Are The Lights Going Out On Florida’s Charm? “Not One Florida Official Can Claim To Be Surprised By This Year’s Algae Crisis”
bullsugar.org As early as January South Florida Water Management District officials warned that suspended bottom sediments in Lake Okeechobee, stirred up by Hurricane Irma and winter cold fronts, had spiked nutrient levels in the lake’s surface waters. So the lake started the year with unusually abundant food for algae. The other factors needed for major blooms--sunlight and warmth--are inevitable in South Florida. But discharges are not inevitable. The US Army Corps of Engineers Lake Okeechobee usually draws down Lake Okeechobee to a target of 12-½ feet during the dry season to leave capacity for rain in the wet season. This year the Corps didn’t do that. Spokesman John Campbell told News-Press that the Corps held water in the lake because of a dry long-term weather forecast. The forecast was wrong, the swollen lake filled up with rainwater, and the only option to lower it was discharging the lake, now brimming with algae, to the coasts. Why would a government agency take that risk when conditions favored toxic algae blooms? Because policy explicitly prioritizes water supply for irrigation over human health and safety. Officials worried that the sugarcane industry’s water supply might be jeopardized, so they made the decision to place people in jeopardy instead. The policy is wrong. The lake should have been kept lower, no matter whether the reason was to avoid discharging billions of gallons of toxin-filled water into coastal communities or to avoid piling too much behind an unstable dam above Glades communities. If either or both of those were priorities, there’s a fair chance none of this would be happening. But it is. Toxic algae is blanketing Lake Okeechobee, lining our rivers, churning into the Atlantic and the Gulf. We’re less than a week into summer 2018. Will the blooms get worse? More toxic? Will rains or storms increase the discharges? Is there anything we can do other than wait and hope? There is. Our federal and state government can declare an emergency and stop private companies’ from adding their runoff into the water system to clear room for lake water to be diverted into stateowned filtration facilities instead of into populated communities. If that had been done a month ago, the difference might have prevented this year’s discharges. Why are private companies allowed to monopolize a public system that could be used to keep people safe? SELLER BEWARE! REASONS FSBO ARE A BAD IDEA! Homeowners obviously know their homes better than anyone, but that doesn’t mean they’re the best salespersons for their properties. Some sellers are tempted to try a For Sale by Owner (FSBO) transaction because their local community is in the midst of a sellers’ market and they think they can sell easily without help. Others try the FSBO route because they want to maximize their profits and avoid paying a commission to a Realtor. However, statistics show that selling your home with the assistance of a professional real estate agent will garner you a higher profit, enough to cover the commission as well as put more money in your pocket. According to the National Association of Realtor’s 2017 Profile of Home Buyers & Sellers, the average FSBO sales price was $190,000, while the average price for a home represented by an agent was $250,000, a difference of $60,000! Why to Sell With a Realtor Choosing to sell with a professional rather than on your own makes sense for a variety of reasons: •

Two Steps to Clearing Space DO YOU FEEL LIKE YOU HAVE SOME BREATHING ROOM EVERY DAY TO STOP AND TAKE A MOMENT TO COLLECT YOUR THOUGHTS? DO YOU HAVE SPACES IN YOUR HOME THAT ARE CLEAR OF CLUTTER TO UNWIND AND JUST BE? Making time to stop and just be, is the first step. It gives you time to clear your mind, hear the essence of your inner self and focus on what you do want. Stop and take breathing time for you self each day. Breathing is the foundation of our dwelling place. Take several deep breaths and let your busy details of you lives go. Relax into your environment. Have no agenda for this moment of time. Sit, listen and feel the quiet. Even if thoughts are running through your mind, that’s okay. Just breathe. It will help to clean and clear you mind.
Think of clearing your mind as going to the “Peaceful Mind Gym” at a specific time for a certain number of times each week. We go to Gyms to work out, get exercise and get healthier; why not take time for your mind to relax and clear the clutter? Take time to feel your breath. Sweep through all of your thoughts good and bad, and let the clutter go. Having the free space in your mind, clears the way for you to listen to your heart and to hear what you want and need in your environment. The key is finding the quiet space in your physical home. You may also need to set boundaries for your family members to not disturb you for a set amount of time. Ten to twenty minutes once a day is a good goal. Starting with ten minutes and working your way up is a realistic
way to find your comfort level. Just like going to the gym, you don’t want to overdo it on the first day!
When we pay attention to the act of breathing, we permit ourselves access to our minds and hearts, allowing certainty and clarity to enter our experiences. To achieve a peaceful home consider the airplane safety instructions analogy; “Put your oxygen mask on first, before helping others.’ If we know who we are in our inner worlds, it will be clearer how we want our outer surroundings to support us.
The second part is to clearing one space in your home that feels cluttered. Just take one area that is really distracting you. An

