Spring into Fashion By Rebecca Smith Welcome to REAL Style, a fashion focused section of REAL Magazine where we explore the world of style and fashion. REAL style is on top of the trends this issue. Our style & fashion cred is in full gear. We are checking out what’s what and what’s new for spring 2013. Saks Fifth Avenue is putting it all together in this issue, showing us some hot trends for spring. April is here and it’s time to start gearing up your wardrobe for the warmer spring months. Fashion is in bloom. Floral prints made a big splash in 2012 and it doesn’t appear that they’re going anywhere in 2013. Your favorite celebs are still crazy for all things floral, and you should be too! Spring has sprung and fashion gets personal in 2013. Nothing says SPRING like floral prints and designers are offering quite the bouquet. Spring’s Epic Blooms – Abstract florals this season are anything but average. You will want to trade in demure mini buds for blown-up patterns in bold hues. Red is a good choice. When it comes to prints, welcome to the jungle ladies. Big felines continue to reign supreme, a leopard-pattern blouse with white pants and black jacket is a surefire way to work the look this spring, as is a cardigan in a feral motif. For the tamer tastes, incorporate a cat-print scarf in an unexpected color, such as cobalt blue. Let’s talk leather, as this season the classic gets an update. Leather means business this spring. Combine tough, black leather with more feminine fabrics. Red and black makes a killer combo. Look for Lace to be the new delicate this spring. The ladylike look is in, and right on cue, a fleet of feminine lace dresses are arriving in the stores. Try a tea-length white or off –white dress for a touch of Victoriana.

A spring fashion forward look also includes accessories, so let’s not forget about them. Platinum sparkles this spring. It’s not just about gold – bejeweled extras in shimmery silver are a fresh way to jazz up any outfit for day or evening. For spring you will want to store your bowling bags, keep your clutches and buy smaller cross-body bags in fun colors and contrasting textures, like a tie-dyed blue leather version with a brilliant beaded strap. Also opt for subtle versions of exotic leather with degrade accessories in black, white, and gray. They have just the right amount of oomph. Charm necklaces are also back in vogue, and gold is the metal of choice for this season’s iteration of keepsake jewelry. Personalize yours with multiple bauble-letters, flowers, and perhaps a few swords and daggers. Athletic-inspired extras (watches, cuffs, shoes) in red and white are also a trend this spring. Cat Depot’s Forget Me Not Gala Reaches Goal Cat Depot announced that their annual Forget Me Not Gala on February 9, 2013, raised $100,000 for homeless cats. Success in slip and fall cases often depends on CSI type exhaustive research both at the incident location and of applicable local building and Federal codes. What may seem to be a harmless site condition, in reality can pose serious threats to health, safety, and welfare to site occupants both indoor and outdoor. Secondly there are multiple codes that often have jurisdiction over the improvements. Some of them may seem to be overlapping and sometimes contradictory. Effectively unraveling the myriad of factors such as these, and then forming a concrete theory regarding the actual causes in a slip and fall incident could spell the difference between success and failure. The ability of your legal council to communicate these in depositions and to juries can constitute compelling testimony. The following should be considered in documenting the site conditions; 1) At least two experienced inspectors should be present to take precise measurements at the site where the incident took place so that each can provide quality assurance to the other. Often one inspector will miss something. 2) Survey equipment using the latest laser technology should be employed that measures separation between materials, slopes of surfaces, and lighting levels. We have noted that optical illusions often arise and what may seem to be an excessive ground level slope may be due to the surrounding floor or site slopes.

5) The above is a compelling reason to retain professional architectural firms and experts vs. those who may be well meaning American Disability Act advocates. While these advocates, such as those who may be wheelchair bound or challenged in some other way, accurately discover deficient conditions, they can easily be defeated in legal proceedings by those who have access to the above resources. The following areas should be considered when investigating the governing codes that will have bearing on the case; 1) Discover whether the incident occurred on an ‘ADA accessible route’ per Americans with Disabilities Act ‘ADA’ Guidelines. 2) Local municipal ordinances may require the proper maintenance of sidewalks and/or other ground level surface areas to prevent such incidents from arising. 3) Determine whether the accident occurred on a path of travel for fire protection movements involving both building ingress and/or egress. 4) Concerning outdoor areas, the State Department of Transportation ‘DOT’ may contain standards that prescribe allowable vertical separation in sidewalks, roads, parking areas, and other pedestrian and auto paths of travel.

