The 2017 ABoR Board of Directors was installed at the 2018 Installation and Awards Ceremony, on Saturday, Dec. 2 at the Brazos Hall. Following are a list of professionals poised to lead the Board in 2018: 2018 ABoR Leadership Team The 2018 ABoR President is Steve Crory of Sierra Homes Realty and the PresidentElect is Jason Peebles of J Stafford Group. The awards are: REALTOR of the Year, Affiliate of the Year, REALTOR Community Service Award, Salesperson of the Year and Rookie of the Year. 2017 ABoR Affiliate of the Year On her first day as a Marketing Representative for Austin Title 27 years ago, Becky Hopkins thought the best way to get to know her clients was to jump right in Becky Hopkins and be a part of their world! Since working in real estate, Hopkins has joined several industry-related organizations and has held many leadership roles and served on committees. She holds membership with the Austin Board of REALTORS (ABoR), Women’s Council of REALTORS, Commercial Real Estate Women, Austin Mortgage Bankers Association, Austin Association of Real Estate Brokers, and the Home Builders Association of Greater Austin. This is Becky's third time to win the Affiliate of the Year Award. She was also a recipient in 1994 and 2006. 2017 ABoR Rookoe of the Year Award In August 2016, Maranda Mobley began her real estate career with Coldwell Banker United, REALTORS®. During her first 16

months of real estate, Mobley assisted in 26 transactions, ranging from 1031 tax exchanges, farm and ranch land, starter homes to reloMaranda Mobley cation. She considers herself lucky to be able to represent the amazing people in her life. Because of the support of her family and friends and all others who elected to trust her as their REALTOR®, her combined closed volume has reached over $12.8 million. 2017 ABoR Salesperson of the Year After having much success with high-end jewelry sales in St. Thomas, Vanessa Nunez returned back to the Vanessa Nunez United States to pursue her passion of real estate. She quickly made her mark in Austin real estate after being named “Rookie of the Year" by the Austin Board of REALTORS, 7½ years after obtaining her real estate license. During her second year as a REALTOR, Nunez was nominated for the Austin Business Journal’s prestigious “Power in Profiles” award, which features Central Texas’ top women in business and was a Platinum Top 50 Finalist 2014–2017. She is a consistent member of the $10 Million Club and has proven her leadership and drive are contagious.

or the Austin Board of REALTORS®, 2017 was a great year! Not only did ABoR launch three new MLS services, advocate for REALTORS at the state capitol, but last year included the completion of our beautiful new South location! With a new year comes a fresh start and I can’t wait to see all the great accomplishments 2018 has in store for ABoR and its talented members! I am thrilled to serve as the Association’s 2018 president and look forward to working closely with the board of directors, ABoR staff, as well as volunteers to bring change to the ABoR, the real estate industry, and our community.

Prepare for a new career Start the New Year off right by taking the next step in your career. The Texas Real Estate Licensing Prep Course, provided by the ABoR Academy is a great option for those looking to become a broker. During this two-day course, you’ll get top instruction from industry experts, while learning proven test-taking meth-

ods — it truly is the ultimate package! Participants also have the option to retake classes, for free, up to one year. The ABoR Academy is taking registrations for the following dates: Feb. 16–17 at ABoR HQ, March 23–24 at ABoR South, and May 18–19 at ABoR HQ. Don’t wait on making this year’s New Year’s resolution a reality! Contact the ABoR Education Department at education@abor.com with any questions. While on the topic of education, be sure to head over to ABoR.com/Calendar to see the variety of courses the ABoR Academy is offering this winter. If you haven’t made any New Year’s resolutions yet, take it upon yourself to learn a new skill. The ABoR Academy is the perfect place to learn more about our expanding industry. President’s Column By Victoria Reviel • 2018 President

Hello 2018… we’re ready for you

I

am incredibly humbled and honored to serve the members of WCREALTORS as the president in 2018. I have been involved with the Williamson County Association of REALTORS for almost 20 years and I am ecstatic at the direction our association is headed. Our 2017 board of directors, led by Suzanne Gantner, did an exceptional job, and I am looking forward to building on these achievements. In case you missed the Annual Installation & Awards Banquet on Dec. 7, it was a magical night; not only did we get real snow in Williamson County, we also had a great night celebrating with almost 300 real estate professionals as we recognized those who helped make 2017 a success. This year’s industry award winners were: • REALTOR of the Year - Greg Hodge, RE/ MAX Capital City • Rookie of the Year - Spencer Wheelwright, RE/MAX 1 • Affiliate Company of the Year - Mortgage Solutions Financial - The Gregson-Domel Team