example of a clutter area in my own home is my drop off area; the place where I come in, throw my purse, mail, receipts, change, things to return and things I am going to fix one day. You know the place. We all have this area somewhere in our homes. I call this the “drop off and launching area.” It is usually somewhere near where you enter your home. Often it is a desk area, a kitchen spot, a place near the garage
entrance or sometimes even in your bedroom. If you are feeling over whelmed in this area it is a great place to start to clear the clutter!
My drop off and launching area is in a tucked away corner on my kitchen counter. When the junk begins to stack up, I put the mail and receipts away in the correct files. Then I weed through the recyclable stuff and the things to give or throw away. The rest of the stuff to do “someday” slides right into my junk drawer. It gets it off the counter and I know the drawer can only hold so much before I have to clean it out! Keeping the kitchen counter clean is important because it is the main social hub of anyone’s home. Having clear space there supports your friends, family and yourself in your home.
Like the smell of fresh air in a forest, a clear environment and a few minutes of quiet time can change our mood in an instant. Let go of the clutter in your mind and clear away the things in your living space that no longer serves
you. Also, the physical distractions in your home are not as disturbing when your mind is clear. Achieving breathing room in both your inner and outer places will brings you grounding and clarity for your Home.

Architect Ralph Twitchell – The Making Of A Sarasota Legend Ralph Twitchell’s name is best associated as being the “Father of the Sarasota School of Architecture”. He is also noted for having practiced with two of the nation’s most renown 20th century architects. The first was with prominent New York’s society architect Dwight Baum, whose credits in Sarasota include John and Mabel Ringling’s Ca’ d’Zan and the Sarasota Courthouse. In the late 1940’s, Twitchell teamed with Paul Rudolph, who went on to become internationally famous as one of world’s most acclaimed modernist architects during the 1960’s and 70’s. exteriors were embellished with arched windows and doorways, wrought iron balconies and grille work, twisted and scroll motifs, and tree shaded walled patios. Garages and servants’ quarters were charmingly grouped in the rear of the residences, suggesting picturesque peasant houses of southern Europe. Broughton Street are considered by many to be the most attractive grouping of houses in the region. With a vision to build a community of homes reflecting the old-world glamor of Spain and Italy, in 1925 Twitchell purchased 13 lots in the bay side section of Whitfield Estates. Each 2-story house contained eight rooms, featuring beamed ceilings, quaint fireplaces, pecky cypress walls, iron grill work, and classical arched doorways. As builder, Twitchell’s craftsmanship and personal labor was reflected throughout. Entry floors of beautiful slate mined from
REAL | estate quarries of Vermont, rarely used in the south, were laid by Twitchell himself. Floors of wormy oak planks and woodwork and beams of pecky cypress, were treated by Twitchell’s own method to make them authoritatively antique. An untimely rail freight embargo in 1926 curtailed the delivery of materials and forced contractors to finish their own lumber and make their own door trims, doors, and baseboards. So highly regarded for their design and setting, the homes were featured in the September 1927 issue of Arts and Decoration, a prestigious publication of international importance. Titled “Old World Glamor in New Florida World”, the article described the homes as “all having the glamor and artistic tradition of the past... like a scene for a sixteenth century romance.” Unfortunately, the events that followed were far from glamorous. With the unexpected collapse of the Land Boom, the market for Florida home buyers disappeared. Unable to sell the houses, Twitchell and his family took up residence in one until 1936 and rented the other three for more
than a decade. The remaining eight homes he planned were never built. In a taped interview prior to his death, Twitchell sadly recounted that his Ravellan Gardens endeavor was a financial disaster, having come out with less than fifteen percent of his investment, including his personal labor and design work. Today the four houses proudly represent an architecture style popularized during one of Florida’s most exciting eras. While some
