PULSECONTENTS
P23 – The Schoolrooms
EDITOR’S MESSAGE: his month’s cover star Rosemary Shrager may no longer call Yorkshire home but the celebrity chef still yearns for the northern charm she became accustomed to during her ten years here. From her new home in Kent – where she now has her very own cookery school – I caught up with Rosemary to talk about her new adventure, the life-changing I’m a Celebrity experience, and the moral dilemma she faced while filming Ladette to Lady (page 16). Closer to home, we’re getting into the festive spirit with a very special seasonal ale (page 26). The return of Bradfield Brewery’s Belgian Blue delights beer lovers across the country – and signals the end of a very successful tenth anniversary year for the local brewery. We have also asked a selection of local businesses to reveal their plans for Christmas, and explain how they can make yours the best one yet. Turn to page 10 for all you need to know. If you have a story to share, are hosting an event that you’d like us to publicise or have photographs of a recent celebration or event, we’d love to hear from you. Email Stephanie.Burns@regionalmagazine.co.uk or call me on 0114 250 6300 (Monday to Thursday 9am-5.30pm and Friday 9am4pm). If you have a business and would like to advertise in Pulse, please call Publishing Manager Helen Wragg on 0114 250 6300 or email Helen.Wragg@regionalmagazine.co.uk. You can also follow us on Twitter (@PulseRMC) or read Pulse (and the rest of Regional Magazine Company’s titles) online at www.regionalmagazine.co.uk.

Old Red Lion
Candy Kabin
There is plenty to get you in the festive spirit at Old Red Lion in Grenoside this Christmas. On the four Fridays before the big day – that’s 27 November and 4, 11 and 18 December – the popular nostalgic carol services will take place. Gather for these traditional sing-alongs from 8pm. On Boxing Day, sword dancers and carol singers will entertain the crowds in Grenoside from 11am. Afterwards, everyone is welcome to warm up with a few post-Christmas drinks at the pub. Finally, on New Year’s Eve, the buffet and DJ will get everyone in the party mood. The pub is open throughout the Christmas season from noon till late. See the advert for details of the festive food served from the end of November.
Candy Kabin began life on Chapeltown Market selling sweets two days a week from a little wooden cabin. In 2011, they moved to their first shop under the railway bridge on Market Street where they sold traditional sweets, fudge and gifts. They have now expanded the shop to incorporate a wider range of products and increase the selection of sweetie treats. The temperance bar – Sheffield’s first – sells a range of hot and cold cordials for you to enjoy in the shop. The liquorice bar is filled with liquorice from Holland and Belgium. Alongside the handmade chocolate, fudge and locally produced ice cream, you’ll also find unusual sweet-themed gifts including bath bombs, soaps, candles and their famous sweetie cakes. Candy Kabin also hosts birthday parties, corporate events and sweetie-themed evenings at the shop, as well as outside catering for events such as weddings, christenings and birthday parties.

Marishells Chippy This is far from an average fish and chip shop. Having been established over 100 years ago, it has only ever been owned by three families – the Whithams, followed by the Jones’s, followed by Marie Slingsby, who took over on 1 January 1980. Though Marie once briefly sold the shop to buy a kennel, she missed it so much that she immediately bought it back. She now works alongside Fatimah, Helen, Kerry, Paris, Rachel and Nicola to serve the local community with her well-loved, traditional fish and chips. Marie would like to take this opportunity to thank her customers for their support over the years and looks forward to welcoming many more in the years to come. Open Thursday to Saturday noon-8pm. 21 St Mary’s Lane, Ecclesfield, S35 9YE Tel: 0114 257 8262

