The south-west of Sheffield remains a property hot-spot – particularly for buyers from outside the city, writes Martin Edwards. f you live in Sheffield, chances are you’re worth quite a chunk more than you were this time last year. Research shows that house prices in the city rose by an average 10.9 per cent month-on-month this summer – and there’s every chance that the rate of increase will spiral even further. Most estate agents report that demand is unprecedented, with properties in the most sought-after areas often being quickly bid up to 30 per cent more than the asking price. The principal reason, they say, is merely a question of supply and demand. They simply can’t get enough houses to sell. The pandemic discouraged many would-be relocators from making further long-term financial commitments such as moving to a better or bigger home. After all, it was hard to be positive about the future when your job might be on the line at any time. But there were other forces at work. And if the trend continues, we could be in for period not only of change in the housing market, but in the cultural make-up of the city. So don’t be surprised if your newly-arrived neighbours greet you with a chirpy Gregg Wallace-style “Wotcher mate! Arrs it goin’ then?” That’s right, the Londoners are on the move. That pesky pandemic is to blame, again. For if all those

months of lockdown taught us anything, it was that it’s perfectly possible to continue working efficiently and effectively by practically never setting foot in the office. Home working worked for us. Whether or not it is something beneficial to us for other reasons is not an argument for here. What isn’t in dispute is the simple maths of the issue. The average commute for Londoners is 74 minutes, much of that time spent standing on overcrowded trains. The fast service to London from Sheffield takes mere seconds over two hours. One senior executive told us how she quite easily arrives at her desk in London by 10am, something she does two or three times a week. An influx of Londoners could only mean good news for those who stand to benefit most from rising house prices. At the top end of the market in Sheffield, the past year has seen new records set, with one home in Dore breaking the £3,000,000 barrier and numerous others commanding £2,000,000. It’d now cost you over a million to buy an otherwise unremarkable detached with Stumperlowe in the street address. But the buyers are there. And it’s not just individuals driving the trend. As a business owner put it: “The core problem is our London-centric

If businesses in London moved out to other cities, where they would have cheaper running costs, for example lower rent, and a smaller wage bill (thanks to lower house prices and living costs) then it would give the capital breathing space. What is interesting is a large number of purchasers are not from the local area, showing how much relocation to Sheffield is taking place. “Strong competition for properties across many parts of the city and surrounding areas has driven up prices, with some purchasers paying a premium well in excess of any tax saving provided by the stamp duty holiday. “Given the strength of demand being linked to the change in people’s circumstances and lifestyle priorities, we foresee a

A night to remember The preparation for the 2021 Westside Restaurant and Bar Awards has begun – and we have a brand new venue.
he OEC is the new home for the 2021 Westside Restaurant and Bar Awards.We are delighted that this year’s event will take place at Sheffield’s newest dining and events venue on the evening of Monday 8 November. The OEC – Owlerton Events & Conferencing to give its full title – nestles snugly between Napoleons Casino and Owlerton Stadium on Penistone Road. It’s a new, ultra-modern and exciting venue with a 500seater capacity, making it the perfect spot for large-scale parties, weddings and celebrations of all kinds. So, of course, it’s ideal for the local restaurant world’s biggest and glitziest celebration night! Now we’ve found the perfect venue, the search is really hotting up for the finest dining and drinking establishments across Sheffield and North Derbyshire, as we look forward to the 2021 Westside Restaurant and Bar Awards. The last 18 months has been horrendous for those working in hospitality and the connected industries but, thankfully, there is light at the end of the tunnel. If you’d like to treat your team after such a difficult year, allow us to recognise your hard work and efforts at a celebratory evening with food, drink and entertainment. Never one to rest on his laurels or repeat himself, Paul Weller is back with a new album and tour. He speaks to Jules Boyle about Fat Pop (Volume 1). here are not many artists who are still making vibrant and relevant music over four decades into their career, but Paul Weller has always done things differently. Since he first burst into the national consciousness with The Jam in 1977, up through The Style Council and beyond with his prolific solo endeavours, the 62 yearold Englishman has always been about one thing – moving forward. Never one to rest on his laurels or repeat himself,Weller somehow has managed to keep producing new material that holds its own with his ever-increasing back catalogue of classic albums while always exploring new ideas at the same time.

