It isn’t as simple as paid advertising (although advertising in city guides and chambers does yield some success), but in this age of information, neither is any sound marketing strategy. Keep in mind: a relationship with the relocating homebuyer has a longer ramp-up time than other sales cycles. Offering valuable and helpful information at every stage of this stressed buyer’s search is a good idea, and a multi-channel approach is best. According to NAR, 88 percent of buyers start their search online. This has got to be especially true for relocation buyers, who don’t always have the luxury of frequent travel and driving the

ustin is a top destination for migrating corporate talent. In fact, the tax environment, culture, and low cost of living are so favorable that according to the Census Bureau, Austin ranked first among the 50 largest U.S. metropolitan cities based on net migration as a percentage of population in 2011. According to Forbes, 116 of the 1,000 largest public and private companies in the U.S. are based in Texas, including Dell, ExxonMobil and AT&T. You can see a list of these top companies and the corporate jobs they’ve created at AustinCham-
ber.com, under the “economic development” tab, where you’ll find lots of other stats—such as the percent change in population over the last few decades. And although Austin is a definite corporate and technology hub, the surrounding suburbs are seeing massive growth. From 2000-2010, for example, Williamson County’s population grew 69.1 percent, compared to Travis County’s 26.1 percent. Obviously, you’ll want to meet these enterprising new residents-to-be, and they’ll need places to live. Attracting relocation buyers takes some marketing strategy, if you’re not one of the few relocation specialists working with a corpo-

he Austin Board of REALTORS has selected Paul E. Hilgers to become president of the nearly 8,700-member professional organization that serves 18 Central Texas counties. The appointment came Jan. 4 in a unanimous vote during a special called meeting of the group’s board of directors. Hilgers previously served nearly 10 years managing federal and local housing and community development programs in Austin, including expansion of the Austin Housing Finance Corporation, which issues housing bonds and tax credits. More recently he served three years as deputy general manager of the reorganized Pedernales Electric Cooperative to help bring major changes to that organization. “Paul Hilgers brings leadership and relationship qualities along with an energy and vision that we know will assist the Austin Board of REALTORS in building its own future as well
as playing an important role in the future of the community,” says board chairman Cathy Coneway. Hilgers called his new post “the job of my dreams” and thanked the board for its choice and the organization’s staff for its solid work during an interim period when a national search was conducted for a new leader. An Austin native, Hilgers is a graduate of Whittier College and holds a masters degree from the Lyndon B. Johnson School of Public Affairs at The University of Texas at Austin. In addition to the City of Austin and the PEC, he has worked for former Governor Mark White, as a long-time district director for former Congressman Jake Pickle, and as a federal and community relations manager for the Lower Colorado River Authority. Hilgers will assume his new office on Friday, Feb. 1, 2013. RL

To be found by relocators, make sure all your bases are covered
I
t goes without saying that Austin is a booming city. According to the City of Austin, there was a 20 percent population growth in Austin from 2000 to 2010. The City is expected to add 750,000 more people by 2039. Based on information from the Internal Revenue Service, Austin is gaining residents from all across the nation. The City of Austin’s Manager of Urban Design Jim Robertson reported that 57 percent of the Austin population is under 35 years old and 72 percent is under 45, making Austin a relatively young city. Still, the number of retirees or those nearing retirement is also growing. There was a 97 percent increase in the 60 to 64 age group between 2000 and 2010. Newly minted Austinites are coming all the way from Alaska and Florida and everywhere in between. The question now remains: How do you reach those moving from out of state? My suggestion is to make yourself easy to find online and— once found— deliver the information home buyer’s will need.

sounds like a mouthful, but can also be an intimidating task to tackle. It takes research, time and careful attention. The four main items Google recommends for better search rankings are fresh website content, keywords relevant to your industry in your content, quality links to outside sources and a well-designed website. Prominently display your contact information Getting found on the Internet is only half the battle. Just as important as your website ranking high in a Google search for “Austin REALTOR,” for example, is making sure your website is effective. This is a simple tip, but the most important feature your website should have is easy-to-find contact information. Attention spans are short for Internet users, so it’s always smart to include a link to your contact information on every page of your website. At the minimum, include your phone number in the header of each page. This

way, the most straight forward way to contact you is obvious to your website visitors. Including prominent links to your social media accounts offers consumers additional avenues to contact you, so they can use whichever method they prefer.

