We hope our streamlined content, curated features, and captivating lifestyle stories – all in a fresh, new, bilingual design – will continue to inspire and entertain. Sustainable growth is a major tenet of the Ascendas-Singbridge philosophy. With each project, we hope to strengthen the fabric of the communities in which we are engaged. In China, we teamed up with International Enterprise (IE) to launch the Singapore Manufacturing Innovation Centre (SMIC) in Guangzhou. This revolutionary enterprise will help facilitate partnerships between Singapore Industry 4.0 (I4.0) providers of technology solutions and Chinese companies looking to adopt these ideas, and is in step with the “Made in China 2025” initiative. Ascendas REIT continues its growth with the acquisition of No.100 Wickham Street in Brisbane, Queensland, Australia for AUD$83.8 million. The 14-storey freehold property is strategically located next to the city’s central business district within the vibrant suburb of Fortitude Valley. 2017 is a key milestone for our three listed REITs. Our feature story in this issue celebrates the 15th, 10th and 5th anniversaries of our Ascendas REIT (A-REIT), Ascendas India Trust and Ascendas Hospitality Trust respectively. A-REIT is Singapore’s first and largest industrial and business space Real Estate Investment Trust,

Bottega Veneta introduces its Fall/Winter 2017 advertising campaign and video series: The Art of Collaboration with Todd Hido at Lee House 2 in New Canaan, Connecticut. “I love architecture, which is why we always shoot our campaigns in world-renowned buildings. Since Spring/Summer 2017 was shot in a Paul Rudolph house in an urban setting, we had to find a structure that would match that level, and I knew Lee House 2 would deliver,” says Tomas Maier, Creative Director of Bottega Veneta. He reunites with photographer Todd Hido who also shot last year’s campaign. Concurrent with this campaign, the brand is launching a new platform of episodic content: The Art of Collaboration Film. In line with Hido’s photographic narrative, Maier evolves the campaign concept to produce a short film, Mixed Messages. www.bottegaveneta.com

SANCTUARY IN THE SAND

Known as a hidden museum on the Danish west coast, Tirpitz acts as a gentle counterbalance to the dramatic war history of the site in Blåvand. It transforms a historic German WWII bunker into a ground-breaking cultural complex comprising four exhibitions within a single structure, seamlessly embedded into the protected shore lands of Blåvand. Expected to attract around 100,000 visitors annually, the construction of the 2,800 sqm “invisible museum” commenced back in 2014. The Tirpitz’s upgraded look is a refined take on the original artillery fortress. The sleeker design seamlessly fits into the surrounding dune while it lines up with the gorgeous landscape. Visitors can access the historic bunker at night to enjoy the 4D theatre, where they can also enjoy light-activated shadow plays describing what the bunker was used for. www.tinker.nl

AIRmaker IoT Demo Day 爱玛客物联网演示日

AIRmaker, Singapore’s leading accelerator programme for startup companies around Asia, held its Demo Day on 1st August 2017. The event was the culmination of a three-month mentorship programme that saw 1,300 applications from cross-border startups from around Asia. Only eight companies were selected to join this prestigious programme, each receiving valuable business and technological advice from a network of mentors. Ascendas-Singbridge is one of the founding partners of the programme, together with Singapore governmentbacked SGInnovate and Shenzhenbased technology enterprise Runyang Group. This year, the entrepreneurs are all involved in the health sector, also known as medtech, with each product tapping into the smart technology known as the Internet of Things (IoT). There is global emphasis on companies offering technology such as artificial intelligence (AI), automated learning machines, real-time tracking and data-driven processes that look to improve the city of the future. Many of the eight participating startups are already conducting pilot programmes and trial runs, with the rest fielding offers to begin testing in the last quarter of 2017.

Three cheers for a -iTrust 腾飞印度信托荣获2017 THE EDGE SINGAPORE’ S BILLION DOLLAR CLUB CORPORATE AWARDS 三项大奖

Ascendas India Trust (a-iTrust) won a total of three awards at The Edge Singapore’s Billion Dollar Club Corporate Awards 2017 in the REITs category. The three awards won included Fastest Growing Company Award 2017, Most Profitable Company Award 2017, and Best Sector Award 2017. Mr Sanjeev Dasgupta, CEO, Ascendas Property Fund Trustee Pte Ltd, received the awards for the company during an award ceremony held on 25th October 2017 at the National Gallery. This year, a total of 112 of Singapore’s largest locally-listed companies qualified for the Billion Dollar Club. To qualify, a company must have a minimum market capitalisation of S$1 billion. The new wins make a-iTrust one of the best locally listed companies to invest in. A total of 86 companies were scored across nine categories and ranked based on three metrics -- namely stock return, net profit growth and return on equity (ROE).