It’s no surprise then, that he’s back with another new record that does just that, the incredible Fat Pop (Volume 1). His 16th solo album since his self-titled debut dropped way back in 1992, it comes less than a year after its predecessor, the equally astonishing On Sunset, which earned him his fifth Number One album as a solo artist. It’s a typically diverse collection of songs, taking in influences and inspirations from across the board, but with every track sounding unmistakably like nobody else other than Paul Weller. As usual too, his quality control is as strong as ever too. There’s no waste on the album, no offcuts making up the
runtime. No filler, all Weller in other words. Even by his standards, it’s been a quick turnaround since the last album but it’s a record he had already started planning that was just moved forward when lockdown kicked in last year. As far as he saw it, if you can’t get out and play music, what else is there to do than make some more? Looking back at the genesis of what became Fat Pop (Volume 1), Paul said: “Most things become more apparent when you’re working on a record, so I don’t think I had any masterplan for it, I just wanted to make a record as I was facing a whole year or more of not doing anything, as all the live stuff
had been cancelled obviously. The prospect of all that time off meant I was going to have to utilise my time in other ways, so I just put my time and energy into making a record. There was nothing particularly challenging in there though, just what are in my opinion, 12 really great songs.” The initial parts of the album were recorded remotely by Weller and his band - Steve Cradock, Ben Gordelier and Andy Crofts with the musicians trading files from each of their respective homes and only came together at Paul’s Black Barn studio in Surrey when restrictions were lifted. It wasn’t an ideal way to do things, but they made it work.

SEEING & DOING Paul said: “In the first bit of the lockdown, I was just recording my vocal and a guitar or piano to a click track, then I’d send that to the various band members who’d do their part and send it back to me, so there was a bit of to-ing and froing for a while, until we could all get together, It was very weird, I wouldn’t say it was completely enjoyable as little things kept coming back that we could have easily fixed if we were all together, but it did enable us to keep moving forward and stay working. Getting back together in person though, that was really special. I would say it was like the first day of school, but I hated school, so it was more like the last day, just a real f***ing joy. Just having us all back in the same room again, having a bit of banter and playing some music together. We’d really missed it; we’d missed each other, and we’d missed playing together.” A new Weller album isn’t ever something you can predict what it’s going to sound like, which is just how he likes it. He makes music that interests him and that he wants to be proud to let people hear.With a back catalogue and reputation like his, he could easily go down the heritage act route if he wanted to and just churn out the hits for the rest of his life, but that’s just not how he’s wired. Paul said: “I just wanted every song to be strong on its own, like each one could be a single. I’m always just trying to keep my own interest and not repeat myself, which when you have been recording music as long as I have, can be difficult. In fact, it’s next to impossible to always come up with something different, but I’m always
conscious of trying to reach somewhere else or get to some other place with it. So, for me, having two or three moments on each record that I’ve managed to do that, then it’s successful for me. “I couldn’t do that heritage route easily, not with any sort of conviction at all. I’m just not cut out for that sort of thing. I’ve always been more interested in what I’m doing at the time and what I’m doing next and that goes right back to The Jam days, you know? My attitude has always been ‘Well that was a good record, let’s crack on with the next one and try and make something a bit
different.’ That’s always been in me, but I think the older I get, the less cautious I am about trying different things or seeing what works. There was a similar ethos in The Style Council, I just don’t think I had the chops to bring it off successfully at times, either vocally or as a musician. It’s just the passage of time, really. “I’ve always felt comfortable about making new stuff though, if that’s what I’m into at the time, then that’s what I want people to hear. That’s what I want to play to you, so that’s what I do. Saying that, there’s also loads of old songs that I play live, whether it’s the ones that
people want to hear, I don’t know. People want all different things, but I do try to cover most points in my history, but the new record will always be the most important thing to me. Unless it’s a piece of sh*t, then I wouldn’t care, but if that was the case I wouldn’t be out there doing it anyway. If I believe in something though, I want people to hear it.” Fat Pop (Volume 1) features some stellar guest collaborations, such as Amen Corner legend Andy Fairweather Low on the strutting groove that is Testify and Paul’s own daughter Leah, who cowrote and performed on Shades Of Blue, the classic slice of three-minute kitchen sink pop that was the first single released off the album. Away from his recorded output, Weller has been a constant presence on the live circuit all these years, but his usually relentless touring schedule ground to a halt last year along with the entire live music industry. Naturally his first concern was people’s lives and health, but not being able to do the thing that he has spent his entire adult life doing (and loving) took a bit of getting used to. He said: “It’s really, really weird. It’s the longest I’ve gone without playing live since I started making music. We’re hopefully doing this tour in November, which has been rescheduled several times already, which will make it nearly two-and-a-half years since we’ve played live. Where am I going to wear it?
This might seem like a strange question, but it is worth thinking about, especially if you’re planning to wear your eternity ring alongside an existing wedding and/or engagement ring, as you may choose something that will complement these. If your existing bands are set with diamonds, then you may prefer to choose a setting that matches. If your rings have plain bands then their shape may still influence your choice. The setting may mean that a flatter style will sit more neatly, or for a twist design you might prefer an eternity ring that is shaped to fit. Do I want a full or half eternity band?
Most designs are available either half or fully set with diamonds.You should choose the design that you like, but there are practical aspects worth considering. Full eternity rings are normally unsuitable for resizing, so if your finger alters you could need to have the ring remade.With half eternity rings minor alterations are usually possible. An advantage of full eternity designs is that if your rings tend to spin, they allow you to be confident that your sparkling diamonds will always be visible. However, having diamonds around the whole band means that there will always be settings exposed to knocks from every shopping bag, steering wheel or door handle you touch. This increases the risk of damage and means settings may wear out more quickly, so you should anticipate more upkeep over the lifetime of the ring. Do I want to add some colour?
While most customers opt for classic diamonds in their eternity band, some
choose to incorporate coloured gemstones. This could be to match an existing ring, celebrate a special anniversary or simply to add some colour. Sapphires and rubies are the most popular choices, and their durability makes them a practical option. Other gemstones may also be used; our jewellers can talk you through the options. Jessica’s bid Current Miss Sheffield, Jessica Jones will be competing in the Miss Great Britain event, which will be held in Leicester in September. This is the second time the 26-year-old qualified nurse has represented the city in the competition and she will be hoping to make a favourable impression with the judges. “Miss Great Britain is judged on how you perform on the night with fashion, swimwear and evening gown rounds as well as an interview and then your performance,” she said. National award The founder member and chairman of homelessness charity Emmaus Sheffield has had his decades of work and support recognised by the national Emmaus movement. Martin Davies has been presented with the Emmaus UK 30th Anniversary Founders’ Medal, marking his 24 years as chairman of the Sheffield charity and his eight-year period as trustee as then chair of Emmaus UK itself. Emmaus Sheffield is the drug and alcohol free project that provides a home, support and work for formerly homeless people in the city. Through its Social Enterprise programme it aims to provide meaningful work and enable the people it supports – known as companions - to eventually become selfsupporting once more. The national award coincides with Martin’s decision to stand down as chairman, though he insists he will continue as an Emmaus volunteer. Martin, a former South Yorkshire Police Deputy Chief Constable, first became involved in the issues of homelessness in the 1990s, identifying the need for a new approach to tacking the issues of life on the streets. Having been introduced to Emmaus UK -he became part of the group that aimed to bring the Emmaus philosophy to Sheffield.
Golfers raise more than £5k Some of Sheffield’s most enthusiastic golfers teed off and raised more than £5,000 for St Luke’s Hospice. The popular St Luke’s Golf Day, sponsored by Sheffield data protection specialists Bruce and Butler and organised in conjunction with the Rotary Club of Sheffield, was held at Abbeydale Golf Club, attracting 39 teams. “We were delighted that our 24th Golf Day was able to go ahead as planned, with all appropriate Covid-19 safety guidance in place at all times,” said St Luke’s Senior Fundraising Manager Clare Collingworth. “Everybody had a great day on the greens and raised more than £5,000, which is a great result and really will make an enormous difference to the lives of all St Luke’s patients and their families.”

Driving development A new Chief Executive has been appointed at Sheffield Olympic Legacy Park to deliver the London 2012 Olympic legacy themes of opportunities for the local community, increased sport participation and creating a brief for the environment. Dr Chris Low will drive the development of a world-class health and wellbeing research eco-system and further build R&D capacity on the unique site, attracting and supporting global health and wellbeing companies to invest and co-locate on the Park. His appointment will put health firmly at the heart of the City Region’s economic growth. Dr Low will work closely with Scarborough Group International (SGI) who are spearheading the physical build development of the world’s only Olympic legacy park outside a host city. SGI are about to submit a forward investment Master Plan which is expected to generate over 5,600 high value jobs and includes the creation of a 100,000 sq ft Enterprise Centre to support fledgling businesses in the health, wellbeing, sport and activity sectors. Dr Low is currently Associate Dean for Business and Enterprise in the College of Health, Wellbeing and Life Sciences at Sheffield Hallam University, which last year opened its flagship, £14m Advanced Wellbeing Research Centre (AWRC) at Sheffield Olympic Legacy Park.