PULSEINTERVIEW
ROSEMARY’S RECIPE FOR HAPPINESS With her cookery school, recipe books and TV appearances celebrity chef Rosemary Shrager tells Stephanie Burns why she revels in her packed schedule.
his year, Rosemary Shrager has headlined the Great Yorkshire Show for the seventh year running, travelled the country with the Cake and Bake Show and demonstrated at all manner of other food festivals. It’s fair to say that she is very much in demand. What you may not know is that, all the while, she has been running her very own cookery school, which opened in Tunbridge Wells, Kent, in May 2013. And it’s this – which keeps her away from the spotlight, teaching both amateurs and professionals how to cook with confidence – rather than any media booking, that she describes as the highlight of her career. “I love teaching the everyday person who wants to learn to cook and, if people embrace it with me, I give them two-fold back,” she says earnestly. “The school means the world to me. All the work I’ve done and all the things I’ve given up, to end up with this, there has been meaning behind it.” It’s from her home in Wadhurst, Kent, that Rosemary is speaking to me. She answers the majority of my questions with an assumed exclamation mark: when did you first get a taste for cooking? “oh my god, when I was a little girl!”, do you come back up to Yorkshire often? “oh my god yes,

industry once more. Her most notable professional accomplishments include working for Pierre Koffmann at the three Michelin star La Tainte Claire in London, as well as a stint with Jean-Christophe Novelli. Between 1998 and 2002, she was head chef at Amhuinnsuidhe Castle and ran cookery courses for many a keen student before setting up in Yorkshire, where she led a cookery course at Swinton Park for ten years. She still misses the north. “I loved the Dales and I had a lovely relationship with all the local suppliers. Coming down to Kent was definitely the right move but it couldn’t have just been anywhere – it had to be special for me to make a move away from Yorkshire.” Rosemary first appeared on the small screen in 2000, with a six-part series for Channel 5 called Rosemary – Castle Cook, and she released her first cook book of the same name the following year. They were to be the first of many and she continues to release new shows and books to this day. But it wasn’t until Ladette to Lady – the 2005 ITV1 show that took wayward girls and transformed them into members of polite society at a 1950s-style finishing school – that she really entered the public consciousness as the firm-but-fair cookery tutor. While the audience laughed along at the girls’ lack of social graces, however, Rosemary was battling a moral dilemma. “I found it quite difficult because we’re all caricatures and we all have faults – but who are we [the tutors] to dictate what people should do? We’re not really that special. We’re the same as them but we’re a
different tribe, that’s all it is. I just wanted people to feel good about themselves.” The show ran for six seasons, including an Australian version, and Rosemary’s caring attitude shone through on screen. Seven years later, in November 2012, her celeb status was cemented when she appeared on jungle-themed reality show I’m a Celebrity Get Me Out of Here. Finishing sixth out of 12 contestants, she’d won her place in the hearts of the nation and has no hesitation in describing the experience as life-changing. “It was the most amazing experience and I felt really privileged to have been asked to go there. It tested me and told me I was not a bad person and that I could learn to be with people that I didn’t like. I didn’t try to be attention seeking or play a game, I just went in there to be myself. I even didn’t take any herbs, spices or salt in with me!” While she’d never do Big Brother – not

3 Place half the pastry on a lightly floured work surface and roll it into a circle about 30cm wide. Transfer it to a lightly buttered baking sheet. Brush the perimeter of the pastry with beaten egg yolk, then pile the chicken mixture in the middle. Roll the remaining pastry into a circle about 36cm wide and place it over the filling, sealing and crimping the edges.

without a very generous fee, anyway – she would embrace almost any other reality TV that came her way. “I wouldn’t do anything physically tough because I’m not shaped for that but, you know me, I’m up for anything!” she laughs. Clearly, despite her packed schedule – she has just filmed a new BBC show – Rosemary remains happy, upbeat and thankful for the opportunities that have arisen for her as a celebrity chef. “If you’re passionate about your job, you don’t count the hours,” she says. “And I’m very lucky to be in love with what I do.”
4 Cut a circle about 10cm wide in the top, but leave it in place: this will act as a lid. Brush the whole surface with the remaining egg yolk. Bake in an oven preheated to 180ºC/Gas Mark 4 for about 50 minutes, checking that it’s not browning too much, in which case lower the heat slightly.

