Join the Austin Board of REALTORS at the 2009 Visit on the Hill Protect your industry and make a direct impact on your state’s legislation by joining the Austin Board of REALTORS at the 81st Texas Legislative Session. On Tuesday, March 31, REALTORS from across Texas will unite at the State Capitol to educate our representatives on issues directly impacting private property rights and the real estate industry. Among the most important issues facing Texas REALTORS this year are appraisal reform, transfer fee prohibition, business vehicle tax exemption and energy efficiency incentives. Your participation in this event shows our elected officials that REALTORS are active voters who wish to influence public policy and elections. Support your profession by attending the 2009 Hill Visit. ABoR’s Government Affairs Department will be holding training sessions for all members who wish to take part in the Hill Visit.

Members are strongly encouraged to attend a session, which will cover what to expect when visiting the Texas Capitol, how to effectively communicate with lawmakers, and where ABoR stands on the important issues. Morning and afternoon orientation sessions will be held on Tuesday, March 17 in the ABoR Auditorium. The morning session will last from 9:30 a.m. to 12 p.m., and the afternoon session will last from 12 to 2:30 p.m. Lunch will be provided for all attendees. On the day of the visit, REALTORS are invited to meet at the ABoR offices, located at 10900 Stonelake Blvd., and take a chartered bus to the Capitol at 8 a.m. The bus will return to the ABoR office at 4 p.m. A box lunch will be provided. Members interested in attending the Hill Visit must contact the Government and Community Affairs Department at 454-7636 or government@abor.com no later than Friday, March 13.

Green up your business by pursuing NAR’s Green Designation Already broken New Year’s resolutions? Then set a new one — to earn one of the real estate industry’s newest educational credentials — the National Association of REALTORS’ Green Designation. It addresses the concerns of consumers that are seeking real green expertise, not just lip service. You can be the one they come to for answers and, as a result, have a real and lasting impact. “Green living is becoming more and more important to both REALTORS and consumers alike,” says Marjorie Phillips of the Williamson County Association of REALTORS. “Consumers are seeking green expertise and they can be coming to you for answers. The Green Designation is an invaluable asset for any real estate professional.” Get out your calendars because there are two upcoming opportunities to take the official Green Designation course, a two-day class that also requires an additional elective class, for a total of 18 hours. The Austin Board of REALTORS is sponsoring a course on March 16-17 and the Williamson County Association of REALTORS is offering one on April 6-7. (In addition, WCAoR will host a “GoGreen” expo on July 25 at the Dell Diamond.) The course gives students a broad understanding of green real estate principles, including regulatory issues, zoning and building codes as they relate to sustainability. Students will learn the significance of LEED, Energy Star and other rating systems and learn how to help buyers and sellers distinguish between the financial advantages of properties that are eco-friendly and energy efficient. By earning this designation, you can become the real estate resource for all things green, and as a result, will green your own business. country to pursue the designation, and she says it has been well worth the time, effort and expense. “My husband and I are involved in a green condominium project in Round Rock and I thought I ought to bone up on the issues so I could be an authority,” she says. She took the class in November prior to the NAR convention in Orlando and has since reprinted her business cards — on recycled paper of course — to include the designation. “I was pleasantly surprised to find the class was so practical,” she says. “I was skeptical at first because green means a lot of things to a lot of people. Some want to save the planet, and that’s terrific, but there are also small but significant ways to give clients energy and water savings or to provide for a healthier environment GREEN DESIGNATION for those who have health problems such as TWO-DAY COURSE asthma, for instance.” Austin Board of REALTORS March 16-17 In addition to the two-day courses, ABoR is Williamson County Association offering a one-day class on March 18 called April 6-7 Green Real Estate in Austin. REALTORS will learn from third party green building professionals in the fields of appraisal, home inspection and lending, and from energy audit and rater providers. Representatives from the City of Austin departments and programs related to this field will also inform participants of the abundant resources, rebates and incentives available to serve their green real estate clients. Representatives from Austin Energy will be on hand to answer questions about the energy audits that will be required this summer for homes that are placed on the market. Sally Yaryan, ABoR director of professional development and education says she has seen an increasing interest in the class and expects more as the date approaches. “ABoR is determined to play a positive role in making energy efficiency a successful endeavor for the community and Austin REALTORS,” she says, “This practical course will spearhead that effort.” With global warming and the rising cost of energy weighing heavily on consumers’ minds, environmentally friendly real estate is more important than ever before. ABoR Foundation to provide $10,000 in Scholarships to area high school seniors

