What’s new in real estate technology for 2016?
E
ach year, tech companies launch an abundance of new apps and tools for the real estate industry. The new year is also a good time to announce upgrades and improved functionality to existing systems. The goal is to make it easier to find new buyers and sellers, and provide ways to serve clients faster and safer than ever. For 2016, one trend we’re seeing from technology leaders and startups alike is an investment in lead-generation systems, personal safety tools, and robots!

Predictive analytic programs are lead-
generation tools that analyze large amounts of data. These customer relationship management (CRM) applications can help agents and mortgage professionals accurately identify better prospects, create targeted marketing campaigns, and close deals faster. SmartZip launched in 2009 and has been perfecting its predictive marketing SAAS solutions since. At the end of last year, the company announced improvements to SmartTargeting – technology originally designed to save time when identifying potential sellers. The cloud-based service uses current data and market trends to predict and identify likely high quality sellers. Agents can track conversions, marketing impressions, prediction analysis and more. What’s new in 2016 SmartTargeting received a re-design and upgrade. The easy-to-use mobile and laptop CheckIn app is even more convenient for tracking a variety of actions. With an “Activity Stream” function, agents can create files for notes, videos and photos, and access deep demographic insights, including marketing interactions and selling intent.

Other predictive analysis tools TLCengine helps REALTORS empower homebuyers by identifying the true cost of purchasing and owning a home. The technology analyzes different lifestyle cost variables – everything from the cost of borrowing money to heating and cooling a specific home, and planning for extra expenses. TLCengine also analyzes clients’ local gas and insurance fees, and how transportation will affect commute times, auto maintenance responsibilities and more. There are 31 unique variables the company uses to determine a potential buyer’s True Lifestyle Cost, or TLC.
Safety
In recent years, safety wearables have surged in popularity. Companies like Secure Couture and Cuff create attractive accessories outfitted with alarm technology. The idea is that when meeting new clients, agents have access to a panic button. More recently, companies like Secure Show are working specifically with the real estate industry to make safety more proactive rather than reactive. What’s new in 2016 SmartWatcher is an app that has a safety timer. If a user does not check-in at a predetermined time, GPS coordinates are sent to an emergency contact. This year, a new feature will allow users to designate someone to watch them – while in route, at an open house, or wherever one needs a second pair of eyes. Another app, Safer Streets, notifies people when they’re in a dangerous location, based on technology that aggregates a variety of official crime data. Walky – for those who walk a lot - allows users to avoid areas based on certain criteria, like neighborhoods that have dark, unlit streets, hazardous walkways, or even a high crime rate. Parent company, Watch Over Me, is rolling out new features city by city. Cuff is a technology company that designed a tiny module for jewelry, key chains, and other accessories. It takes a second to hit the alarm, which then sends location alerts to an individual’s network. Cuff is also great for networking. When an agent wants to stash his or her phone, but still needs to be alerted to important phone calls or texts, the Cuff module will vibrate. Now you can politely excuse yourself and take calls away from clients and colleagues. What’s new in 2016 This year, Cuff is jumping on the fitness bandwagon by using its technology to track movement and activity and help reach fitness

Looking forward to 2016
I
’m honored and thrilled to begin my term as 2016 president of the Austin Board of REALTORS. I will focus my term on the Association serving as a good neighbor to the community, which you’ll hear more about as the year gets underway. 2016 should be another busy year for all of us, so I’ll get right to it!
New TAR/TREC forms and changes Since Jan. 1, there have been several revised TAR and TREC forms and changes that you should familiarize yourself with. Back in November, TREC altered its education requirements and adopted some form revisions. The following three changes are most likely to affect you as a license holder: 1) The number of hours required to renew your license increased from 15 to 18; 2) Legal Update and Ethics courses have been replaced with Legal Update I and Legal Update II (four CE hours each); and 3) The rules about who must take the Broker Responsibility course have changed—a designated broker of a business entity
is no longer required to take the Broker Responsibility Course if the entity does not sponsor any salespeople at any time during the broker’s current license period. In addition to these modifications, many of the TREC contracts changed, as did the TAR forms that must be consistent with the TREC rules. You can find more details on these changes and a full list of the forms changing at bit.ly/NewFormsJan1. I also recommend looking at the ABoR Academy calendar each month for classes that will discuss these changes, such as Know Your Real Estate Contracts. There’s no better way to serve your clients than making sure you’re up-to-date and knowledgeable on the most recent and relevant modifications.