FutureChina looks bright 中国全球化发展倡议促进各 国达成战略联盟,共襄盛举

Ascendas-Singbridge’s Chief Executive Officer for Sustainable Urban Development (SUD) Mrs Nina Yang was part of a discussion panel on the opportunities for foreign investors in China’s new normal. The panel congregated at the FutureChina Global Forum 2017 in Shangri-La Hotel, Singapore. Mrs Yang shared that China under President Xi Jinping’s leadership has pushed on earnest three fronts – the One Belt One Road (OBOR) initiative, the Asian Infrastructure Investment Bank (AIIB) and Free Trade Zones (FTZ). OBOR, AIIB and the FTZs are three parts of a holistic initiative to create tighter integration amongst countries through enhanced connectivity – not only in the physical sense of land, sea and air links – but also, in terms of building accompanying software: framework agreements, collaborative institutions, market openings and more. Singapore, like the rest of ASEAN, is one of the 65 OBOR countries and a founding member of the AIIB. “Our companies are already deeply and heavily invested in China’s FTZs. Going forward, Singapore Inc. can look to benefit from business opportunities that spring from the increasing synergies between OBOR, the AIIB and the FTZs,” shares Mrs Yang. As China pursues its OBOR initiative, it will be imperative for Chinese companies to establish themselves globally in order to focus on growing their business. Those able to provide the right platforms to achieve this will be in great demand.

For instance, the Raffles City Chongqing project developed by Ascendas-Singbridge and located within the city’s FTZ will be the most sought-after address for financial, logistics and ICT services companies seeking to expand into the Chinese hinterland. Mrs Yang summarises: “Outside China, the Group has also entered into a joint venture agreement with the China Machinery Engineering Corporation to invest and build industrial and business parks across Asia, starting with India, Vietnam, Indonesia and Malaysia. In a night of elegant festivity, the SIP Planning Awards Gala raised a toast to all those who achieved excellence in urban planning and design over the past year. Held at the Swissotel Singapore on 21st September 2017, the programme saw 55 submissions from across Singapore, China, Malaysia, Indonesia and Australia in five different categories such as Urban Planning and Infrastructure Planning. One of the highlights of this evening was the Honorary Fellow Membership bestowed upon Dr Cheong Koon Hean, CEO of the Housing Development Board, for her outstanding contributions to the field of urban planning. The event saw the addition of two new award categories, testament to the rapid progress in urban development and planning innovation around Southeast Asia. CEO Mrs Nina Yang, Chairperson of the SIP Awards, and CEO of Sustainable Urban Development at Ascendas-Singbridge said, “We are proud to be crossing borders and expanding our reach, with collaborations such as those with MIP and the Planning Institute of Australia. Switzerland-based fragrance and flavour company Firmenich opened a S$13 million Perfumery Creative Centre at Singapore Science Park on 18th September 2017. The new facility is spread across 3,500 sqm and houses the company’s leadership teams for three different product categories, namely hair care, soap bars, and detergent powders. The new creative centre also boasts the additional feature of “climatic labs”, where staff can actually simulate the climatic conditions of certain countries and seasons in order to test how their fragrances would hold up at different temperatures. This acquisition is the second investment under the Ascendas India Growth Programme (“AIGP”), in which GIC is a principal investor along with Ascendas-Singbridge. Acquired from the Kohinoor Group of Pune, the land parcel is located in Kharadi, the prime suburban business district of Pune. It is close to social infrastructure such as residential developments, hotels, business parks, malls, educational and medical institutions. With a total development potential of 2.2 million sqft, the land parcel will be developed into an IT and IT Special Economic Zone park with supporting amenities. It has been a decade since a-iTrust was listed on the Singapore Exchange. Since listing, the Trust has tripled its initial portfolio floor area of 3.6 million square feet to 11.9 million square feet as at September 2017. From IPO to 31st March 2017, a-iTrust delivered compounded annual net property income growth of 13.2% in Indian rupee terms. In addition, unitholders received total shareholder returns of 86% over the same period in spite of the depreciation of the Indian rupee against Singapore dollar. With the recent stabilisation of the Indian rupee, a-iTrust’s distribution per unit in Singapore dollar terms increased by 25% to 5.69 Singapore cents. Over the past decade, many of a-iTrust’s properties have garnered awards that recognise the ongoing effort in reducing its environmental footprint. These include Crest building at ITPC, which received a LEED gold certification from U.S. Green Building Council in 2012, in recognition of its achievements in the areas of sustainability and green development and operations; Aviator building at ITPB, which received the LEED platinum certification for Core and Shell by the Indian Green Building Council (IGBC) in 2014; and The V IT park in Hyderabad, which was awarded the IGBC Green Building platinum rating in 2015, making it the first platinumrated IT park in India.

