Mr. Grant suggested that people who buy real estate should look at it as a long term investment 10 years at least. Mr. Grant stated that unless senior citizens had another source of income besides the annuity than if an emergency or crisis (such as a granddaughter's wedding in Canada occurred) they would not be able to raise the money to meet the cost of that emergency or crisis. Remember banks will always lend you the money if they can get security no mater what your age. With owning real estate, Mr. Grant suggested the investors maintain the upkeep on the property to obtain maximum return from tenants. Mr. Grant said as the rental market decreases as well as increases. This was particularly evident with the property boom in the early 2000's where the rental market prices fell drastically and the vacancy rate increased dramatically. Mr. Grant suggested to people who buy or own investment properties to have a look at the quality, training, systems and procedures of the people who look after the rental department.
