Business is good for Salata founder Berge Simonian. So good, in fact, that his 10-year-old company has outgrown its downtown Houston headquarters and started construction on a new facility in west Houston. “It’s a 26,000 square foot property that we bought in July 2013,” says Simonian. “Hopefully by July of this year, we should be good to go to move our headquarters, our training restaurant and our dressing manufacturing there.” The new building at 16720 Park Row will also feature a restaurant that will serve as the company’s test kitchen. Billing itself as “The Next Generation Salad Bar,” Salata offers a simple menu: fresh salads and house-made soups. It’s a recipe that’s worked so far, but a large portion of the chain’s success can be attributed to Simonian’s foresight; ten years ago, he saw that consumers wanted more choices. “Everyone wants to eat healthier,” he says, “and there aren’t a lot of options out there.” Simonian is doing his best to rectify that - one Salata at a time. Five years ago, the salad chain had eight locations split between Houston and Dallas. Now Simonian touts 42 restaurants - some of them franchises - throughout Texas, California and Illinois with plans to open 15 more in the Lone Star State by next year. “Mostly college towns such as Lubbock and Waco,” he said. “We’re going to be showing presence there in the next couple of years.” Simonian is quick to point out that a lot of thought and research goes into selecting new locations and markets. “Within a three-mile radius, we need a population of more than 100,000 and an average income of at least $75,000,” explains Simonian, also mentioning that a large, white-collar daytime population is also important. ping centers with plentiful parking and visibility. He added that along with Salata’s healthy offerings, healthy competition helps the restaurants thrive. “I like to see more restaurants where everyone converges so we already have the clientele and we would be the healthy option,” Simonian says. That sentiment is shared by Gregg Koffler, vice president of franchise development at Corner Bakery Cafe. “Other fast casual concepts in the market always help,” he says. “We don’t mind the competition.” Certainly, that approach appears to be working for the 14-year-old company. Founded in Chicago in 1991 and now based in Dallas, Corner Bakery Cafe operates 182 stores in more than 20 states with plans to expand further. When it comes to finding a location, Koffler says the company maintains what he calls a “flexible footprint.” “We have a couple different prototypes,” he explains. “Anywhere from 3,400 square feet to 4,200 square feet. Inline, end cap or even pad sites are OK with us.” Like Salata, Corner Bakery Cafe wants locations surrounded by a daytime population of professionals. Says Koffler: “23 percent of our business is generated through catering.” Standard fast-food brands with an established presence in Texas are also adding locations. Maureen DiStefano, the director of development for Arby’s, says while the chain already boasts 134 restaurants here, there are plans to add franchises in 14 markets. Those include Victoria, Amarillo, Corpus Christi and San Antonio. Continued on page 12

Burger King, while not divulging its exact number of Texas locations, did say its franchisees “continuously review its restaurant portfolio and make strategic decisions based on many factors, including development opportunities, market conditions, restaurant profitability, lease length and overall brand presence.” Though there may be more small footprint restaurants looking for space in Texas in 2015, grocery stores are buying up square footage by the thousands. Due to the pressure of competition, the largest chains - including Aldi, Walmart, Kroger, Trader Joe’s, HEB and Whole Foods - declined to participate in this article. However, Wolfe & Co., a Houston-based commercial real estate agency, reports that 32 new supermarkets are planned in the Bayou City alone in 2015. That list includes construction by HEB (seven stores),

“We continue to include D-FW in our statewide real estate search for future property holdings for the company,” HEB vice president Winell Herron told the newspaper, adding that real estate purchases are “a key part of [the chain’s] strategy.” Though restaurant and grocery chains are eating up a lot of Texas commercial real estate, other retailers are also trimming off square footage. “We combine experience and science when evaluating potential locations to create a market optimization map, which defines our growth strategy in a market,” says Greg Smith, Sport Clips’ vice president of real estate. The Georgetown, Texas-based hair care chain was just named in Entrepreneur magazine’s “Top 10 Fastest-Growing Franchises” and ranked 36th in the “Franchise 500” -- and for good reason. Sport Clips locations are cropping up monthly with more than 1,300 across the country. Smith says the plan is to open another 23 in Texas this year.

Kroger (four stores), Walmart (four stores), Whole Foods (two stores), Sprouts (two stores), Fiesta (one store), Trader Joe’s (one store) and Aldi (11 stores). While Aldi is a relative newcomer on the Texas scene, its manager plans expansive growth here over the next five years. “We still have plenty of room to grow in Texas,” Hector Alejandro, ALDI Inc.’s director of regional buying, told the Dallas Morning News. Aldi is a third the size of a traditional supermarket, usually no more than 17,000 square feet, but its Texas presence is exploding. The grocery chain currently has 89 locations throughout the state, but Alejandro says he foresees more than 400 in the future. Additionally, Aldi is in the process of building a 650,000 square foot distribution center in Rosenberg, set to open next year. Meanwhile, its biggest competitors are expanding too. Walmart just opened 37 of its neighborhood markets in two different layouts: 40,000 square feet and 12,000 square feet. The Dallas Morning News also reports that HEB is buying up property in north Texas, specifically in Dallas, Fort Worth, Frisco and Plano. Despite the real estate investment, the 110-year-old, San Antonio-based company hasn’t announced any plans to open new stores there.