As an independent platform, A-HTRUST has the flexibility to engage Best-in-Class hotel operators, which are best suited for the target markets. The ability to work with different operators also increases the pool of knowledge A-HTRUST can apply across its portfolio. As it continues to seek potential acquisitions that can enhance the long term growth prospects of the portfolio, A-HTRUST recently expanded its investment mandate to markets beyond Asia, further reinforcing its diversification strategy. A-HTRUST also looks forward to the delivery of Shama Luxe Aurora Melbourne Central in 2019, a property acquired on a forward purchase arrangement, situated in a prime location in Melbourne CBD. A-HTRUST also engaged in active asset management as it seeks to optimise the cashflow of the properties and increase the value of the portfolio. A notable achievement was the change of rent structure of the hotel in Osaka, Japan, coupled with a major refurbishment, which resulted in substantial valuation increase in the property – the property was valued at JPY17.5 billion as at 31st March 2016, almost double the purchase price of JPY8.9 billion when it was acquired in April 2014. In 2015, A-HTRUST divested Pullman Cairns International at a consideration12% higher than valuation, as part of its continual portfolio assessment where asset plans are periodically evaluated and, where appropriate, free up or recycle capital for more productive use. 2017 was a fruitful year for A-HTRUST as it garnered gold for the Hospitality REIT category in The Asia Pacific Best of the Breeds REITs Awards 2017, and was also awarded a Winner of Shareholder

Ascendas-Singbridge and International Enterprise Singapore (IE) launched the Singapore Manufacturing Innovation Centre (SMIC) on 21st August 2017, establishing a first-ofits-kind platform where Singapore advanced manufacturing technology solution providers can partner Chinese enterprises to co-create new technologies and solutions and implement transformative automation and digitisation initiatives.

In 2015, China established the “Made in China 2025” initiative (MIC 2025) that aimed to use advanced manufacturing technologies and innovations to transform the labour intensive “Factory of the World” into a global manufacturing superpower. MIC 2025 presented new opportunities for Singapore advanced manufacturing services companies looking to venture into China and the SMIC aims to be both a bridge and a springboard serving this cluster of innovative companies.

Mr Ong Ye Kung, Minister for Education (Higher Education and Skills) and Second Minister for Defence, joined hands with Mr Chen Xiao Hua, Mayor of Huang Pu District and Executive Vice Director of Guangzhou Development District Administration to grace the landmark launch of the SMIC at Ascendas OneHub GKC in Sino-Singapore Guangzhou Knowledge City (SSGKC).

To date, the Ascendas-Singbridge-IE partnership has already brought together six pioneering Singapore technology players with complementary capabilities to the SMIC; they are: Akribis Systems (motion control specialist), Barghest Building Performance (energy efficiency technology provider), K-One (innovation and green solutions provider), KA Industries (manufacturing

7 that contribute to and facilitate the sector transition to MIC 2025. The many areas of potential collaborations include robotics and industrial automation, energy management, Industrial Internet-of-Things (IIoT) and big data analytics.

As a province, Guangdong is driving this national effort of manufacturing transformation. In line with MIC 2025, the Guangdong government has already pledged approximately S$190 billion to upgrade its manufacturing sector and the adoption of robotics to cope with rising labour costs and shortage of skilled manpower.

Out of the gate, the initial signs of interest are encouraging. K-One and SESTO Robotics have both generated interest from Chinese airlines for automated inflight catering solutions. K-One’s eco-technology solutions to enhance industrial cleaning and inflight catering preparation dovetail with SESTO Robotics’ automated guided vehicle systems to provide a comprehensive automation solution.

Ascendas-Singbridge contributes the multiplier platform for the enterprise-led, government-supported SMIC initiative where both advanced manufacturing solutions providers and potential Chinese clients can come together to interact, exchange ideas and collaborate. “SMIC is strategically positioned for innovative enterprises to meet the demand of Chinese manufacturers actively seeking

solution partners to enhance their capabilities and create higher value-add,” explains Mrs Nina Yang, AscendasSingbridge’s CEO for Sustainable Urban Development. “This is in line with our commitment to play a meaningful role in supporting economic and social development in key cities across China and around the region.” As the economy of the world’s most populous nation faces the challenges of increasingly higher labour costs and ageing industrial infrastructure, automation and digitisation could be the keys to future economic growth. SMIC is well positioned as the one-stop service platform where Chinese manufacturers can tap on Singapore know-how in their march towards MIC 2025.

A five-storey Romanesque Revival warehouse along 10 Hubert Street has been given a breath of fresh air by Eran Chen, principal architect of multidisciplinary firm, ODA New York. The building has had several dramatically different incarnations since Julius Kastner first designed and built it for a liquor merchant in 1892. It was later taken over by a pistachio baron, before ending up being occupied in recent years by an artist who didn’t do much to stop the ravages of time from acting upon the historic structure. “This building was actually purchased on eBay, incredibly enough, and has been owned for many years by an impoverished artist who allowed it to fall into complete disrepair,” Chen revealed. “When we saw the space for the first time, we just couldn’t believe that someone could actually be living there when the building was in that state – it looked like an unsettled scene straight out of Les Miserables.” The current owner chose ODA to redevelop the existing structure, a project that involved reconfiguring the building into individual apartments and a ground floor storefront, restoring the façade and constructing a 1,000 square foot rooftop pavilion. The additional challenge was that this pavilion had to be invisible from the street, as per the requirements of the Landmark Preservation Commission. The intention was to combine the pavilion with the two original top levels to create a 14,000 square foot triplex for the owner to live in.

3 Referencing a unique heritage It took Chen a good deal of imagination to realise the building’s potential. ODA found that the interior bricks of the lower two floors of the triplex were intact and could be salvaged through some patchwork. But aside from those and the ceiling beams, which were also reclaimed, little else could be saved. 3 Bookshelves are not just utilitarian but serve as a decorative element to the interiors. 书架不仅实用,同时 也是内部空间的点睛 之笔。

A major driver behind the project was the idea of preserving and celebrating the beautiful heritage of the building. The brick facade was painstakingly restored to include graceful period details like arched windows, cornices and foliate moldings; and beautifully finished with terracotta and brownstone details. Inside, the double-height ceiling of the living area is highlighted to stunning effect by a

painted steel and glass catwalk rimming the space, evoking the 19th century cast iron architecture that once thrived in the TriBeCa area. The catwalk enables individuals to access bookshelves, which line the upper half of the walls of the living area. Practically, it’s a clever use of space, allowing the area to play two roles – one as a living room and the other as a wraparound library. Designwise, the wooden shelves and massed ranks of books add an appealingly cosy but exclusive “members-only club” vibe to the space. Celebrating the past Throughout the interior, clean lines dominate and plenty of natural light flood each room. ensure its invisibility while maximising its size, we opted to use a unique roofline reminiscent of the mechanical penthouse structures that are so common in TriBeCa,” says Chen, explaining the ideas that drove the result – an irregularly but precisely slanted roof. “This pragmatic solution matched the building’s historic context, and became one of the most striking spaces in the home.” There is a great deal of inherent beauty in merging the old and the new. Chen truly believes that marrying different layers of history engenders better architecture. “Adaptive reuse is not simply historical preservation. It is using an old narrative, which is connected to a certain time and place, as inspiration for a new design that is both authentic and contextual. At a time when every new building in the world looks like the other, these two virtues are super important,” the architect shares further. Indeed, no one can argue that the result is anything but gorgeously unique. The contrast between the rustic and the elegant, the luxurious and the edgy, the old and the new has created a place of striking yet restrained sophistication and quiet confidence – beautifully fitting for a historic building perfectly adapted for modern life. 4 and the dark maple kitchen cabinets. The bathrooms are enclaves of quiet luxury, with extensive use of pale grey French and Carrera marble in the sinks, the bathtubs and the walls. Chen is quick to pinpoint his favourite spot in 10 Hubert Street. Painted steel and glass doors fold back to reveal an expansive outdoor terrace on the rooftop. Rimmed with lush foliage and boasting an unobstructed view of the city, the space is perfect for throwing cocktail parties under the stars or enjoying a moment of quietness amid the hustle of city life. “The rooftop addition was quite an accomplishment. We had to demonstrate to the Landmarks Commission that it would not be visible from the street – so, in an effort to

辉煌再现 整个内部空间,线条简洁流畅,每个房间都可以 充分享受自然光照。色彩搭配遵循极简主义风 格,冷色系的灰色窗框和门框与暖色系的红砖 相得益彰,配以黑色系的不锈钢饰面。厨房橱柜 采用深色枫木饰面,而浴室则以浅灰色的法国和 Carrera大理石打造安静而高贵的独特气质,淋 浴间、盥洗盆、浴缸乃至浴室墙面全部采用大理 石覆层,尽显至尊优雅。 对于胡伯街10号,Chen最喜欢的一处空间便 是:打开涂漆钢与玻璃门,即可通向屋顶上宽敞

倾尽一生,只为手作眼镜。随 着日本手工工艺日渐式微,老 工匠YAMADA MITSUKAZU 道出最后的心愿。

From afar, the little house – slightly unkempt but quaint – seems like the perfect backdrop for Yamada Mitsukazu, a 77-year-old artisan who spends his days making eyeglasses by hand. He is one of the very few master artisans left in Sabae-Fukui Prefecture, Japan. At his door front, a hand-carved wooden sign reads “Yamada Megane” (which translates Yamada Optical). Pointing at the fading Japanese characters, Yamada-san’s voice quivers: “That piece of wood is a reminder of my career that started 60 years ago. It was in this place that I began my apprenticeship as an artisan and started making eyewear for a living.” The Sabae-born craftsman is quick to agree that handmade eyewear is a dying business. When machines and smart technology replace human hands so swiftly, the traditional craft naturally diminishes. “My wife and I make about a hundred pairs of eyeglasses in a month. The demand is overwhelming but there is just so much we can do. Making frames is a detailed process that requires patience and time. It is not a skill that can be learned overnight. It takes years, at least a decade, to master this craft. We are in our twilight years but for now, it’s enough to get us by,” Yamada-san says with a rueful smile.