Help battle the rising cost of college tuition by applying for a $1,000 scholarship from the Austin Board of REALTORS® (ABoR) Foundation. This year, the ABoR Foundation will award at least 10 college-bound high school seniors with monetary assistance with their education costs. Spice up your life with the second annual TREPAC Chili Cook-Off, scheduled for Wednesday, March 19 from 6 to 8 p.m. in the ABoR Auditorium. This event lets you showcase your best chili recipe while defending your industry with a meaty TREPAC investment. Entries will be judged on both vegetarian and meat categories. The chili which receives the most votes will receive the illustrious “People’s Choice” award. For just $99, you can register a team of two in the chili cook-off contest. ABoR will provide each team with a table, dishes and silverware. Contestants should bring ready-to-serve chili and any table decorations they wish to use. Gracy Title to Host The Institute for Luxury Home Marketing’s Luxury Home Designation Training

Austin will be the location of a special two-day luxury home training session offered by The Institute for Luxury Home Marketing (ILHM), the largest training and research organization serving luxury real estate sales professionals internationally. The training will be offered April 2223 and will be hosted by Gracy Title. REALTORS from around the country will travel to Austin to attend the two-day training to be held at the The Crossings in northwest Austin. The training is the first step in earning the prestigious Certified Luxury Home Marketing Specialist (CLHMS) designation. The training will be conducted by the Institute‘s founder, Laurie Moore-Moore. The training is also good for two elective credits toward the National Association of REALTORS’ Certified Residential Specialist designation (CRS) and counts for 15 hours of Texas continuing education credit. “The training focuses on working with buyers and sellers in the top 10% of the residential market,” says Moore-Moore. “This year’s luxury market is very different and requires new strategies and skills on the part of the real estate professional. Ensure your continued ability to access this valuable resource by paying your semi-annual ACTRIS participation fees by midnight on March 15. Please note that the ACTRIS reinstatement fee has increased to $50. MLS invoices for spring 2009 will be $266.50 and include access to the MLXchange MLS system; access to the Realist tax system; a SAFEMLS token or SofToken; statistical reports from a variety of vendors; access to RatePlug, Pocket Real Estate Wireless, ListHub and other MLS products; and much more. If you subscribe to other ACTRIS services, such as dKeys, dKey insurance and the Leasing Management Service (LMS) system, they will be listed as separate items. Find Foreclosure Properties in a Flash!

Foreclosure properties are an increasingly popular product in the real estate market, so the Realist tax system has added a new series of features that allow you to

determine a property’s current status. Colored flags make it easy to tell who owns a listing and whether it is up for auction. • White Flag: The property has been sold by the bank to a private party. • Green Flag: The bank has foreclosed on the homeowner and now owns the property. • Yellow Flag: An auction date for the property has been scheduled, but no title transfer has taken place. • Red Flag: The property is in pre-foreclosure status and no auction date has been scheduled. In addition, Realist now enables you to search for foreclosed properties by subdivision and lien type. You may also search for foreclosed properties by selecting “Foreclosure Activity” from the Searches menu in Realist. Other new features include the ability to map foreclosed properties and new data fields added to the Foreclosure Detail Report, available for each foreclosed property listed in Realist. Builders Support Green Building through Parade of Homes, Education By Wes Peoples • WP Investments 2008-2009 President • Home Builders Association of Greater Austin The practice of companies merging environmental responsibility into their missions has gained momentum in the past decade. Corporations, government and non-profits have all become more environmentally conscious offering or supporting everything from products made from recycled materials to new technologies designed to reduce energy use and the famed “carbon footprint.” That movement is also picking up in the Lone Star State. For example, State Representative Mark Strama of Austin is proposing a constitutional amendment to exempt certain energy efficiency-related improvements from property taxes so more people will participate in the “green” movement. He has also filed House Bill 516 to create and fund a green job skills training program that includes energy-efficient building, construction and retrofitting. Members of the Home Builders Association (HBA) of Greater Austin began taking responsibility for the sustainability of our natural environment and the future of our children more than 20 years ago. Since the mid-eighties, the HBA has partnered with Austin Energy and its Green Building arm to educate builders and trade contractors on defining building “green,” its techniques, its evolution in the market and its impact on the environment. The effort developed into the nation’s first green building program in 1991. One of the HBA’s members was a pioneer in this effort. Ray Tonjes, Ray Tonjes Builder, Inc. has been a proponent of energy efficient construction since the energy crisis of the 1970s. In 1984, he was one of the first “Energy Star” builders in Austin. Tonjes continues to advocate at all levels for the improvement of energy efficiency and participation in green building programs. That commitment continues today in the home building industry on a much broader level. To expand our knowledge and understanding of green building, new products and technologies, the HBA has strengthened its partnership with Austin Energy Green Building. Through a comprehensive educational series designed to cover “all things green building,” the HBA and Austin Energy Green Building will work together to educate our members, trade contractors and the public. Beginning this March, the programs will cover everything from residential design to landscaping. Green building and product experts will fill in the blanks for so many who might be confused or over-

