Marketing Your Home Multiple Listing Service (MLS) The MLS is the most comprehensive resource for up-to-date local real estate information. Only licensed REALTORS® can add your home to the listing database. We will write a creative narrative showcasing your home’s attributes to include pertinent information about your property. We add photos and video tours to the Virginia MLS CoOp, which consists of the Central Virginia Regional Multiple Listing Service (CVR MLS) and the Chesapeake Bay & Rivers Multiple Listing Service (CBRAR). This MLS is accessible to all licensed area agents. They can then match your home to clients they are working with who are searching properties similar to yours and contact us for private showings.

Listing Syndication When you list with us, your property and video tour are included in the listing feed from MLS into the National Information Data Exchange (IDX). This system posts your home on broker websites nationwide. Your home will not only be displayed on our website and Clocktower Realty Group’s website, but it will also be syndicated on the websites below —and 1,000+ more across the world!

Posting times will vary by website and are generally dependent upon the timelines created by the MLS and each website. Your listing will also be submitted to the IDX system, which posts your listing on other broker sites, as subscribed to by those brokers. Listings that the client chooses not to allow AVM or comments will not display on Zillow, Trulia, and many other sites. Listings that the client chooses not to allow address display will show on broker sites, but will not be syndicated otherwise.

Showing Your Home

Showings and Scheduling We are always available to show your home to prospective buyers. Appointments can be made through our online service, Showing Time. You will be notified of an appointment request by text. This allows you to either confirm or deny the request and thereby fitting showings into your daily schedule when they are convenient. Showing Time puts you in control of your home's showing schedule.

Lockbox Access A lockbox will be placed on your home so it is accessible to agents to show their clients. This system tracks all agents and clients who have entered your home. Once an agent enters your home, the lockbox system emails our office immediately. We know who enters your home and we then follow up asking for feedback from the showing.

Feedback Feedback is one of the keys to our clients’ success. We take a two-step approach. Once an agent accesses the lockbox, we then immediately email them for feedback. We also call showing agents within 24-hours for verbal feedback. This is how we measure performance in the marketplace so we can adjust quickly for a faster sale. All feedback is shared with you in a timely manner.

Preparing Your Home

Getting your home ready for showings is one of the biggest deciding factors in selling your home. First impressions are key and making sure Buyers stay in a positive mindset as they tour around your home can be difficult at times. Here are some things you should do when showing your home to potential Buyers.

TIP #1: Curb Appeal Real estate agents often refer to curb appeal as “staging your yard”, which is basically maintaining the exterior of your house. When home buyers drive up to your house, the first thing they see is your front yard. If what they see is an uncut lawn filled with weeds or dirt patches, they’ll instantly be turned off. Making sure the grass is cut is extremely important when wanting to make a good first impression. Adding a few other details, such as flowering plants, can also increase your curb appeal — just look at the difference!

Grab a notebook and stand in front of your home. Anything that jumps out at you or looks like it needs attention, jot it down. Be sure your front yard is immaculate, first impressions are largely decided here.

Preparing Your Home

TIP #2: De-Cluttering & De-Personalizing We often tell our home sellers to “de-clutter” and “de-personalize” their home before listing to sell. Buyers can be turned off by a lot of personal items on the bathroom sink or having to step over toys on the floor. Having a lot of stuff sitting out on your kitchen counters gives potential Buyers the impression there isn’t enough cabinet space for storage.

De-personalizing your home generally means not having a large number of family photos or an excessive amount of personal items visible around the house — they can distract Buyers and make it harder for them to imagine themselves (and their own family) living in your house. Do a quick run through of each room and make sure that clutter is not a factor home buyers will notice. By getting rid of clutter and personal items, your home will look more appealing to buyers — a quick fix is to pack away non-essential items in boxes and store them until your move.

TIP #3: Color & Light If you have bold, dark colors on the walls in your home, you might want to consider repainting with warm, neutral tones. Soft grays and tan colors are among the most popular choices in helping Buyers picture their own furniture and items in the space.

Pulling back the curtains and/or opening blinds to let in more natural light before showings will instantly give your home a warmer feel.

TIP #4: Get Rid of Odors One of the biggest turn-offs to potential buyers is strong, lingering odors such as cigarette smoke and pet odors. You can get rid of many odors by having your carpets professionally cleaned, repainting walls, opening windows and airing out the rooms. You can also spray soft surfaces with a deodorizer to remove additional unwanted odors. On the day of your showings, you can bake cookies or boil water with apples and cinnamon to create an inviting scent.

Closing Costs Closing Costs Closing costs are the various fees charged by the lender, the title company, real estate agents, and other service providers in order to complete a real estate transaction and are paid through escrow. Which party pays for specific closing costs can be negotiable between the buyer and seller.