4 When the pie is ready, heat the cream until boiling, then season with salt and pepper. Carefully remove the small pastry lid from the pie and pour in the cream, lifting the mixture gently to allow it to circulate. Put the lid back on and return the pie to the oven for 10 minutes.

PULSEEATING OUT
Lunch at The Schoolrooms is an indulgent treat, writes Stephanie Burns. From left: Matthew Hurt, Hannah Quarmby, James Grey and Laney Smith Photography: Stephanie Burns
TOP OF THE CLASS t this time of year, a mere break in the clouds is enough to warrant a dash into the countryside – let alone a full blazing sun. So when a mild lunchtime presented itself, we jumped in the car and headed out to Bradfield to see if one of its well-loved businesses really was as good as we’d heard. Since The Schoolrooms’ original managers took charge again earlier this year, the café/deli/butchery has once again been winning rave reviews for its local menu that is almost entirely made by hand by head chef James Grey and sous Laney Smith. Out front, Matthew Hurt and Hannah Quarmy provide a friendly and welcoming service. It was the last Friday of half term when we visited and we were lucky to get a seat in the bustling café, which can be found in the eves of the former school. Looking round, our fellow diners were enjoying the weekly special of fish and chips – complete with tartare sauce, pea puree and lemon wedge – for just £5. At almost half the usual price, this is an absolute steal, but we couldn’t help being tempted by some of the menu’s other offerings. It was the steak and Bradfield Brewery ale pie that caught my partner’s eye. Served with seasonal veg, fat chips and rich gravy, and accompanied by a glass of Argentinian Malbec, he made sure this lunchtime treat was as indulgent as possible. With tender meat, a wonderfully crisp puff pastry lid and seriously good chips, the dish was a real hit. I chose a lighter option; the daily deli board. The chunky wooden board came laden with homemade ham hock terrine, three artisan cheeses, half a Toppings pork pie, real ale chutney, a tiny Kilner jar of
A

pickled onion, salad with shards of crisp prosciutto, and two thick slices of fresh brown bloomer – most of which is sourced from the deli and butchery downstairs. Every element was great but the star of the show was that terrine; full of flavour and absolutely delicious. To complete the experience, my partner ordered the gooey caramel chocolate fondant, served warm with vanilla Peak District ice cream. It was a fantastic end to his hearty meal and he took great pleasure in scraping every last crumb from the bowl. Meanwhile, I had turned my attentions to the counter’s tantalising selection of fresh cakes, tray bakes and biscuits. I can never resist a fruit scone and when it’s served with Tiptree raspberry jam and light-as-air whipped cream – all the better. As we left, we passed a group of walkers who were basking in the autumn sun out on the terrace, taking full advantage of the unseasonably warm weather. Given the standard of the food at The Schoolrooms, I won’t be waiting for another burst of sunshine to return. Come rain or shine – it’s well worth a visit.

PULSECHRISTMAS
Words: Stephanie Burns
Head brewer Paul Ward
Happy Beermas! It’s the time of year when ale fans froth with delight at the return of the seasonal special with the tinted top. orget waiting for December 25th, the most wonderful time of the year is already upon us. Beer lovers across the country know that the ‘holidays are coming’ long before the red truck rolls into town – because it’s the horse and cart with barrel loads of Belgian Blue on it that they really get excited about. From Northampton to the North East, and in a significant proportion of the pubs in South Yorkshire, this uniquely coloured ale by Bradfield Brewery is what Christmas is all about. Now available on tap, in mini-kegs and by the bottle, Blue is already being snapped up by fans who wait all year to catch a glimpse of that famous bluetinted head and get a sip of that distinctive berry taste. John Gill and family have been brewing Blue since they first set up the brewery ten years ago and its success has been phenomenal. Between November and January, they sell an astonishing 300,000 pints of the stuff, making it their most popular seasonal special by a mile. It was officially launched at the Nags Head, the Bradfield Brewery tap, in late October, but they decided to kick start the celebrations even earlier this year with a fun Facebook competition. They asked Belgian Blue lovers to describe the beer’s taste, colour and texture and explain why it is their

