Property Trust Wills – what are they? “That wish to pass something on is about the most basic, human and natural instinct there is.” will is an important legal document, possibly the most important many of us will ever sign, but your will might not be everything you imagined. A Property Trust Will is often suitable for co-owners of a property (often husband and wife, or unmarried couples), and is used to ring-fence half the family home on the first death of a couple. A Property Trust Will protects the half the home for the next generation from the threats of care fees and the effect of remarriage, both of which frequently see an inheritance pass somewhere it wasn’t intended to go. When setting up a Property Trust Will, the legal title to the property is changed from joint tenants to what is known as tenants in common – nothing to do with renting, but an important change at the Land Registry that allows each co-owner to decide where their half share of the property passes on their death. This type of will gives the surviving co-owner the use of the half of the house in trust for the entirety of their lifetime, ensuring they can continue to live in the property as if they owned it, and they could even move house if they wished. Because the half a house is in trust, it can’t be used to fund care fees, and can’t pass sideways to a new husband or wife – it is protected for the next generation.

Obliterated during the Blitz of the Second World War, author Paul Clarke tells Fiona Barber how a community came together to rebuild the Hillsborough Tabernacle. This year it celebrates its 60th year. emembrance has become an integral part of modern British life. Along with remembering those who gave their lives for our country, we also think about the path of destruction that was left behind. During the Sheffield Blitz (12-15 December 1940) almost 700 people were killed, 40,000 were made homeless and 82,000 properties were damaged. One building that was almost completely obliterated was the Hillsborough Tabernacle. This year marked two significant anniversaries in the life of the church: its destruction in 1940 and the current church building’s opening in 1955. To celebrate, the Tabernacle arranged a year of special events titled the Hillsborough Hope Festival, which has included talks by many people including David Blunkett. They also launched a book called Bombed But Unbowed written by Paul

Clarke about Hillsborough, the Blitz, the Tabernacle – and most importantly how members and friends joined together to erect a temporary building, using materials salvaged from the destroyed building. Paul Clarke has been a part of the Tabernacle congregation for over 50 years and is currently the church’s treasurer. “The Tabernacle has always been a big part of my life,” he says. “I began attending as a teenager and it was where I met my wife, we got married there, and our children were christened there too.” In 1980 Paul wrote a brief history of the Hillsborough Tabernacle to celebrate the 25th anniversary of the present building, which was handed out to the members who had been with the church from the early years. “They were thrilled with it,” Paul says. “I thought it was such an interesting story and I knew back then I wanted to

write something in more detail. When we started this special year of celebrations it seemed like the perfect time.” The book tells the dramatic story of the destruction of Hillsborough Tabernacle Church and features personal memories of the war years and the nights Sheffield was bombed. During the night of 12 December a landmine, which was dropped in Hawskley Avenue, totally destroyed 13 houses and the Tabernacle, and caused extensive damage to surrounding properties. All that was left of the church was a wall bearing the message: O worship the lord in the beauty of the holiness. On 12 January 1941 the Tabernacle congregation held a meeting at Wycliffe Congregational Church to decide the future of the church. With fewer members than before, little money and no building, closing the church and joining the Wycliffe fellowship would have been the easiest option. After much deliberation however, it was decided (with a vote won by a majority of one) the Tabernacle would continue, and so they rolled up their sleeves and began to sort through the rubble. Among this, they discovered the Tabernacle banner, which had been purchased in 1901 and had led the Church Sunday School every year as they marched in the Whitsuntide Parade. Now the banner is displayed inside the church for all to see. After it was decided the Tabernacle would continue, the congregation needed somewhere to meet, and the vicar at St Polycarps, Malin Bridge agreed for them to use mission hall on Loxley New Road – known locally as the tin hut. The rebuilt Hillsborough Tabernacle

Work started on Hawksley Avenue rebuilding the old Institute – the building in front of the church, which had been used as additional space for church goers after the First World War – and helpers came from all over to get the venue back on its feet. There The Institute were tears of joy as members of the congregation gathered for a special opening service on 7 February 1942. The fellowship continued to flourish and in April 1954 rebuilding the original church began. Saturday 7 May 1955 marked the opening of the new Hillsborough Tabernacle. In the following years the church expanded, with many clubs and groups becoming a part of its identity. While the Tabernacle has seen many changes, 60 years on it is still welcoming the men women and children who pass through its doors ever day of the week and is a popular place for community groups. Each Sunday at 10.30am a small group meets for Sunday worship and you are invited to join them. * As part of the Hillsborough Hope Festive, on 6 and 7 November there will be a pop-up exhibition at the Tabernacle on Hillsborough and the Sheffield Blitz.