The World Wide Web is constantly evolving. That’s why it is important to stay proactive in all your online ventures, from blogging and social media to streamlining your website and improving your rank in Google searches. Each of these features plays into the other. Blogging on a regular basis gives you a constant flow of readers who you can convert into clients or advocates for your service. You can share your blog posts on social media to also grow your brand’s reach. All the while you are becoming more knowledgeable about Austin and the area you service through your research, writing and personal brand development.

t the recent 15th Annual Williamson County Growth Summit it was revealed that Williamson County growth is "beyond exponential." We are seeing an escalation of economic growth coupled with increased population and a robust housing industry. Williamson County, according to CNN Money Magazine, is listed in the top five fastest growing counties in the state. The job growth from 2010 to 2011 was 73.8 percent and is the ninth fastest growing county in the nation. As REALTORS, we had an incredible year in 2012. So why are we seeing such growth, who are these people relocating, and how can we advertise our services to them? Many people come to Texas because we do not have a state income tax, whereas in California or New York between nine and 11 percent of your income goes to the state. Texas has 10 percent lower housing costs compared to the rest of the nation according to PayScale’s Cost of Living Calculator. More people can telecommute from their
homes, meaning they can relocate to any part of the nation and yet participate virtually in the corporate environment. Couple those statements with Williamson County's core of economic developers that have positioned their efforts to bring new businesses and relocation of people to each of their cities. They know who and where these people are relocating from and are usually the first stop for information. At the Williamson County Association of REALTORS, our board of directors has been tasked to serve our members in a broader way. They will be reaching out to each city economic developer for specifics on incoming businesses in our market area. That information will be shared through talks and articles so you, as a WC REALTOR member, will be better able to connect to these new potential clients. At, WCAoR. we are launching a new website called WC LIFE. There, consumers will be able to obtain extended information about Williamson County. It's our belief that

Some agents include a whole section on their website for relocating buyers, complete with tips for moving, specifics about their neighborhoods of focus, and information on major corporations, with videos and FAQs to offer buyers an immersive look at their destination. Many buyers will quickly have a general idea of the neighborhoods they’re interested in based on where their place of employment will be, so if you’re an expert on specific areas of Greater Austin, this is where you’ll shine with information they can’t get from a “homes for sale Austin” general search, and this is where you’ll outshine the syndicators and national brokers. Make sure your keywords and backlinks reflect your expertise in desirable neighborhoods and you’ll come up in the search results pages. Your social content, if equally educational, will also help bump up your visibility to out-of-towners. After you’ve made first contact, be sure your lead nurturing process is as defined as your lead generation strategy. In other words, define the process you’ll use to move leads through the pipeline. For example, send an e-mail campaign or put an offer on your site with a free download such as an e-book or special offer—maybe an Austin events calendar or a book about live music and activities—in exchange for their contact information. Then plan your next touches with a multi-pronged approach: a shared link or coupon to one of your valuable partners (moving companies and other services

they’ll need), a phone call, a webinar invitation, and so on. Vary it up until they’re ready to visit. Follow-ups can be automated, but make sure you are offering them something of value each time. When your client is ready for a visit, remember, relocators are not your usual client and your services should be all-inclusive. Make a packet for them before they come to town, and include local neighborhood profiles, family activities, information on nightlife and entertainment, lists of helpful links, info on rentals and extended stay hotels,
and gift cards. Again, this is a great way to crosspromote with some of your partner businesses. The goal is to make the client feel immediately at home on unfamiliar turf. When they arrive, send a gift basket to their hotel room and make sure they know you’ll be a phone call away; they’ll have lots of questions and time on their hands. After close, these buyers are still dealing with more stress and juggling more details than the average in-town move. Anything you can do to

