hile the holidays are meant for celebrating family traditions, logging travel miles and consuming gingerbread, it’s also the time of year dedicated to serious shopping. But amongst all of the retail therapy, remember that the holidays can also be the ideal time for the more substantial purchase of real estate. Just because the cookie exchange has begun doesn’t mean that the home selling process goes on vacation. Unfortunately, misconceptions abound about holiday home selling.

Misconception No. 1: Potential homebuyers are too busy to purchase

There are often fewer homes on the market during this time of year so buyers have the advantage with less competition for the home seller. “A serious buyer won’t delay their search,” says Angie Moore of The Power of 4 - Team Excellence. “Couples with children can manage hectic schedules by one person conquering the social obligations while the other views homes.” Sellers tend to take a break during the holidays, making showings easier. “Some clients have more flexible schedules during this time of year,” says David Burton of Horizon Realty. “Find out their holiday schedules since buyers will want to see the property and tree trimming and baking time could be interrupted.” Blackout certain days when clients are

Disciplined buyers understand that a house down payment should not be touched, because it goes toward an important investment. “I don’t think holiday expenses affect buyers during the holidays,” says Brent. “My husband and I bought our

If the “no show” dates increase, consider taking the property off the market until the next year instead of moving to the bottom of buyer’s broker lists. According to Debbie Fontenette of Keller Williams Realty, holiday house hunters are overall more motivated buyers. “People who are looking during the holidays are typically interested in buying quicker, or are seeking a great deal.” Lenders, agents and other real estate professionals often have more availability during the holidays and should take advantage of selling opportunities, “There is definitely a wave of buyers that begin looking at houses at

WCAoR Celebrates 39 Years in 2012; Don’t You Think It’s Time to Join?

S

ince 1973, Williamson County Association of REALTORS (WCAoR) has been meeting the real estate challenges of the present and future, enhanced and promoted REALTOR members’ professionalism, provided quality services and encouraged involvement in our community. The WCAoR is the ninth largest REALTOR association in the state of Texas, with almost 1,300 REALTOR and affiliate members. More importantly, Williamson County is the second fastest growing county in Texas (Rockwall County is number one) according to the U.S. Census Bureau estimates released in March 2010. Williamson County has been growing at an increasing rate for several years now because of its location just north of Austin. In fact, parts of Austin's city limits extend into southern Williamson County. Most of the growth has been residential with large companies, such as Dell, increasing opportunities in the housing market. If you do most of your business in the Williamson County area, you do not have

to join WCAoR…but why wouldn’t you and your brokerage join an association where you do business? An association that knows your business cares about your business and values your business. At WCAoR, education is our focus. Over 21 percent of the members at WCAoR have their GRI designation. This is the highest percentage of any local board that offers GRI. Each month we offer a diverse curriculum of business development, technology and real estate courses. If you are new to real estate you can be successful your first year in the business and WCAoR wants to help ensure that success. That’s why we created the WCAoR Academy, to assist agents that have been in the business for less than two years, a critical time when starting a new career. As a member of WCAoR, you also have access to the MLS services by obtaining a membership in the ACTRIS/MLXchange. This service is provided separately from your board membership and is available for purchase at the WCAoR office. New members

WCAoR has provided a large variety of events during 2011 – Builders Fair, Partner Up, Cheeseburgers in Paradise, TREPAC Bowling, Habitat for Humanity, member luncheons, Tech Tune-Up and member mixers - all of which have been focused on providing members resources, contacts and information to support REALTORS in their business. On Thursday, Nov. 3, the WCAoR education committee is coordinating another one of these great experiences: The EAST Side Story Bus tour. Explore what’s happening on

the east side of IH-35. We will visit the sites and learn from economic developers about the growth, future plans and about businesses and developments. Support Needed to Ease Credit Concerns for New Home Construction, Jobs

any home buyers prefer the advantages of a new home – more energy efficient, brand new appliances, not as much maintenance, the ability to customize, modern kitchens and conveniences, builder’s warranty, built to current building code, curb appeal . . . the list goes on and on. But if homebuilders continue to be denied access to construction credit, that may mean a shortage of new homes and many buyers may have fewer choices. Jobs and new home construction continue to be at risk due to the current regulatory climate. Lenders have basically stopped making acquisition, development and construction (AD&C) loans which are absolutely vital to get credit flowing to the housing sector again. Homebuilders will not be able to keep their doors open and create jobs in their communities if they cannot get credit to build even pre-sold homes. And when lenders call in performing loans, everyone suffers. Workers get laid off, sound projects

