World Equestrian Center

Cerulean winter skies and sun soaked greenery have attracted horsemen and golf-loving retirees to north central Florida for decades. What is a farm worth? Unlike a Custom built home in a popular neighborhood with recent sales activity, the value of a property intended for horses cannot always be valued using the same rules. Unimproved land will usually be compared to past sales, and if it is located in a deed restricted community with its future use relatively determined, generally it is a direct comparison. Regarding a resale of an established equestrian estate, for example, there are an array of variants which can possibly effect the property’s market and appraised value. Here are just a few things to take into consideration: — What is the size or current usage of the property? — Is it a working, income-producing property? — How many horses can the farm sustain? — Is their more than one residence? — Does it have double fenced paddocks or single fenced? — What type of footing is in the riding ring or on the racetrack? — Does the farm have amenities such as a stable, a barn offic and/or apratment, an equipment or maintenance building, indoor rings or turn outs, a tractor, jumps, or a starting gate? — Are the undulations of the land in balance with the intended use of the farm? (example: room for a fla riding arena, etc.) — What does the locale offer with regard to social life in a horse dominant neighborhood? Is it close to a equine related venue? — Is it located in a gated equestrian community? — What recent improvements or remodeling have been done?