relieve some of the red tape will likely earn you a referral: forms and contracts sent ahead of time, an offer to help set up utilities or school interviews, pizza delivered on moving day—these little acts of kindness are what put the feeling of “home” back into the home buying process. The secret is out and people from all over the country are moving to Texas in droves. Forbes shows an interesting interactive map of migration to and from specific counties. In the Austin/ Travis county area, there were approximately 38,000 migrants to the area in 2010 from almost every major area in the country. Forbes’ analysts expect the Texas economy to expand 4.3 percent annually over the next five years, making it the third best economy in the nation. This growth has a lot to do with our healthy economy supported by the growing presence of technology companies, advanced manufacturers, biotech corporations, and startups all eager to call Austin their home and bringing their families, employees and colleagues with them. To get in on the action, it’s a good idea to network in these circles. The Austin Chamber has information and resources on working with these communities. You can also find networking groups through Facebook, Twitter, LinkedIn and Meetup. Even better, do your part to boost the local economy and partner with other like-minded small businesses to create or sponsor an event and show these newcomers a true Austin welcome. RL

he fact we are in an industry that sees its fair share of conflict isn’t particularly surprising. Real estate transactions are, by their very nature, the perfect incubator for misunderstanding and poor communication. To the average buyer and seller they are confusing, filled with jargon, and freighted with emotion. They are also expensive. If you’ve been in the industry for any amount of time, however, you’ve been involved in, and/ or observed conflict—between buyers and sellers, agents, and between mortgage and title. So often the conflict starts as something minor, and ultimately not critical to the success of the transaction, but mushrooms into a “shouting match” that threatens to derail the whole process. The happy news is there are proven techniques to deal with conflict effectively and efficiently, so as to not let a minor issue become a deal breaker. Probably the most respected and utilized theory of conflict resolution is referred to as “Interest-Base Relational Approach,” or IBR. This type of conflict resolution respects individual differences while helping people avoid becoming too entrenched in a fixed position, and it comes with some easy

to follow rules: • Make sure that good relationships are the first priority: Courtesy and mutual respect is the starting point for conflict resolution. • Keep people and problems separate: Real and valid differences can lie behind conflictive positions. By separating the problem from the person, real issues can be debated without damaging working relationships. • Pay attention to the interests that are being presented: By listening carefully you'll most likely understand why the person is adopting his or her position. • Listen first; talk second. • Set out the "facts": Agree and establish the objective, observable elements that will have an impact on the decision. • Explore options together: Be open to the idea that a third position may exist, and that you can get to this idea jointly. By following these rules, you can often keep discussions positive and constructive, and help prevent the antagonism and dislike which so often causes conflict to spin out of control. RL

WCR is about education. Classes and meetings are presented each month that provide the knowledge to speak confidently about real estate, to help build better business practices and organizational ideas to become a better real estate agent.
WCR is also about referrals and networking. With approximately 225 chapters across the country, we have the ability to share contact information with other real estate professionals that are like-minded and customer service oriented. WCR is about motivation. It provides different ideas on how to grow your business. Speakers are provided that inspire, encourage and ignite ideas to help you get that motivational jump start. And, finally, WCR is about leadership. You learn how to put on a meeting, conduct yourself professionally at a meeting using Robert’s Rules of Order, and how to become involved with a team. As you look forward, as far as you can see into the New Year, we ask you to stand with us— to come and learn with us—to network with us—to get motivated with us—and to come and be a leader with us. Marketing to relocators
ecently, at lease once a week, we hear about another company moving to the Austin area. Within the past few months, Visa and General Motors announced their moves while Apple and Samsung announced plans to expand. With so many people relocating here, the big question is “how do we, as REALTORS, get some of that business? How do we reach those who are moving here? Is there a way to market to them?” It’s easy to find out what city their company is currently located in. But is that where they live? Are they already connected with a specific relocation company? Are they free to use any agent they want to? There are lots of questions that need to be answered before we start spending marketing dollars. In addition to the large companies moving here, there are the small companies that typically move five to six families each year. Plus there is a group of people who work out of their homes who can work anywhere. They have visited Austin, fell in love with the area and decided to move here. While it is exciting to work with a corporation moving a large number of people here, it is not always practical. By the time the move is announced, they probably already connected with a
relocation company that will handle all the many details of the move. I cut my real estate teeth on relocating families. And yes, while it was exciting to assist those folks and help them find a house, many of them chose not to make the move. What really worked for me was assisting the smaller companies. Most of them were not connected to a relocation company. They truly needed help with moving their employees here. Once you get their business they are extremely loyal. The large relocation companies target the large corporations and the smaller companies get ignored. If you do an outstanding job, and we are assuming you will, you will be their first phone call. They will call you when they are thinking of hiring someone. I gave many tours of Austin to people who were on their interview and had a couple of hours before they had to catch a plane. The transferee gets to meet you in person and know you are knowledgeable about the area. By staying in touch, when the company makes the job offer, usually their next phone call is to you, the real estate agent who was willing to assist before they had the job. By offering superior service you will obtain another source of business. RL