modifications have occurred during the past 90 years, the homes retain their architectural integrity and exceptional setting. In 1993, these distinctive residences were listed in the National Register of Historic Places as the Whitfield Estates Broughton Street Historic District for their notable architectural style, their important contribution to the 1920’s Florida Land Boom, and for their association with master architect Ralph Twitchell. ----Norm Luppino is a licensed real estate professional for SaraBay Real Estate. f you have that sudden craving for authentic and healthy Northern Indian cuisine in a relaxed and friendly setting where the dining experience is both an exotic journey and a feast fit for a king, then you’ve come to the right place at Tandoor. Named after a type of clay oven used in Northern India, the word immediately conjures up images of delectable slow-roasted meats and flat breads. Head chef and owner Poonam Maini believes that it is her destiny to serve mankind as a chef and as a restaurateur. Inspired by her father, who was a passionate cook, she learned all her culinary techniques from her parents. Straight from the cookbook of Poonam and her family, all the dishes at Tandoor are based on time-honored traditional family recipes. Aromatic herbs and spices are specially selected for both their flavors and for their Ayurvedic healing properties. Our evening meal started with a silver tray of 3 appetizers: Vegetable Samosas, crisp pyramid-shaped pastries filled with potatoes and peas; Aloo Tikki, spiced potato patties fried to a golden brown; and Pakora, a delightful union of fresh onions, green peppers, potatoes, and spinach dipped in chickpea flour batter and fried till golden brown. Accompanying the appetizers were dipping sauces—Tamarind Sauce, Coriander and Mint Chutney, and Sweet Mango Chutney. These traditional sauces cut through the oil in the fried starters to dish called Saag Paneer. Cubes of home-made Indian cheese, paneer, swim in harmonious delight in fresh creamy spinach. This is a highly popular dish that is served in every Punjabi restaurant and in Indian temples. Flavor enhancing spices used here include turmeric, coriander, cumin and garam masala, which is an aromatic bouquet of cinnamon, cloves, green cardamom seeds, and black cardamom seeds. Garlic naan and the floral fragrance of steamed basmati rice that accompanied our Saag Paneer heightened our enjoyment of this beautiful dish. Tandoor’s unique combination of traditional aromatic spices used made this version one of the best that we’ve eaten.

Tandoor’s version was not oily at all and we found ourselves becoming quite addicted to its salty and spicy crunchiness. We’ve heard that fans of Tandoor come from far and wide for her house favorite, Chicken Makhani, popularly known as
and immersed in saffron flavored sugar syrup. Rasmalai, sweet and tender dumplings of cottage cheese served in sweetened milk flavored with rose essence, pistachios, saffron, and cardamom. Mango Ice Cream, creamy ice cream made from real Indian mango pulp. Kheer, Indian rice pudding, pan roasted basmati rice cooked in milk flavored with saffron and cardamom. While these Indian desserts may be found in almost every eatery that serves Indian cuisine, Tandoor’s sweets were several notches above many that we’ve tasted. Their flavors were more intense, their textures were creamier, and yet subtle on the taste buds and did not overpower our senses with cloying sweetness. Butter Chicken. It was easy to see why. A Northern Indian specialty, Poonam has white meat chicken cubes marinated overnight, roasted in the tandoor, and folded into a rich and creamy tomato-based makhani sauce. While Poonam’s recipe remains a fiercely guarded secret, we could detect butter, heavy cream, honey, green cardamom, cloves, cinnamon, and garam marsala merging with the holy trinity of ginger, onion, and garlic that gave her Butter Chicken an irresistible flavor and a subtle sweetness that is virtually impossible to resist. If you have to order just one dish for the rest of your life, this is it! Sizzling on a hot plate, our gracious host presented her Tandoori Platter—a sampler assortment of roasted specialties that included Chicken Tandoori, succulent chicken on the bone marinated overnight in Tandoor’s house yogurt and a spice and ginger-garlic paste mixture; Seekh Kabab, minced lamb marinated overnight in a bouquet of aromatic herbs, onion paste and fresh spices; Chicken Hariyali Kebab, white meat chicken marinated with freshly ground cilantro and mint in house-made yogurt and spices; and Tandoor Shrimp, marinated in mild spices, house yogurt, and gingergarlic paste, skewered and slow roasted in the tandoor. Indian cuisines are famous for their desserts. Sweet offerings are often offered to the gods and consumed at holy festivals to ensure a sweet life and a fruition of prayers for the devotee. Our dining experience at Tandoor was far more about eating out. It was totally about the sacred communion of honoring our bodies and giving thanks for the opportunity to nourish our physical and spiritual selves with healing herbs and spices. All throughout dinner, we felt the authentic soul of the chef radiating through the flavors, aromas, taste, and brilliant colors of the dishes presented. Poonam’s vibrant energy imbued the space with a sweet and

