AREA CONTEXT The project site is located in the general vicinity of Dagupan’s city center. The area is generally mixed-use residential with all major institutional uses in close proximity, as well as numerous transport terminals. It is along the main commercial spine, and is directly accessible via the Perez Boulevard Bridge.

The project site is within an internal lot located at Dagupan City. Primary access to the site is through a perpetual right-ofway from Perez Boulevard in the main town area, bounded by Binmaley-Dagupan Rd. on the west, A.B. Fernandez E. Ave. on the north and Arellano St./ San Fabian-Dagupan Rd. on the east.