e love REALTORS,” is a phrase you’ll hear from a lot of builders, and it’s probably true, but Buffington Homes literally puts it on signs in front of their communities. This company has some very personal reasons for treating REALTORS right: it was founded by (and is still owned and operated by) a former REALTOR, and is 100 percent local to the Austin area. Tom Buffington has been building in Austin for over 40 years, and is still heavily involved in Buffington Homes, Greater Austin’s largest locally owned builder. Real estate syndicators: good, evil…or enlightening?

decision? What do they want to know? What’s important to them? If you can answer these questions, I’m betting you aren’t too concerned about what Zillow and Google are doing over there to your SEO, because you know who your leads are and you’re over here building content just for them. SEO is geek-speak for “gaming the system” and is quickly becoming irrelevant as a single means to an end. Even RealGeeks will tell you this, right on their site, because: 1.) Your customers aren’t buying homes straight off the Internet; 2.) Infrastructure advances have made it possible for search engines such as Google+ to sniff out the “optimization” from real relevancy through pertinent and often-shared content; and 3.) that’s the stuff that makes a good brand. Just like any locally focused business, your brokerage or independent agency has got to build a brand to stand out from all the others. Building a great brand means knowing your customers, developing specific content to help them become more knowledgeable and make more informed decisions, and providing the kind of help and service that only an expert could provide. That’s how to stand out. RealGeeks is an excellent example of content marketing and what it can do for a brand. They know their customer: they sell IDX sites and search consulting to independent agents and small brokerages, who are nervous about competing on SEO with syndicators and national brands. So they develop a research-based blog series, complete with infographics to put the data in plain English, on the state of real estate SERPs. They’ve got articles and videos on the demise of SEO. They’ve been tweeted and quoted

he Internet is abuzz lately about real estate syndicators and their degree of good or evil as they affect search engine result success for local brokerages and independent agents. This is because last month, RealGeeks (a company that sells real estate IDX and search websites) released a study that explained something everyone already knew: that when consumers type in searches like “Austin real estate,” the results are usually dominated by large syndicators and national brands. You can read the results of the study in a series of articles on “The State of Real Estate SERPs” on RealGeeks.com. (SERPs are search engine results pages). There’s even a really good infographic that breaks down what types of sites are getting the Google love (yours probably isn’t one of them). When real estate syndication sites like Zillow, Trulia, and Realtor.com first appeared on the scene, it was pretty easy to recognize the situation as a mixed blessing. According to NAR, 88 percent of buyers start their search on the Internet before contacting an agent. On the one hand, go-

ing straight to the search box makes beginning the process of house hunting much less daunting for the consumer, especially one who’s relocating. They can narrow their options down from a sea of properties, search stats by area and view all sorts of data. (Now whether that data is accurate or whether the properties listed are even still available are other issues.) On the other hand, some of the common and valid complaints about these search-dominating syndicators are poor user experience, off-themarket properties not being removed quickly enough, and a buck being made off of agents who should get the lead based on their knowledge of the local market. Probably these things are all true. And as for big brands dominating the search—that’s also true, but again, it’s nothing new. Big brands tend to dominate mindshare in every industry and always have, but does that mean that syndicators or national brands are stealing your clients from the first click? Who are your best leads? What kind of information do they need to make an informed

