Many homeowners face this dilemma, and are understandably wary of putting their house up for sale when they don’t have somewhere to move to. But in the current market, this is exactly what you should do. There are fewer properties on the market than there are buyers at the moment so vendors are in a prime position. Additionally, by choosing an estate agent that offers a ‘no sale, no fee’ policy – and one that does not charge a withdrawal fee – you are putting yourself in the driving seat and vastly reducing the risk factor. Remember, an offer isn’t legally binding until contracts have been exchanged, and you are under no obligation to accept an offer, so your property can continue to be marketed for as long as you require. You could also negotiate an extended period between accepting an offer and exchanging contracts, or even state that you will only exchange when you have found somewhere to buy. First time buyers in particular are often willing to wait for you to find the right place. A few extra months’ rent or time at home shouldn’t put them off if they like the house you’re selling. You also shouldn’t be deterred by winter and Christmas. While many believe this is a bad time to sell, the market is actually buoyant in this region all year round as there is such a variety of properties in the area that there is always someone moving up or down. So even if you haven’t found the right place just yet, put your property on the market now and you can ensure that, when you do find your next home, you’ll be ready to move. s the nights draw in and weather becomes colder, it’s inevitable that you’ll end up spending more time indoors, so it’s a good idea to start thinking about preparing your home for winter. To get your home ready for the worst winter can throw at it and avoid costly repairs, why not take a look at our tips on getting your home ready for the bad weather that’s sure to be on its way.

Unwanted guests Small animals like rats and mice can find their way into virtually any home if they’re given the opportunity, but their refuges tend to be the same. Checking common hiding places such as under the stairs, cupboards and appliances, ensures you know about them in time to get rid of them before you have any nasty surprises. They are more common inside the house during the winter as they love the warmth of insulated basements and lofts, using them as nesting places from where they have easy access to the rest of your house and, occasionally, your food. To avoid any surprise encounters with these furry freeloaders, block off any openings any insects or small animals could get through. And don’t forget that it’s important do this before the cold drives the little creatures to seek shelter inside.

Preventing draughts Draughts are a problem that affects most of us during the winter months. The good news about this is that it is easily preventable and a simple DIY task— no need to hire a professional. Draughts from skirting boards can be eradicated by filling the gap between the floor and the skirting board with a tube of sealant which is a quick and cheap solution to this problem. Winter winds like to sneak into your home around your doors, windows, even cracks in the walls. One resolution to this problem is a process called caulking, which involves creating a seal around your window frame, keeping the cold air out and warm air in.

Keeping safe

Check your gutters Clogged gutters will block the drainage of melting snow and the autumn rain. This could lead to leaks and may even end up harming the foundations of your house. As autumn tends to leave little gifts of fallen leaves in gutters, now is the time to grab a ladder, a pair of gloves, a rubbish bag and get stuck in.

Keeping safe in the autumn and winter is very different from keeping safe during the rest of the year as the number of house fires in the UK rises due to the increased use of heating appliances. If you have a wood-burning fire have it swept and repaired because this can help to prevent chimney fires and prevent dangerous carbon monoxide from getting into your home. If your smoke and carbon monoxide detectors are more than ten years old, it is recommended that they should be replaced.

Make your heating as efficient as possible Tidy the garden When the leaves fall in autumn they can suffocate the grass underneath, especially if they are wet (which, let’s face it, in autumn and winter, they’re going to be). However, don’t just scrape them up and put them in the bin— they contain plenty of nutrients which can make them a great fertiliser. This reduces waste and is environmentally friendly. Also, all frost-sensitive plants should be moved from tubs to smaller pots and placed in a suitable shelter. Don’t worry if you don’t have a greenhouse most plants will be perfectly happy in your porch or on a window sill.

Bleeding your radiators is a great way to make sure your home stays as warm as possible. It allows hot water to fill the whole of your radiators by releasing any trapped air. This means your heating system will work more efficiently. A poor performing radiator, or one that is making a strange shrill sound, indicates a problem. If it still does not perform as efficiently as it once did, even after bleeding, then it could be that the heating pipes are blocked. In that case, hire a plumber or heating engineer to clear out the pipes and get the system back in top condition. Make sure your house is well heated in the colder months to prevent your water pipes from freezing and cracking. If they do, you could end up with other problems such as leakings or burst pipes which can result in serious water damage to your home.