Remembering the Dam Busters In last month’s Sixer, the Do You Remember column featured a photograph of Dam Flask and we posed the question: what’s missing? The answer lies in the boyhood memories of local resident Dennis Baines, who tells his tale here. Dennis Baines was born and brought up on Holdworth House Farm in Loxley. He left farming in 1963 to work with father-in-law Arthur Nicholls at Wesley Nicholls coal merchants, Wadsley Bridge, which is still run by the family today. As a young boy he remembers many things about World War II, including the Sheffield Blitz, the ‘tin box’ Tabernacle and watching the Dam Busters practising flying low over Dam Flask… “It was December and all I could see down in Sheffield was black smoke. They’d put artificial lighting all over the moors in the hope the Germans would bomb that and leave Sheffield alone. But the Germans said it was quite simple; all they had to do was count the dams: one, two, three, four, and then drop the bombs. You couldn’t cover the dams up on a night time. “For the Whitsuntide Sing we used to collect the chairs from Hillsborough Tabernacle when it was just a tin box and take them to the park and we would march from Loxley with the band.”

Dennis also recalls the telephone poles and cables on the side of the road opposite the valve houses at Dam Flask being removed and wondered what was going on. It became clear after the legendary Dambusters carried out Operation Chatise – which saw the Möhne and Edersee Dams breached by a specially-developed bouncing bomb and catastrophic flooding to the surrounding areas – that the poles and cables had been removed so the Dambusters could practise their very low flying for this mission. “You could hear the drones of the planes – you knew they were on their way – and they would fly low over Dam Flask.” Dennis said. “I would hear them coming and run to the farm wall with my brother and watch, they came very low and the pilots would wave to us – that’s something I will never ever forget.”

And a visit to one such property, Mottram Hall in Cheshire, illustrates just why the company is such a success. Art is alive and well in Sheffield, particularly in the north of the city, as Phoebe Seymour discovered.

Thanks to the Arts Council England, you can buy contemporary art from a number of galleries in Sheffield including Cupola and spread the cost with zero per cent interest-free credit over ten months. Cupola supports a number of artists in the area, as well as putting on exhibitions and events for international artists. “We exhibit a lot of local artists – not because they are local, but because they are very good,” says Graham. But Cupola isn’t just about representing professional artists; they also try to encourage locals with a creative flair to develop their skills. There is a wide range of classes to try at Cupola including photography classes, pastel drawing with Karen, and print making with local artist Sam Groom. The benefits of joining a local art group are endless and no one knows this better than Marie Turner, co-founder of the Underbank Community Group in Stannington.

illsborough and the wider S6 area is famous for a lot of things; Sheffield Wednesday Football Club, Bradfield Brewery and the Bassets sweet factory – to name a few – but an art scene certainly isn’t one of them. Scratch below the surface however, and there is a booming number of artists and art groups in the area just waiting to be found. “This area has one of the highest concentrations of creatives in the city, but no one knows about them,” says Karen Sherwood, director and founder of Cupola Gallery. “And I think that’s because it’s relatively cheaper to live round here.” The art scene in S6 is so well-hidden that customers constantly comment on Cupola’s “strange location” and yet, it has been established on Middlewood Road for 24 years. “I think people still view S6 very much as a working class area and art as being something for the upper classes,” explains Karen. “A culture guide to Sheffield came out last year and Cupola wasn’t in it. They included galleries outside the city centre, but they just didn’t look north.” Karen and her colleague Graham Shapley want to help change these perceptions: “Some things in the gallery are expensive, but we try to be

Based in the Underbank Unitarian Chapel school rooms, she says the weekly art group is not only educational, but a Underbank Community socially inclusive environment Group in Stannington that provides a therapeutic outlet. Many of their members have even gone on to sell their art. What started 15 years ago as a dozen art enthusiasts meeting up once a week, soon turned into a local movement. With attendance figures now reaching 36, this popular group has a waiting list. “Many people tell me this is the best art group they’ve been to. We give constructive criticism to help each other improve,” says Marie. For some, art isn’t a social activity, it is a personal experience. Andrew Thackeray from Stannington works as an area distributer/manager for a welding company, but whilst looking at some artwork in Sheffield’s Millennium Galleries one day, he was inspired to create his own. Like those that attend Sam Groom’s classes and the Underbank Community Group, Andrew had not done any art work since he was at school, but drawing inspiration from the Sheffield city centre and his experiences of life in the 1980s, he was able to create art which local people could relate to. “I didn’t do any artwork for about 25 years, but once I started painting ten years ago, I was hooked,” confirms Andrew. Art is certainly alive and well in Sheffield, and most importantly, it has the power to be inclusive. Whether you are looking to buy a piece of art or a local art group where you can develop your skills, you’re never far from an artist or a welcoming workshop. There’s a whole host of art classes for different levels in S6, so why not give them a go? Or better yet, set up your own. hen her bathroom needed replacing, an S6-based homeowner turned to a company she knew she could trust. Having walked past the Holme Lane showroom on her way to work each morning, catching a glimpse of the beautiful displays, she fell in love with a roll-tap bath that took pride of place in the window.

Christmas tree festival Brightholmlee Methodist Church in Wharncliffe Side is opening its doors for the second Christmas Tree Festival from Thursday 10 December to Saturday 12 December, 3pm until 7pm. Happy Beermas! – It’s the time of year when ale fans froth with delight at the return of the seasonal special with the tinted top. orget waiting for December 25th, the most wonderful time of the year is already upon us. Beer lovers across the country know that the ‘holidays are coming’ long before the red truck rolls into town – because it’s the horse and cart with barrel loads of Belgian Blue on it that they really get excited about. From Northampton to the North East, and in a significant proportion of the pubs in South Yorkshire, this uniquely coloured ale by Bradfield Brewery is what Christmas is all about. Now available on tap, in mini-kegs and by the bottle, Blue is already being snapped up by fans who wait all year to catch a glimpse of that famous bluetinted head and get a sip of that distinctive berry taste. John Gill and family have been brewing Blue since they first set up the brewery ten years ago and its success has been phenomenal. Between November and January, they sell an astonishing 300,000 pints of the stuff, making it their most popular seasonal special by a mile. It was officially launched at the Nags Head, the Bradfield Brewery tap, in late October, but they decided to kick start the celebrations even earlier this year with a fun Facebook competition. They asked Belgian Blue lovers to describe the beer’s taste, colour and texture and explain why it is their

favourite brew. Entries flooded in but it was Charlie Goddard who won the prize of a case of Blue with his description: “Beautiful mulberry colour, very rich and creamy. Tastes exciting and of pure Christmas heaven. T'is the season in a pint! Perfection!” Belgian Blue is one of 14 seasonal specials available throughout the year. There’s a Poppy Ale to commemorate Remembrance Day in November, a WimBull-Don to drink with the tennis in June, and a Ye Olde English Ale to toast St George’s Day in April, to name but a few. This year also played host to several other extra special creations. Decade Ale marked the brewery’s tenth birthday, 3k celebrated their 3,000th brew and – our personal favourite – Celebration Ale was made especially for Sixer’s 21st birthday. These special ales are sold in addition to the six core beers that are available throughout the year. There is something for every taste: Farmers Stout, Brown Cow, Farmers Bitter, Yorkshire Farmer, Pale Ale and the best-selling Farmers Blonde. Of the 80,000 pints of ale that are brewed each week, just over half of that is the award-winning Blonde. Their social media following is equally impressive. The buzzing online community of more than 13,000 Facebook likes and 6,000 Twitter followers helps to spread the Bradfield message far and wide. It was via the Facebook page that they officially announced the name of the brewery’s newest team member, Decade the foal. Though still too young to work, he’s very much enjoying life on the farm and when he’s old enough he will be trained to follow in the footsteps of his much-admired mum Claire, who sadly died after giving birth. The Gills – John, his wife Susan, their daughter Lisa and son Richard – never imagined that they would come to employ 21 full time staff and that already-impressive sales and volumes would continue to improve year on year. It was when the price of milk plummeted at the turn of the millennium that the dairy farming family were forced to diversify. Richard came up with the idea of producing their own beer and, in March 2004, work began on transforming the cow shed at Watt House Farm into a brewery. Experienced head brewer Paul Ward, who is still with them today, was employed to oversee the process and the first batch was finished on 26 April 2005. Ten years on and they even have their own pub, the Nags Head, where a large range of their beers flows for just £2 a pint. Alongside tasty homemade food and real fires, they’ve created a cosy bolthole for people to immerse themselves in the Bradfield Brewery experience. Of course, all of this success doesn’t mean they’re resting on their laurels – quite the opposite. 2016 is set to be another outstanding year, thanks in no small part to the release of their first book. only will the book, which is being published by Sixer’s sister company RMC Books, offer a greater insight into the brewery’s history, but they’ve also teamed up with the nationally renowned Magpie Café in Whitby to match ales with seafood: as many will no doubt agree, a match made in heaven. Work has just begun, so be sure to keep a look out for it next year. In the meantime, be sure to visit the brewery’s on-site shop in the run up to Christmas to stock up on presents for the beer lovers in your life. There’s a great range of merchandise, clothing and gifts, as well as Farmers ales to taste. The mini-kegs (£17 each or two for £30) are hugely popular at Christmas; there’s nothing like pulling your own pint of Belgian Blue – complete with that famous blue head CHRISTMAS – to enjoy with your Christmas lunch. From riotous Romans to My Sweet 16, we look at how the nature of throwing a party has evolved through the ages, writes Fiona Barber. rom eating and entertaining to drinking and dancing, no matter what the occasion, any excuse to gather friends and family for a celebration is a good one. But throwing a party certainly isn’t a new idea; we’ve delved right back to Roman times and dipped into various points in history to find out how our ancestors celebrated.

The Romans in Britain Let’s start with the Romans, since they are credited with bringing civilisation to Britain. Their dinner parties were elaborate, often lasted up to eight hours and could be dignified or disgusting affairs, depending on the host and his choice of guests. Overindulgence was the rule rather than the exception and adults did not sit on chairs around the table like we do today; instead they laid on sloping couches around a square table – only small children or slaves were permitted to eat sitting. Of course, no dinner party would be complete without entertainment and, for the Romans, this included actors performing scenes from a popular play or a dancing display. Anyone with status in the community would hold regular dinner parties, which were not just a gathering of friends, but – just like a visit to the Roman baths – also an occasion for the host to mingle with local and regional dignitaries, to gain their friendship and support.

The mere mention of a Tudor banquet conjures up images of a riotous feast, with Henry VIII at the top of the table gnawing on a giant-sized chicken leg. But as with many historical stereotypes the reality was somewhat different. Banquets were formal occasions, with rules that mirrored the class system and social etiquette of the day. They also provided the host with the perfect opportunity to show off their wealth and importance by serving guests the most magnificent food, which could include venison, swan, peacock, heron, porpoise and seagull. Sometimes the skin and feathers of a peacock would be carefully removed, then once it was cooked they were replaced, as if it were still alive. This was considered a sign of wealth. These glamorous occasions could include up to six courses, as well as extensive entertainment with mummers, jugglers, jesters, acrobats or even fire-eaters.

Regency London Fast forward 200 years or so and things had become rather more refined. During the Regency, and into the Victorian era, the real highlight of the London social season were the debutante balls, which were hosted at the grand houses of the aristocracy. Débutantes that went through the ‘coming out’ process, including a presentation to the Queen in court, were expected to be married within two or three years or considered a failure. A single woman at 30 was a hopeless spinster. Imagine that. The Queen brought the curtain down on the royal curtsey in 1958 because of fears that ‘fixers’ could accept payment for introducing outsider debs into British high society. Throughout the sixties and seventies, the whirl of debutante parties and social events became more of an anachronism and in 1976 the renowned Queen Charlotte’s Ball in London folded amid rumours of drugtaking and general debauchery. So much for high society! Not all debutantes married off and went to live a genteel existence though. One of the last debs presented to the Queen, Fiona MacCarthy, rebelled against court traditions by carving out a successful career as a journalist and biographer and another deb of 1958, Teresa Hayter, later came out as an international Marxist.

