ou’ve probably heard the famous— possibly apocryphal— story about the commissioner of the U.S. Patent Office who declared in 1899, “Everything that can be invented has been invented.” It’s easy to feel that way about finding unique gifts for clients, too. Those custom “home sweet home” plaques and engraved key chains are thoughtful trinkets, but memorable? Not really. But don’t get caught in the trap of shortsighted thinking like Commissioner Charles Duell. Just free your mind and let your creativity take over. Here are some pretty thoughtful gifts that clients won’t soon forget, and then a few tips

for coming up with your own unforgettable ideas that show how much you care. “Things” provide just fleeting happiness. That’s a scientific fact. On the other hand, experiences make people happier. The novelty of a gift wears off after about eight weeks, according to a research psychologist from San Francisco State University. Ryan Howell found that experiences—like a family trip— make people feel happier. In Austin, there are a number of experiential gifts you can give to couples, singles and families. A seasonal membership to Texas Rowing Center gets you unlimited usage of kayaks, canoes and stand-up boards. You don’t even need a pass for each individual since members are allowed to bring a friend. For a couple, you can buy a weekend pass at Austin City Limits or SXSW music or movie festival. If your clients are into comedy, get passes to the Moonlight Comedy Festival, which is in town each April following SXSW. MoviePass is not unique to Austin, but it’s cool, nonetheless. Right now, a subscription for one costs $9.95 per month. Business Insider called MoviePass an “all you can watch movie buffet.” The only film buff this gift won’t impress is the one who goes to see more than one movie a day. While the memory of an experiences can last a lifetime, don’t underestimate utilitarianism. One Denver, Colorado, agent had just closed on a house for a client who relocated from Hawaii. So what do you buy for someone who had never been in a snowstorm? A snow-

blower, of course. It’s a gift that checks every box: thoughtful, useful and it’s fun, too. Especially when the neighbors are clearing their driveways with a shovel. For young families, gifting a tree that can grow with the family is a thing and an experience all at once. The tree can grow with the family and become part of a lifetime of memories. One day it can hold a tree fort for the kids, a swing for mom, and then use it as a backdrop for all your family milestone photos. Fruit-bearing trees are a gift that will keep on giving. Edible plants well adapted to Austin’s climate are Mexican Plum and Granny Smith Apple trees. Almost anything custom made by a local artist is thoughtful for several reasons. It’s a unique gift for your client but also supports local artisans. So how do you find just the right handmade family name plaque or personalized watercolor painting? Etsy is the online marketplace for handmade items. You can purchase an item individually or even order in bulk from an artist you like. And even with a bulk order, your seller can add a unique flourish to each item. Make the gift even more meaningful by purchasing from an Austin artist. Have you ever gotten a box subscription? Talk about a gift that keeps giving.

Cratejoy is a subscription box marketplace and they also happen to be based in Austin. You can find a subscription that fits any clients’ interests. They offer everything from boxes for kids to fishing kits, and local wines and beers. Tolu Babalola, head of growth, says, “Cratejoy lets you discover new things you probably would have never come across on your own.” Do you have a client who loves to bake? Homemade Bakers has a monthly baking kit subscription for all levels of experience. Some recent deliveries included ingredients for making Red Velvet sandwich cookies and Snickerdoodles from scratch. You can give your “Geek & Gaming” clients a monthly subscription for anime, video or board games. The UnboxBoardom offers family, strategy or party game boxes. As you can see, finding a caring and unique gift for clients is not that hard. It’s only difficult when you wait until the last minute and then feel too bogged down by other obligations to really hone in on that fun, special something that will brighten a client’s day. RL

his past year serving as your ABoR President has been a rewarding and eye-opening experience! I learned the importance of transparency, communication, and working as a team. With that said, I want to give a sincere thank you to the 2017 ABoR Board of Directors, the ABoR staff and volunteer committee members for their incredible hard work and community volunteerism. It takes a special type of person to serve and volunteer with an organization and it’s amazing to see how many ABoR members have done just that! From the fun happy hours, TREPAC events, and Realty Round Up, I can truly say 2017 was one for the books and I’ve had a great time! With that said, I am confident in passing my role onto 2018 ABoR President Steve Crorey of Sierra Homes Realty. His passion for our community and its residents is incredible and I am excited to see how he impacts the Austin-area and beyond, in a remarkable way with your help! I also want to say a special thank you to