More than 90 per cent recognised the powerful impact the performing arts had on their child’s confidence at school. C

hristmas is a time for giving and a reminder of how lucky we are to be happy and healthy, surrounded by friends and families. However, not everyone will be celebrating this year. Some will be struggling to make ends meet, due to emergencies or family illnesses. All too often, we are probably living just yards away from families who struggle to support themselves day-to-day, never mind being able to put presents under the tree, or a Christmas meal on the table. This is where the Royal Antediluvian Order of Buffaloes (RAOB), comes in. The Kiveton lodge is based at the Wales Jubilee Sports and Social Club and they understand that charity starts at home. Ian Marfleet joined the lodge in 1988 when it was based at the Lord Conyer’s pub in Wales Square. He was the lodge’s secretary for ten years before becoming a trustee. “I joined for the cameraderie, the fun and to raise some money,” says Ian. “Members enjoy it because they know they are making a difference. During the World Wars, membership was at its highest, but these days a lot of lodges are dying out as there aren’t enough men from younger generations getting involved.” During the First World War, it was injured soldiers who needed help, and it was a wealthy member of the Buffs in Derby by the name of Frank Gould who paid for the first ambulance to be placed on the front line. A nation at war is difficult for both those at home and those on the frontline, and these have been the times when the Buffs have banded together the most. It is no wonder then, that the Kiveton Lodge started up in the midst of the Second World War. These days, the Buffs are relatively unheard of and it tends to be sons who follow in their father’s footsteps to keep the fraternity alive. Martin Long is the current secretary of the Kiveton Lodge. He joined in the early 90s and it was only once he joined that he discovered his grandfather was a member too. “It’s a great group to be a part of. We work well together and are a good democracy,” says Martin. “On average we raise between £8,000 and £12,000 a year for charities and individuals in the area.” This year, the Kiveton Buffaloes are funding two individuals – five-year-old Daisy Garforth, who has cerebral palsy, and Antonio Breuin, who has leukaemia and who was recently admitted to hospital. The Buffaloes are also continually raising money for their general fund for any emergency cases in the community. Daisy benefits from regular therapy sessions at the specialist Bobath clinic in London, but with travel and accommodation to cover as well as the cost of the sessions, her parents are constantly having to raise funds of £6,000 per visit. So far, The Buffs have funded two of these visits, as well as recently raising some money towards a £2,915 mobility scooter to help Daisy get around and have some independence. Last month, the lodge had an X Factor fundraising event at the Wales Jubilee Sports and Social Club, when eight contestants battled it out for the top spot in front of a panel of judges. A generous local music shop donated a guitar and some sound equipment as a prize for the winner, Jenny Lloyd, and the event raised a total of £850 towards Daisy’s new scooter. “It’s a joy to see Daisy whizzing around, enjoying her new scooter,” beams Ian. “The great thing about funding individuals and local charities is that you get to see where the money goes.” The Buffs are happy to help national charities such as this month’s Poppy Appeal, but tend to concentrate on helping their www.regionalmagazine.co.uk

local community. This includes supporting the Scouts and helping Wales Junior School refurbish their old swimming pool with fund raising events in 2008 and 2010 “It’s the only swimming pool in the village for kids to go to and mother and toddler groups heavily rely on it, so it would have been a shame to lose it,” says Martin. Although the Buffs are traditionally an all-male fraternity, the Kiveton lodge welcomes support from women. “We couldn’t have done any of this without the help of the member’s wives and partners,” says Ian. “We’re really thankful for the support we get from our families.” The RAOB is one of the largest fraternal organisations in the UK. Divided into numerous lodges (usually based in pubs) all over the country, the organisation aids members, their families and other charitable organisations and individuals in their community. The order was first established in 1822 in the Harp Tavern opposite the Drury Lane Theatre by artist Joseph Lisle and comedian William Sinnett, along with other stagehands and theatre technicians. It is believed that the group drew its name from a

popular song of the time, We’ll chase the Buffalo. This first meeting is historically known as the Phoenix Lodge Number One and as members toured the country with various shows, lodges were opened in other towns. It is estimated that the Buffaloes started up in Sheffield in the 1890s. The Kiveton Buffaloes at Lodge Number 7651 were established in February 1944. Doing their duties to fulfill the Latin maxim, “nemo mortalium omnibus horis sapit” (justice, truth and philanthropy), there are now lodges based all over the world. The Kiveton Buffaloes’ next fundraiser will be their annual Christmas raffle, so dig deep and help raise money for some worthy causes in Kiveton and Wales this December. Raffle tickets will be available from the Wales Jubilee Sports and Social Club and RAOB members living in the area.

