This month the Austin Board of REALTORS (ABoR) is celebrating an anniversary. It’s been one year since the ground breaking of its new headquarters in Northwest Austin. And ABoR is pleased to report that it's on schedule for the much-anticipated Dec. 2014 move-in and Jan. 2015 grand opening. ABoR’s new HQ, located at 4800 Spicewood Springs Road, is a project that’s been at least three years in the making – or 10 years if you count the day the organization began saving for the move. For a number of reasons, up until 2013, leasing office space in Austin was more advan-
tageous than purchasing land and building a new office complex. After a patient, decade-long wait, the real estate climate suddenly shifted in Austin and purchasing land for a new HQ became a strategically feasible option. As a result of a perfect storm of sorts – the combination of affordable land prices, reasonable loan rates, and wise investment decisions – in 2013, ABoR purchased the final acreage needed to kick start construction. The new 33,000 squarefoot home base, located at the intersection of Mesa and Spicewood Springs Rd., is just three miles southwest of their Stonelake rental.
The new headquarters, which ABoR is currently seeking LEED certification for, sits on nearly 5.2 acres of land and has views of Austin’s pristine Hill Country and picturesque Texas State Highway Loop 360 corridor. The cost to construct the building and install site work is between $12 and $13 million. The new facility will have three auditoriums, up to five conferences rooms, a computer lab, and a dedicated closing room and plenty of additional workspace in the member lounge. One of the most exciting improvements members will notice is the organization’s investment in technology. “We will have multiple data lines to the building, dedicated cabling, plus wireless and wired connectivity throughout,” says Bill Evans, 2014 president of the board. The building will also offer professional meeting space and state-of-the-art amenities that can be used for virtual meetings and networking. For many real estate professionals,