Roaring Twenties On to the Roaring Twenties, the Great War was over and people were yearning for a bit of fun. For youngsters from the aristocracy and wealthier classes, life had never been better. Nightclubs, jazz clubs and cocktail bars flourished in the cities and there was an emphasis on having fun and spending money. For the first time, more Americans lived in cities than on farms. The nation’s total wealth more than doubled between 1920 and 1929, and this economic growth swept many Americans into an affluent but unfamiliar consumer society. People wanted to enjoy themselves as much as they could, by listening to the new jazz music, or learning new dances such as the Charleston and the black bottom. Young women with bobbed hair and short skirts, known as ‘flappers’ – drank, smoked, were sexually liberated and danced the new dances in the city speakeasies – and became an iconic symbol of the times. For many of us The Great Gatsby written by F. Scott Fitzgerald in 1925, represents the Roaring Twenties, and many 20s-themed parties today are inspired by the excessively extravagant parties thrown by young and mysterious millionaire Jay Gatsby in his white mansion on Long Island.

1970s We’ll bypass the swinging sixties and move straight to the early seventies, where disco was born. Saturday Night Fever (1977) helped turn the simmering subculture into a mainstream fad. Those that had been too young to enjoy the sixties social revolution wanted something to call their own and so, in their mini-skirts, platform shoes, flared trousers, and mullet hairstyles, they danced the night away. Anyone who admits to being old enough to remember attending house parties in the 1970s will also remember Abigail’s Party, Mike Leigh’s brutally funny comedy drama. From the fashions (floral flock dresses and butterfly collar shirts) to finger food (who fancies another cheesy pineapple one?) set to a soundtrack of Demis Roussos, it’s all horribly true.

Modern times Moving onto modern times; if there’s one thing for certain when it comes to celebrating nowadays, we are spoilt for choice in terms of venues and entertainment. Pubs, bars, hotels and clubs are all popular places to host a special occasion and many now offer additional activities such as cocktail masterclasses. The development of technology has also changed how we celebrate. Music streaming services such as Spotify, for example, have made it easier than ever for us to create our own playlists and act as DJ for the evening. In other developments, shows like MTV’s My Super Sweet 16 – a reality series, which follows privileged 15-year-olds plan extravagant sweet 16 parties – have raised expectations for many British teenagers, and party rings and pass the parcel no longer suffice.

No matter how or where you celebrate, the core ingredients remain the same today as they did hundreds of years ago; great people, delicious food and drink, and some form of entertainment. Take this as a starting point and make it as simple or extravagant as you like – you’re guaranteed to have a ball.

How they’ve grown... two local children returned to their roots at Corner House Nursery to share their adult success. he team at Corner House Nursery in Hillsborough are always delighted to hear from the wonderful children they have cared for and nurtured over the years. And being a close-knit, family-orientated environment, it can be an emotionally overwhelming experience when the nursery’s long-serving staff members discover just how much time has gone by and how much these children have grown. Arran Jordan-Taylor and Elizabeth Ibotson both attended the nursery back in its opening year in 1993 and have recently got in touch with financial and development manager Faye Puzzovio (daughter of the nursery’s founder Lynne Shaw) to let all the staff know what they are up to now. “We are so proud of them both and wanted to share their achievements with everyone,” says Faye. Arran (who can be seen pictured in the very first brochure the nursery produced) graduated from Stafford University with an honours degree in gameplay design and production earlier this year. His grandmother notes how his interest in this area of study started at a young age: “Arran loved Corner House and his favourite activity there was the computer.” Elizabeth on the other hand, recently graduated from Lincoln University with a 2:1 honours degree in criminology. Elizabeth came along to Corner House’s 20 year celebration party last year and caught up with her Arran Jordan-Taylor fellow classmates, whilst enjoying a barbecue and reminiscing about her play days there. When asked about her favourite Corner House memory, Elizabeth fondly replied: “Coming into the classroom and getting to choose on the feelings board whether we were feeling happy, sad, excited and so on.” Childcare manager Samantha Priest has been with Corner House since the beginning and has fond memories of Elizabeth as a child. She said: “Elizabeth was such a happy and smiley little girl. She was really bright and so eager to learning new things.” In the nursery’s first Back then, the nursery could only provide places ever brochures for 25 children, but since then, it has gone from strength to strength and can now offer spaces for 127 early years children. Learning is an important aspect of the nursery, but Corner House feel it is equally important to care for their children’s emotional and physical wellbeing. The staff encourage children to respect others, have an eagerness to learn new things and to develop an independent spirit, whilst enjoying their childhood within a safe, secure and welcoming environment. The nursery’s bright and spacious classrooms are packed full of exciting and stimulating

