ABoR to host annual TREPAC Golf Tournament The Austin Board of REALTORS (ABoR) will host its annual golf tournament at the Teravista Golf Club on Monday, April 14. All proceeds will directly support the Texas Real Estate Political Action Committee (TREPAC), which represents the real estate industry to the legislature. Participants may begin check-in and light practice at 11 a.m. and enjoy lunch until noon. The tournament will begin promptly at 12 p.m. with an awards party at The Ranch House at Teravista to follow at 5 p.m. The $125 player registration fee includes lunch, range balls, green fees, a cart, beverages and dinner. Those who prefer not
to golf may cheer on participants and attend the awards party for $25. Advertising opportunities for this event are available at a variety of levels, ranging from $200 hole sponsorships to $1,000 awards party sponsorships. It wasn’t until 1737 that the custom of St. Patrick's Day came to America, where it was first publicly celebrated in Boston. The first celebration in New York City was held 19 years later in 1756 at the Crown and T h i s t l e Tavern. The first Saint Patrick's D a y Parade in New York City was held six years later on March 17, 1762, by Irish soldiers in the British Army. Then 18 years later in 1780, General George Washington, who commanded soldiers of Irish descent in the Continental Army, allowed his troops a holiday on March 17th. This event became known as The St. Patrick's Day Encampment of 1780. Today, St. Patrick's Day is widely celebrated in America by Irish and non-Irish alike. So, back to the green beer and green clothing. We celebrate the holiday by imbibing the green and wearing green (a symbol of Ireland's lush green farmlands) and traditionally, those who are caught not wearing green are pinched. Ouch. Parades and pints, yes, but there’s no doubt, it’s all about more than “the green.”

Take the Stress out of Homebuying By Linda Hall • Realty World, John Horton & Associates 2008 President • Women’s Council of REALTORS When I decided to go into real estate after corporate life it was for the love of helping families find homes. What a joy! Now I’ll share with you what I know! The sweetest thing that happens to me (and others!) is that moment you walk into a home and see the expression on their faces as they say “WOW” this is my house! So each person and family decides on a Realtor on different ways. Here is a handout for customers: Take the Stress Out of Homebuying Buying a home should be fun, not stressful. As you look for your dream home, keep in mind these tips for making the process as peaceful as possible. 1. Find a real estate agent who you connect with. Home buying is not only a big financial commitment, but also an emotional one. It’s critical that the REALTOR® you chose is both highly skilled and a good fit with your personality. 2. Remember, there’s no “right” time to buy, just as there’s no perfect time to sell. If you find a home now, don’t try to second-guess interest rates or the housing market by waiting longer — you risk losing out on the home of your dreams. The housing market usually doesn’t change fast enough to make that much difference in price, and a good home won’t stay on the market long. 3. Don’t ask for too many opinions. It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of your immediate family—the people who will be living in the home. 4. Accept that no house is ever perfect. If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are

most important to you. Let the minor ones go. 5. Don’t try to be a killer negotiator. Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or by refusing to budge on your offer may cost you the home you love. Negotiation is give and take. 6. Remember your home doesn’t exist in a vacuum. Don’t get so caught up in the physical aspects of the house itself—room size, kitchen, etc.—that you forget about important issues as noise level, location to amenities, and other aspects that also have a big impact on your quality of life. 7. Plan ahead. Don’t wait until you’ve found a home and made an offer to get approved for a mortgage, investigate home insurance, and consider a schedule for moving. Presenting an offer contingent on a lot of unresolved issues will make your bid much less attractive to sellers. 8. Factor in maintenance and repair costs in your post-home buying budget. Even if you buy a new home, there will be costs. Don’t leave yourself short and let your home deteriorate. 9. Accept that a little buyer’s remorse is inevitable and will probably pass. Buying a home, especially for the first time, is a big financial commitment. But it also yields big benefits. Don’t lose sight of why you wanted to buy a home and what made you fall in love with the property you purchased. 10. Choose a home first because you love it; then think about appreciation. While U.S. homes have appreciated an average of 5.4 percent annually over from 1998 to 2002, a home’s most important role is to serve as a comfortable, safe place. Harper Ray, senior loan officer of Cornerstone Mortgage Company, was named 2007 Originator of the Year by the Texas State Affordable Housing Corporation. Ray was recognized for her service and dedication in assisting Texas educators, fire fighters, peace officers and low income individuals become homeowners. Much of Ray’s focus has been on first-time homebuyers. In 2007, her expertise secured more than $500,000 in bond grant money to help 116 families buy their first home. She is a multiple recipient of the President’s Gold Award for Production and has been named one of the Top Ten Mortgage Heavy Hitters in Austin. WCAoR has purchased two acres of land that will provide the setting for an 8000 sq. ft. building and approximately 120 parking spaces. The exterior of the building will have a green metal roof with siding composed of white stone and stucco. An environmentally sensitive landscape will surround the building and extend out to the property lines. The interior will have soft colors for the walls; with a combination of plank like wood flooring, carpet and tile. A state of the art education hall will be equipped with the latest technology to accommodate every type of class room setting. For all those functions requiring food, there will be a full kitchen that will be used to provide lunches and other events as necessary. And then there are his business interests and commitments. Flood served two years on the Realty Round Up Board, chaired Realty Round Up in 1995, and Chaired John Rosshirt’s ABoR Installation Gala in 2005. In 1995 he was named the Austin Board of Realtors ‘Salesman of the Year.’ He has been named ‘Company Salesman of the Year’ 25 times. He was the first recipient of the annual ‘Recognition of Excellence’ award from Austin Title Company in 1988, and in 1994 he was one of only three people in the history of the Austin Board of REALTORS to receive the Distinguished Service Award from ABoR. He is a charter member of the ‘Elite 25,’ the top 1 percent of brokers in Central Texas. He is a Certified Luxury Home Marketing Specialist and a Certified Transferee Specialist. Of the real estate industry, Flood says it has been interesting and rewarding to observe, discuss, contribute to and participate in its evolution over the years. “The requirements of being a successful REALTOR have changed, for the better and to the benefit of our clientele.” He points to education requirements, extensive training, greater product knowledge and ever-changing technology as the driving forces that propel him and his colleagues (friends and friendly competitors) to higher levels of expertise. And, he says, “It’s the public, the clients, who directly benefit from the work involved in making the industry what it is today.” Flood says he has always done his best and worked

It was during a game of golf in the middle of the week that Bill Flood decided real estate was the business he wanted to be in. Of course, what he didn’t know at the time was that the two men he met that day, men who just happened to be in the real estate business, had worked before the game and were heading back to work after. Flood headed back to college after a two-year hiatus to study real estate and finance, and graduated from The University of Texas with a finance degree, emphasis in real estate. After 33 years in the profession he says it’s still a wonderful and challenging and always interesting business—a serious business because it usually involves the largest financial transaction in peoples’ lives—and a business he tries to have a little fun with along the way. Flood has been a residential real estate broker with Stanberry & Associates for about 15 years. When he started out his goals were to become a top salesman and establish a clientele. Today, after successfully meeting those initial goals, he focuses on maintaining his business and clientele while helping others in their real estate careers. Flood says it’s the unlimited potential and thrill of closing the sale—while helping a client get the home they want, that makes the business so satisfying. “Working hard to put the transaction together and working in a relationship with clients that you see develop through trust, competence and knowledge makes every transaction a true accomplishment,” says Flood. Of accomplishments, Flood says his family tops the list. His family consists of his wife, Dinah, their four children, ages 22 to 38; Alan, Stephen, Shannon and Mark; Stephen’s wife, Erin, and granddaughter, Grace.
