Have your say on a love lock sculpture
The City of Wollongong’s annual Giving Tree appeal has been officially launched for 2015.
Wollongong City Council wants to hear your thoughts on a proposal to install a purpose-built love lock sculpture on Flagstaff Hill.
The campaign seeks donations of toys or gift cards suitable for disadvantaged children.
Council is asking if people support the idea of a love lock artwork located near Flagstaff Hill’s lower car park.
Lord Mayor Cr Gordon Bradbery OAM said “The Giving Tree appeal has been running for more than a quarter of a century. It’s a great way for our community to support those in need, and really think about the spirit of Christmas.
The choice of Flagstaff Hill was made by a Councillor panel set up following a Council resolution to find an alternative to people fixing love locks to public infrastructure such as railings, which can lead to corrosion. When coming up with the location, the panel considered the site’s scenic value, popularity for wedding parties and proximity to parking. In addition, a sculpture in this location was considered to have minimal impact on the headland’s heritage significance. An estimated cost for the installation of the stainless steel sculpture, and associated landscaping is $130,000. “I’m interested to hear what people think of this proposal to have a purpose-build sculpture at this loved landmark,’’ Wollongong Lord Mayor Councillor Gordon Bradbery OAM said. “We know love locks are popular, and are looking for a solution to people placing them on railings as they cause long term damage.’’ In January, Council installed a love lock chain at Sublime Point lookout to protect the fence. The chain – which is mounted alongside the fence’s top railing – provides people with a place to attach their love locks without causing damage to the infrastructure.

Manager Property and Recreation Peter Coyte said the award recognises the program promoting water safety along the 50 kilometre of coastline. “Council’s major insurer has recognised this initiative and, in particular, the active supervision that our professional ocean lifeguards provide during the swimming season,” Mr Coyte said. “This program includes active supervision by up to 55 professional ocean lifeguards, remote supervision using all-terrain vehicles, jet skis and safety signage, weekly web-based videos on surf education and surf conditions, water safety education to local primary schools, TAFE, University of Wollongong, and cultural and linguistic diverse communities. “This award is for the great work our Beach Services crew and Ocean Lifeguards for their selfless work in providing a safe and quality service for our patrolled beaches.” Council also uses CCTV monitoring of an identified drowning blackspot and regular asset inspection, maintenance and renewal. As part of the award Council received $2,000 which will go toward ongoing beach safety initiatives such as expanding our Emergency Rescue Beacon program. During the 2014-2015 swimming season the Beach Safety program and lifeguarding services has resulted in: •

The event will be hosted by the Wave FM Hot Breakfast team, Emma and Travis and begin at 5.30pm with a kids’ concert by Ronald McDonald and Friends, followed by songs and musical performances. The night will end at 8.30pm with a fireworks display.

MARKET view Auction clearance rates continue to be low in November with only 40% of properties that went under the hammer in the past week making it to sale. This is a further downward slide after a 47% clearance rate last week.
Buyer Survey, ‘more than 80% of first home buyers who are planning to purchase property within the next 2 years believe housing is unaffordable in their state.’ NSW first home buyers were the most disillusioned with property pricing.
Thing have improved slightly for median house (3 Bed) prices. In the Illawarra, media house prices have move upward by 1.25% (week on week) to now stand $522,833 for the month. However this is still far behind the $565,000 in achieved in October.
Making the situation unclear is the confusion surrounding interest rates. ANZ, CBA, Westpac and many small lenders have all lifted their variable home loan rates. Many owner-occupiers are seeing a rise of approximately $42 per month on a $400,000 loan. This is in contrast to investors who are seeing investor loans being increase, by some banks, by more than the variable rate home loans for owneroccupiers.
Real estate agents are wary of new Foreign Investment review Board (FIRB) rules, which take effect from December 1, which may impact on how they deal with foreign investors in the Illawarra. These new strengthened rules can see individual agents receive penalties of up to $45,000 and companies may be fined up to $225,000 if they knowingly permit foreign investors to breach these rules. The difficulty for agents is knowing how far they must go to establish if a potential buyer is a resident and, if they are not, do they have permission to purchase a property. Currently there is an amnesty which permits owners to sell properties that they have purchased in contravention of FIRB rules and avoid prosecution. The strengthening of FIRB rules may see a reduction in median house prices as foreign investors look elsewhere for property. There has been a sudden 12% drop (week on week) in the median unit (2 bed) price to $389,000 for the month. This is a 7% decrease over October’s $418,500 median price and local investors are taking advantage. Wollongong and the surrounding areas are still seen by many investors as an area of keen interest. This is due to the affordability, infrastructure and ease of access to Sydney via major roadways and public transport.
This comes at a time when the average home loan is now approximately 4.5times larger than the average wage, according to Mortgage Choice. Many respondents to the First Home Buyer Survey said that they would like to see government remove stamp duty for first home buyers. The Federal Treasurer, Scott Morrison, this week spoke about potential tax reforms that would persuade retirees to downsize to smaller properties and to move money made from the sale to retirement-income products. Further to this, any profits made would be excluded from the Age Pension assets test. A program such as this would see an increase in housing supply for first home buyers, younger families and investors. The program is still being worked on by the Treasurer and his team but a draft is scheduled to be released in 2016. Mr Morrison, when he meets with state and territory treasurers in December, is expected to put forth a discussion on stamp duty exemptions. This will come as part of a tax package which will see an increase to the GST and a decrease to personal income tax.

Preparing your yard for sale Preparing your home for sale can be very stressful and the yard is the most often overlooked section. But it shouldn’t be. Your yard is the first thing potential buyers connect with when they arrive for an inspection. Here are some, easy and inexpensive, top tips to get your garden ready before the ‘For Sale’ sign goes up. Hack and slash • Weeding - Start by removing all of the weeds from your garden beds. They can be a nuisance to remove, but it is important when making your home as appealing as possible. • Pruning - Trim back all your hedges, trees and plants to have them looking their best. This should be done at least 2 weeks before it hits the market to give the plants time to look fresh before buyers arrive to inspect. • Remove the evidence – All offcuts, old sticks, rocks and anything else that is unappealing that could have made it into our garden over the winter months should be removed. Also when doing further garden maintenance while the house is for sale, ensure you remove the waste so that it is out of sight. You want potential buyers to have the impression that the garden has been consistently looked after. Get rid of it • Declutter – Remove any items that are in your yard that do not add to its appeal. If you need them, find them a home. If you don’t, either give, sell or throw it away. • Skip it – If you usually don’t have a green thumb,
there may be quite a lot of waste to remove. So it may be necessary to hire a skip bin. Maintain it • Hydrate – Keep your plants and lawn watered as much as possible. Your grass and plants will become dull and will detract from the appeal to buyers. • Fresh face – Give your garden beds a fresh look by planting seasonal plants and flowers that will be in bloom during the sales period. • Mulch – Once you have your garden beds looking great give them a layer of Mulch to help keep them moist. This will also make them easier to maintain. Outdoor living room Australians spend a great deal of time outside so it is important to dress your outdoor areas to sell all of its potential to buyers. • Space – Highlight the area you have in your yard by spacing things apart. If you do not have a great deal of space you can give the illusion of space in the dressing, for example on a small pocket of grass leave a child’s soccer goal and ball in one corner. This presents to buyers that area has space it does not. • Dinning – Ensure your BBQ area is clean and in ‘ready to use’ condition and leave the BBQ uncovered, this helps buyers visualise themselves in the space. • Furniture – If your outdoor furniture looks tarnished and in poor condition, remove it and either replace it or leave the area empty. • Repair – If it is necessary, repair decking or concrete flooring.
