ens in the work environment. The workplace remains a place where employees are starved for positive recognition and acknowledgement. Traditional beliefs standby the idea that an employee is thanked for his or her work by receiving a paycheck, yet today’s worker and client expects more. The act of showing gratitude increases loyalty and morale as well as promoting a more productive professional environment.

As the year winds down

A

nother year has come and gone and I can’t believe we’re already in the middle of the holiday season. As REALTORS, we’ve had a busy and productive year, and now it’s time to take a minute to look back on everything that we’ve accomplished.

There have been changes! There have been changes in many ways. At ABoR, we began featuring a newly designed series of ABoR Forums, which were the most informative and valuable we’ve had to date. Those accomplishments were the result of member attendance at the forums, and the feedback you provided along the way. Hundreds of real estate professionals gathered at the forums to listen, learn, and weigh in on important topics to our industry. Over the past year, discussion topics included urban rail, “coming soon” property marketing, AustinHomeSearch.com, and the MLS. We’ll be hosting more forums next year, and I hope to see some more new faces! And let’s not forget the big decision on

syndication. ABoR was recognized as an industry innovator for the decision to return syndication back to the brokers. This decision received national attention and fostered local, state and national conversations about data integrity, professionalism, and the best way to serve Austin-area homebuyers and sellers. Speaking of change, the new ABoR headquarters at 4800 Spicewood Springs Road is almost complete! During the last two weeks of December (beginning on Dec. 22), the ABoR Stonelake office will close, and all business will be conducted from the south office at 2028 East Ben White Boulevard. During those two weeks, staff will be transitioning into the new offices, where they will be ready for business beginning on Jan. 5, 2015. Join us for an official open house on Jan. 16, as we celebrate our annual Installation and Awards Ceremony, honoring the 2015 Board of Directors and recognizing this year’s industry award winners. Event tickets are only $25 and can be purchased at Abor.com/Installation.

Prepare for the runoff elections I hope everyone took advantage of their democratic right and voted in the landmark election held earlier this month. I ask you all to please prepare for the runoff elections, which will be needed in several of the Austin City Council races, including mayor and many of the new Council Districts. Early voting for the runoff election will run from Dec. 1-12, with the main runoff Election Day

taking place on Dec. 16. As important as the mid-term election was, this run-off election is probably more important, since the elections that were not decided earlier this month will now come to be resolved with the run-offs. Remember to get out the REALTOR vote! Thanks for giving me the opportunity to serve you over the past 12 months. It has been my pleasure and privilege, and it has been one of the most rewarding things I have ever done. You guys are the best! RL

Tis the season to be “Giving Back”!

T

is the Season to be “Giving Back”! That is certainly the focus of this time of year, but with all the marketing media, Christmas ads, trees and wish lists its seems more like the year of “What’s there for me?” It becomes really difficult in this season between now and Christmas, to not get caught up in the merchandising marketing, but really as REALTORS, we are in the business of “making dreams come true” and certainly that includes “Giving Back.” Sure we get that commission check, but we also hope that we are giving more than we receive. Are we giving those extra moments to our clients to help them find the house of their dreams or get the offer of their dreams? Are we taking the extra time to visit about their concerns, or do we just forget to return those phone calls? When an offer falls through, do we feel bad with them or just move on? Giving back can have so many different connotations and meanings to each person. This season let’s think about how we can give back to our clients, our families, friends, and

those who are ill or who have lost someone recently. One of our members was just at the Association today with samples of the over 140 handmade Christmas cards her group had made to send to our military this year. Giving back doesn’t always have to be about money time and talent works too. Your giving back can also be a reflection of your business and who you are as a REALTOR. Maybe you are involved in sports and could give back to some of the neighborhood leagues. You spend your spare time with animals, and maybe it’s time to shelter those over the holidays that need a vacation from the Humane Society. Cooking is maybe up your alley – shower your talents on those who don’t have a talent or desire – especially some of your clients. Let your home skills pour over into your business and build those relationships. Make yourself memorable and “Give Back”, as that’s how memories are made. I read a sign once that said, “People will never remember what you said, nor will they always remember what you did, but they will

www.myRealtyLine.com always remember how you made them feel.” This is a wonderful motto by which to run our businesses. We want our clients to remember how we made them feel when they reach out and take those keys for their first home and know that it was you who helped make that possible. Or maybe you helped someone sell their home so they could move back to another area of the country or to be with family, and you made it possible. It isn’t always about just doing the deal; it’s all about how we do the deal and what do they remember about how you made them feel during the process. I encourage everyone during this season of Thanksgiving to be thankful for the clients who have come our way, the new friends

we’ve made, and mostly for the opportunity to help them make their dreams come true. Our Association is thankful for all you’ve “Given Back” to help other members succeed in their business – either through teaching, working on committees, bringing food for the students in class, or providing help and support to do all the events and activities of the Association. I hope you will mark your calendar for the 2014 Awards and Installation Banquet, Dec. 11 at Lone Oak Barn in Round Rock. What a great opportunity to “Give Back” by coming together and sharing in the celebration of all that 2014 has brought to the REALTOR community. RL

