EXPERIENCE CHICAGO: Your Guide to Its Luxury Neighborhoods and Suburbs In such a diverse city with plenty of things to do, see, experience, eat, shop, and (most importantly) live, it helps to know what Chicago neighborhoods offer for future residents. Known as the Windy City, Chicago is the third most populous city in the United States with almost 2.7 million residents, and it is the most populated city in the state of Illinois. Located on Lake Michigan, it is framed by bold architecture, a skyline bristling with skyscrapers such as the iconic John Hancock Center, standing tall at 1,451 feet. To know its future we must take a look at its past. In the mid-18th century, the land was inhabited by the Native American tribe known as the Potawatomi. Following the Northwest Indian War, a section of the present-day city was turned over to the United States for a military post in accordance with the Treaty of Greenville. More land was then turned over after the signing of the Treaty of St. Louis in 1816. Then after the Treaty of Chicago in 1833, the Potawatomi were forcibly removed from their land.

On August 12, 1833, the city we know today began to form. Within seven years it grew to more than 4,000 people. It became an important transportation hub between the eastern and western United States with the opening of Chicago’s first railway, Galena and Chicago Union Railroad, and the Illinois and Michigan Canal. The trains and canals enabled the transportation of people and necessary goods and services. It did not take long for the economy to flourish, and residents from rural communities and immigrants came in the by the handfuls. Manufacturing, retail, and finance sectors became dominant, influencing the American economy, as they do to this day. Due to its history, at the heart and soul of Chicago lie 77 distinct and vibrant neighborhoods, each with their own personality, history, and culture. Traditionally the city is divided into three sectors, the north, south, and west, but for the purpose of this article we have added downtown and suburbia to showcase the opportunities that this vibrant city has to offer.

Focused mainly around the vivacious rise and fall of the downtown corridor, this spirited area offers many options for buyers, and no matter what you are looking for, there is a great chance you can find it here. These lakefront communities are packed with a range of beautiful vintage architecture, new construction homes, condos, high-rises, penthouses, and breathtaking tree-lined blocks, which also offer a bustling business district. There is never a dull moment and with every step there is always something to do. A major section of the city is known as the Loop. It is surrounded by rapid transit, and is the hub of the city’s commercial, cultural, and financial institutions. The Loop is home to Grant Park, the Art Institute of Chicago, several theaters, the Joffrey Ballet, the Chicago Symphony, and many more. The River North contains the Magnificent Mile, a collection of high-end retail shopping, and is home to the most popular tourist attractions and site of the city’s largest parades: the annual Christmas, Thanksgiving, and St. Patrick’s Day parades. Whether you are looking for a luxury condo, a fabulous penthouse in the heart of downtown, a single-family home or a stately estate on a quiet tree-lined street, home buyers will find plenty of opportunities to explore and find the perfect location that is right for them. Because as always it’s about location, location, location.

Even with the hustle and bustle of the city, residents can find peace in places like the Gold Coast, Streeterville, Old Town, and Deer Park, where shaded residential streets are off-set by the busy main road, offering peace in the midst of Chicago’s lively shopping, dining, and hotel district. NORTH Located just north of downtown and bordered by the Chicago River to the north and northwest is the mostly densely populated area of the sectors, consisting of a considerable middle and upper-class demographic. Overflowing with large public parkland and miles of beaches along Lake Michigan, it’s easy to see why the north is an easy choice to live, work, and play. Property values in these neighborhoods have skyrocketed in the past 30 years as several of the areas have shifted towards a family-oriented vibe, and the draw to these areas grows stronger by the day. Close proximity to downtown without the congestion, a home with green space, parking, and all the amenities you can think of, and yet still so close to it all. What more could you want? Combine trendy restaurants and a happening nightlife, and add a college campus, a hip boutique corridor, a free zoo, the city’s most popular beach, and one of the largest expanses of parkland, and house hunters have a recipe for in-demand real estate with plenty of luxury homes to choose from. You can find everything from family-oriented neighborhoods with quiet streets, great schools, and wooded land, to a hipster’s paradise with modern housing in renovated buildings, trendy boutiques, and artisanal food and drinks, to upscale restaurants and tree-lined streets with brick homes or highrise condos. The neighborhoods here are as diverse as the residents. Residents in areas like Lincoln Park and Old Town are mostly well-to-do young families and empty-nesters, although there is a sizeable population of renters due to DePaul University. The luxury home market boasts lots of three- and