Where it began Sabae is widely known for inventing spectacle nose pads in the early 1900s, replacing the vintage pince-nez glasses and paving the way for new eyewear shapes and designs. Artisans in this small town were also known for developing the use of titanium frames in the 1980s. With a history of eyewear transcending generations, Sabae is the birthplace of plastic frames and only place that truly showcases the heritage of handmade eyewear in Japan. “It all started during the Meiji era when spectacle frame-making was introduced in Sabae city. The industry began as an off-season side job for agricultural workers, but demand grew stronger following World War I,” shares Yamada-san. By the late 1930s, approximately 1.5 million celluloid (plastic) eyeglasses were produced yearly in Sabae. Over the years, the number of handmade eyewear artisans has decreased from over 2,000 some 60 years ago to merely 200 today. There are fewer than 20 master craftsmen who are truly skilled in this area. The people in Sabae have always been patient and conscientious, and these are exactly the qualities needed for the intricate and painstaking work of making eyewear by hand. Yamada-san admits that there are no shortcuts in this area. He then proceeds to demonstrate the steps taken to produce a pair of spectables. He moves to his workstation, crosses his legs and starts by cutting the celluloid sheet to size. After that, Datum holes are created on the cut piece.

“The economics of the products are not so important for us. We’ve dedicated our entire life to this craft. We want to produce something faithful to the fundamentals of the craft, its authenticity and of course, to our teachers,” he shares as his wife nods. Step by step There is a uniqueness that can only be created in Sabae – a kind of handmade charm that simply cannot be achieved by even the most advanced technology.

“Up to this day, we are still using similar technical methods and traditional tools that our teachers used 60-70 years ago. The same steps are adopted in the making of each pair of glasses,” the artisan recalls. “The ‘Datum’ holes are used as the basic guide to the final shape. Each pair of glasses starts with a template using the Datum Expression Size technique, a specialised method commonly used during the 1950s in Japan to accurately size the frames,” he

explains saying that this technique is hardly practised today. Yamada-san continues to heat up the celluloid piece to the right temperature and bends it to form the bridge. Using a coping saw, he cuts the shape of the lenses and the outer rim out. It takes close to an hour to complete the cutting and filing process. Once the frame begins to take shape, Yamada-san polishes the frame using a spinning machine and a special kind of clay. Within seconds, the frame turns matte. Yamada-san keeps a keen eye on the frame to ensure every corner is polished perfectly. “Making handmade frames requires you to adopt a peace of mind. We no longer have the vim and vigour of our young days. We do our very best but how much stress can we take?” he chuckles. He then moves to the tumbling machine, a drum filled with small wood pegs and

pumice. At one go, dozens of frames are tumbled in this machine for at least 24 hours. The bits of wood and stone grind against the frames to smoothen the rough edges. Yamada-san stresses that this most traditional method gives the plastic frames a vibrant lustre all around. Once the frames are polished, nose pads are added alongside the seven-barrel hinges and rivets on both sides of the front. “Look closely now. On both ends of the front and temples, I am going to create a miter joint using the miter cutting technique. This is a traditional practice that keeps the temple joints steadier and more long-lasting,” Yamada-san explains. Leaving a legacy Finally, he finishes off the frames with a pair of shimmering rivets. He offers the pair of newly made glasses with pride. “The Asian face is bigger while Caucasians have a smaller bone structure. The curves

and sizes are completely different. Machine-made frames are unable to cater to this minute detail that will provide the ultimate comfort and sturdiness for its user,” says the artisan. They are not trendsetters but they strive to keep the standards of craftsmanship high. With an open mind, the couple hopes that their hard work will be appreciated by generations to come. In spirit of true Japanese craftsmanship, Yamada-san and his wife continue to preserve the craft of eyewear making in their daily routine. Slowly, he reminisces: “When I picked up this craft 60 years ago, all I knew was I needed to earn a living. Sixty years later, I find satisfaction in making an exquisite piece of art that showcases the beauty of handmade artistry. So what if I am slower than machines? All I need to know is that the eyewear I make will outlast trends and stay timeless for decades to come.”

For Sydney insiders, Double Bay is synonymous with the swanky life. Imagine a slice of elegant Monaco transplanted on Aussie shores or perhaps an infusion of Beverly Hill’s posh Rodeo Drive with its ritzy cafés, designer boutiques, fine dining restaurants and fivestar hotels infused into a laid-back waterfront setting. So exclusive is this suburb that it has earned the moniker “Double Pay” indicating its high cost of living. Double Bay’s well-coiffed denizens go about their daily business with tasteful aplomb, impervious to regular celebrity sightings. To date, Madonna, Keanu Reeves, Elton John, Princess Diana, former President Bill Clinton and George Bush Senior are just some of the many luminaries who have stayed in this prestigious Sydney suburb. Located just four kilometres east of Sydney’s Central Business District, Double Bay has experienced a phenomenal growth trajectory over the past 200 years or so; quite an impressive feat for an area that was developed soon after the first European settlement of 1788. Way back then, this area was a sleepy fishermen’s shelter that later morphed into cattle and vegetable farms – these expanded into what is now Woollahra, Bondi Junction, Bellevue Hill and Point Piper.

