating and screening prospective tenants? What steps do they take if the tenant is late with the rent?
• Selecting a property manager/agent. How many times have they been to the Tribunal and what is their success rate?
Remember you don’t need to use the agent through whom you purchased the property. This person will be responsible for a very important and costly asset you need to select them carefully. Here are some questions you many want to ask:
