The area is generally residential in character, with a few small retail and F&B establishments scattered along the length of Daang Hari Road. The project site is a corner lot located along the perimeter block of Ayala Southvale - Sonera. It is accessible directly from the Main Sonera Drive, via the Daang Hari Road. The location is accessed from the North via Alabang-Zapote Road, or SLEX; and from the South via Molino.

The project site is located along the peripheral block/ boundary of Ayala Southvale - Sonera. The rear side of the lot is bounded by the development perimeter wall. Beyond this, to the north and south is part of Pilar Village, an existing residential community of semi-blighted quality. It is a corner lot, located at the norther corner of the intersection of Crimson Leaf Road, and the Main Sonera Drive. It is horizontally to the left of the Sonera Clubhouse. The parcel is Lot 1 of Block 1.

1 Site orientation exposes it to harsh noon to afternoon sun 2 Development perimeter wall is a hard edge/ severe boundary that needs to be softened 3 Corner lot exposes it to traffic from all lanes, thus possible noise perception 4 Existing mahogany tree must be respected, and becomes a challenge to be integrated into the site planning 5 More stringent setback requirement

OPPORTUNITIES 1 Relative openness allows for possible treatment of two frontages 2 Visual access/ vista from the main access at the main road is a good opportunity to create a warm entrance gesture

THREATS 1 Existing residential community to the left and north of the lot decreases sense of privacy, and may pose as visual blight to the views along those orientations.