Foreigners Investing in Florida Real Estate A Taxing Issue? By Patricia Tan Winter was a very busy buying season for Florida real estate – the best we have seen in many years. A large part of the sales activity was down to foreign investors – those whose real home is outside the United States, looking to take advantage of our State’s low property prices and buoyant rental market. The end of winter also means tax deadlines are looming and it occurred to me that in working with foreign investors, I am often asked questions about how they will be taxed by the U.S. tax authorities. Many investors come here with “knowledge” of our tax system they have gleaned from the internet, friends and relatives. Part of my job as an international realtor is to ensure they maximize their investment potential here, and to do that I need to encourage them to look beyond the “buy-low-sell-high” mantra and what they think they know about U.S. taxes. I advise them to seek the advice of a tax professional. One such professional is Renea Glendinning of the Sarasota CPA firm, Kerkering Barberio & Co. She and I regularly work together and give educational seminars to people overseas who are looking to buy real estate in U.S.A. So who better to turn to as I thought about writing this article? The tax information below is based upon one of the many articles Renea has written on this subject While it is most beneficial to consider tax strategy before buying a property, it is never too late, and I hope the information that follows will be of benefit to those who already own rental property here, as well as those just considering a purchase.

U.S. Income Tax Reporting on Rental Income for Nonresidents When a nonresident individual owns rental real estate in the U.S., there are two alternatives for reporting and paying U.S. income taxes – filing an income tax return or not. If an investor chooses not to file an income tax return in the U.S., they (or their property manager) must remit 30% of the gross rental income to the Internal Revenue Service. Simple, but certainly not the most tax efficient strategy. Most nonresidents choose to report the rental income on a U.S. income tax return, Form 1040NR. They report the rental income received and all expenses associated with the property, as these are deductible against the rental income. These expenses include property taxes, mortgage interest, repairs, etc. In addition, a calculated amount for depreciation is also deducted. Many owners do not have any taxable income after taking into account all of the deductions that are available. If there is no taxable income, then there is no tax to pay. In addition, any excess expenses accumulate, carry forward indefinitely and are available to offset profit on sale. It’s not too late. The tax year is based on the calendar year and the tax returns are due no later than June 15 of the year following the tax year. So as you read this article, you may still have time to make changes for 2012 tax year!

He has orchestrated a notable portfolio of real estate projects throughout the course of his storied career, including the development and management of award winning affordable housing projects, commercial and luxury housing to the tune of $300 million. His business acumen is balanced by unbridled creativity, as real estate developer Tom Mannausa is also a song writer and musician. He enjoys the opportunity to perform in a range of capacities. His professional success reflects Tom’s unique ability to direct his energy and vision into distinct conduits. Like a faceted gem, he is brilliant from a range of angles, including appointment as Receiver by 17 sitting judges. Tom’s early years were marked by the diverse influence of his parents. His mother was a graduate of Michigan State University with a degree in Art. She tried to encourage him in pursuing music and his creative side. “My mom

always had her fingers into something creative. From making a wine/cordial, called ‘Cherry Bounce’, from cherries grown along the waterfront of Torch Lake, Michigan, to painting and designing 30 vacation homes my mom and dad lived in, over the past 48 years, including Spain, London, Michigan, Anna Maria, Longboat Key and Siesta Key,” he recalls. “Mom was always creating something the family and friends could be inspired with and enjoy.” His father, a M. D. and Board Certified Obstetrician/Gynecologist, was also a real estate investor who valued the practical nature of business. “It was the combination that led me in two directions,” Tom notes. “But I found a way to interrelate them. The process of design, planning, picking comfortable seating and integration of fabrics and finishes, I learned, starting from my mom and dad, has been a long term inspiration for me,” he continues. 27 | REAL Exclusive | GetRealExclusive.com

At 19 Tom undertook his first project: the acquisition and renovation of a rental property in his home state of Michigan. “It was a great house,” he recalls, “but it had little curb appeal.” His efforts to update and improve the house paid off. Tom attracted renters and inspired his neighbors, who soon began their own beautification projects. He continued to invest, and by the time he graduated from Western Michigan University, he owned five houses in Kalamazoo, two of which were free and clear. Tom’s transition to Florida was born of a desire to meld his creative pursuits with his passion for real estate. He launched his career in 1981, partnering with Pat Neal, the area’s most prolific home builder, to build El Conquistador Village Plaza and Conquistador Village Apartments. The process involved putting together a