and reposted and have even caused a little stir by reviving the syndication conversation. They’ve done their homework, and they even reveal some pretty shocking information about how Zillow uses predatory back-linking practices and widget spam to get you to help them outrank you. (Definitely worth a read: http://www.realgeeks. com/blog/how-youre-helping-zillow-and-trulia-outrank-you/). If you want to deal with it yourself, they’ve got tips; if you want to make it easy, they’ve got solutions. This is the model of content marketing. Now back to you. Because you still want to stand out to your best leads in search results, think in long-tail keywords. Make your web content hyper-local. Build pages specific to the areas you specialize in. For instance, if you work Northwest Hills, dedicate a page on your site to the Northwest Hills lifestyle: places to go, restaurants, local events, great hikes, stats that are updated monthly. Link to local businesses and event pages. Partner with title companies and home inspectors. Co-sponsor charity runs. Trulia and Zillow may get searchers narrowed down to an area, but they’ll never be able to provide the kind of knowledge you can share—because you are a person and you live here—and when it gets shared again and again through social channels, your rank improves. If you’re still anxious, just keep in mind: ranking high in a general city search isn’t everything, and your ideal customers are smarter than a search engine. RL

he 83rd Texas Legislative Session is historic. With over half of its 181 members entering their first or second terms, this will be the third least experienced legislature in history. Only the 48th and 63rd editions, during World War II, were considered more “green”. So what many already felt was an unpredictable exercise in futility may be even more convoluted this year. Despite the uncertainty brought by inexperience, this new class will take on matters that have remained unsolved and have caused significant turmoil in previous years. These include over-riding concerns in transportation, natural resource conservation, and property taxes. All three issues will be strong factors that affect the futures of the existing home market and new home builds throughout the state. Central Texas has been especially affected, seeing an influx in the number of public/private partnerships in the building and maintenance of highways, significant water restrictions in the wake of the drought, and drastic property tax increases in connection with heightened property values.
Appraisal cap reform can also be expected to be a big issue this year. School districts are currently operating on a system that lowered rates in 2006 to $1 per $100 of property value with a cap of $1.17. This has contributed to historically low deficiencies in public education funding. In addition, there will be a renewed push by appraisal districts to require sales price disclosure on real property. The common argument against the practice relies on artificial inflation of property values, leading to higher taxes and sales prices in the future. An issue that real estate agents and other individuals with mobile offices might be especially interested in is cell phone use in vehicles. It is expected that there will be a number of bills filed on this matter ranging from a state-wide texting-while-driving ban to the mandatory use of hands-free devices during the operation of all motor vehicles. Other bills to be on the lookout for include tax exemptions for spouses of veterans, acrossthe-board franchise and property tax reductions, and even measures calling for a full abolition of the entire property tax system. Austing Mortgage Bankers Association honors Kenton Brown by establishing an award in his name AMBA honored the late Kenton Brown at its annual holiday celebration by establishing the Kenton Brown Distinguished Service Award. Kenton was one of Sente Mortgage’s founding partners and vice president of the company, as well as 2012 AMBA president until he lost his battle with cancer in February 2012. This annual award was established in Kenton’s name to recognize exceptional and outstanding service to AMBA and the mortgage banking industry. This first year’s award went to Michael A. Carroll, a 33-year active member of the AMBA and former association president. “It was quite the
honor to receive the Kenton Brown Distinguished Service Award," says Carroll. “Having known Kenton and been his friend for many years and to know how much he loved life, the mortgage industry, and the Austin Mortgage Bankers Association—to receive his award is an honor that I will never forget.” Carroll went on to say, “As a member of the AMBA for the past 33 years I know so many members that have given their time and experience to AMBA and deserve this award more than me...