Happy New Year from the Williamson County Association of REALTORS!

e are excited about the work we are doing at the Association for our members and are confident that the “best is yet to come.” WCREALTORS is currently working on a complete redesign of the WCLIFE website. WCLIFE - Life in Williamson County - is your guide to selling, buying, and relocating to Williamson County. We are excited for a number of reasons: • The site offers information to newcomers, as well as the locals by providing current information about the continued growth of the WC! • It is a tool for potential new residents and those looking to relocate to Williamson County by showcasing the high points of housing, eating and living in the WC. • For those who have lived here for years; there is no shortage of information on WCLIFE. All the tools to learn about getting involved in the community, Chambers, volunteering and any number of tools needs to sell, purchase or update a home are included.

This innovative website will also provide information on city administration, WC government, schools, parks, a calendar of events, and so much more. It truly will be a state-ofthe-art tool for anyone who has interest in Williamson County. The site has a built-in directory of the affiliate business partners broken down by industry. There are lists of all the brokerage offices for all of our members broken down by city. Agents can even purchase an ad and feature themselves on a city page! This site is Williamson County’s initiative for a virtual relocation guide and we hope it aids our REALTORS in providing an overview of our county! New Designation In conjunction with this website, the Association has developed the WCSPECIALIST: Selling Real Estate in Williamson County CE

This game changing course focuses on all the things you need to sell real estate in Williamson County; topics include regional infrastructure, schools, economic development, elected officials, MUDS, ETJS, septic systems, and more. This certification is approved for 12 hours of CE credit and allows you to call yourself a WCSPECIALIST. Course instructors include elected officials, HOA representatives, ISD leadership, water specialists, and much more. Here's to a great 2016! Tuesday, Dec. 8 marked the day the Home Builders Association (HBA) of Greater Austin celebrated its own “changing of the guard,” and I was officially sworn in as the HBA’s 2016 President with Steve Krasoff of Scott Felder Homes as President-Elect. Over the last 30 years, my effort, skill, and attention to detail have made my career in construction highly successful and decorated. For the last 15 years, I have brought this expansive knowledge in custom homes, finely tuned management skills, and accurate construction administration techniques to private estate construction. I am a Graduate Master Builder certified by the National Association of Home Builders, as well as a LEED Accredited Professional with the United States Green Building Council. It is an honor to lead the HBA and the local home building industry at large in 2016. Building homes builds bridges—which builds community. This will be my top priority over the next year. All the members of the HBA of Greater Austin are vital members and participants within our collective community. As
with many other community minded organizations and associations, we are all advocates for better lifestyles—which is inclusive of better housing. Over the next year, I will focus our attention to building bridges with everyone within our community, such that we are all able to align our interests and advocacy for housing within the greater Austin area. I look forward to making great strides for the local building industry in 2016.