complex financing structure, as well as developing a mixed-use retail and residential community. “It was a wonderful experience,” recalls Tom, who notes that the projects were completed under budget and leased well within the team’s projections. Tom’s partnership with Pat lasted 18 years ending when the two bought each other’s interest in various enterprises. Both share fond memories of those experiences. Among his other successful projects was The Cloisters in Clearwater, a building whose integrated materials made it a standout. “We gained full occupancy in under four months,” Tom states. By the time Tom’s 27th birthday passed he had a million and a half square feet of commercial space, one of the largest management firms on the West Coast of Florida and had completed a dozen projects. His development at Centre Court won the best apartment community nationwide in 2001. His enthusiasm for the luxurious reflects Tom’s artistic nature, as he thrives on the challenges of creating what he describes as “extreme housing”. He explains, “It’s an everchanging process. I’m constantly seeking the best locations, finest finishes and unique but functional designs.” There is sustaining value in his projects, a quest for perfectionism and an attention to detail that transcends time and trends. Tom’s developments exude an inimitable sense of style, a grace that develops and evolves. Matter of fact, if you look at photos of Tom’s projects which he still owns that are 25+ years old, they look beautifully manicured and maintained. His latest endeavor, The Jewel, is a crisp modern design embracing numerous new developments. Beyond visiting Chicago and Miami, Tom traveled extensively throughout the Baltic region, immersing himself in innovative cities including Stockholm, Helsinki, St. Petersburg and Oslo, which represent a unique balance of new and old developments. In his Eastern European travels Tom found numerous projects under construction and all had an extreme modern look utilizing glass as the main architectural theme.

Tom’s vision has translated into what promises to be one of Sarasota’s most unique structures. “Every corner, every angle, is dedicated to timeless and sustaining value,” he states. “The Jewel reflects countless hours spent in the drafting phases, revising and re-tooling to ensure that no detail is missed. Residents and passersby alike will appreciate the integrity of construction materials and our modern design theme. We have 1.9 miles of concrete below grade to support this structure,” he adds. It would be completely acceptable for Tom, immersed in his development work, to dedicate his life to the

pursuit of architectural perfection. But he is, like his parents, adept at project management and quite talented beyond his professional endeavors. An avid musician, “Tommy James Mannausa” has written over 200 song lyrics and poems, as well as many corresponding keyboard chords to date. In addition Tom has performed as a keyboardist at various venues. He looks forward to the release of an album featuring legendary artist Rick Derringer. Tommy wrote, and with Rick and his wife Jenda, finalized the songs on the album to be titled “Bandana”. Rick’s recordings have him performing all guitars and

vocals on the album. “Bandana”, will be legendary, as it’s Rick’s latest rock n roll album, of many, but in recent years his releases have been blues, jazz, Christian and work in Nashville. “Rick’s toured the world and his performances are always “spot on” of the tunes played,” Tommy quips. “One of my favorite times with Rick, will always be, when he toured with Ringo Starr and The All Starr Band, for two years as lead guitar and vo-


calist,” Tommy begins. “Rick invited me to Windsor, Caesar’s Palace Casino, upstairs/backstage before the show, in a tight circle, standing with six legendary musicians, Edgar Winter, leans over toward me, and says, ‘Don’t you know, you never start a song with the Chorus Line Tommy!?!?’. None of the other five in the circle said anything... Pure silence... After, a long pause, Edgar, so eloquently added, ‘That song “58”, starting with the Chorus Line, was genius!’. Rick to my right, put his left hand on my right shoulder, and the others all laughed, and Edgar shook my hand. Fun stuff, of my magical daily world, as a rock n roll legend.” The three, Rick and Jenda Derringer and Tommy hope the song “58” will be enjoyed by many, on Rick Derringer’s “Bandana” album.