Fill your days with people who you appreciate and who appreciate you back,” says Koppel. “I believe you will find life more fulfilling. I think you can show gratitude in a multitude of ways because today there are so many types of communication, including handwritten notes, e-mails, texts, Facebook messages and gifts. To me, the most important thing is that it is genuine.” Everyone loves to be appreciated. Spend two minutes praising a colleague or sending a client a personal thank you card. Soon those small acts of kindness will equal a professional culture of gratitude that makes it all worthwhile. RL

Are you earning what you are worth? We all have two valuable resources: time and money. How we spend those now will determine how much of each we will have in the future. Your future is created moment by moment by what you do in the present. Making sound decisions now increases the odds of a brighter future tomorrow. As business people we must be good stewards of our resources, the two most important being time and money. We must spend them both with thoughtfulness and care now if we hope to have more of each in the future. This is what I refer to as the time/money cycle. We all have the same amount of time, so how do some people manage to get a lot done while others seem to accomplish so little? It’s not about how much you have, what matters is how you spend it. The goal is to make better use of time; focus on using time to make more money, use the money to buy your time back; use the extra time to make more money; use that extra money to buy more time back. Soon you will have more time and more money. If you find yourself saying “I don’t have

time” over and over, then maybe it’s time to take a new look at how you deploy your resource called “time.” Step one: Assign your time a dollar value. Since you no longer have an employer telling you what you are worth, it is up to you to determine this for yourself. What are you worth? What is your time worth? What is one hour of your time worth? Write it down. “I am worth $300 per hour.” Assign yourself a value. No one else will. This is something you must do. Now that we have that, watch your watch. Your personal burn rate is $300 per hour. We can’t manage what we don’t measure. Now that we agree we are worth $300 an hour, we can begin to track and measure the cost and productivity of our time. It now has value. Step two: measure your time. For example, pretend you meet a buyer. How much time do you spend on each of the following activities? 1. Initial meeting and interview? 2. Discovery of wants and needs? 3. Searching MLS for properties that meet buyers’ criteria?

4. Making list of properties to preview and show? 5. Previewing these properties to ensure they meet buyers’ criteria? 6. Loan app? 7. Showing properties? 8. Writing an offer? 9. Negotiating the offer? 10. Finalizing documents? 11. Inspection? 12. Contract-closing tasks? 13. Closing? 14. Total hours? Now add up all the hours and multiply by the $300 per hour you are worth. How much money should you have from all these activities? Now look at your commission check. Which number is greater? Now we can begin to see the reason why we need to value our time and measure it. When we are working, what activities make us the most money in the least time? Focus on those. These are known as Income Producing Activities. Step three: How many buyers can you work with at once? How many sellers can you work with at once? Now that we know the value of time, we now know we are far better off listing properties than putting buyers in our cars. With good systems we can probably work with 30 to 50 listings (Sellers) at one time while we can only work with one buyer at a time. Now

we know where to focus our efforts. Our IPA’s (Income Producing Activities) become listing as much as possible. This shift will allow us to start making more money in less time. We don’t work less, we just make more. We take that extra income and hire an assistant. Now we no longer do administrative tasks like follow up and contract-to-closing paper work. We focus even more of our time on IPA’s called listings, which produces even more money in even less time. As the cycle continues to repeat itself, we will see that we are generating more income in less time, taking that extra income and buying our time back. Instead of doing the administrative tasks ourselves, we hire an admin person to help us. What does that cost? Less than $300 per hour. Get rid of admin tasks. Focus on IPAs. Unless it makes money, hire someone else to help you. We are now generating two, three, four even five or more times our income in less time! Step four: Build the team. Why don’t more people do this? Because they don’t know how to get the right people to do the right thing at the right time. Hire people who are excellent or very good at things that you are fair or poor at and stop doing them. Focus your energies on just a few tasks that you are excellent at or very good at. Start earning what you are worth today. RL
