rom Jacksonville to Key West, luxury real estate flows like the ebb and tide along the coast of Florida. With its year-round sun, pristine beaches, various theme parks, fabulous golf courses, and great amenities, Florida is full of fabulous opportunities for living, adventure, and relaxation. Nicknamed the “Sunshine State,” it has attracted vacationers and retirees since the early 1900s. With some of the warmest temperatures, Florida boasts a true tropical climate along 1,200 miles of coastline and only 150 miles from the coast of the Atlantic Ocean to the coast of the Gulf of Mexico. Since the 1920s, Florida has been on the cutting edge of real estate development, starting with George Merrick, who developed the first planned community of Coral Gables in 1922. Retirement communities, gated communities, and master-planned communities offer the perfect

real estate investment for a lock-it-and-leave-it real estate option, allowing second homeowners to enjoy travelling for extended periods of time and not have to worry about their investment while away. Renowned as a regional business center, Jacksonville offers a bustling metropolis with many museums and cultural attractions. Residents keep busy by swimming and surfing at the nearby barrier island beaches such as Jacksonville Beach and Neptune Beach.

From Jacksonville to Miami, over six million people call Florida’s Atlantic coast home, and a large portion of these residents are aged 55 or better. The majority of residents live in the area stretching from Miami to Palm Beach, making this a more congested area compared to the west coast. The southern part of the coast can be pricey, but if you play your cards right and know where to invest, the payout will be well worth the reward. With urban centers, recreational opportunities, cultural attractions, plus a plethora of patchwork communities, the Atlantic coast offers a wide variety of living options for whatever you may be seeking. There are high-rise condominiums, single-family homes, golf course communities, and a wide range of master-planned communities at your disposal.

JACKSONVILLE Starting at the top and working down the coast is Jacksonville, Florida’s largest city. This fast-growing region is a thriving, year-round city that is tempting investors and lifestyle buyers because it is more affordable than the popular Orlando area, only two hours away.

The northeast coast of Florida is relatively undiscovered by international buyers. The pace of life is generally slower than the southeast coast, without the nightclubs that draw partygoers. Roads are less congested, with many historic streets and byways, and few multi-lane motorways.

AMELIA ISLAND, PONTE VEDRA, AND ST. AUGUSTINE The barrier island of Amelia Island is also worth checking out if you like the idea of a historic beach resort with a small-town feel. There is an annual shrimp festival, six golf courses, a historic quarter, and new communities. Even celebrities such as bestselling author John Grisham and talk show host Oprah Winfrey are regulars. Neptune, Atlantic, and Ponte Vedra are all great small beach communities with restaurants, boutiques, and affordable homes. The uniquely historic town of St. Augustine is growing in popularity with international buyers; people from all over the world fall in love with the area’s charm.

Daytona Beach

Property prices here are lower than other coastal cities, owing to the low tax rates, low cost of living, and lack of overcrowding. Unlike most of Florida’s coast, there are no high-rise condominium towers blocking ocean views in St. Augustine Beach, as building heights are capped at 35 feet, allowing for everyone to enjoy the view.

Statistically Daytona is much safer from weather extremes such as hurricanes, compared to the west coast where they cause more damage, and the Atlantic breeze helps to keep the area warmer in the winter and cooler in summer.

DAYTONA BEACH Some might say that Daytona Beach is too heavily developed, but as one of the world’s most famous beaches, it does offer a lot to do. Travel-wise, the cheapest and quickest flights from anywhere in the U.K. go to Orlando Sanford International, and from there Daytona is just 30 minutes away. Daytona has its own international airport – one of the only airports in the U.S. without queues.

ORLANDO Located in central Florida and home to more than a dozen theme parks, lies Orlando, a tourist’s paradise, where everyone from the young to the old can find entertainment.

The excellent road system is another advantage, with I-95 taking you south to Miami, north to New York; and I-4 traverses Florida, via the theme parks, to Tampa.

The most popular destination is Walt Disney World® Resort, comprises four parks, including Magic Kingdom® and Epcot®, and two water parks. Following in a close second is Universal® Orlando, offering two parks: Universal Studios® and Islands of Adventure®, with the Wizarding World of Harry Potter™ straddling both. Let’s not forget SeaWorld®, LEGOLAND®, Orlando SEA LIFE® Aquarium, Gatorland®, and many more. The list could go on and on with all the things to do from theme parks, to restaurants, nightlife, shopping, golfing, arts and culture, and sports and recreation.

Then there are the attractions. 23-mile Daytona Beach – famed for being a center for motorsports such as NASCAR and the Daytona International Speedway – offers a choice of golf courses, great shopping malls, and the Intracoastal Waterway with its boating, fishing, and watersports.

Orlando also offers a bustling metropolis, ranking as the 26th largest metropolitan area in the United States, and the third largest in Florida. A big reason for this is that Orlando is a major industrial and high-tech center. The metro area has a $13.4 billion technology industry, employing

more than 50,000 people and is a nationally recognized cluster of innovation in digital media, agricultural technology, aviation, aerospace, and software design. More than 150 international companies, representing approximately 20 countries, have facilities in Metro Orlando.

MIAMI, BOCA RATON, AND FORT LAUDERDALE Currently home to over 5.6 million people, the Miami area encompassing West Palm Beach, Boca Raton, Fort Lauderdale, and other cities is a broad and diverse region stretching along Florida’s south Atlantic coastline.

Miami

The area is exciting, vibrant, and varied, with close proximity to a major city with lots of culture, art, shopping and world-class restaurants. The choices of lifestyle are plentiful, offering an array of small, quiet towns, large elegant cities, fun resorts, and the diversity of the people makes it even more exciting. Property-wise, buyers will find grand mansions and cozy condominiums, along with golf courses and tennis communities, popular with second-home buyers or those looking for a permanent home.

Boca Raton

The coastal market is very diverse; it’s important for buyers to understand the differences between Miami, Boca Raton, Aventura, and the Florida Keys. Each have very distinct markets with their own price points, selling points, drawbacks, and cost of living. In general you’ll find south Florida to be a higher cost of living area than other parts of the state, especially with regard to insurance rates. The annual threat of a hurricane and its impact on properties remains an issue for south Florida.

THE WEST COAST OF FLORIDA - GULF COAST The sandy beaches of Florida’s Gulf Coast include long, thin barrier islands, and a flat coastline. The Gulf waters tend to be calm, and the area is generally less congested than the southeast coast. Southwest Florida is a regular destination for many snowbirds, but also a permanent home to a large percentage of active adult retirees. Retirees with various budgets can easily retire to Florida’s Gulf Coast.

Fort Lauderdale

When it comes to recreation, southwest Florida is often known as the “Golf Capital of the World,” because there are more golf holes per capita than anywhere else in the world. The west, or the Gulf, coast has fewer large towns and holiday resorts than the east.

PANAMA CITY Perfectly situated along Northwest Florida’s Emerald Coast, Panama City provides easy access to some of the nation’s most enticing beaches. The best beach this side of paradise, Panama City Beach offers 27 miles of stunning white sand and emerald green waters. Almost two hours southwest of Orlando, Tampa is the business hub of the Gulf Coast. With 358,699 (U.S. Census Bureau, 2014) residents it’s one third larger than Orlando.