THE SPIRIT OF CUBA After blazing a Latin trail in the early noughties, Cubana are now firmly established as one of the top party venues in the city.

I

t was 15 years ago that Cubana burst onto the Sheffield nightlife scene, offering a burst of joyous Havana sunshine on a sleepy back street a short shimmy away from the city centre. Looking at all the multicultural restaurants, bars and music venues in the city, it is easy to take the wide variety of food, drink and sounds from around the world for granted. But it hasn’t always been such a hotbed of diversity, and Cubana was one of the trailblazers that helped breathe new life into Sheffield. Now the salsa venue is celebrating a landmark anniversary… and it is as fresh and vibrant as ever. First unleashed on an unsuspecting public in November 2000, Latin music, salsa dancing, mouth-watering tapas food and colourful cocktails all blended, bringing people together in a fun and friendly setting. Now based in Leopold Square, the Latin beat pulses stronger than ever.

First Steps Co-owner Adrian Bagnoli first got into Latin music whilst visiting a popular Brazilian nightclub called the Maracanã in Florence, Italy. Adrian was amazed by the lively atmosphere and was convinced that this was exactly the kind of night out Sheffield needed. “Back then, the only Latin music people knew was The Gipsy Kings and La Bamba,” explains Adrian. “We decided the time was ripe to introduce a bit more culture to Sheffield.” Adrian and friends Toni Dente and Gian Bohan started by launching a Viva Salsa night at local nightclub Club Uropa (formerly Isabellas), booking Brazilian DJ Marcus Vinicius and a live Brazilian band called Viramundo for the opening night. An astounding 700 people attended the first event in June 1996, making Sheffield’s first salsa club night an undeniable success. “This really paved the way for us,” says Adrian. “Calendar News came to cover it and the atmosphere was incredible. It gave us lots of confidence and we started booking touring bands from Cuba and Latin-American bands based in London and Manchester.” The final Viva Salsa took place in May 2000 and it was then that Adrian joined forces with Brad Charlesworth and Kito Morales to open Cubana on Trippet Lane.

I – Trippet Lane Getting the look of the venue right was just as important as creating the authentic tapas dishes and cocktails, so Adrian employed talented architect and close friend Paul Brady, to capture a true Latin vibe. “We offered something different – people felt like they’d discovered something great tucked away on this backstreet in the city centre,” says Adrian. “There wasn’t another tapas bar in Sheffield at the time. “We’d already built up contacts with the Latino community from the Viva Salsa night, so they were on board as soon as they discovered we’d be offering live music.”

Cubana Live One of Cubana’s proudest moments was hosting a night at Music In The Gardens Festival 2010 in the Botanical Gardens. Cubana Live attracted a sell-out crowd of over 3,500 people and helped raise thousands of pounds for local charities. The extravaganza offered some of the most popular Latin artists, including Omar Puente and his band. The group arrived in chauffeur-driven 1957 Chevrolet convertibles and pulled up in front of the stage, before delivering an amazing performance. Omar Puente and his band