favourite brew. Entries flooded in but it was Charlie Goddard who won the prize of a case of Blue with his description: “Beautiful mulberry colour, very rich and creamy. Tastes exciting and of pure Christmas heaven. T'is the season in a pint! Perfection!” Belgian Blue is one of 14 seasonal specials available throughout the year. There’s a Poppy Ale to commemorate Remembrance Day in November, a WimBull-Don to drink with the tennis in June, and a Ye Olde English Ale to toast St George’s Day in April, to name but a few. This year also played host to several other extra special creations. Decade Ale marked the brewery’s tenth birthday, 3k celebrated their 3,000th brew and – our personal favourite – Celebration Ale was made especially for Sixer’s 21st birthday. These special ales are sold in addition to the six core beers that are available throughout the year. There is something for every taste: Farmers Stout, Brown Cow, Farmers Bitter, Yorkshire Farmer, Pale Ale and the best-selling Farmers Blonde. Of the 80,000 pints of ale that are brewed each week, just over half of that is the award-winning Blonde. Their social media following is equally impressive. The buzzing online community of more than 13,000 Facebook likes and 6,000 Twitter followers helps to spread the Bradfield message far and wide. It was via the Facebook page that they officially announced the name of the brewery’s newest team member, Decade the foal. Though still too young to work, he’s very much enjoying life on the farm and when he’s old enough he will be trained to follow in the footsteps of his much-admired mum Claire, who sadly died after giving birth. The Gills – John, his wife Susan, their daughter Lisa and son Richard – never imagined that they would come to employ 21 full time staff and that already-impressive sales and volumes would continue to improve year on year. It was when the price of milk plummeted at the turn of the millennium that the dairy farming family were forced to diversify. Richard came up with the idea of producing their own beer and, in March 2004, work began on transforming the cow shed at Watt House Farm into a brewery. Experienced head brewer Paul Ward, who is still with them today, was employed to oversee the process and the first batch was finished on 26 April 2005. Ten years on and they even have their own pub, the Nags Head, where a large range of their beers flows for just £2 a pint. Alongside tasty homemade food and real fires, they’ve created a cosy bolthole for people to immerse themselves in the Bradfield Brewery experience. Of course, all of this success doesn’t mean they’re resting on their laurels – quite the opposite. 2016 is set to be another outstanding year, thanks in no small part to the release of their first book. Not

only will the book, which is being published by Pulse’s sister company RMC Books, offer a greater insight into the brewery’s history, but they’ve also teamed up with the nationally renowned Magpie Café in Whitby to match ales with seafood: as many will no doubt agree, a match made in heaven. Work has just begun, so be sure to keep a look out for it next year. In the meantime, be sure to visit the brewery’s on-site shop in the run up to Christmas to stock up on presents for the beer lovers in your life. There’s a great range of merchandise, clothing and gifts, as well as Farmers ales to taste. The mini-kegs (£17 each or two for £30) are hugely popular at Christmas; there’s nothing like pulling your own pint of Belgian Blue – complete with that famous blue head CHRISTMAS – to enjoy with your Christmas lunch. THE SPIRIT OF CUBA After blazing a Latin trail in the early noughties, Cubana are now firmly established as one of the top party venues in the city.
I
t was 15 years ago that Cubana burst onto the Sheffield nightlife scene, offering a burst of joyous Havana sunshine on a sleepy back street a short shimmy away from the city centre. Looking at all the multicultural restaurants, bars and music venues in the city, it is easy to take the wide variety of food, drink and sounds from around the world for granted. But it hasn’t always been such a hotbed of diversity, and Cubana was one of the trailblazers that helped breathe new life into Sheffield. Now the salsa venue is celebrating a landmark anniversary… and it is as fresh and vibrant as ever. First unleashed on an unsuspecting public in November 2000, Latin music, salsa dancing, mouth-watering tapas food and colourful cocktails all blended, bringing people together in a fun and friendly setting. Now based in Leopold Square, the Latin beat pulses stronger than ever.
First Steps Co-owner Adrian Bagnoli first got into Latin music whilst visiting a popular Brazilian nightclub called the Maracanã in Florence, Italy. Adrian was amazed by the lively atmosphere and was convinced that this was exactly the kind of night out Sheffield needed. “Back then, the only Latin music people knew was The Gipsy Kings and La Bamba,” explains Adrian. “We decided the time was ripe to introduce a bit more culture to Sheffield.” Adrian and friends Toni Dente and Gian Bohan started by launching a Viva Salsa night at local nightclub Club Uropa (formerly Isabellas), booking Brazilian DJ Marcus Vinicius and a live Brazilian band called Viramundo for the opening night. An astounding 700 people attended the first event in June 1996, making Sheffield’s first salsa club night an undeniable success. “This really paved the way for us,” says Adrian.“Calendar News came to cover it and the atmosphere was incredible. It gave us lots of confidence and we started booking touring bands from Cuba and Latin-American bands based in London and Manchester.” The final Viva Salsa took place in May 2000 and it was then that Adrian joined forces with Brad Charlesworth and Kito Morales to open Cubana on Trippet Lane.