The Emerging Trends In Retail And Commercial Real Estate The keynote addresses delivered by retail and commercial real estate experts at the International Council of Shopping Centers (ICSC) annual RECON conference in Las Vegas last month can be boiled down into three major themes: 1) The oversupply of single purpose retail space is causing the repurposing of large underperforming retail properties to other uses The United States has the highest amount of single purpose retail space in the world. Per recent census numbers, for every man, woman, and child, the US has more than twice the retail space per capita than any other developed country. The market in developing countries is driving the construction of ground up retail centers to narrow the gap. Thus awards for ground up, cutting edge designs, with the exception of California, seem to be centered in South America, Eastern Europe, energy-rich Middle Eastern countries, and the Far Eastern Asian countries. Ground up, new retail space construction in the US is trending downward. However,
the re-purposing of large existing retail properties land uses other than retail is on the rise.
•
Hospitality and short term stay facilities. Both Marriott and Hilton representatives at RECon are looking for high value retail centers to place hospitality venues in order to provide more services to their guests, such as retail shopping and food and beverage consumption opportunities within walking distance of the hotel for guests. In turn these guests can drive more retail and dining sales revenues.

Medical outpatient surgery centers and affiliated medical offices. Medical providers are seeking space to place more outpatient service centers and physicians are seeking to collocate their offices with these facilities that offer a variety of procedures.

Corporate and government office “work place” developments. These segments have historically been slowly integrated into retail spaces as they became vacant due to the relocation of anchor stores. Expect this tendency to continue or accelerate.
•
Food, beverage, and entertainment venues. These spaces are those that compliment live-work-play mixed use communities. While traditionally they have been located in retail centers, expect this trend to increase over the next several years since various casual dining venues continue to appeal to middle income families without time to cook meals at home.
2) Pure internet sales are not siphoning retail sales from traditional “brick and mortar” retailers as many may think The percentage of overall pure internet retail sales not affiliated with traditional retail stores hovers at roughly 5% of the total of all retail sales in the US. The impact of internet sales has been to further freeze the ground up construction of enclosed malls and large open air centers. The US has an oversupply of retail space from over development in years past. 3) Repurposing of existing large, singlepurpose retail centers to mixed use developments is increasing The value of under performing developed retail centers into new vibrant mixed land use themes include: •
Residential multi-family complexes. Rental garden apartments typically require at least 7-8 acres in order to yield at least 160 units. Anything less will not be economically feasible in most markets.