t was 15 years ago that Cubana burst onto the Sheffield nightlife scene, offering a burst of joyous Havana sunshine on a sleepy back street a short shimmy away from the city centre. Looking at all the multicultural restaurants, bars and music venues in the city, it is easy to take the wide variety of food, drink and sounds from around the world for granted. But it hasn’t always been such a hotbed of diversity, and Cubana was one of the trailblazers that helped breathe new life into Sheffield. Now the salsa venue is celebrating a landmark anniversary… and it is as fresh and vibrant as ever. First unleashed on an unsuspecting public in November 2000, Latin music, salsa dancing, mouth-watering tapas food and colourful cocktails all blended, bringing people together in a fun and friendly setting. Now based in Leopold Square, the Latin beat pulses stronger than ever.

First Steps Co-owner Adrian Bagnoli first got into Latin music whilst visiting a popular Brazilian nightclub called the Maracanã in Florence, Italy. Adrian was amazed by the lively atmosphere and was convinced that this was exactly the kind of night out Sheffield needed. “Back then, the only Latin music people knew was The Gipsy Kings and La Bamba,” explains Adrian. “We decided the time was ripe to introduce a bit more culture to Sheffield.” Adrian and friends Toni Dente and Gian Bohan started by launching a Viva Salsa night at local nightclub Club Uropa (formerly Isabellas), booking Brazilian DJ Marcus Vinicius and a live Brazilian band called Viramundo for the opening night. An astounding 700 people attended the first event in June 1996, making Sheffield’s first salsa club night an undeniable success. “This really paved the way for us,” says Adrian. “Calendar News came to cover it and the atmosphere was incredible. It gave us lots of confidence and we started booking touring bands from Cuba and Latin-American bands based in London and Manchester.” The final Viva Salsa took place in May 2000 and it was then that Adrian joined forces with Brad Charlesworth and Kito Morales to open Cubana on Trippet Lane.

Getting the look of the venue right was just as important as creating the authentic tapas dishes and cocktails, so Adrian employed talented architect and close friend Paul Brady, to capture a true Latin vibe. “We offered something different – people felt like they’d discovered something great tucked away on this backstreet in the city centre,” says Adrian. “There wasn’t another tapas bar in Sheffield at the time. “We’d already built up contacts with the Latino community from the Viva Salsa night, so they were on board as soon as they discovered we’d be offering live music.”

Cubana Live One of Cubana’s proudest moments was hosting a night at Music In The Gardens Festival 2010 in the Botanical Gardens. Cubana Live attracted a sell-out crowd of over 3,500 people and helped raise thousands of pounds for local charities. The extravaganza offered some of the most popular Latin artists, including Omar Puente and his band. The group arrived in chauffeur-driven 1957 Chevrolet convertibles and pulled up in front of the stage, before delivering an amazing performance. Omar Puente and his band