go uncompleted and banks take possession of unfinished property. Federal bank regulators maintain that they are not encouraging institutions to stop making loans or to indiscriminately liquidate outstanding loans. However, home builders who are dealing with banks all across the country suggest that bank examiners in the field are adopting a significantly more aggressive stance on AD&C loans out of fear of the regulators coming into the banks and targeting them. The National Association of Home Builders (NAHB) is urging Congress to support legislation that would help restore the flow of credit to the housing sector. HR 1755, the Home Construction Lending Regulatory Improvement Act of 2011, offers a legislative solution aimed at ending the freeze in housing production credit that has forced countless home building firms across the nation to shut their doors, resulting in grave repercussions for job growth and the overall economy. This legislation has had great bipartisan

support including that of many Texas Congressmen including our own Lloyd Doggett (D-Austin) who signed on as an original cosponsor. HR 1755 directs the banking regulators to issue new guidance in three key areas: 1. Cease implementing a 100 percent capital bank lending limit for AD&C loans as a “hard” limit, and utilize the 100 percent of capital guidelines as it was intended. 2. Use “as-completed” values when assessing the collateral of residential AD&C loans they intend to fund to completion and use “arms length transactions” standards when assessing new loans. 3. Abstain from compelling a lender to call or curtail AD&C loans where the home

builder is current in making payments in accordance with the loan documents. Without access to construction lending, homebuilders cannot build homes, hire employees and be a positive contributor to the nation’s economy. It may also mean fewer choices as buyers look to buy a new home. Most Americans consider home ownership to be the single best long-term investment and a primary source of wealth and financial security. Countless generations of Americans have counted on their homes for their children’s education, their own retirement and a personal sense of well-being. onventional wisdom has it that newhome sales slow dramatically during the holidays, and while the fourth quarter has historically not been our strongest quarter, the end of the year does present unique opportunities to connect with customers, book sales and build “be-backs” for the next year. Here are five good reasons to focus on promotional sales events during the holidays, especially if you specialize in marketing master-planned communities, where lifestyle is an important part of the appeal: • Home buying is an emotional process, and for many in our culture, the holidays conjure up strong yearnings for the perfect home and community. Even if a buyer is not ready to contract right away, touring a model home and community decked out in holiday decorations can create a strong and positive first impression and a surefire “be-back.” • Master-planned communities really shine during the holidays with resident events, parties, toy drives, etc. Often, prospects are

invited to the festivities. Even if they’re not, the marketing message can promote the wonderful community togetherness. • Gift-giving is a central holiday ritual, so buyer gifts (a.k.a. incentives) resonate strongly during this time of year. • With the end of the year right around the corner, the holidays are an opportunity to make a pitch on the substantial tax and financial benefits of homeownership. • Ditto for year-end inventory sales and other builder promotions. We need not limit ourselves to the big holiday months of November and December. Fortunately, the calendar provides us with year ‘round opportunities to create holiday promotions – at times that allow us much more opportunity to stand out than during the super busy season that begins with Thanksgiving. Life, and the desire to find the perfect home and community, goes on 365 days a year. From Valentine’s Day and Easter, to July 4 and backto-school season, there’s always a reason to create a fun promotion that will sell homes. RL

once was faced with the dilemma of being homeless for the holidays during the chilly winter of 1995. I had recently completed renovating a historic home in San Marcos and having landed a job in Austin, decided it was time for me to make the move. “You’ll probably be sitting on the market for a while since the holidays are approaching, so go ahead and decorate. I doubt you’ll have many showings this time of year”, my REALTOR advised. So I decked the halls and went about my annual cooking marathon when much to my surprise my charming 1920’s Spanish Revival got an offer. I had only a few weeks to find a new home, lest I found myself celebrating the night before Christmas at the local Embassy Suites. Slightly frazzled, but with a steely determination to be settled by December 25, I armed my REALTOR with a very specific list of details for my new home - and a 48-hour time frame in which to find it. The first house we previewed was the one I ended up buying. What sold me on it wasn’t just the fabulous location and that it fit my great-grandmother’s