Challenging times Corporate insolvencies are on the rise as the country emerges from the Covid-19 pandemic. The latest official figures show that corporate insolvencies increased by 8.8 per cent to 1,011 in May, a rise of 6.9 per cent as compared to the same period last year. And Sheffield expert Deborah Lockwood, of business turnaround and insolvency practice Graywoods, warns that the numbers could continue to grow as companies struggle to find their feet again without government pandemic support. “A rise of just about two per cent over the past year might not seem so bad but the reality is most certainly that these remain very challenging times for many businesses,” Deborah said. “The government’s package of support has almost certainly damped the numbers down but as we emerge from the pandemic and that support is withdrawn, business owners are now having to think about how they will go it alone. “It should be pointed out that the increase in corporate insolvencies has been driven by a rise in Creditors’Voluntary Liquidations, while administrations are actually at their lowest number since the start of the pandemic.” To find out more about the full range of services provided by Graywoods call 0114 285 9500.

Widening access The Sheffield College has won a national award for its contribution to widening access for students to higher education. The National Education Opportunities Network (NEON) Awards celebrates the transformative power of higher education and its contribution to social mobility. Managing director Ian Chester says that the continued uncertainty over Covid-19 travel regulations has seen many people choosing to invest their holiday cash in the home. Shot in the arm Culture is the shot in the arm which could help the UK out of the economic turmoil caused by the Covid pandemic, say business leaders and politicians. Although the social, economic and cultural effects of the pandemic will be felt for many years, culture has the opportunity to become a great healer say members of Sheffield Culture Collective, a public private partnership formed in 2019 in response to a national enquiry into how cities can use culture to drive growth and create a stronger and fairer society. “Culture could be a tonic - the shot in the arm to boost the economy, address inequality and promote social wellbeing,” says Dame Julie Kenny, Chair of Sheffield Culture Collective. “It is crucial to how we recovery from the pandemic. Culture contributes to healthy and sustainable communities and helps give cities and towns a rich identity.” Dame Julie spoke as Sheffield Culture Collective launched its first ever strategy for how culture can unlock Sheffield’s untapped economic and social potential. The Culture Collective has spotlighted the delivery of four pivotal arts projects which could become the north’s cultural crown jewels. S1 Artspace at the globally renowned Park Hill Estate will be a new national flagship for arts, culture and heritage at the largest listed structure in Europe.
Electric van trial Thirty electric vans are now available to trial by businesses in Sheffield as part of a new project. The trial is open to local businesses, charities and organisations who currently operate diesel vans. There is no hire cost for the vans. The trial has been funded between Sheffield City Council and Highways England with the aim to reduce harmful air pollution from diesel vehicles on the road network in and around Sheffield. Light commercial vehicles such as vans are only 13 per cent of the vehicles on the roads, but contribute to over a quarter of the harmful emissions in Sheffield. Research commissioned by Sheffield City Council showed that 52 per cent of local LGV drivers are favourable towards electric vehicles, but the biggest barriers they face are the high up-front cost and concerns about how far they can drive before needing to recharge. The trial will allow local businesses to make an informed choice about overall cost how suitable the van is for their business before making the investment in switching to electric. Electric vehicles produce no tailpipe emissions, reducing local air pollution and carbon emissions. The vehicles are also cheaper to run – 50 per cent cheaper compared to fossil fuels. Rapid charging stations, which have recently been introduced in Sheffield, can fill 80 per cent of the battery in under an hour. The Graves Gallery and Central Library, first opened in 1934, has the potential to be recognised as one of the UK’s leading art museums. Harmony Works, a partnership of education and music organisations, led by Sheffield City Council, delivering music education to 176 schools and 74,000 children across Sheffield and the City Region, will be a permanent home for music education in the city. Finally, but with no less potential, the Tinsley Art Project will be a public art trail inspired by Sheffield’s rich cultural heritage.