whelmed with all the new products and technologies that have recently arrived on the scene. Instructors will decipher the pros and cons to various processes so our participants are equipped to provide the service and products you want. By Linda McNabb CONTRIBUTING WRITER Realty Line recently visited with John Horton of John Horton Realty to find out a little more about the man behind a company that is recognized as one of the most highly respected brokerages in Central Texas. His company includes 70 plus agents in three locations; North, Southwest and East. Here is some of what he had to say: Realty Line: You have been in real estate for 25 years. What do you think has changed the most in this profession? John: Consumers today expect and deserve a higher level of representation. Agents no longer have value based on having information. Consumers now have most of that same information, so agents have to distinguish themselves through exceptional care, specialized expertise and effective communication. We encourage our agents to become trusted advisors and advocates for their clients. RL: What prompted you to change the name of your business? John: We chose not to renew our franchise agreement, so I could become an Independent Broker. John Horton has become a respected name in the industry and in the eyes of the consumer. We have more flexibility as an independent, such as allowing our agents to create their own individual brand, which can someday be sold to another agent. RL: Your Web site claims John Horton Realty is a spiritual organization. How is this evident in day-to-day operations? John: We believe in living a balanced life, and one’s faith is an integral part of that balance. Our spiritual beliefs guide us in how we treat our agents, our employees and our customers. We respect the beliefs of others. We do not judge or use our faith to get business, but we also do not relegate our faith to Sundays. We let our beliefs guide us through everything we do. Our faith leads us to love people and to do the right things, for the right reasons. RL: Who should consider joining John Horton Realty?

John: An ideal agent for John Horton Realty would have at least 18 months experience and produce a minimum of $1.5 million in sales. They must be pursuing real estate as a career through education and through business building principals. They must be ethical and be willing to put their client’s needs above their own. RL: Why would a successful person like this want to join your company? John: We have the best compensation plan in town relative to the support and training that our agents receive. We also help our agents generate more business by creating a niche that they enjoy and where John Horton consumers appreciate their expertise and Owner/Broker seek them out. The agent can then create a consistent referral source from like-minded people. Referrals are the least expensive way to get leads and you get to work with people who like you, trust you and are loyal to you. We teach agents to create leads for life. We also support the Buffini Co. and MaxAvenue business building systems. RL: How else is your company different? John: Being independent allows us to pursue other opportunities such as our affiliation with Tenura Holdings, a next-generation company bringing bundled services to the marketplace and giving agents and employees an ownership interest in the company. As owners, everyone in the process is more committed to providing a great customer experience, which in turn increases our stock value and future earnings. We care more about people than we do money, and while we have to run a successful business, we try to run it in a way that is beneficial to everyone involved. RL: What else would you like our readers to know? John: We believe in The Power of Association, which refers to being with an organization of full time, experienced, caring professionals. We want to raise the bar in our industry, and to do so, we must represent that goal in our daily practice. We cultivate and support leaders for our industry and community. We have leaders who serve or have served at the local, state and national level. We believe in giving back to our industry and community.