A visit from legendary Cuban band the Buena Vista Social Club in 2007 was certainly a highlight and Adrian was overwhelmed when the band returned after their second Sheffield City Hall gig in 2008. Cubana Mk. II – Leopold Square After 14 years building up a reputation as the most vibrant independent Cuban bar in Sheffield, it was time to say goodbye to Trippet Lane. Adrian discovered the two-level venue, formerly Platillos in Leopold Square had become available. After a discussion with business partner Brad, they decided the time was right to move. They enlisted the help of local artist Paul Staveley and Paul Brady once again to recreate Cubana’s trademark style. Just four days after closing the Trippet Lane venue, the new Cubana was opened. “We opened with a big party on Thursday 24 July. Over 400 people turned up and it was an incredible atmosphere,” Adrian recalls. “We knew right then, from everyone’s reaction that it was going to work.” Now offering two floors for two different nights out, diners can enjoy the cosy upstairs area or party downstairs. Cubana turn over around 300 diners on a Saturday night, many of which stay all night. “There’s great flavoursome food, courtesy of Chilean head chef Fabrian Cruz who has been in charge of kitchen affairs since day one, exotic cocktails, friendly customer service, chilled-out live music and vibrant music to dance to – all under one roof,” says Adrian. Campbell Homes and Wake Smith joined forces to transform a former Loxley factory site into a modern, eco-friendly housing development. ake Smith has provided the legal advice for a unique green-fingered residential development on a derelict site in Sheffield – which furnishes each home with an allotment plot. Regional residential developer Campbell Homes has taken the two-acre derelict site at Loxley Works on Low Matlock Lane in Loxley and transformed the former steel rolling mill into 11 new two and three-bedroom houses. Each property has an allocated garage, a parking space and a rear garden and also a large separate allotment plot giving the owners an opportunity to achieve a more self-sufficient way of living by growing their own fruit and vegetables. Solicitors at Wake Smith worked with Hillsborough-based South Yorkshire developer Gary Campbell on the unique ecostyle development providing property transaction work for the £300,000 brownfield site. Damien Donnelly, director in Wake Smith’s commercial property team said:“I acted for Campbell Homes on the site acquisition last year, development finance, the appropriate electricity deed of easement and the forward selling agreements of the individual properties, nine of which have already been sold. “There are many legal considerations and frameworks to taking a brownfield site through to an eco-style residential development such as this. One of the requirements of planning specified by Sheffield City Council was the provision of the allotments space and communal gardens on the site which was a former factory. “It has been an extremely popular development in a lovely

location with the homes being priced realistically hence the quick sales.” Two homes remain available on the development, priced at £315,000 and £205,000, which has taken 15 months from the purchase of the land to handing over the keys to the new residents. Gary Campbell said: “Our latest innovative venture has brought an old local landmark back into use by providing quality homes in a fantastic setting. “I have worked with Damien at Wake Smith for a number of years and he provides a very comprehensive service. While I am managing the workload of a developer, I am confident that all the legal details are being taken care of, so that I can work to achievable timescales on innovative projects like this.” Solar panels on the garage roofs at Loxley Works also contribute to the eco-friendly feel of the development, designed by Sheffield architects Coda. Campbell Homes Ltd has been building and restoring homes in the Sheffield City Region since 1994, and has built an extensive portfolio of over 800 homes to date, ranging from apartments to detached houses, conversions to listed buildings. Other Campbell Homes developments include Loxley House, the former Sea Cadets building on Ben Lane, Loxley; the former Dial House Working Men’s Club on Ben Lane, Wadsley; and The Old Mill at Wadsley Bridge and a 66 apartment development at Gleadless. Councillor Terry Fox, Sheffield City Council’s Cabinet Member for Environment and Transport, said: “It is great to see houses with allotment plots included, enabling the residents to grow their own fresh fruit and vegetables. Every initiative of this kind contributes to improving the environment and encouraging people to eat healthy diets.” Sheffield has more than eight privately managed allotment sites. Sheffield City Council manages approximately 70 allotment sites with a total of 3,000 plots.

BITS & PIECES Local ballet dancer set for stardom A local girl, who has high hopes to become a professional dancer, will be auditioning for the prestigious Royal Ballet Associate Programme in Manchester and the Northern Ballet Academy Associate Programme in Leeds next year. Melissa Mills, 13, attends Middlewood Dance & Theatre School 12 hours a week on top of her normal studies at Bradfield Secondary School. She recently performed with the English Youth Ballet for Swan Lake in Stoke on Trent in September and is looking forward to performing with them again for the Nutcracker at the Buxton Opera House in November. Melissa was also accepted onto an Associate Programme at Ballet Theatre UK in Hinckley, Leicestershire earlier this year, where she attends three hour classes once a month. “We feel very proud of Melissa,” said mother Mandy. “Watching her develop as a dancer and seeing all the hard work and dedication she puts into her dancing is inspirational.”

Bradfield in Bloom Work Day Many thanks to the Bradfield in Bloom team and the 12 members of the Sheffield Conservation Volunteers who worked hard to tidy up the area around Bradfield Fellowship Cricket Club on Sunday 18 October. The volunteers mended parts of the stone wall around the car park, retrieved branches and stones from the river, cleared the pathways and removed weeds and grass from the wall and pavement around the playing fields.