Botanical bonus Thanks to National Lottery players, Sheffield Botanical Gardens has been awarded a two-year package of funding from The National Lottery Heritage Fund to deliver an exciting programme of horticultural education, informal learning and engagement activities, boosting the Garden’s profile as a regional Centre for Horticultural Excellence. The funding award is the result of two years of partnership work between Sheffield City Council, the charitable Sheffield Botanical Gardens Trust and the Friends of the Botanical Gardens, Sheffield. The grant means that from the autumn, a full-time Education Coordinator will deliver education, learning and training opportunities from the modern purpose-built Dorothy Fox Education centre, drawing on the rich treasures of the gardens to inspire learners of all ages from professionals to hobby gardeners, families and school groups. Activities will be divided into three strands, Cultivate your skills – aimed at professionals and experienced gardeners; Grow new knowledge – which will tailor curriculum linked learning to schools and young people; andBloom with confidence – which will deliver a programme of inclusive discovery activities to showcase the Botanical Gardens as a space for exploration and wellness for the whole community. WHEN YOU SEPARATE FROM YOUR PARTNER, WHETHER YOU’RE MARRIED, IN A CIVIL PARTNERSHIP OR CO-HABITING, THERE ARE SEVERAL WAYS IN WHICH YOU CAN COME TO AN AGREEMENT ABOUT YOUR FINANCES. HERE, BRADIE PELL, PARTNER AND HEAD OF GRAYSONS’ FAMILY LAW TEAM, DISCUSSES SOME OF THE OPTIONS. Separation agreement A separation agreement can set out arrangements regarding issues such as property, income, assets and debts. If you’re married or in a civil partnership, you can use one to agree these arrangements before you divorce or dissolve your civil partnership.They can be useful if you separate before you have been married/in a civil partnership for a year or if you don’t want to claim unreasonable behaviour and agree to wait until you have been separated for two years. If you’re cohabiting and unmarried, and since common-law partners are not protected by laws in the same way as married couples, separation agreements can provide a useful way to split jointly held assets and responsibilities. Financial issues such as income, spousal or child maintenance and the division of assets such as property and businesses can be dealt with using a separation agreement. However, whilst you can agree, in principle, a future intention to share pension benefits, pension sharing itself can only be implemented by a court order. A separation agreement can also provide evidence of the date on which you separated, which can often be difficult to agree on – especially if you’re unable to live in separate premises during your separation. A separation agreement is a legal contract and can be challenged in court, however, it is not technically legally binding in the UK. Nevertheless, a formal written agreement that is fair and reasonable, entered into voluntarily by both parties who have taken legal advice and having full financial disclosure can help to speed up the legal divorce process
and save legal costs. A judge is likely to consider one as evidence that there was an agreement when you separated and may then turn it into a consent order upon divorce, making it legally binding. A separation agreement can be “converted” into a consent order by agreement upon commencing divorce proceedings.
Consent order/clean break order A consent order, sometimes called a clean break order, is drafted in a specific manner by your solicitor, setting out the financial arrangements you have both agreed to. This can be sent to the court after decree nisi has been pronounced as part of the divorce. After a judge has considered that the agreement is fair, an ‘approved order’ will come into force, usually upon decree absolute, at which point any further claims relating to the marriage or civil partnership will be dismissed. If either party doesn’t comply with the order, a court can enforce it.
Prenuptial agreement and preregistration agreement A prenuptial agreement (or ‘prenup’), or pre-registration agreement in the case of a civil partnership, is often thought of as ‘insurance’ by people planning to marry/enter into a civil partnership. It’s a legal document, drawn up between a couple at least 28 days before their marriage/civil partnership, outlining how their assets will be divided in the event of a divorce/dissolution. Prenups are often used when one partner already has or is likely to acquire more assets than the other. For example, those with a large or future anticipated inheritance, landowners, business owners,
second marriages or couples who are marrying in later life. They can provide some certainty if you would prefer to agree in advance how your finances will be dealt with should you divorce, rather than leaving it to the discretion of the courts. We often read about high-net-worth celebrities entering into prenups – or not in some cases – and how it affects divorce settlements. One such recent case is that of Bill and Melinda Gates, who had no prenup and have agreed finances by way of a ‘separation contract’. These contracts are not available in the UK but appear to be a cross between a separation agreement and a consent order and are binding in Washington – where Melinda Gates has filed for divorce, unless the court finds that they are unfair to one party when executed. Prenups are not just reserved for the rich and famous, however, anyone who wants to protect any property and assets they bring into a marriage will find them invaluable.