Cubana Mk. I – Trippet Lane Getting the look of the venue right was just as important as creating the authentic tapas dishes and cocktails, so Adrian employed talented architect and close friend Paul Brady, to capture a true Latin vibe. “We offered something different – people felt like they’d discovered something great tucked away on this backstreet in the city centre,” says Adrian. “There wasn’t another tapas bar in Sheffield at the time. “We’d already built up contacts with the Latino community from the Viva Salsa night, so they were on board as soon as they discovered we’d be offering live music.”
Cubana Live One of Cubana’s proudest moments was hosting a night at Music In The Gardens Festival 2010 in the Botanical Gardens. Cubana Live attracted a sell-out crowd of over 3,500 people and helped raise thousands of pounds for local charities. The extravaganza offered some of the most popular Latin artists, including Omar Puente and his band. The group arrived in chauffeur-driven 1957 Chevrolet convertibles and pulled up in front of the stage, before delivering an amazing performance. Omar Puente and his band

Special Guests Over the years, Cubana have been honoured to welcome many memorable guests. A visit from legendary Cuban band the Buena Vista Social Club in 2007 was certainly a highlight and Adrian was overwhelmed when the Brad and Adrian with Roberto Duran (centre) band returned after their second Sheffield City Hall gig in 2008. Once at their new premises at Leopold Square, Cubana was given the ultimate seal of approval when Dr Dr Aleida Guevara (centre) Aleida Guevara, daughter of famous Latin American revolutionary Che Guevara, visited for dinner and posed for a picture underneath the portrait of her father. Other notable guests include Panamanian boxer Roberto Duran, once considered to be the best Buena Vista Social Club pound-for-pound fighter of all time, who visited in 2003.
Cubana Mk. II – Leopold Square After 14 years building up a reputation as the most vibrant independent Cuban bar in Sheffield, it was time to say goodbye to Trippet Lane. Adrian discovered the two-level venue, formerly Platillos in Leopold Square had become available. After a discussion with business partner Brad, they decided the time was right to move. They enlisted the help of local artist Paul Staveley and Paul Brady once again to recreate Cubana’s trademark style. Just four days after closing the Trippet Lane venue, the new Cubana was opened. “We opened with a big party on Thursday 24 July. Over 400 people turned up and it was an incredible atmosphere,” Adrian recalls. “We knew right then, from everyone’s reaction that it was going to work.” Now offering two floors for two different nights out, diners can enjoy the cosy upstairs area or party downstairs. Cubana turn over around 300 diners on a Saturday night, many of which stay all night. “There’s great flavoursome food, courtesy of Chilean head chef Fabrian Cruz who has been in charge of kitchen affairs since day one, exotic cocktails, friendly customer service, chilled-out live music and vibrant music to dance to – all under one roof,” says Adrian. Cubana’s Salsa In The Square has also been a huge success. Since Cubana has taken over hosting the Bank Holiday Sunday extravaganza, attendance numbers have doubled and Cubana looks forward to offering a live Cuban salsa band, salsa lessons, dance demos and more in May 2016. So, after 14 years brightening up Trippet Lane and a successful first year adding a vibrant mix of Cuban flavour to Leopold Square, how will Adrian and his team be celebrating their success? “Of course, there will be a big party, but Brad and I are going over to Cuba