ABoR CEO, Paul Hilgers. Earlier this fall, Mr. Hilgers announced he will be leaving his position as Chief Executive Office (CEO) of ABoR, effective Dec. 31, 2017. Paul has served this Association with strong leadership for nearly five years and has implemented incredible change such as moving into our new headquarters and improving operational capacity. While working with him closely this past year, I can truly say Paul is a man of excellence and deserves praise for his resilient work ethic and love for ABoR staff and volunteers. Thank you, Paul, for all you’ve done on behalf of this Association. You will truly be missed. As I sign-off as your President, I just want to leave you with a simple message. The holidays are right around the corner and while gift shopping, putting up décor, and travel plans are on the top of your to-do list, remember this is also the season of giving. President’s Column By Suzanne Gantner • 2017 President

In Review

W

CREALTORS has been a productive place this year with an astronomical amount of growth and change! It feels just like yesterday that our 2017 Board of Directors were installed, and a year has already completed, just in the blink of an eye. What happened at WCREALTORS in 2017? A better question would be “What didn’t?” The Association hosted close to 2,000 students in various classes and educational seminars this year. A huge thank you to all of our instructors and professional development committee who helped make this possible. Furthermore, would you believe that almost 1,000 people attended Association events in 2017? We had our first experience with the Super Bowl of Builders being held off-site at the Dell Diamond and had record number with over 500 folks attending. The WCREALTORS Scholarship Foundation raised just over $11,000 this year to benefit graduating high school seniors. The Foundation awarded eight scholarships to deserving high school seniors to offset the exor-

bitant cost of secondary education. Thanks to the intensified marketing efforts of the Association, WCREALTORS has dramatically increased our media exposure over the past three years. This year, it felt like we hit the tipping point, and our exposure accelerated. The Association has submitted almost 30 articles to various publications, and has appeared in multiple news stories updating the public on the real estate market across our favorite county. Part of the strategic plan of the Association is to become the “Voice of Real Estate” across Williamson County; this goal is twopart. First is being the media go-to for all things real estate in Williamson County; the second is our political involvement. In 2017, WCREALTORS was instrumental in working with the City of Leander to re-create their sign ordinance which in turn saves the members money; furthermore, we attended and spoke at multiple City Council meetings in Cedar Park leading to the council withdrawing their new permanent ban on open house signs.

www.myRealtyLine.com The Association also partnered with the City of Leander to obtain a $5,000 Smart Growth Grant from the National Association of REALTORS to assist the city in planning more affordable and diverse housing. This is the first time the Association has been awarded a RPAC Grant. In case you missed it, be sure to check out the Williamson County Relocation Guide. sociation shareholders bringing the total count of agents to over 4,500. CTXMLS is an opportunity for agents to broaden the reach of their listing to agents on the southern and northern edges of Central Texas. With the addition of the CTXMLS and the increased educational offerings, it is safe to say that WCREALTORS has met and exceeded its goal of being the “‘nexus of education and information.” Thank you again to everyone who helped make 2017 a rewarding year for the Williamson County Association of REALTORS. It has been my distinct pleasure to serve as your leader in 2017. I am excited to see the magnificent things Victoria Reviel will accomplish as your 2018 President. RL

Workforce development is key to affecting labor shortage & new home prices

e are asked by many in the media if Hurricane Harvey has impacted our local housing market—specifically our labor supply. In fact, home builders are very concerned. According to the Hurricane Harvey Impact Survey conducted by Metrostudy, nearly 72 and 77 percent of builders reported that the Category 4 storm was responsible for decimating material supply and labor supply, respectively. But that’s not where this story begins. In Central Texas, the home building industry has been enjoying a steady, healthy growth streak year after year, seemingly without an end in sight. While a majority of headlines have been declaring Harvey-related labor shortages along with increased demand, that’s not how we see it at HBA. Hurricane Harvey may have added to demand for construction laborers, but there was already too few workers to go around when the storm made landfall on August 17. While it’s true that everything changed on that summer day—the cost of property damage was roughly $200 billion—a domino effect