Austin CRS is gearing up for a great year The Council of Residential Specialists is the largest not-for-profit affiliate of the National Association of REALTORS. With nearly 30,000 members, CRS represents the most successful REALTORS in the U.S. We provide best-in-class continuing education, networking, practitioner-developed tools, and mentoring—and we also award the CRS Designation to experienced agents who have completed advanced professional training and demonstrated outstanding professional achievement in residential real estate. There are many advantages to joining the CRS organization. Here are just a few: Networking – You will learn to network with fellow agents across state and country that embrace high standards just like you. We are one of the most effective and extensive CRS-to-CRS referral networks in the industry. Our CRS Designees deliver meaningful referrals that result in sales. There are five networking groups throughout the state and you, as a CRS member, have the opportunity to attend all the networking sessions throughout the state as long as you are a CRS member. In
Austin, we have over 300 plus CRS members. We meet every other month at the Westwood Country Club for our educational lunch and networking time. Our next luncheon is at 11 a.m. on Feb. 17. Be sure to reserve your spot since these luncheons sell out. Education – CRS has the Best in Class Educational Classes. If you are looking for classes to attend to gain more knowledge or to attain the designation, we have five networking groups throughout the state, and each group will be holding at least one CRS class this year. We have coordinated our efforts and will hold different classes so you can achieve your designation, gain more knowledge and network with agents across the state. Tools to Market your Business – There are many resources available to help you market your business. By including your CRS Designation on print materials, brochures, flyers, and fact sheets, you can greatly enhance your business. You can customize the monthly “Your Home” newsletter with your personal information and send to your buyers, sellers and SOI.
Recognition as a Certified Residential Specialist — CRS is the highest designation awarded to residential sales agents, managers and brokers. You can only earn and maintain your designation through your CRS membership. As a member of CRS, you are able to use the CRS trademark and logo; you receive national exposure throughout the industry since there are only 3 percent of the 1,000,000 REALTORS who have earned their CRS designation.
Technology – CRS recognizes that staying up with all the latest technology is critical in our industry. CRS offers online classes, webinars and apps so we can stay ahead of the curve. As a CRS member, we receive a complimentary subscription to Inman. We are excited about all the things happening within the CRS organization. This past year, Secure Couture unveiled its Stiletto line of personal security jewelry. Unlike other wearables, hitting the alarm calls emergency contacts and 911. When activated, the alarm modules can “speak” for the person in danger. A microphone allows 911 operators to listen in or communicate with victims in need of assistance.

The Double 2, by Double Robotics, is a telepresence robot that will have a slew of new features in 2016. The new model has improved shock absorption mechanics and can better traverse common obstacles like cords and doorway thresholds. A 150-degree wide-angle lens increases field of vision by 70-percent. Commercial real estate professionals can collaborate and streamline marketing efforts and also gain insight into their property’s performance. Through an intuitive analysis platform, brokers will have access to accurate availability data. What’s new in 2016 RealMassive is upgrading its mobile app, making it easier to engage with the marketplace while on the go. Because the company is based in Austin, locals get to see upgrades and features faster than other cities. RealMassive also tries out new features here before anywhere else. DocuSign If you haven’t heard of DocuSign, you need to look up from your Smith Corona typewriter

It’s a place where buyers, agents, inspectors, lenders, and escrow agents can stay in the loop on a single transaction. RealSavvy is connected directly to Austin’s MLS and updated every 10 minutes. What’s new in 2016 The company recently launched real-time SMS and email alerts and notifications when someone in your circle is actively commenting on or bookmarking a listing. Newland Communities' Maggie Dotson promoted to Marketing Manager Newland Communities has promoted Maggie Dotson to the position of marketing manager for Rancho Sienna, a 550-acre master-planned community located on Ronald Reagan Boulevard, near SH 29 in Williamson County. In her new position, Dotson will manage all marketing efforts for Rancho Sienna, including relations with Realtors, homebuilders, prospective homebuyers and residents. She will also work with external and internal marketing agencies for Newland. Dotson joined Newland Communities in 2013 as marketing coordinator, playing an instrumental role in launching social media campaigns for Rancho Sienna and other Newland communities in the Austin market. “This will be a very important year for Rancho Sienna, with developments including new builders and new home neighborhoods, new parks and trails, and a likely bond election for an onsite school. We are very excited to have Maggie Dotson managing the marketing activities for Rancho Sienna, during this exciting time in the community’s life,” said Vaike