3 Reasons A Balanced Life Is A Better Life

At Work And At Home, Success Depends On Finding Equilibrium, Stroke Survivor Lumbie Mlambo Shares
ife sometimes can seem off kilter as responsibilities mount and people plow all their physical and mental resources into what seems to be the most pressing crisis of the moment. But Lumbie Mlambo says that’s a good time to take a step back. Everyone has the potential to shine in life’s darkest moments, but the key to achieving goals and an overall better existence is to maintain a balance so that one aspect of your life isn’t consumed by another. While some people might say balance in life is an impossible goal, she disagrees and says when each of us find our equilibrium, we become more productive and a greater asset to our communities. “There’s balance in everything we do, be it walking, talking, eating, sleeping, working or spending time with family,” says Mlambo, editor of Equanimity Magazine (www.equanimitymag.com), an online publication that features inspiring stories of life and success. “For example, look at how we try to deal with our work-life situation. We balance our workload so that we can still make room for other activities, to spend more time with our spouses or our children. We do that because we understand how important it is.”
• The empathy factor. When we find balance in life, we can better understand the importance of helping the underprivileged, says Mlambo, who grew up in a rural area in Zimbabwe. You begin to realize that someday you could be in their situation, which makes you a more empathetic person. “Your economic situation is like your health,” she says. “Nothing is guaranteed.” • The role-model factor. Sharing our stories – whether it’s a tale of success or even a tale of failure – is important because others can learn from us or be inspired by us as they too strive for a balanced life. “When you tell your story, it empowers, motivates and encourages people to not give up on their dreams and goals,” Mlambo says. “Maybe you think your story is just not that interesting or important. But for someone out there, it may be the spark that ignites them to great things.” Mlambo always strove to find balance in her life. But she became even more passionate about it after she suffered a stroke in 2001 that left her partially paralyzed. She since has recovered, but says the event had a profound impact on her and she will always consider herself a stroke patient.
“Before the stroke, I thought my life was balanced in a way,” she says. “I mean, I ate healthy foods. I exercised seven days a week. But it was not balanced in the way I wanted. Finding balance in life isn’t just a feelgood concept, Mlambo says. As people achieve balance, they realize they have the potential to rise above their circumstances. They can become more productive in their communities and that is good for everyone.
“Staying proactive and shifting the way we think can even help the economy to grow and can help create more jobs,” she says. Certainly, maintaining a balanced life may be tougher than ever because technology allows work – emails, text messages, telephone calls – to intrude on people’s “off” hours. But that’s just all the more reason to make a concerted effort to strive for balance, Mlambo says. She says it’s become popular in some circles to argue that a balanced life is a myth and can’t be achieved. Court two story building, built in 1920, would eventually be the perfect studio for her. Christine describes its renovation as a ‘labor of love” - a complete renovation to represent its true historical beauty. She had a vision from the beginning and knew exactly what she wanted. Hair Accessories Hair accessories come in lots of different shapes and sizes. Many are great for securing your hairstyles, some are a good way of getting your bangs off your face, and others just work as hair adornments. Try what suits your look the best. Jaw Clips Jaw clips come in a range of sizes, so you’re likely to find one suitable for your hair’s length. Closer spaced teeth mean they’re more suitable for finer hair types. Mini jaw clips are a great way of separating pieces of hair. These work best for casual occasions, like when you’re running a few errands.
Pins If you’re going to pin your hair into a bun, you really need medium to long hair. Hairstyles like buns and chignons, created by pinning the hair, are lovely for special occasions because like other updos they effectively show off your neck, shoulders and cheekbones. A “classic chignon” and Chanel are supposedly synonymous, and with this style the bun’s worn a little lower on the neck.
Snap clips are good for securing pieces of hair that are any type and texture. Snap clips are really for casual looks, because they’re basically about securing layers or pieces of hair that would otherwise fall out of a ponytail or half up/updo.
Scarves and head wraps work with any length hair, and they’re good for disguising long hairstyles too (by tucking the length underneath). Fabric accessories that you wrap around your head, whether they’re knitted, silk, brightly colored, thin, thick or extra long, always create a hippy and boho look that is great for casual activities where you want to look a little more fashionable.
Generally, tiaras work best with medium hairstyles to long hairstyles. Definitely formal occasions only, like proms and weddings. Head Pieces
Headbands Headbands work with anything: long hairstyles, short hairstyles, big wavy or curly hairstyles, and straight hairstyles. If you want to scrape your hair back and get it out of your eyes, or separate the hair and create cool volume sections, the headband’s a great option. I’m not sure if headbands would work at formal occasions. They’re more casual and definitely good if you feel like being a fashionista. Keep your eyes on the trends.

