PROPERTY NEWS Buyers need off the plan apartment protections
All levels of Government are contributing to the $7.4 million Bald Hill reserve upgrade project:
Off-the-plan contracts contain within them a Sunset Clause, a mechanism allowing the contract to be terminated if the development is not finalised within an agreed time frame or if the promised property cannot be delivered to the standard agreed.

The NSW Government has contributed $2.9 million from its Restart NSW Illawarra Infrastructure Fund
•
The Federal Government has contributed $1 million from the Roads to Recovery Funding program

Council will fund the balance from existing budgets.
Most sunset clauses’ allow the vendor or developer to rescind the contract if the construction runs over the expected completion time. The NSW Government has stated that it would appear some developers are using the sunset clause to cancel the contract and re-sell apartments at higher prices. These clauses’ are also usually constructed in favour of the vendor/developer.
Heathcote MP Lee Evans said this upgrade will make Bald Hill reserve more attractive to tourists. “These works will improve the amenity of the area and increase the number of visitors to this beautiful site,” Mr Evans said.

Bald Hill work reaches another milestone Work on renewing Bald Hill reserve has reached another milestone with the completion of a new roundabout, parking for buses, refurbishment of one car park, changes to services, and an improved walkway. Work on this stage was designed to be completed prior to the popular Sydney to ‘Gong Bike ride on Sunday 1 November. Following this charity ride, council will immediately begin works on the next stage which will see the installation of site services, a new sewage pumping station, a new plaza and footpaths, landscaping and street furniture. Council expects this stage of the works on this iconic site to be completed in mid-2016.
“When the works are complete there will be an additional coffee spot on site as well as better seating and a wider walkway to allow visitors to amble along the site and enjoy the views and the heritage features such as the Lawrence Hargrave memorial.” Stage three of this project will see the amenities building rebuilt between June and late 2016.
