Pratt Institute Student Residential Hall located on the corner of Myrtle Ave and Grand Ave in Brooklyn NY, program required 110 occupancy, two means of egress along with two elevators, and a vast amount of shared space including lounges and common areas. Thomas and Waterbury designed a building for Pratt’s graduate student so that this residential hall would lean toward an apartment building layout rather than a dormitory layout. The zoning limits are design from surpassing a 65’ height without a 10’ set back on Myrtle Ave and a 15’ set back on Grand Ave before reaching maximum height at 80’. For the residential part of the building we build to the property line, this includes floors 3-7 and part of the second floor located on Grand Ave. However, the ground floor, part of the second floor located on Myrtle Ave, and the 8th floor are built only to the setback lines. The double height setbacks at ground level provide a mirroring effect to the double height setbacks on 8th floor. DWG

By setting back on the ground and at 65’, we have created four distinct masses which include the curtain wall communal space, and two residential masses that “hang” off the main and center mass. We have designed notches on Myrtle and Grand Ave right after the curtain wall communal space to give each mass its own spotlight. The vestibule (entrance to the building) acts as a separate mass intruding the curtain wall mass. The rear yard has a 23’ green wall which is used as a border to separate the Pratt building from surrounding neighbors. The rear yard is a result of zoning and square footage limitations. Located in the rear yard along the border is a planter with a parallel benches. There are also three circular planters located in the second half of the rear yard to provide division of this large space, more seating, and more greenery. We have also design a sculpture garden to lie within the initial setbacks on the ground level. This was design as a way to carry Pratt’s presence off campus and onto Myrtle Ave. The location of the sculpture garden was also provided to act as a landscape buffer from the city life on Myrtle Ave.

The entrance was placed to emphasize the prominence if the corner, and limit the travel distance to campus. This entrance was designed to show Pratt’s presence on Myrtle Ave and how they want to revitalize it as they have done through myrtle hall, the new film school, and the landscaping plaza currently under construction. Also on ground level are large lounges and common spaces including a public bathroom, bike storage, mailbox room, and a sunk in lounge that leads to the rear yard. We designed our lounges at double height to get the residential units off the street and away from the noise, thus there are no apartments at ground level. Laundry and necessary mechanical rooms lie on the basement level along with parking for 10 cars that come off a ramp located in the rear of the building. Circulation is designed to allow natural light to filter the corridors and prevent them from being long, dark black holes. In addition, for the longer corridor, we didn't want it to feel too long so we arranged the building so this way there can be windows along the length of it. This contributed to the design of the rear yard, allowing us to create a more spacious rear. Elevators exit directly off into the curtain wall communal space to encourage students to occupy the balcony areas and the lounges located on the 4th and 7th floors, and to allow nicer views as people are waiting for the elevator. Lounges are placed on the 8th floor so that all residents would have access to the rooftop terraces created at the setbacks, everyone can enjoy the view of Manhattan skyline, and it becomes a destination. Also on the 8th floor are work rooms that lie along the Grand Ave terrace. They are used as study spaces, painting spaces, and conference rooms. The roof is non occupiable, however it contains greenery, solar panels, bulk heads, and a cooling tower along with other mechanical necessities. We have designed 9 different unit types including 4 ADA accessible units on each floor. There are three 1 bedroom 1 bath units, three 2 bedroom 2 bath units, and three 3 bedroom 2 bathroom units.Each unit was designed so that a student doesn’t need to share a bathroom with more than one other person. Thus the third bedroom in the three-person unit has a private bathroom. Nearly half of our units are duplexes and the others are single level. We designed duplexes so that this apartment building layout can feel more like a home than single level apartments and can help to provide separation between residents. However, we have at least one of each type along a single story so handicapped residents can have access to each time and not to discriminate. For the facade, we embraced the shifting walls and double height spaces created by the variety in our plans. Living room windows are floor to ceiling, providing more natural light to the deeper spaces. Bedroom windows are typically 3 feet off the ground to allow furniture placement beneath and extend to the height of the door, 7’ 6”. The horizontal lines created by the residential façade extend to the curtain wall’s design and the setback design. Vertically the windows are divide in thirds. For sun control on the southern side of the building, we placed horizontal fins at the 7’ 6” mullions. In the instances where there are full height windows, the lower spandrel and upper spandrel are composed of fritted glass. For the curtain wall, the horizontal fins taper as they curve around and head to the east where they are not needed. COVER SHEET
For materiality, we choose to clad the building in stone veneer rain screen panels. We chose this material so that our building can act as a dominating presence on the street. The stone makes for a very solid material that can tie to the past architecture of the campus while in our application still being contemporary. In addition, the contrast between the stone cladding of the masses and the light glass composition of the atrium will be strong. We also use the stone to differentiate the masses by using a lighter stone cladding on the front masses and a darker stone cladding on the rear main massing.