• Affiliate Member of the Year - John Schutze, Guaranteed Rate • President's Choice Award - Jack Stapleton, Realty Texas • Community Neighbor Award - Hill Country Community Ministries • Distinguished Service - Linda Graves, RE/ MAX Capital City In 2017, we became the voice of real estate defeating two burdensome sign ordinances within the County, we helped get three candidates elected to local city councils, copublished the Williamson County Relocation Guide and helped secure the future of the Association by growing the Central Texas MLS. Looking ahead to 2018, I am very encouraged by the ideas from our board of directors and committee chairs about bringing an increased value to the membership. Between new TREPAC events, more bus tours, a new date for the Builders Fair, an increased media presence and new professional development opportunities, we already have a pretty full calendar for most of 2018.

www.myRealtyLine.com 2018 is the year we are bringing back luncheons, with our State-of-the-County Address from County Commissioner Cynthia Long at 11:30 a.m. on Tuesday, Jan. 18. As for events, the TREPAC Committee is starting off 2018 with a Sip & Stroll along the Historic Georgetown Square. More information about this event is available at wcrealtors.org! Be sure to save the date for our first Member Mixer on Feb. 18, West Side Story Bus Tour on Feb. 22, and the All-Star Builders Fair on April 12th. Part of the mission of WCREALTORS is to enhance and promote REALTOR members’ professionalism, to encourage member involvement in Williamson County. The Association works diligently through monthly news

articles, press releases and fireside chats with the local media. Furthermore, our community service committee will be working hard on putting together quarterly activities where our members give back to the community and our scholarship foundation will be awarding scholarships to deserving high school seniors. To accomplish all of this the Association needs your help! Join a committee, attend an event and share your feedback. It is essential that you remember that the leaders of the Williamson County Association of REALTORS are here for you. We openly welcome your creative ideas and suggestions for ways we can continue to grow this great association. We are in it together – my best to you and your family in 2018! RL

A

Happy new year!

s we usher in a new year, the Home Builders Association (HBA) of Greater Austin is getting ready for yet another busy year. We are fortunate to be living, working and building in the Austin market — one that has continued to grow year after year since the Great Recession that affected the region in the late 2000s. The ongoing growth in employment and population has fueled a seller’s market for many years now. And while market growth is generally a good thing, we are also facing an affordability problem. The growth also puts pressure on city staff where we find time and again that development services departments responsible for issuing permits are consistently struggling to keep pace — not only due to demand but because of inefficient systems and processes that increase the overall time needed to move a project along to completion. The HBA of Greater Austin’s members and government relations staff are committed to working with and educating city staff members so that efficiencies can be implemented that make a real impact. In that vein, we continue to work with our

partners at Evolve Austin to give professional and constructive feedback on CodeNEXT, the City of Austin’s development code rewrite — something that has not been done for more than 30 years. As we all trudge through the gruesome process of dissecting the proposed code, we have already discovered numerous issues that when implemented in the “real world” will make the process even more convoluted than it is now, if that’s possible. It’s through these continued exercises that I am proud to say we are doing all we can to bring positive change to the City and more importantly on behalf of our members, the overall real estate community and ultimately homeowners.

New HomeAid Chapter The HBA is also gearing up for its first-ever HomeAid Chapter in 2018. HomeAid is a leading national non-profit provider of housing for today's homeless. The organization partners with local nonprofits to build or renovate housing for America's homeless families and individuals through local chapters in 17 markets

HomeAid was founded in 1989 by the Orange County chapter of the Building Industry Association of Southern California (BIA/SC). In 1995, HomeAid America (HAA) was created to expand the effort throughout the country. HomeAid has provided housing for more than 300,000 individuals who have been rendered temporarily homeless due to circumstances beyond their control, including: • Abused children • Victims of domestic violence • At-risk teens • Returning military veterans • Those who are temporarily out of work • Victims of natural disasters and other catastrophes We are excited to be working with HomeAid America here in Austin. While the HBA of Greater Austin has given more than $2 million in donations to several local charities over the last 20 years, partnering with HomeAid allows us to concentrate our efforts in a new way that makes a big impact – and helps us fulfill our mission that all people are in homes and communities that enable them to thrive.