across the entire state took hold in terms of increased cost of supplies and materials. But what good do supplies and material do when we don’t have a workforce to build homes? What really happened following the storm of the century, according to 70 percent of Austin, Dallas, and San Antonio home building industry professionals, was that the existing labor shortage was stretched even more thin. As recovery from Harvey progresses, builders, developers, vendors and suppliers say their overall year-to-date performance has been progressing well—“as expected.” However, many of us are concerned that in the current climate, consumers’ pockets may take another crushing blow, which only began with the debilitating labor shortage. The cost of materials has skyrocketed, insurance and permitting requirements are tighter and capital is more difficult to attain. Even one area spared by the storm — highend properties that are as profitable as ever — will also suffer from the labor shortage. Even more worrisome, developers are saying the incentive to build smaller is not very strong

right now—a time when housing demand is at its highest in decades. That’s really going to hurt the middle class. In a 2016 survey of 2,000 men and women between the ages of 18 and 25, conducted by the National Association of Home Builders (NAHB), three-quarters said that they were decided on their desired career field. Of those, just 3 percent said they were interested in a construction trade. Despite these statistics, at HBA, we believe that there is a way to turn around the labor shortage. First, the study helps us understand what potential laborers are looking for. “Results show that the two most important benefits are good pay (cited by 80 percent of this group) and the view that it allows them to obtain useful skills (74 percent).” Further, when the 25 percent of career undecideds were asked if they would consider working in a list of various fields, construction trades came in ninth place, behind a slew of non-labor careers that require higher education. The data does show, though, that some undecided young people “may be more willing … to consider working in the construction trades if the pay is high.” This is the demographic we need to target. The compensation level that would help reduce our labor shortage starts at $40,000. For our part, we need to combat the assumption that construction trades pay too little and provide even less opportunity for learning new skills and advancing up the career ladder. With interest in pursuing construction as a career at three percent, we know things can’t

get much worse. So moving forward, we need to set our sights on education and training, especially for young people who don’t want to get ensnared in decades of paying college loans. In 2015, a nationwide economic development organization ran a summer program

for middle-school kids in Houston. For one week, kids learned to build electric windmills, toured a chemical plant and watched science demonstrations. The goal was to introduce the 6-9 year olds to the various opportunities in manufacturing, oil and gas and maritime careers and instilling in them that after high school they can have a bright future in skilled labor. The crop of kids who attended this particular career camp won’t be 18 years old until around 2025, so we need to do something about our labor shortage now. That may mean increasing wages, offering more apprenticeship opportunities or working with organizations that educate kids about enrolling in lowcost associates-degree or certificate programs. In Central Texas, the demand for laborers is not going away anytime soon, so these are investments worth making. RL

Thank you all for a great year!

J

anuary of 2017 seems so far away, yet like yesterday. This has been a phenomenal year and one that I won’t soon forget. From our Winter White Party to our 60th Birthday Celebration and all the meetings and events in between, we have made great strides. Women’s Council of REALTORS, has given me so much! When I think about gifts, I think about the friends and bonds that have been forged. My heart is full of pride and satisfaction. The 2017 team made this a year with goals set and surpassed with awards such as the Mega Network for our State Membership Contest. We have had some of the best speakers come and share their stories and successes with us, like Lisa Copeland, John Harrell and Grace Lanni. We’ve held classes on topics that range from how to do Facebook Live, to how to increase your transaction with the HECM loan. Plus, our travel was educational as well as relational. Our Fredericksburg Bus Trip, for example, was full of games and laughs. The camaraderie in Women’s Council had been a lifeline to many of us.

In our lives we meet many individuals, some are acquaintances and others are friends that have a place in our hearts that is hard to deny. This is the way I feel about this awesome group. Even though we might not always agree completely, we are able to come to a consensus. Many long hours of planning, encouraging and brainstorming brought forth a marvelous year—one that I am happy to have had a part in. I believe that the best gifts we can give others are our time, our support, our love and ourselves. I am glad I am in this wonderful organization. I have seen so much growth in everyone that has gotten involved. We all have gifts to share and we all need each other’s gifts. I will be forever grateful for the richness of the people who have come to be Women’s Council of REALTORS Austin. We have set out to be better at our careers, make a difference in our industry and volunteer in our communities. We have become more in tune with the world around us, stepping up to give a hand, to fill a need and do it with a cheerful heart. We strive