in January too,” says Adrian. “It’s such a great place and we’ll get loads of inspiration. We’ll be treating that as our 15th birthday present.” If you’re looking for a lively venue with the full package, Cubana can provide the delicious food, the colourful cocktails and the live entertainment to start your festive season. Queue For the Top… he largest golf resort operator in United Kingdom, QHotels recently celebrated the first anniversary of its acquisition of six former De Vere hotels and De Vere luxury lodges. And a visit to one such property, Mottram Hall in Cheshire, illustrates just why the company is such a success. The hotel creates an imposing impression from the moment you arrive at the 18th Century Hall via a long, sweeping tree-clad drive through to its high quality bedrooms, fine restaurants, golf course and spa. The quality of the course is one example of the many benefits of a unique golf membership scheme operated by QHotels – the QFairway club. The initiative is entirely flexible with up to 50 rounds of golf for a cost of only £375 per annum, with access to 11 impressive resorts operated by QHotels. The points-based membership gives golfers all the benefits of a full club membership – including the facility to hold a handicap and playing rights for club competitions – while offering discounts on food and drink, shop purchases, tuition and hotel bed-and-breakfast rates. More than 1000 new members have already signed up to the scheme, launched earlier this year, including hundreds of juniors. Membership of the QFairway club is so popular because it provides access to some of Britain’s top courses including Forest Pines in Lincolnshire (a favourite among Yorkshire golfers), Slaley Hall in Northumberland and Oulton Hall, here on our doorstep in Leeds. Mottram Hall is one such top, championship standard course, having hosted the 2013
T
European Seniors PGA Championship. The front nine is relatively flat and meanders through lush meadows and parkland but golfers should not be fooled: the back nine is harder with some daunting drives and carries as fairways bisect the densely wooded rough. The Mottram Hall golfing experience has recently been enhanced by a spectacular £1.5million refurbishment programme. The result is a modern but classical new clubhouse, encompassing a fine bar area and restaurant both offering panoramic views of the course. The new Halfway House could be a clubhouse in itself with a fully stocked bar, seating area and the provision of hot and cold snacks. Playing at a QHotels venue is particularly attractive for groups or golf societies in 2016, with prices being held at 2015 rates provided the booking is for 12 or more and made before the end of November this year. Prices, for new bookings only, at any of the 11 courses start at £79 per person for one
night’s dinner, bed-and-breakfast plus two rounds of golf. Two-night, three-round packages including dinner, bed-and-breakfast can be booked from £165 per person while discounts of up to 20% are available on drinks or groups of any size. Mottram Hall has many attractions other than the fine golf: it’s home to Britain’s first Alfresco Thermospace Spa; it houses a superb health club with great leisure facilities, while it is also a glorious wedding venue and the perfect setting to host a conference or event. The rooms have been impressively upgraded and the Carrington Grill serves wonderful food using Cheshire ingredients from local suppliers. The hotel offers a number of special breaks including residential Christmas and New Year ones. Details of these and the range of golf packages can be found at www.qhotels.co.uk or by calling 0845 2411320.