four-story, single-family houses and a diverse selection of upgraded condos, some in rehabilitated buildings and others in new construction developments. Part of the area’s charm is its lush greenery; soaring 100-year-old trees, ivycovered edifices, and shaded sidewalks provide an elegant setting for the magnificent multimillion-dollar residences that epitomize Chicago’s high-end housing market. Having a private lot is a big perk in the city, as many properties are shared buildings with multiple units and communal outdoor space. The more money you are willing to spend, the more space you are sure to have. The spacious floor plans are just as equipped with top-of-the-line features as any detached piece of property. These ultra-luxury homes include duplexes, townhouses, and sprawling penthouses. The majority of real estate has attached garages and fabulous rooftop decks. The rare double lot is seen here and there; however, even vacant land will tack on an extra million to the price tag. Real estate values in the north are among the most stable. Vibrant commercial stretches along Lincoln Avenue, Clark Street, Wells Street, North Avenue, Armitage Avenue, and Clybourn Avenue have maintained healthy retail, entertainment, and service industries that bolster the community’s residential well-being. The combination of excellent shops, convenient cafés, grocery stores, successful theater companies, outstanding restaurants, first-rate schools, and ample recreation sites has created a strong foundation for the luxury housing market in these desirable family-friendly sections of Chicago.

SOUTH The south is the largest section of the city, encompassing roughly 60% of the city’s land area. With a higher ratio of single-family homes it also contains most of the city’s remaining industry. Historically it was the location of the stockyards that attracted hundreds of thousands of European immigrants and African-American migrants in the late 19th and early 20th centuries, when work was abundant and the opportunity to live the American Dream was tangible.

Kenwood is the crème de la crème. Notables like President Barack Obama, Muhammad Ali, and longtime White Sox owner Bill Veeck have all called Kenwood home. This remarkable neighborhood was once a refuge for Chicago’s elite to escape the clamor of downtown Chicago. They built enormous homes on Lake Michigan’s shoreline. Today, Kenwood gracefully echoes its lavish beginnings with historic streets, official landmarks, and an ever-growing commercial district.

The demographic in the south is just as diverse; with a reputation for being low-income and high-crime, the reality is not always as such. Neighborhoods like Hyde Park, Jackson Park Highlands District, Kenwood, and Beverly feature affluent, middle, and upper-middle class residents. Boasting a broad array of cultural and social contributions, such as professional sports teams, landmark buildings, museums, educational institutions, medical institutions and major parts of Chicago’s parks system, it’s important not to discount the south.

The Chicago Park District boasts 7,300 acres of parkland, 552 parks, 33 beaches, 9 museums, 2 world-class conservatories, 16 historic lagoons, and 10 bird/wildlife gardens, many of these located in the south. One of Chicago’s largest public parks, Jackson Park, which hosted the World’s Columbian Exposition in 1893, is the site of the Museum of Science and Industry today. The park stretches along the waterfront. Situated between the neighborhoods of Hyde Park and South Shore, Washington Park sits slightly west of Jackson Park. The two are connected by a strip of parkland known as the Midway Plaisance, which runs parallel to the University of Chicago.

In 1893, Hyde Park hosted the World’s Columbian Exposition (also known as the Chicago World’s Fair), which introduced the U.S. to electricity and the Ferris wheel. The event was so grand that it required more than 600 acres of space, the construction of 200 buildings and welcomed close to 30 million people. More than 120 years later, the area still has a profound historical and social importance in Chicago.

Into sports? Look no further than the south, home to two major professional sports team in Chicago. Major League Baseball’s Chicago White Sox play at U.S. Cellular Field in Armour Square, and the National Football League’s Chicago Bears play at Soldier Field.

WEST On the municipal flag of Chicago, the west is represented by the central white stripe, as west consists of communities that are historically, culturally, and ideologically important to the history and development of Chicago. Extending west of downtown, it is primarily made up of neighborhoods such as Austin, Lawndale, Garfield Park, West Town, and Humboldt Park among others. Of all the sectors, the west has had it the hardest over the last few years with the rise and fall of the economy. Neighborhoods closer to downtown have been experiencing gentrification, and with time it makes this area the perfect place to invest in properties and public works. Often referenced by the media as a poor, crime-ridden area of the city, the west has gone through many transitions over the years due to its historic role as a gateway for immigrants. Today, the west consists of pockets of historically Polish, Italian, Czech, Puerto Rican, and Greek descendants, along with working-class, middle-class, and lower-income residents. As with most cities, the west is always changing and newer communities are forming. Major shifts have begun due to forces such as selective corporate investments and unequal distribution of city resources.