A visit from legendary Cuban band the Buena Vista Social Club in 2007 was certainly a highlight and Adrian was overwhelmed when the Brad and Adrian with band returned after their Roberto Duran (centre) second Sheffield City Hall gig in 2008. Cubana Mk. II – Leopold Square After 14 years building up a reputation as the most vibrant independent Cuban bar in Sheffield, it was time to say goodbye to Trippet Lane. Adrian discovered the two-level venue, formerly Platillos in Leopold Square had become available. After a discussion with business partner Brad, they decided the time was right to move. They enlisted the help of local artist Paul Staveley and Paul Brady once again to recreate Cubana’s trademark style. Just four days after closing the Trippet Lane venue, the new Cubana was opened. “We opened with a big party on Thursday 24 July. Over 400 people turned up and it was an incredible atmosphere,” Adrian recalls. “We knew right then, from everyone’s reaction that it was going to work.” Now offering two floors for two different nights out, diners can enjoy the cosy upstairs area or party downstairs. Cubana turn over around 300 diners on a Saturday night, many of which stay all night. “There’s great flavoursome food, courtesy of Chilean head chef Fabrian Cruz who has been in charge of kitchen affairs since day one, exotic cocktails, friendly customer service, chilled-out live music and vibrant music to dance to – all under one roof,” says Adrian. Cubana’s Salsa In The Square has also been a huge success. Since Cubana has taken over hosting the Bank Holiday Sunday extravaganza, attendance numbers have doubled and Cubana looks forward to offering a live Cuban salsa band, salsa lessons, dance demos and more in May 2016. So, after 14 years brightening up Trippet Lane and a successful first year adding a vibrant mix of Cuban flavour to Leopold Square, how will Adrian and his team be celebrating their success? “Of course, there will be a big party, but Brad and I are going over to Cuba in January too,” says Adrian. “It’s such a great place and we’ll get loads of inspiration. R

eligion and alcohol, according to the driver giving a drolly humorous if decidedly non-pc commentary on our Dublin sightseeing bus, have always been the downfall of the Irish people. Next stop, he added without a pause, for St Patrick’s Cathedral and the Guinness Storehouse. Dubliners have a way with words, there’s no denying it; this is a city that is proud of its literary tradition. There are statues and museums commemorating the works of James Joyce, George Bernard Shaw and co., and you only have to settle in with a pint and eavesdrop in one of the many fine pubs to realise that a love of language remains in the blood to this day. But that is just one of the many attractions Stephen’s Green that make Dublin such a popular short break destination. The Irish capital has always been just a short hop across the sea and, now there are regular flights from Doncaster Sheffield Airport, there has never been a better time to explore for yourself. Dublin airport is 12km north of the centre, so it’s only a half-hour journey into the city.

Importantly, if you are paying a first visit and don’t want to waste time, it is easy to get your bearings. The city settles snugly into the arc of Dublin Bay and is divided by the River Liffey. The Royal Canal to the north and the Grand Canal to the south roughly contain the city centre. Those hop-on, hop-off tourist charabancs are a pretty good way to get around and they’ll take you to most of the main tourist destinations in the city, but first you need to find good central accommodation and for location and comfort St Stephen’s Green Hotel is hard to beat. This smart, contemporary hotel is in a prime spot, overlooking the nine-acre St Stephen’s Green Park, which is the largest enclosed city square in Europe. It dates back to the 17th century but the layout is pure Victorian with fountains, lawns, mature trees, ducks and a bandstand. What to do? With so many attractions, it is probably wise to have a few ‘musts’ on your checklist and plan ahead. For those of a partying persuasion (and Dublin is one of the most popular choices for stag and hen dos) this means heading for the cobbled streets of Temple Bar, which are packed with bars and clubs offering refreshments, loud live music and a party atmosphere into the small hours. One sniffy local told me that the closer you get to Temple Bar, the more the price of a pint rises and the chances of hearing a Dublin accent falls. It’s certainly bright and brash but let’s face it, if you are in the city for a big night out, you’ll find what you want here rather than a tour of grand architecture and galleries. If you prefer your night time entertainment with the volume turned down a few notches, the rest of the city is packed with great restaurants and friendly, civilised bars. A couple of great examples are Toners and Donaghey & Nisbett, both on Toner Street, or Peruke and Periwig on Dawson Street. From the pleasant tree-lined squares of Trinity College to the elegant Georgian buildings, there