Double Bay enjoyed its heyday in the 1970s and 1980s, and then it went through a slight decline in its appeal, with an older demographic making up its main population. The area saw a marked dip in the early 2000s with retail vacancy rates reaching up to 60 percent. However, a growing interest amongst young professionals, in tandem with a concerted local effort at urban revitalisation, has brought about Double Bay’s rebirth. The Kiaora Lands development, aimed at jumpstarting the area’s retail business, was instrumental in Double Bay’s comeback plan. The re-opening of a local landmark, the Intercontinental Hotel (formerly known as RitzCarlton) has also revived the local business community’s confidence. While the area is still considered an older and a “down-sizer” market, a younger population has definitely come to stay. But by no means are prices in this affluent area dipping any time soon: a stylish but small two-bedroom Art Deco apartment recently sold for close to AUD$2.4 million. Victorian townhouses are also highly sought after by deep-pocketed empty-nesters and yuppies. Many of those who have opted for these smaller homes are keen on the area’s upmarket village lifestyle where most places are easily accessed and transportation links are good. Ferry services at Rose Bay and Double Bay also provide great access to the city.

Another great draw is the proximity to Sydney Harbour where natural coves provide ideal locations for swimming and relaxing. Double Bay’s waterside parks and beaches also provide fabulous views of the ocean. The picturesque Steyne Park is a popular local spot for waterside picnics or just lazing around, while Murray Rose Pool is a closely guarded secret amongst residents. Formerly known as Redleaf Pool, this netted lagoon with floating pontoons is carved out of the sea itself by a wraparound wooden deck. Its calm and clean waters make it an ideal swimming bay for children and adults alike. The spacious swimming area is set against a backdrop of beautiful flower gardens.

Sailing is also a popular activity in Double Bay. Many sailors are members of the 18 Footers League Club, which also boasts a fine restaurant frequented not just by watersports enthusiasts but also locals who appreciate good food. Fans swear by the fresh seafood featured on its menu, paired with the best wines from Australian and New Zealand vineyards. On race days, diehard sailing enthusiasts can go even so far as to book a place on a spectator ferry to follow the competing skiffs right on the water.

A WORLD-CLASS HOTEL WITH HISTORY This iconic Double Bay hotel has been re-launched by the Intercontinental Hotels Group and the Singaporebased Royal Hotels after a multi-million dollar refurbishment of its 140 guest rooms and facilities. Royal Hotels is believed to have paid around AUD$60 million for the hotel. Reopened in 2014 as the InterContinental Sydney Double Bay this hotel continues to pay homage to old-world elegance with its white marble floors and huge balconies, albeit with contemporary twists such as its magnificent rooftop infinity swimming pool and private bar. Today the hotel’s chic Rooftop Pool and Lounge with its panoramic views of Sydney Harbour is one of Double Bay’s top destinations. HOW TO GET THERE From Circular Quay, it’s just a 12-minute ferry ride to Double Bay. Or pay about AUD$15 for a taxi ride from Sydney’s city centre. If trains are more your style, then take the Eastern Suburbs line and get off at Edgecliff – the ride should take you about seven minutes and from there just walk a few minutes more to get right to the centre of Double Bay.

Two of Singapore’s leading advertising creative directors teamed up to start Licktionary Ice Cream, a boutique store at Savourworld, Ascent. What started out as a labour of love has now grown into a passion project, to which owners Farrokh Madon and Valerie Cheng devote their downtime. “We started it a couple of months back,” recalls Farrokh. “We’re still working in the advertising industry but Licktionary is a baby we both are very passionate about.” It all started when the duo realised that eating certain foods can evoke memories and feelings of nostalgia. What Farrokh and Valerie wanted to do was to create a special emotional experience by stimulating our

tastebuds. The twist? It’s achieved through eating ice cream. “We thought that it would be a fresh idea to have ice cream flavours that can recapture memories and feelings through the sense of taste. And it would be good to let everyone experience these emotions and leave with a sweet taste in their mouths,” shares Farrokh. At Licktionary, you’ll find flavours like Happy, an orange and Horlicks concoction that gives a twist to the old school malt drink. There’s also Luck, which combines pineapples, spices and cookie crumbs to remind you of pineapple tarts during

Chinese New Year. Another bestseller is Kampung, a combination of pandan, gula melaka and coconut flavours that are uniquely local and distinctly nostalgic.

Farrokh reveals: “We toss up interesting words, then wonder what they would taste like. Valerie then tries to imagine the taste in her mouth and create a visual in her mind to capture the essence of the word. Once she has a clear mental picture of the word, she taps on her cooking knowledge to mix ingredients that can recreate that emotion or taste.”

A relatively new kid on the block is Birds of Paradise, a gelato store that opened on East Coast Road in 2016. Unlike most other ice cream stores, each flavour of gelato at Birds of Paradise is botanically inspired. Flavours are made fresh, using fruits, herbs, spices and even flowers.

意式冰淇淋店Birds of Paradise于 2016年开业,店址位于东海岸路(East Coast Road )。不同于大多数其它冰淇 淋店,Birds of Paradise的每一种意式冰 淇淋口味的灵感均源自植物,采用水果、香 草、香料甚至花卉等食材新鲜制作而成。

Here, making gelato is a science. In-depth research into flavours and ingredients lead to one-of-a-kind flavours that have captured the imaginations of lovers of sweet treats. “We are always researching for new flavours,” says director Edwin Lim. “At the moment we have about 15 regular ones, and they’re all botanically derived. If it’s not from a plant, then we won’t use that ingredient. For our first range of flavours, we focused on South East Asian ingredients. We wanted to bring these familiar flavours and present them in a not-so-familiar gelato concept.”

