MARKET view Last week saw a rise in the median price (rolling 30day) for a three bedroom house, up from $545,000 to $562,500. However, the (rolling 30day) median price for a two bedroom unit has fallen slightly from $433,000 the previous week to $427,250.

While the increase in the median price for houses is good news, in the absence of any significant changes in macro-market conditions, slight variations week to week should be expected. Similarly, other key indicators have shown some movement. The median days on market have dropped again to 39 days but the auction clearance rate has also dropped after two consecutive weeks of 85% and 90%. Of interest is the number of three bedroom houses advertised on realestateworld. There has been steady increases post-Christmas and in March the count continued to grow to 388. Two bedroom units have held steady in March at 201 advertised properties.

Overall, this week’s numbers confirm the Illawarra property market is stable and showing steady growth in supply and demand.
