More playground upgrades underway
Two more playgrounds will be upgraded over the next three weeks, as part of Wollongong City Council’s Play Wollongong Strategy. Work on Chinnock Park in Wollongong, on the corner of Matthews and Sperry Streets, started on Friday 29 January and is expected to take about three weeks, provided there is good weather. The playground in O’Brien Street, Bulli, is also listed for an upgrade with works expected to start next week. The removal of the ageing playground equipment and replacement with new swings, slides and climbing frames is part of Council’s annual Capital Works program and continues a focus on play space renewal and improvements. Last financial year Council spent $1.5M on playground renewals and upgrades, and it’s anticipated approximately a further $1M will be spent this financial year. Recently, playgrounds at Sheargold Park in Cordeaux Heights, Kundle Street Reserve in Dapto and Austinmer Beach Reserve have all been replaced. In the coming months playgrounds at Diamond Brothers Reserve in Horsley, Roy Johanson Park in West Wollongong and Pinecourt Park in Austinmer are all scheduled for an upgrade.
Apply now for financial assistance Event organisers, artists, bands and choirs, and owners of heritage properties are invited to apply for support under Wollongong City Council’s 2016-17 Financial Assistance Program. Wollongong City Lord Mayor Councillor Gordon Bradbery OAM said “If you’re part of a community group or art project, this is your opportunity to put your hand up for support.” “Our Financial Assistance programs each have different criteria, but they all share the ultimate goal of enriching our community, and helping people make positive contributions to our city. These types of activities are important to us, which is why we’ve put over $100,000 towards these
programs. “Applicants could be running a community event or arts project, restoring a heritage property or planning a ceremony for NAIDOC Week. “We’re proud to have approved funding for more than 60 different projects or groups under these programs in the 2015-16 financial year. I encourage not just organisers of established activities to apply, but also those thinking of launching new initiatives that could enrich our community.” Applications for funding are open for the following categories from 1 February to 31 March 2016: • Small Cultural Grants • Small Grants NAIDOC Week Event • Sponsorship of Community Events • Contribution to Public Bands and Choirs • Wollongong Heritage Fund Applicants for the Small Cultural Grants; Sponsorship of Community Events; and Contribution to Public Bands and Choirs programs are encouraged to attend one of the free information sessions to be held at Council’s Administration Building on: • Tuesday 16 February, 12–1pm • Friday 26 February, 12 -1pm • Wednesday 2 March, 5.30pm – 6.30pm Bookings are essential and can be made via the Council’s website. Great neighbours nominate good neighbours
Be a great neighbour and show your appreciation for the people living nearby by nominating them for the 2016 Shellharbour City Good Neighbour Awards. The awards are part of Neighbour Day, Australia’s annual celebration of community that brings people together from across the street or right next door. “Good relationships within neighbourhoods have a profound impact on the broader community, including improved wellbeing, mental health and quality of life,” Mayor Marianne Saliba said. “Connecting with neighbours can be as simple as greeting each other and makes people feel more safe and comfortable at home,” Cr Saliba said. “We are proud to recognise the small and large contributions made by residents in our community who take the time to be friendly and helpful,” she said.
A range of prizes will be presented at a special award ceremony and celebration on Sunday 27 March. Everyone nominated will receive a certificate. Nominations are available on Council’s website in the events section, and close 2 March 2016.
Wollongong building company collapses
Illawarra building company Trim Building Services Pty Ltd has collapsed, leaving at least 10 homes unfinished and local businesses out of pocket. The company, based in Wollongong, went into liquidation on January 11. Local tiling, roofing, window, plumbing and hardware businesses are included in a list of more than 100 unsecured creditors owed more than $1.1 million. Customers include Leah Morgan, whose new build at Coledale had no roof when work ceased, leaving the timber frame and the sub floor exposed to the weather. She is now going through the Home Owners Warranty insurance process, which she has been told could take three months. “Our house or our building site is further up the escarpment, so the change in the weather as we progress into winter is a real factor in terms of anything being able to dry out,” Ms Morgan said. “At the moment we’ve got significant mould and mildew on all of the wood elements of the structure.” Ms Morgan said she had been shocked when she was advised the building company was being voluntarily wound up. “Things had not really progressed in the way we thought that they had ought to, but we kept on believing in the process,” she said. “The house was meant to have been completed in 200 days. We signed the contract in November 2014 so we were way over time.” The ABC understands Trim Building Services had a high turn over of staff and its director, William Francis Wiegerinck, suffered a heart attack late last year. A statement provided to the ABC from forensic accountants Worrells said a meeting of the company’s creditors on Monday at West Leagues Club, Unanderra, was attended by about 20 creditors. “The liquidators’ investigations into the affairs of the company are continuing,” liquidator Nick Malanos from Worrells said. “The director of the company has indicated that he intends to declare himself bankrupt. Should the director be made bankrupt, any claim against the director will be made to the Trustee in bankruptcy,” he said. “At this stage there is a strong likelihood that there may be a small distribution to unsecured creditors.” Mr Malanos said Home Owners Warranty insurers were continuing to assist customer creditors, and thanked parties for the efforts to date. MARKET view The National Australia Bank (NAB) has released the results of its regular residential property survey, with respondent sentiment being the lowest in New South Wales. The survey is completed by 250 real estate agents, property managers, asset & fund managers, owners and investors. The survey reflected a +1 growth in expectations for the residential property market which has had an average of +13 in recent times. Victoria achieved the highest sentiment rating, however, respondents also felt that Queensland would see the highest price gains in the next two years, which could reach as high as 2.7%. New South Wales is expected to see no growth in that time and a national increase of approximately 1%. Many publications are pointing to a reduced supply of home buyers, who have been scared off by the rapid increases in pricing in the past 12 months, as a forecast of a severe price correction looming. This is typically found in metropolitan areas like Sydney. However, analysts are suggesting that for a high impact price correction to occur additional factors need to be in play. For instance if foreign investors suddenly sold their Australian real estate, creating a vast increase in supply of residential property, this could trigger a high price correction. The NAB survey also shows a decrease in activity from foreign investors, whose investment slowed by 1.3%.

The survey also seems to suggest that foreign buyers are also turning away due to a coming oversupply of apartments. In 2014/2015 a record 19,450 apartments began construction, this figure only accounts for dwellings in buildings that are four storeys and above. Almost 55% of foreign investment has been in apartment purchases. With all capital cities investing heavily in new apartment and high-rise living spaces, this result makes some sense. If this is indeed the case, we will expect to see a downward shift in apartment prices over the coming months. The NAB survey predicts a drop by 1.2%. Currently though there are an influx of potential home buyers in Sydney that have been scared away by prices and have opted to continue renting. However, there has also been a great many who have looked to Wollongong and northern suburbs to make a property purchase. Median house prices (3 bed) for the month of February sit at $530,000, whilst in the past week the median has been $510,000. Median unit prices (2 bed) currently sit at $452,500 for the month of January. In the past week the median has sat at $4445,000. The Illawarra market also seems to have bounced back for auctions. Last week we saw a 100% clearance rate for auctions in the region. This occurred at the same time as Sydney which recorded a 72% clearance rate over the same period.