Some of the unique flavours include Spiced Pear that incorporates the spices we commonly find in Indian cuisine like cinnamon, star anise and cloves. Then there’s Lemongrass Ginger, a flavour that brings to mind the Malay and Peranakan cooking cultures. Another favourite is the Pandan gelato, which takes the familiar flavour and presents it in cool, refreshing textures.

Founded about two years ago, Dessert Project was started for “the love of ice cream”. Using quality natural ingredients, the store has developed a reputation for serving locally inspired ice cream flavours paired with handmade cones, thick toast and homemade waffles. “We have more than a hundred flavours,” confides the director of Dessert Project Serene Yoong. The rotating roster of ice cream and gelato flavours are made using fresh, all-natural ingredients. In fact, Serene emphasises that because she only uses natural ingredients, no two batches of the same flavour will taste exactly alike. “One tub of durian ice cream may differ from a second tub of durian ice cream. All fruits taste different, so one may be sweeter and another is less sweet.” Apart from the durian ice cream, Dessert Project offers many other flavours that are drawn from Singapore’s past. “The inspiration for the ice cream flavours has always come from our childhood days, and memories of when we were younger,” Serene shares. Take the yam ice cream for example. This modern take on the classic flavour is a fresh update of our childhood treat. Chendol and durian are two other perennial favourites for Singaporeans looking for a local twist to their dessert. There’s also the unique White Rabbit Candy flavour, an ice cream flavour that’s reminiscent of the chewy candy from the 1980s and 1990s.

Also referred to as “price segmentation”, personalised pricing is the well-established business practice of using information that is collected, processed and analysed about a potential customer, to estimate the maximum price the customer is willing to pay for its product or service. The concept isn’t new. Personalised pricing has been in practice for as long as we can remember. Think about that neighbourhood fruit seller who gives a bigger discount to a penny-pinching customer, or students paying cheaper prices for their movie tickets. According to KPMG’s 2017 Global Online Consumer Report, the most important factor driving a purchase decision is the “best price”, surpassing other considerations like product features, brand reputation or online reviews. Personalised pricing is now one of the chief business strategies employed by many companies in the digital space. By identifying and segmenting their customers, businesses can offer the right price to the right customer, based on their ability and willingness to pay for a product. A lower price

might be offered to a more pricesensitive customer in order to bring about a sale. This is a plus given that more products can reach more customers. Personalised pricing also drives up healthy competition amongst businesses vying for a share of the price-sensitive market. Some businesses even use algorithmic re-pricing software to compete more effectively with their online competitors, giving savvy consumers a better deal all-around. Cookies, algorithms and maximum profit Online shopping has the appeal of empowering the customer, presenting them with the convenience of being able to compare prices at a click of the mouse. These days, segmented pricing in the digital space has evolved into a sophisticated network of tracking cookies and merchandising algorithms. As consumers shop across online stores, trawling the Internet for the latest products and trends, they leave a distinct digital footprint – where they live, when they shop, what they’ve bought and what they’re willing to pay for something. This allows businesses to have a greater insight into a prospective customer’s purchasing profile. Using the data collected,

economists and scientists develop complex pricing algorithms to analyse this information. This information will then be used by companies to estimate how much more a customer might pay for a particular product or service, thereby maximising their profit from each transaction. Fair game? This concept might seem fair until you consider that the price quoted to a customer does not really reflect the value of the product or service, but rather what the seller thinks the customer is willing to pay. Somehow, having personal information collected without full disclosure about how that information is being used adds a suspicious slant to this marketing strategy. Together with a growing number of online consumers who have discovered that they have overpaid for a product, carelessly implemented personalising price policies have fuelled an increasing sense of mistrust in the e-commerce space. The UK’s Office of Fair Trading (OFT), a government organisation set up to protect consumer interests, published a recent report highlighting the need for more transparency where price personalisation is taking place. OFT

cited instances where businesses misled its customers, for example stating “best price” when the customer was in fact paying more than other customers, or requesting personal information to purportedly process an application, when in fact the data collected was being used to personalise a price. Gaining consumer trust Some businesses cry “caveat emptor”. After all it is a free market and customers can choose not to buy a product and simply walk away. However, OFT raises a valid point that the lack of transparency in transactions can and will ultimately erode consumer trust. Certain practices might even be legal infringements, especially where they tip over into the areas of misrepresentation or price collusion. Given the nature of online shopping, where consumers are purchasing items they cannot see, touch or feel, paying for things in advance and providing personal data without knowing how that information is being used, consumer trust is vital. With business consultancy companies and consumer watchdogs echoing the importance of customer assurance in the online space, more companies are reconsidering their personalised pricing strategies. These include initiatives like “best price” guarantees or giving consumers explicit control over how the data collected about them might be used. Personalised pricing when applied with respect and transparency to an increasingly savvy customer base can remain a powerful tool, without any of the negative implications. Whether a company operates a brick-andmortar shop or an online store, or both, winning over loyal, wellinformed and confident customers will be the key to long-term growth and viability.