Tom is also a dedicated family man who enjoys spending quality time with his fiancée Valerie, an accomplished artist in her own right having painted and sold over 4,000 original works of art, and their five children. Tips For Long And Healthy Hair By Sheila Venancia Have you ever wished that your hair were longer, thicker and healthier? Who doesn’t! Long, thick hair looks beautiful any way you wear it. But for some of us, thin hair can be an obstacle. Maybe, you are so used to your short hair style that you are just simply afraid to make a change. Or possibly, you think that growing your hair out will take too much effort and look bad during the process. Fear not..... It is easier to get longer and thicker hair than you might think. Just try these easy tips. First, get a good, professional haircut. Don’t be afraid to go a bit shorter than you might like the first time. Be sure to tell your stylist what you have in mind and make sure to ask them to cut off all the dry and split ends you may have. If your stylist knows what the future goal is for your hair, they can give you a cut and style that will allow your hair to grow in thicker and more beautiful while you transition to the longer hair style you always dreamed of having. As your hair grows in, return for regular trims every 6 to 8 weeks to keep your hair healthy, strong, and in the best condition to get longer and thicker. Ask your stylist to apply a salon-quality conditioner to keep the hair smooth and strong. Wash your hair at least every few days, but be sure to not over wash Washing hair too often pulls on the strands, damages the scalp, and rids your hair of the natural oils that are essential for growing longer, thicker hair. Gently condition your hair every day. Apply your conditioning product generously and massage into scalp for 3 to 5 minutes. After rinsing, put a little extra conditioner on the ends and leave it in. Detangle your hair regularly using a wide-toothed comb. Knots and tangles interfere with the hair’s ability to grow longer and thicker. Don’t over dry your hair with a hair dryer. Instead, blow-dry hair lightly on low heat, or better yet, let it air-dry. Avoid using curlers, hot rollers, curling irons, or straightening irons. They all cause hair to dry out and damage it. Instead, invest in a top-quality brush with natural bristles. Hair cannot grow longer than its damaged ends. Use a mask once a week to nourish your hair. Be sure to follow the directions on the package. Generally, you need to let the mask sit in your hair under a plastic cap for at least 30 minutes, then rinse and style as usual. Be smart about your hairstyle. Wear your hair up or pulled back on hot days to reduce sweat and grime, but wear your hair loose whenever possible. Too much pulling, tying, braiding, twisting, and fussing breaks the hair strands and makes it harder for you to grow long, thick hair. Last, but not necessarily least, lead a healthy life with good nutrition, adequate rest, regular exercise and good stress management practices. Each of these “life influences” also has a significant impact on your hair.

We R 4 Kids, Inc. By Joyce Raby We R 4 Kids is a Sarasota non-profit organization which was founded in 1998 to address the needs of students who have problems with anger and self-control. Mrs. Lorraine Raymer, the Michigan teacher who retired to Sarasota to teach classes on anger management and self-control founded the organization. Lorraine wrote the entire EDEN program in partnership with the University of Michigan to accommodate the needs of these students and to illustrate to them how to work on anger issues and controlling their outbursts of anger. Lorraine was the sole teacher of the EDEN program, until she retired in 2009. We R 4 Kids has now added new programs to its repertoire for students. Tutoring and mentoring of students, especially at-risk youth is central to their success. Many of the at-risk youth do not have sufficient support systems, plus many of them have insufficient help with their schoolwork and their extra schoolwork. We R 4 Kids has volunteers who work at various locations in north Sarasota at this time to help these at-risk students complete their homework, they also help them to advance on the FCAT by performing extra practice for the FCAT. The students want to do their homework, and they absolutely love the individual help. We R 4 Kids is also working with the staff at the Robert Taylor Community Center to develop a program for youth

and teens which will begin during this summer, 2013. The teens will sign a contract with the staff at Robert Taylor Community Center. Students will be introduced to various issues such as self-respect, developing respect for others, learning how to deal with bullying issues, learning how to volunteer in the community, learning how to cook, and other related matters. The teachers from We R 4 Kids will be helping to teach some of the classes for these teens and other students who attend the Robert Taylor Community Center during the summer. In addition to it’s already existing programs, We R 4 Kids works with Peace Jam, an international program for community service. Peace Jam works with high schools in


both Sarasota County and Manatee County to help get students involved with the community. The students at each school have to choose a community project that they work on throughout the whole school year. The students are working on tutoring/mentoring students in Laurel, Florida, as part of their community service work. In April of each year the students from each high school go to Florida State University to attend the annual Peace Jam conference. The students give a presentation at FSU about the work that they are accomplishing in the community, plus they get to meet one of the Nobel Peace Prize winners. This year the students will get to meet Oscar Arias, the former president of Costa Rica. Peace Jam builds friendship and understanding among students and people from all countries. We R 4 Kids is also working on building a more diverse community in Sarasota. Plans are being made for Unity Days in the Community, which will emphasize the beauty of each of us, the uniqueness of our individual backgrounds, and the beauty of all ethnic backgrounds. Recognition of each person as an individual who has many gifts to contribute is the basis for the Unity Days in the Community, and the programs for the Unity Days will begin in the fall of 2013. The main purpose of We R 4 Kids is to encourage youth empowerment and plan and implement programs that foster that empowerment and leadership for all youth. We will be setting up workshops and training for diversity for the Sarasota and Manatee communities.

Our local partners include the Sarasota Police Department, the Sarasota Sheriff’s Department, Sarasota and Manatee School Boards, UNA/USA Sarasota/Manatee Chapter, the Sarasota Commission on the Status of Women, Sarasota County and City Commissions, Peace Jam International, and various non-profits in the Sarasota/Manatee area. We truly believe that children are our future, and that we should invest in them to prepare them for their future in the world. We need volunteers and helpers to teach the children how to become more prepared for their future responsibilities. Please contact us at the local number or email us for more information.