12-foot armoire, but the home was perfectly staged for the holidays. Fresh smelling wreaths wrapped around the staircase and the mantle was framed simply with candles and garland with white, twinkling lights. A warm throw blanket was placed on the armchair next to the crackling fireplace. The scene was set and I knew I had found a place to call my own. I placed an offer the very next day and moved into my new home on December 22. Indeed, I fell for great staging. Happily, I served my favorite holiday roast to my fiancée and friends in my new dining room on Christmas Eve. I was home for the holidays. It’s been 16 years since my holiday home purchase and my experiences inspired me to pursue a career in Austin real estate in 2001. Over the past decade, I’ve learned that while the winter housing market does ease a bit, agents who snub hibernation and continue working through the season can find the holidays and the early spring quite lucrative. As a matter of fact, every year I see a mini boom between Thanksgiving and late December. And of

course the agents bringing in the holiday contracts are the ones that continue their daily prospecting – proof that perseverance pays. “December is typically a record month for me. While many agents are taking off the months of November and December, I’m getting my unfair advantage,” states REALTOR Gary Gentry. While it is important to take off a few days to enjoy time with family and friends, those who become “secret agents” and take off several months, are missing some golden opportunities. When asked by your sellers if they should take their homes off the market until spring, stop and consider: will they miss out on that holiday sale? As evidenced by my personal experience, buyers looking to purchase in the winter are serious. “Emotionally it is a time when buyers want to be settled in with their families, so they are ready to take action,” Gentry says. Winter buyers typically have a sense of urgency and want to take advantage of some time off during the season. They may

also be looking to close before the end of the year for tax purposes. For those relocating with children, they are seeking to get them settled into school before the second semester. Obviously a tastefully decorated home shows beautifully during the holiday season, just be sure to advise your sellers to not go overboard. “Avoid showcasing religious decorations and keep décor to a minimum,” advises local home stager and REALTOR Courtney Unangst. Outdoor décor should also be kept subtle, so the enormous inflatable reindeer and candy canes should be stored and the home and bushes should be simply strung with elegant white lights. Fresh garland smells great, but avoid strongly perfumed potpourri. Photos, personalized stockings, and gifts should not be displayed. Try to remember the home is a product that needs to be sold, so keeping it clutter free and de-personalized is important, even during the holidays. You want the buyers to picture their family and décor in the home. RL

Real Estate News & Notes National Association of Remodeling Industry Ninth Annual Tour of Remodeled Homes Opens October 22 through 23 Austin NARI announces the Ninth Annual Tour of Remodeled Homes opens from 12 to 6 p.m. Saturday and Sunday, Oct. 22-23. A percentage of tickets sales will be donated to Wonders and Worries, an organization whose mission is to help children cope when a parent faces a serious or life-threatening illness. This year’s tour theme is “Explore the Possibilities” and will feature eight homes throughout the Greater Austin area showcasing remodeling possibilities through the eyes of some of AUSTIN NARI’s most talented remodelers. Projects

include fabulous single room to whole-house remodels, spacious remodeled kitchens, family leisure and media rooms as well as outdoor entertainment areas, bathroom remodels and two-story additions. Keller Williams Realty's Bartlett Real Estate Group Sponsors Successful Clothing Drive for Fire Victims To provide necessities to the victims of the fires in Steiner Ranch, Leander and Bastrop, Bartlett Real Estate set up a clothing drive at their office. “People have been bringing not only gently used articles of clothing but brand new items as well. One person showed up with what must have been $300 worth of kids underwear and socks,” said Marissa Radack of Bartlett Real Estate. Jason Stubbs with Heavenly Care Moving donated one of his trucks which was used to deliver the donated items. Bartlett Group agent and Steiner Ranch evacuee Stacey Rider was the organizing force behind the effort as she had the personal experience of having to leave her home in Steiner with only 10 minutes of notice. “My

husband and I didn’t even have a moment to talk as we systematically packed our two cars with our pets and whatever personal items we thought were important,” Rider says. “My eight-year-old daughter Emma became hysterical when we got the call to evacuate so I told her to go pack some of her toys and tried to keep myself as calm as possible.” RL

MileStone Community Builders Announces Plans for Four New Communities Development is well underway at four new sites throughout Metro Austin as MileStone Community Builders, LLC continues with plans for aggressive growth throughout the region. "We carefully choose each of our markets, and focus on two product niches: higher-density housing and larger lot singlefamily homes at the upper end of the price spectrum,” MileStone president and CEO Garrett Martin says. “We are pleased to have acquired four exceptional sites that complement our portfolio in vibrant areas of the market like South Austin and the fast-growing suburb of Cedar Park,” Martin explains. The new communities will expand MileStone’s presence in these two regions, where it is currently building townhomes and garden homes, and will mark its entry into East Austin with a new single-family detached product.