The Singapore Science Park came alive as it hosted Oktoberfest on 12th October 2017 exclusively for Ascendas-Singbridge customers. In keeping with the spirit of the lively Bavarian festival, the event saw more than 500 guests enjoy complimentary German beers and authentic German fare. Set up in an environment reminiscent of a traditional Bavarian beer hall, the event also featured a live Bavarian Oompah band performance, as well as a number of interactive games like foosball, beer pong and electronic darts to keep the guests entertained.

Savourworld showcases a unique array of delicious and sophisticated food offerings from around the world, a wide and diverse range of drinks, including 250 options of draught beer to choose from, as well as a generously sized 13,000-square foot space to enjoy it all in.

NATIONAL DAY CELEBRATIONS The Singapore Science Park National Day event for 2017 themed “Our Kampong Spirit”, welcomed AscendasSingbridge customers to celebrate the country’s 52nd National Day. The event included awesome performances and exciting games, along with a wide range of traditional local delicacies for participants to relish. The opening performance by BEAT’ABOX entertained the crowds, and games like the Chapteh challenge and Muah Chee challenge kept the crowds engaged through the afternoon.

HEALTH IS WEALTH On 27th September 2017, Lunch Talk – an Ascendas-Singbridge community vibrancy initiative – was held to raise awareness about cancer. The talk was arranged in partnership with the Singapore Cancer Society. Dr Lim Hwee Yong, a medical oncologist at Novena Cancer Centre, conducted the talk and spoke about the symptoms, risk factors, prevention, screening and treatment methods for cancer. It saw a total of 44 attendees, each of whom received a complimentary Subway lunch as well as a Colorectal Cancer Test kit to take home with them.

A DATE WITH TIME

Back To Old Days was a week-long theme event held at the first floor atrium of Ascendas Plaza in Shanghai. The event took participants back to the glamour of old-time Shanghai with free activities like distorting mirrors, zoetropes (an early form of motion film projector), beanbag games, jinrikishas (Japanese word for a pulled trishaw), and other items reminiscent of an older time. A Fancy Fruit Picking Tour was organised at Guangzhou Fruit World, attracting nearly 100 Ascendas-Singbridge Guangzhou employees and tenants. The event saw participants visit Guangzhou Fruit World by electromobile, where they were introduced to the many different fruit species in the park and taken on an informative tour that focussed on the challenges of fruit tree planting. DRONE TRAINING Ascendas iHub Suzhou launched the first Drone Club event on 10th August 2017. The Drone Club offers a four-week long training course that teaches participants how to fly drones and take professional pictures with them. At the end of the course, trainees can participate in a racing and film-making tournament, with a DJI Spark as the grand prize. More than 50 people from tenant companies at the iHub Suzhou have already signed up as club members.

BASKETBALL FEVER Athletic skills and a fiercely competitive spirit were showcased at the 2017 Ascendas OneHub GKC Three vs Three Men Basketball Game of General Federation of Trade Union of Sino-Singapore Guangzhou Knowledge City (SSGKC). Jointly sponsored by general federation of trade union of SSGKC and Ascendas OneHub GKC, the game attracted 96 players from 16 companies, who all played with zest and enthusiasm. After a hardfought battle, the Gold, Silver and Bronze medals went respectively to General Contracting Tenement team, Gucheng team and Via System Commerce team.

“2017 Livewire” 期间 ITPB揭开园区广场新面目

International Tech Park Bangalore (ITPB) unveiled the all-new Park Square mall during Livewire 2017, one of the most popular cultural events of the park. The newly refurbished Park Square mall recently added a brand new food court, Flavors, along with other exciting offerings such as pubs, a microbrewery, Italian fine dining, a movie multiplex, and much more. The launch ceremony was held in front of a full house with employees enjoying the popular Livewire attended by close to 12,000 Parkites. This year’s Livewire was special at ITPB with new features such as Cookout Challenge, Pub Quiz and Stand-up Comedy positioned at showcasing new talents at Park Square to Parkites. Various performances took centre stage during the event. Ascendas-Singbridge Hyderabad also celebrated its Livewire festival at The V and CyberPearl IT Parks, witnessing active participation from more than 300 employees across 60 corporate clients.

ITPC organised its annual sporting extravaganza – Healthy Lifestyle Meet 2017. The three-day sporting event saw participation from over 40 companies and 3,200 participants from ITPC. Participants representing their organisations competed in various categories of indoor and outdoor games that included carrom, chess, snooker, table tennis, laser tag, box cricket, throw ball and obstacle race. This year also saw the introduction of the ITPC 5K Run and Zumba to tend to the healthy wellbeing of the Parkites.

Organised as a unique flea market experience, a whole range of items – even potted plants – were displayed and sold from the boots of cars.
