We Work With Local Officials We find common sense ways to work with local o cials to fund growth without impacting the availability of affordable housing. While impact fees are the easy go-to to produce revenue, it is not always the most sensible. For example, the MCBIA helped promote the 1 cent sales tax for infrastructure, in lieu of raising impact fees. An average 2,000 sq. ft. home built in Marion County has approximately $1,400 in impact fees. That figu e jumps significantly in neighbo ing counties; in some cases, over $10,000 more. This translates into quite a price increase for a family looking for an “affordable” home. Additionally, your MCBIA membership includes membership to the state and national associations: Florida Home Builders Association and National Association of Home Builders. These associations give you a voice in Tallahassee and Washington, D.C., with annual legislative days you can choose to participate in. We Connect You With Quality Professionals. It may look like a great deal to get that guy that someone’s cousin saw on Facebook who does work for cheap. However, it’s not such a great deal when you are left with careless work, or you are outright cheated by an unlicensed contractor. Let the MCBIA do the background check for you. If you see a builder or business listed in our directory, you know they have already been vetted for current professional licenses. There are no outstanding complaints and all local and state requirements have been met. Don’t be a victim of an unscrupulous or just plain bad contractor. A LETTER OF PREQUALIFICATION IS THE FIRST STEP… this shows the Seller that you are serious and have taken the initial steps of having your credit, income, assets and liabilities reviewed-this is not a loan guarantee but will give you a general purchasing framework of the loan program and amount of a mortgage that you can afford.

Buyers Ten Commandments for Getting a Mortgage Loan I. THOU SHALT NOT buy anything on credit.

You would think that goes without saying, just remember when the appliance guy tells you “but if you finance these today I can give you hundreds of dollars off,” it results in an increased debt or even a credit pull, don’t do it until after closing.

II. THOU SHALT NOT change jobs. That job

offer with another similar company may mean a raise, but depending on the type of pay or even the length of a probationary period it may cost you your dream home.

III. THOU SHALT NOT make large deposits to

your accounts. At this point you have already realized that deposits to your accounts must be “sourced”. Even if you are using gift funds, don’t do anything without your lender’s direction.

IV. THOU SHALT pay your bills when (or before)

they’re due. Now is NOT the time to dispute a purchase or pay an account late.

VI. THOU SHALT NOT lend money or co-sign

for anyone. Even if the money your friend needs to make his car payment isn’t part of the cash you need to close, your lender may be counting on those funds as “reserves”.

VII. THOU SHALT NOT open a new business

or start self-employment. Self-employment frequently results in business losses that are subtracted from your other earnings.

VIII. THOU SHALT keep as much fl xibility as

possible regarding the closing date. One thing is certain in mortgage lending the less fl xibility you have in your closing date/time, the more pain you will feel in a real estate transaction. When you absolutely, positively have to close at 4pm on a specific date you are setting your-

self up for disappointment. Stay fl xible with movers, appliance deliveries, utilities hookups, etc. until such time as your loan is “clear to close”.

IX. THOU SHALT be honest and transparent

with your loan office . The vast majority of surprises that arise are the result of borrowers “educating” themselves via the internet (or sometimes other loan officers) and thinking they can hide or skew information. It takes many years and many deals to learn this business, don’t think you can read up on a few websites and be an expert.

X. THOU SHALT ask your loan officer ANY ques-

tions you have regarding financing The internet is a great place, but it’s rife with information while starving for knowledge. Also your friends and family will be eager to share their experiences and advice, but every loan program is different and every deal is different.