But just like the weather in Chicago, the residents are resilient, as they continue to gain community support and outreach. Just like the other sectors, parkland is very important to Chicago and its development. Major parks on the West Side include Douglas, Garfield, and Humboldt Park. Garfield Park Conservatory houses one of the largest collections of tropical plants of any U.S. city. Attractions in the west include the Puerto Rican Day festival, the National Museum of Mexican Art in Pilsen, and Oprah Winfrey’s Harpo Studios near the city center. For a feel of the youthful, creative energy on Chicago’s northwest side, make your way to the eclectic cross-sections of West Town, Ukrainian Village, and East Village. Whether you are looking for a brunch spot, antique furniture, vintage accessories, or want to seek out traces of the area’s humble immigrant history, wander block by block along the main arteries of Division, Chicago, and Grand Avenue and let your senses be filled with culture and beauty. Luxury homes may not be abundant in the west as they are in other communities, but it is rich in culture, fortitude, and diversity.

SUBURBIA Outside the city limits, home buyers can get a lot more bang for their buck, especially when it comes to space. There are pockets of luxury markets scattered throughout the Chicago suburbs. In addition to the beautifully designed McMansion-style houses, much of the draw is the huge, grasscovered lots and wooded landscape. Instead of the grid-like streets of Chicago these suburban roads wind through the countryside, leading up to single-family homes that are better described as estates than houses. Green thickets of trees and shrubs provide privacy between properties, which often hold outdoor swimming pools, tennis courts, stables, and long, circular drives. These exclusive suburbs first emerged in the 20s, and the reputation of these elite communities quickly became “the place to be.” Communities like Bannockburn, Barrington, Burr Ridge, Park Ridge, and Kenilworth are just a few of the noteworthy communities that should be at the top of your list.

Bannockburn is a small community with less than 2,000 residents. Properties here range from English Tudor-inspired homes to formal manors. This quiet neighborhood provides seclusion and a secure locale that residents have come to rely on. But, if you want to live here you must stay sharp, as homes are very rarely available for sale in this picturesque community. Barrington is a large northern luxury neighborhood with a strong real estate market and it’s perfect for anyone looking for more living and green space with only a short commute to downtown and rapid transit. With the feel of a small town with friendly neighbors, a bustling main strip, sidewalk-lined residences, and great schools it’s easy to see why Barrington would be an idyllic place to call home. Luxury home architecture in Barrington varies from traditional to modern, so home buyers should have no trouble finding a style that suits their tastes.

The houses on the neighborhood streets are more down-scaled and the in-town dwellings are mostly bungalows, prairie homes, mid-century split-levels, large brick ranches, and a smattering of McMansions. Many of the older properties in Barrington are enveloped in lush greenery and rows of tall trees create a natural cooling agent in the summer. There are several small bodies of water in the vicinity, as well as popular golf courses and scenic recreation spots. The acres of open space are a much-appreciated part of this luxury suburban Chicago setting.

If you’re looking for a Chicago suburb with as much to do as in the city itself, well, that just won’t happen. As far as suburbs go, Burr Ridge is probably one of the most exciting. It has more amenities per capita than all the others plus, the standard of life here is pretty hard to beat. That means high income, nice houses, and yes, a painfully high cost of living. A life in Burr Ridge is an investment for you and your family. There are excellent schools here, festivals throughout the year, the types of neighborhoods you only see in movies, and a real sense of community. Just 14 miles northwest of downtown Chicago lies the city of Park Ridge. This city is the perfect combination of small-town charm and the convenience you would expect from the city. Its uptown area is dotted with shops, popular restaurants, a public library, and several parks where in the summer, festivals and events are held. These areas are filled with tree-lined streets, children playing in their front yards, neighbors waving at one another while mowing their lawns, it’s a wonderful place to raise a family, and with an average commute of just 27 minutes, fun is just a quick drive away.

With just under 3,000 residents, Kenilworth is a quaint and charming suburb, with all the chic without the shabby. Not only do residents make more money here than anywhere else in the area, but you will also find the nicest and most expensive homes. On average a home in Kenilworth will run an average $1.4 million. Unfortunately you won’t find much to do here, but it is worth it. Of course there are several other suburbs to explore, and we could go on forever, but what would be the fun it that? Now it’s your turn to experience all this great city has to offer.