FILLING THE GAPS Can you name the final nine Ecclesfield Grammar teachers from 1960? n September 2014, we printed an Ecclesfield Grammar School staff photograph from 1960 and asked readers if they could name any of the teachers. John Brewitt of Chapeltown and Steve Smith from Ecclesfield got in touch to fill in some of the gaps and tell us a little about some of the teachers featured in the picture. By the end of last year, we had names for just over half of them. Earlier this year we received a call from Paul Dolby, who was a pupil at the school until 1969. Paul had been in touch with 89-yearold Geoff Jennett – a history teacher at the time this photograph was taken, who eventually became deputy head – to see if he could identify the remaining staff. Thanks to Geoff’s impressive memory there are now just nine people who have not been named. Paul and Geoff are eager to complete the list and believe that the un-named females could be domestic science or PE teachers. If you recognise any of the

PROMOTIONTANKERSLEY PARK GOLF CLUB
Whether you are a beginner or an experienced player looking for a new challenge, Tankersley Park Golf Club has something for everyone. ave you ever considered joining a golf club? If so, now is the perfect time. With a fantastic location and superb course, Tankersley Park Golf Club (TPGC) has much to entice golfers for the 2016 season. All are welcome at TPGC – including beginners, juniors, ladies, gentlemen, pay-as-you-play, societies and corporate groups – and flexible memberships are available. Contact the secretary for more details. The construction of a new practice facility will commence in the next few months and hopefully be up and running for the winter. This facility will be open to all – the general public, as well as members – and will be a welcome addition to the area for all budding golfers to practise during the dark winter months. The land has a fascinating past, with many uses over the last few centuries. It was an oak forest, a civil war battlefield, a baronial deer park, a coal and ironstone mining area and even a battle tank testing ground before being transformed into a beautifully manicured golf course. Tankersley Park Golf Club was originally designed by Arthur Storey in 1907. It was then re-designed by Frederick George Hawtree, the original founder of golf course architecture company Hawtree Ltd, which is now run by the third generation Martin Hawtree. The company dates from 1912 and has been associated with the building or remodelling of more than 800 golf courses including Royal Birkdale and Sunningdale. More recently, the company has been working with Donald Trump on his new courses, including Trump International.

PROMOTIONBLUNDELLS
TALK OF THE TOWN Growing demand and a shortage of properties on the market mean there’s never been a better time to sell your property.
he residential sales market has been strong throughout the year and Blundells has been achieving some excellent prices for a good variety of homes across the local market. Jonathan Garbett, residential valuer, says: “There is a genuine shortage of properties coming to the market; demand is at levels we have not witnessed in the last few years. In the first four weeks of September we had almost twice as many new buyers register with us than we had in 2014, meaning there has never been a better time to sell your property.” The estate agent, which has worked in the local area for over 25 years, has a wealth of local expertise and an ability to adapt to market conditions to maximise the value of your property. Angela Ashmore, branch sales manager, says: “The residential market in Chapeltown is booming at the moment, and by speaking with potential buyers on a regular basis we are often
T
getting viewings and offers on properties before they have hit the internet or a ‘for sale’ board has been erected.” Their team are constantly out and about conducting market appraisals and taking on new instructions and they are seeing a lot of demand from people looking to move to Chapeltown. With its excellent amenities, bus and rail services and close proximity to the motorway it has become a real hot spot – be it to upsize, downsize or for those looking to buy-to-let. Angela continues: “The much-publicised potential interest rate rise has seen a flood of buyers looking to secure their new home and get the best of the competitive mortgage deals.” Mortgage consultant Josh Evans says: “It is an exciting time to be buying at the moment, with healthy competition between mortgage lenders there are some extremely enticing deals around. And with 95 per cent lending recently returning to the market, I am finding that people are in a position to buy a house much earlier than they had initially hoped.” As well as a number of homeowners looking to buy, there has also been an increase in the number of buy-to-let landlords entering the market, although more people are looking to buy than in recent times, there is still a healthy demand from tenants. Kelly Boot, Blundells’ lettings manager, says: “The demand from tenants for goodquality rental accommodation is strong. We are seeing properties being let in a matter of days; it is often about selecting the right kind of tenants for a property. “With many years of property management experience our dedicated team will source tenants, manage maintenance issues, coordinate safety checks and much more. We are exclusively focused on ensuring your rental properties generate the best possible result and our professionals will manage every aspect of your rental portfolio.”
