Spring Sale: Spruce-up or No Spruce-up? by RIKI MARKOWITZ Contributing Writer In the Austin-Metro area, residential real estate prices are still sky-high, mortgage rates are low, inventory is low, the supply chain is log jammed and causing months-long delays in home building and move-ins for homebuyers. So this all means one thing: If you’re selling your house this spring, you don’t have to do a darn thing to spruce it up. You could be selling the Munsters house on Mockingbird Lane, and you’ll still get exactly what you’re asking for, right? So what’s the point in lifting a finger to impress potential buyers? Well, if you ask Susan Horton, a REALTOR at John Horton Realty and past president of Austin Board of REALTORS (ABoR), there are two sides to the story. “First, ask yourself what you want and how you want to market the house,” says Horton. Sure, you’ll get your asking price, but the levels of professionalism by agents and brokers in this city surpasses doing just the bare minimum. Horton says there are some very good reasons to spruce your house up a bit for spring-time buyers. Of course, one of the biggest considerations regarding how you plan to prepare for your sale

is your asking price. “If you want buyers to bid and pay a premium for the property…. the house should reflect that it has been well cared for, is move-in ready, fresh and priced at market value … not an escalated value.” says Horton. But she adds, “If you don’t want to do anything, that’s fine, too. “Most buyers will want to make some changes anyway.” However, you should be clear up front about what you did and didn’t do to spruce up your house when it went on the market, and price it accordingly. “Don’t slap lipstick on a pig and call it a golden goose. (And, yes, you can quote me!)” says Susan.