“Many of those approved are in Dallas-Fort Worth, Austin, Killeen, San Antonio, Houston, El Paso and other medium to larger cities,” he says. He adds that though Texas is Sport Clips’ most mature market, the population growth here opens up opportunities for continued expansion. “According to the U.S. Census Bureau, Houston-The Woodlands-Sugar Land was the top metro area from mid-2013 to mid-2014 in increase in population with Dallas-Fort Worth-Arlington being second,” Smith points out. leaves little time for research, but Smith says that’s an integral part of his company’s location search. “Two major components of our site selection methodology are retail synergy - what draws potential clients to the area/shopping center - and psychographics - a detailed analysis of who our clients are and where they live,” details Smith. Just as Sport Clips focuses on giving customers an experience, so does Top Golf. The entertainment complex bills itself as a place where “the competition of sport meets your favorite local hangout.” “You can challenge your friends and family to addictive point-scoring golf games that anyone from the hopeful pro golfer to your neighbor’s 7-year-old kid can play year-round,” explains Zach Shor, the company’s vice president of real estate. “Just picture a 240­ -yard outfield with dartboard­ -like targets in the ground. The closer to the center or “bull’s ­ eye” you get and the farther out you hit your microchipped balls, the more points you receive.” Top Golf currently has eight locations throughout Texas, including three in Dallas and two in Houston (with another under construction). The complexes are massive, typically spanning 12 to 14 acres. While Shor says the company does have expansion plans in 20152016, it’s “nothing I can announce.” He adds that Top Golf looks for property in urban areas with at least 1,000,000 people within

a 35-minute drive. Because Top Golf markets itself as a destination, the pool from which it draws customers can be larger. Dollar General, on the other hand, knows its customers bank on convenience. “We generally serve customers within a 3- to 5-mile radius,” says Crystal Ghassemi, of corporate communications for Dollar General. “We also take demographic trends, competitive factors and traffic patterns into consideration.” Ghassemi notes that the retailer also tailors its methodology depending on whether it’s targeting rural, suburban or metropolitan areas. Dollar General won’t reveal how many new stores it will open either, only saying that “Texas represents a large amount of our 11,800 store footprint with nearly 1,250 stores in the state alone as of today.” The retailers who agreed to participate in this article are but a sampling of the companies that call the Lone Star State home, but they demonstrate that demand for commercial real estate of all sizes and shapes is greater than ever. The saying goes “Everything is bigger in Texas” -- and it’s clear retailers of all kinds are adopting that philosophy.

Retail: •R etail sales are increasing as home building plays catch-up and job growth continues; many brick and mortar stores stock a fraction of their product lines and take online orders at the store for home delivery from central distribution centers…think Restoration Hardware •H ouston’s strong income and population growth attract national retailers who are just recovering from the slump nationwide; low- and high-end retail both doing well here •O n the transaction side, it is very difficult to acquire retail centers in this strengthening market, and with land prices high, it is hard to find suitable sites for development; a lot of developers and investors are trying to get into Houston retail • T he grocery chains which anchor so many centers are beginning to see the wisdom in owning their centers • WalMart started seeing sales increase as gasoline prices fell Multi-Family: • I n 2014, 68 communities opened with 19,000 units; in 2015, 87 will open with 19,500 units; rates were up 8% in 2014, after 20 consecutive quarters of upward movement; we are absorbing 15-16,000 units per year; 52 multi-family projects have been put on hold or canceled • T here will be softness in multi-family and the question is for how long? Existing tenants will ask for concessions being given to new tenants when renewal time rolls around, and that happens every 6-12 months; existing tenants are smart •W e probably have 6-9 months before we can assess the impact on multi-family and industrial rates • T he inner loop / core infill will recover first •Y oung professionals cannot afford a home, and do not really want to rent, but developers have made today’s multi-family so “fun” and amenity-packed that they attract renters •B y all measures job growth will continue here, but just at a slower rate; long term, Houston is a super “bet” for developers and investors

Fears of Panelists: • Too-stringent government regulation on oil industry • Higher taxes on tenants and buildings • Rising interest rates (lower level of worry here) • Cyber-attacks on infrastructure • Unexpected geo-political events • Higher labor and material rates for construction • Unable to find talented people • Too much capital competing for deals drives up prices •N ational press is giving poorly researched negative image of Houston based only on oil prices, while fundamentals in other areas of our economy remain off the charts positive General: • Investors are still chasing good investment grade real estate; worldwide, 427 funds are raising $481 billion for real estate investment; today’s capital is much more long-term / less volatile, and less likely to panic as it did in the ‘80s •B eltway 8 is the new 610, and it is getting hard to find land on it, hence the expansion of development to the Grand Parkway •H ouston is the number one manufacturing city in the country, whereas Dallas’ economy is based more on on warehouses for distribution •W e must improve Houston’s amenities and transportation infrastructure to a world-class city level so we do not choke on our own success • T he Super Bowl is coming in 2017 and will focus the eyes of the world on Houston - huge efforts are underway to make sure it will be a positive impression •C BD has 1,800 hotel rooms now but will have 8.000 in time for the Super Bowl…this capacity will make Houston a much more attractive convention city as well; the CBD will be transformed by the time of this big event • Ongoing shortage of lots plagues homebuilders, which also slows retail development •S ince Houston has no zoning, it often happens that developers in different commercial real estate segments compete for the same site The above information is a partial recap from the speakers at the event.