ccording to the Greater Austin Asian Chamber of Commerce (GAACC), Asian Americans comprise 7 percent of the City of Austin’s population and this ranking puts Austin ninth in the country. The five highest groups by country of origin are Indian, Chinese, Vietnamese, Korean and Filipino, in that order, with the first three making up approximately 70 percent of the Asian American population here. As such, the chance of any of us having served clients from any one of these countries is high. So in the spirit of the holidays, I wanted to share a few guidelines about gift-giving according to the cultures of the countries mentioned above. Indian - Gifts made of leather may offend Hindus who are vegetarian. Chinese - Gifts should never be wrapped in white paper. Gifts of white or yellow flowers, especially chrysanthemums, should never be given. White is associated with death. Vietnamese - Gifts for children and elderly parents in the home will be much appreciated. Korean - They do not accept a gift at first offering, you must insist that they accept.

Filipino - Gifts are typically not opened in the presence of the giver. In general though, the last four are very common among most of the Asian people. However, second generation Asian Americans may not have these sensitivities or traditions and if they do, they are only lightly attached to them. There are many that might say, “the heck with that, we all live in the United States of America. When in Rome, do what Romans do. When in the U.S., do what Americans do.” Yes, you don’t have to heed these guidelines, of course. But if you do, you are showing your Asian American clients that you have some idea of their cultural background and they will appreciate you more for it. They may even refer you to their friends and family too. For after all, these people groups love to compare notes and are loyal to those who are not just competent, but demonstrate empathy for their cultures. Do you want more business from the fastest growing demographic group in Austin? Heeding these simple Asian-style gift guidelines may be your first step in this season of giving! RL

Are you really a "full service provider?"

he first decision most people make when they decide to purchase real estate is simply “am I going to do this myself or use a REALTOR?” If they choose a REALTOR, they’re expecting their agent to help them find the right property, negotiate the concessions and price, provide guidance with regards to financing and lending sources and oversee the legal transfer and closing of the transaction. Most of the real estate agents I know consider themselves full service providers, but they know they can’t do it all by themselves. Besides growing their own skills, they develop a team to meet their client’s expectations. You don’t have to know it all, you just have to know your specialty and work closely with a great team so you can have satisfied clients. There are two ways to avoid disappointing those buyers we mentioned in the second paragraph – just limit yourself to the “standard” real estate buyers, or actually develop the team that will enable you to satisfy a wider range of clients. Why bother with that “wider range” of

buyers? For one, when things become more challenging in the real estate market, a greater percentage of your prospective clients will probably begin to fall into that classification. Develop those skills now so you’ll be better prepared if things change later. For most transactions, the process is basically the same. The buyer is pre-approved for traditional financing, you wade through a fluctuating inventory of available properties, you counsel them through the negotiations, have no title issues and they close on time. However, how well are you positioned to provide the same level of service to the “wider range” buyer? Do you have confidence in your referral partner’s ability to exhaust every financing option available in the market? When you receive a call from the seasoned investor looking to expand their portfolio, can your lender partners help them with additional acquisitions? With the fairly consistent appreciation we see in residential real estate, experienced investors in residential properties are stirring. They see equity in their portfolio that they want to tap to acquire more proper-

ties. Does your referral team have the ability and resources to help this client? If you pass on this business or leave them on their own to acquire financing for the new acquisition, are you meeting their expectations as a full service provider? Mortgage financing options typically fall into one of these five categories. 1. Government Insured Agency – FHA, USDA and VA. 2. Conventional Conforming - FNMA, FHLMC and GNMA. 3. Institutional Portfolio – Mortgage Banking Portfolio Programs. 4. Depository Portfolio – Traditional Bank Portfolio Loans. 5. Alternative Financing – Owner Financed and “Hard Money” Lenders. Every loan program will have guidelines

considerations, just for one loan. Okay, Harold, this is all good information. I don’t question it, but how does you sharing this with me make me a better person, or a more valuable resource to home buyers? The answer lies in the structure of your team. Does your referral team include a partner that can provide access to loan programs in each of the five categories? Can a full service provider afford not to have someone on their team that can? Almost all of the mortgage lenders do agency and conventional loans well. That’s where the bulk of the business is, right? But shouldn’t you have someone on your team who can assist with all five categories? If your lender team is comprised of agency and conventional lenders, are you really positioned to be a full service provider?