are rewarding views at every turn and one of the best is just a few yards from the hotel. The Little Museum of Dublin is one of the newest, and best, attractions in the city. All the items on display have been donated by Dubliners and to spend an hour in these rooms is a great way to top up your knowledge of Irish history, politics, literature and music. History is everywhere in Dublin, with traces of a tempestuous past all around. For a refresher course in the 1916 uprising and the great famine, a tour of Kilmainham Gaol Museum is warmly recommended. The austere setting may be chillingly familiar; the building’s restoration was funded by renting the venue out as a film set for many famous movies, from The Italian Job to Michael Collins and In The Name of the Father. Another inescapable factor in Dublin’s history is the invention of Guinness, one of the most successful beer brands worldwide. It is now brewed in 60 countries, and remains the best-selling alcoholic drink in Ireland. The Guinness Storehouse is a huge museum over seven floors that attracts tourists in their thousands from dawn to dusk. The story of how the burnt flavour that is derived from roasted unmalted barley was developed is slickly told, with plenty of interactive elements, and it’s worth the visit just for the fabulous 360-degree views of the city from the glass-domed Gravity Bar on the top floor. You might as well have a taste of the dark stuff while you are here; there’s a ‘free’ pint factored into the price of every ticket. For shoppers, Grafton Street is the place for plush independent stores like the very swanky Brown Thomas. Despite recent economic troubles, there still seems to be a fair bit of money sloshing around, and if you are feeling flush this is the upmarket area to exchange your euros for fancy designer brands in fashion, beauty and homewares. Dining out in Dublin can be pretty high-end too. Lamborghini’s Huracan blows its top From supercars to family saloons… the latest motoring news with Jordan Cutforth.

Good news for all Premiership footballers, Lamborghini has finally released a convertible version of the Huracan – itself replacing the Gallardo, the most popular model in the car maker’s history. With its first public outing at the Frankfurt Motor Show in September, the Huracan Spyder will be powered by the same 602hp 5.2-litre V10 engine as found in the coupe. This means a 201mph top speed and a 0-62mph sprint time of 3.4 seconds. The soft-top roof can be lowered in 17 seconds at speeds of up to 31mph. As with the coupe, it’ll come with four-wheel drive and a seven-speed dual-clutch transmission. Expect a starting price of around £190,000 when the car arrives in showrooms next year.

Porsche goes strictly turbo

To celebrate the 40th anniversary of the Golf GTI, Volkswagen has produced a stand-alone special edition. Dubbed the GTI Clubsport, it comes with a different exterior design and some improved power statistics. With a more prominent front bumper design, new side sills, a redesigned rear diffuser and a multi-part roof spoiler, the Clubsport certainly stands out from the rest of the VW group’s range with its very aggressive appearance. These alterations also provide meaningful downforce so it should handle crisper too. Power from the 2.0-litre turbo unit has been increased to 261hp or to 286hp on full throttle acceleration. 60mph comes in 6.0 seconds for the manual car or 5.9 seconds with the DSG auto ‘box. Consumption stats are 40.9mpg (160g/km) and 42.2 mpg (155g/km) respectively

The big news is that the Porsche 911 will no longer have naturallyaspirated engines. Instead, they’ll all be turbocharged. This is for efficiency reasons and one which was ultimately going to happen at some point. Fear not though; power has increased by around 20hp and the straight-six scream synonymous of the high-revving naturallyaspirated engines hasn’t been affected. All 911 Carrera models now come with 3.0-litre units. The Carrera produces figures of 370hp and 332 lb ft of torque. The Carrera S produces 420hp and 369lb ft. The quickest 0-62mph times are 4.2 seconds and 3.9 seconds respectively. The 911 can now achieve up to 38.2mpg on the combined cycle and emits just 169g/km of CO2. Prices start from £76,412. Launches in December.

Setting the pace Revealed at the Frankfurt Motor Show, the Jaguar F-Pace looks to take the crown from the Porsche Macan for top honours in the medium-sized luxury SUV marketplace. Not only does it take heavy inspiration from the F-Type sports car in terms of its pleasingly eye-catching appearance, but its interior rivals that found in the most luxurious of SUVs, including Volvo’s XC-90 and BMW’s X5. It will be powered by a 178hp 2.0-litre diesel, a 296hp 3.0-litre diesel or a 375hp 3.0-litre supercharged V6 petrol unit. Models with the 2.0-litre diesel can be rear or four-wheel drive and come with six-speed manual transmissions. The rest come with Jaguar’s excellent and well-proven XF automatic transmission and all-wheel drive platforms. Prices start from £34,170. Available to order now.
