Speed and SECURITY

Modern Method of Auction can complete property sales in record time.Blundells Hillsborough explains the process.

The way we buy and sell properties is changing thanks to the introduction of Modern Method of Auction – and one local estate agency is seeing swathes of clients choosing this option, which can see a property sale go through in just 56 days*.

Modern Method of Auction not only provides you with speed and security but auctions, meaning it is also accessible to those buying with a mortgage rather than just cash buyers.

And it’s not just limited to dilapidated or vacant properties; Blundells Hillsborough has seen all types of properties being sold this way, from terraced houses right up to high-end detached properties.

So how does it work?

The buyers pay a reservation fee of the property, which in turn covers auction and estate agency fees. The vendor’s fee is 0%**. The buyer will then have between 28 and 56 days from receipt of a draft contract from the buyer’s solicitor to complete the purchase.

If it sounds simple, it’s because it is.

“Modern Method of Auction can secure a quick sale and is becoming increasingly common,” said Dawn Leaman, branch manager at Blundells Hillsborough. “But it only really works if you haven’t got a property to sell given the short timescale.

Other than Modern Method of Auction, Blundells Hillsborough can report that the S6 postcode continues to be buoyant, with pandemic have been maintained. They have a database of buyers looking to purchase in the area if you’re thinking about putting your house on the market.