2018 Parade of Homes™ Building for the 2018 Parade of Homes™ is well underway. Mirabella at Travisso in Leander will host this year’s prestigious home tour Sept. 21–Oct. 7. The HBA is excited to be able to present a Parade of Homes in Williamson County and we are working with four premier custom home builders who have not built in previous Parade of Homes in our area. As the Parade of Homes enters into this growing territory, we’re excited to announce some new features planned. Visitors will not

only enjoy a spectacular display of four luxury custom homes priced above $1 million, for the first time we will also be showcasing an array of tiny homes. Visitors will have an opportunity to experience “living” on both sides of the spectrum. From top-of-the-line luxury custom homes to a minimalist lifestyle, the 2018 Parade of Homes will have it all. Also new this year, Parade goers will be able to attend scheduled workshops and demonstrations. REALTOR days will also be different this year. Open only to REALTORS, REALTOR Days will be from 2-7 p.m. (NEW TIMES!) on Sept. 28 and Oct. 7. REALTORS attending on these days will enjoy an exclusive experience when the Parade is reserved for a private showing to our REALTOR friends, free of charge. new beginning means we will be doing things differently moving forward for Women’s Council. What I just said is one example: at any one event or reference point, “Women’s Council of Realtors” will be fully noted once; then following references are only “Women’s Council” but not “WCR”. Gone are the acronyms – so others will know exactly of which fabulous group we are speaking! Some of the following transformations you will experience are: • We are a network not a chapter • We will have more focus toward REALTORS with membership ratio of 80 percent REALTOR members and 20 percent National Affiliate members • No local affiliates • Business meetings with lunch will replace business resource meetings (really just a name change) held five times this year • We will host four industry events (one per quarter) that are timely, issue relevant, include professional development, are member income-generating with a focus

on business leadership development skills, and one collaborating with other local networks, REALTOR associations or related real estate organizations • We will have a minimum of two other events such as mixers, a fundraiser or members only events • No Committees! Now we have Project Teams. Members and outside support as needed (YES, OUTSIDE support is OK!)—can be used for a defined period of time and will disband at the end of the project, in other words, short term • We will implement strategic partners: What are the Benefits of Being a Strategic Partner? A variety of levels and benefits are available such as visibility and opportunities with REALTORS; opportunities to showcase products and services, experience and expertise; be an indispensable part of the REALTORS professional network and the opportunity to increase revenue at the local Network level. ways visible. Provide a detailed list of everything that was updated, including line item costs. Recognize that you may have information useful to the appraiser, and always assume that pertinent data not otherwise available will be welcomed. With one caveat, it must be delivered in a timely and professional manner. When the appraiser schedules the inspection, let them know there’s some additional information in a packet on the kitchen counter. Or, offer to e-mail them some additional data points for their consideration. C aut i on !

Do your homework before each appraisal

A

ppraisers have a tough job, too. I think their profession is a lot like officials at a football or basketball game. They have guidelines or rules to conform to and are asked to form an opinion about a situation (or property) based on what they see and how what they see aligns with the rule book. In mortgage lending, the basic premise for an opinion of value is not necessarily the intersection of “the value a willing seller places on the property and a willing buyer will pay.” Mortgage lenders are looking for a value better described as “how much did the last seller and buyer of a comparable or similar property agree to.” Let’s compare that to your sales price. The process generally works. The contract amount and property value are in sync, data from similar transactions are incorporated into the negotiations for price, resulting in the buyer, seller, sales price and the appraiser all ending up on the same page. However, most of us have seen transactions where the above parties are not on equal footing regarding factors that influence the agreed upon sales price. Keep in mind, an appraiser is required to in-

clude a minimum of three recently completed sales transactions for comparable properties. Ideally, one sale with similar, but slightly less value; one sale with similar, but greater value; and one sale considered most similar to the subject. In certain markets, there may be more than three comparable properties and the report may also include a currently listed property whose sale has not been finalized. I suggest that you be prepared to help make sure the appraiser has access to all pertinent data prior to their selection of comparable properties. In today’s market, I think most appraisers would appreciate any additional information about comparable properties and sales that may be difficult for them to uncover. For example, if your seller accepted a contract offer that is a margin above the list price; let the appraiser know your client selected the contract offer after reviewing multiple offers that came in above the list price. If you know the unusual floor plan or unique color scheme did not appeal to many potential buyers, and that was the reason the “most obvi-

If you visited the property or have saved peer survey sheets saved from the listing, even better. Perhaps there is a pending sale in your office scheduled to close that would help support the value of your subject. You may also be in a position to know about closed transactions in the neighborhood that are not included in the MLS database. If an older home has not been updated, or has been remodeled, that is usually fairly obvious to both the client and professional. However, some functional updates get overlooked or are not al-

Along those same lines, sharing your thoughts on alternative MLS listings not chosen and/or providing information readily available, may not be seen as helpful or seriously considered. I’ve known agents who make it a point to share information and establish a line of communication with the appraiser when scheduling the appointment. In almost all cases, that information is well received. Sounds a lot like “make sure you do your homework, and turn it in on time” doesn’t it? RL