Head pieces are suitable for all hairstyles, and especially short hairstyles if you want something really noticeable. Head pieces can look very 1920’s and art-deco and are best suited for more fun dinner parties than gala events.
Snap Clip
Combs are great for styling medium and long hair. They’re a good way of creating an updo, or getting rid of your bangs if you’re growing them out. Combs are good for creating French twists and they’re great for securing ponytails and making them look a bit different (eg. securing the end of your ponytail and creating a fan effect, or what’s sometimes called a “topsy tail”).
Making sure your hair’s smooth, using a paddle brush and running the irons over the top section of your hair will add a classiness to your ponytail.
Barrette Barrettes are suitable for all hair lengths. Clip back bangs in shorter hair, or longer pieces in medium and long styles. When placed above the eyebrow a barrette can draw attention to short hair, and a decorative barrette can be quite dressy. Pulling a little hair from the clip is also a way to create a more sassy look. Elastics If your hair’s long enough for a ponytail, then a hair elastic’s for you. It’s a total fallacy to think that ponytails are just for casual occasions! No way!
Sticks Sticks work to secure buns and chignons in medium hairstyles to long hairstyles. They’re also a nice addition to plaits and French twists. Decorative sticks used in updos can look great at special occasions and formal events. They can also be worn as a funky and casual alternative to clips and combs. Welcome! To Our Summer Real Estate Buyers
J
ust as our tourism market is becoming less seasonal, so too is our real estate market. The gap is narrowing between the number of transactions closed as a result of our winter seasonal visitors, and transactions closed during the steamy summer months. No sooner have we waved goodbye to our winter residents and visitors, then we start to greet summer tourists who come to sample our sunny shores. We hope they will stay a while and enjoy the Florida lifestyle. Many of our summer visitors will be from other countries, particularly European nations where the tradition of a long summer holiday persists. Walk around St Armand’s Circle and listen to the many different languages being spoken – French, Italian, Spanish, German, Norwegian, Swedish and Portuguese to name a few. Many of our international visitors will enjoy their time here so much, that they may look to purchase a home they can use for future vacations or retirement. Typically, international visitors will approach a real estate purchase with some trepidation. Unsure how our real estate market works and knowing only that the process of buying a property here must differ significantly from the customs in their home country. The smart buyers will look for guidance from professionals who understand how to work with international buyers and
help them avoid the many pitfalls which may be encountered along the way, such as understanding tax consequences, currency considerations, implications for property tax, homeowners insurance and immigration strategies. An international real estate professional will already have relationships in place with other local professionals in these related fields and be able to work as a team to meet a buyer’s personal and real estate objectives. So how can buyers identify a real estate agent who is skilled in international transactions? The National Association of Realtors (NAR) has more than one million members and saw the need to differentiate those who wished to work in the international marketplace. About 20 years ago, NAR introduced the designation of Certified International Property Specialist (CIPS) and developed five days of targeted education to give their members the knowledge and tools to effectively work with overseas clients. An agent who has achieved the CIPS designation has attended classes, and also demonstrated experience in the international arena in other ways too. They may have lived or worked overseas, speak a foreign language, or be active in the international community. In addition to awarding the designation to U.S. Realtors, NAR have made it available to real estate professionals outside U.S.A.

More than 3,600 members of the CIPS network now span 45 countries, so the buyer’s search for an international agent to assist in the purchase of U.S. property could actually start in their home country! Here in the United States, CIPS designees make up less than 1% of the Realtor population but there is a heavy concentration in areas that attract a lot of foreign investment, such as Florida. Buyers can locate a CIPS by referring to the CIPS directory on www.Realtor.org NAR’s website, or by calling or visiting the local Association of Realtors. Knowledge and experience is certainly the key for a Realtor to provide outstanding service to an overseas buyer. It’s no longer enough for a real estate agent to understand the properties and neighborhoods in their local market. They must be up to date on market statistics, possible contractual issues, manage the challenges associated with financing and much more. In a transaction that involves an international buyer or seller of real estate, the knowledge and skills required to ensure a successful transaction are so much greater. Buyers are hungry for information to support their buying decisions. Buyers from outside U.S.A. should spend some time to select the right agent. Narrowing their search to only those agents who have achieved the CIPS designation will most certainly help. A properly qualified agent will help ensure a smooth and successful buying experience and avoid mistakes that could be costly in the future.
