Countdown to Christmas! We are about to start the last quarter of 2018 and the busiest period of the year as our clients look to make decisions and take action before the Christmas break.

Because the property cycle for most of our clients is 4 or 5 years on average, we sometimes lose sight of the future and taking the steps we need to take to “future proof” our business. We sometimes simply focus on the transaction today, the next listing or next sale and not on the strategies we need in place to grow our repeat and referral opportunities –

Now, I know it’s too early to be talking about Christmas, but it is less than 100 days away, and realistically if our clients want to have either sold and settled or bought and moved in before the end of the year, there are only eight weeks left to list and market a property.

• Deliver extraordinary client experiences – stand out – differentiate – be memorable

So what’s our plan for the next eight weeks? That has to be our focus.

• Wow our clients at settlement and then stay in touch – forever!

• Run a digital marketing campaign – List Now and Move by Christmas! • Telephone every contact in your data base • Lift your local profile - double the number of open homes in your geographic farm area, deliver Bluebooks with your card into all local businesses, door knock twice a week, double the number of Just Sold and Just Listed flyers delivered • Double the number of posts on Facebook and Instagram, and tweets on Twitter • Email a “New Listings” and “Open Home” list to every buyer every Friday • Have every seller invest in a large photo board to increase your exposure as well as the exposure of the property to the marketplace • Email or SMS every open home visitor with a short ‘thank you for coming’ video from you and then call every one of them back The next eight weeks are vital for finishing this year strong – what we do now will determine how we finish, so make sure the plan is set, the activities in place and ensure that your year finishes on a real high! At Conference this year I spoke about the opportunity we all had, irrespective of the market, by simply focussing on the basics. Real estate is a simple business … it’s just not an easy business. The basics haven’t changed – maybe technology has changed how we do it or the vehicle we use, but at the end of the day, it’s about talking to more people, being professional, doing what you say you will and developing and nurturing relationships. Repeat and referral business is the absolute key to unusual success as an individual, an office or a group in the real estate industry.

• Deliver the Harcourts Promise and use the Seller Log in

• Provide interesting and accurate market information quarterly and become your clients professional real estate advisor • Provide evidence of your success – just sold and just listed – give your clients and contacts confidence in your ability to help them and their friends and family • Contact every buyer and seller on the anniversary of their sale or purchase – personally • Send every one of them birthday cards and Christmas cards plus throw an annual client party – maybe join with others in your office or do as an office – to thank them for their ongoing support • Make Harcourts Complete a part of your service to your clients Already this year we have achieved exceptional results – in every one of the 10 countries we operate in – so let’s be clear on our plan for the next eight weeks and finish the year strong! But let’s also take our business to the next level, let’s future proof our success and create client relationships that last! Have an outstanding next quarter, thank you for all that you do to ensure that this Group continues to grow our presence and market share, and deliver truly extraordinary client experiences! Great prospecting, listing and sales!

An experience centred around our very own Harcourts Promise. To keep our clients informed, up-to-date, and partners for life. At Harcourts, the Tech Team makes it their mission to stay proactively in touch with users: they listen, ask questions, and spend time ensuring all clients’ needs are met, no matter how big or small. To this end, the Tech Team has collected vast amounts of information about what is important to users, and what they want the most out of the HarcourtsOne product suite. Recently these findings have been incorporated into a comprehensive roadmap, with the goal of building a re-imagined HarcourtsOne, with a new and refreshing focus on design and accessibility.

8 INSIDE Harcourts

Soon, HarcourtsOne will be able to provide sales consultants, office administrators, and business owners with a carefully-tailored experience that is unlike anything they have used before; one that is centred around our very own Harcourts Promise: to keep our clients informed, up-to-date, and partners for life. In the short term, the focus is on the sales consultant; more specifically, the assurance that they are able to effectively identify, capture, manage and communicate with their target market.

Measure, listen, then act. It’s human instinct to expect a great client experience in all walks of life. When we don’t experience the level of our expectation, we tell plenty of people. When we do, we rarely share.

The Harcourts Client Experience Program is about being obsessed with our clients to ensure we have the finest experience in real estate. It is a game changer as it enables us to listen, measure and act on the real-world unfiltered feedback we get from the front line.

No more guessing! We just need to measure, listen and then act on what we are told. We can forecast the future by listening to our clients! Being able to identify quickly which clients are at risk and which clients are our biggest fans will predict our future growth.

We need to create a short list of client pain points to eliminate or fix, jump on the opportunities to innovate and focus on where we may have a gap against competitors whether it be positive or negative.

Net Promoter Score The Net Promoter Score framework was created following extensive research in client satisfaction and looking at a range of existing techniques companies were using to measure satisfaction. The NPS survey format was designed to be as easy as possible for clients, while also giving us the most useful data. Where NPS strikes a perfect balance. A simple one click initial question makes it easy for clients to provide us with an answer and gives us enough detail to understand how they feel and what we need to do. We’ve collected over 8,000 responses, to date, To read some of them, check out the cover of this magazine.

Story Time A family bought a house through Scott last year in Paradyskloof, Stellenbosch. The sellers had a labrador at the time when the purchasers viewed the home. When the family moved in, the buyers’ little girl was very disappointed as she thought the dog came with the house. Scott had a discussion with the new owners and with their permission Scott bought the little girl a puppy to go with her new house.

Needless to say that touch left quite an impression. Scott McNaughton Agent, Harcourts Winelands, South Africa

Helping teams move faster, collaborate better and make smarter decisions. What’s new with Workplace? I’m glad you asked! Starting in this issue of Inside Harcourts magazine, we’ll update you on our connectivity platform that’s rapidly enhancing and improving the way we communicate and work, plus we’ll also share what’s coming up.

Secure access

In late July, the Workplace project team ‘switched on’ the link between HarcourtsOne and Workplace. This new level of security ensures that once a new member of the Harcourts team is added to HarcourtsOne, they can be granted access to Workplace. And if someone leaves your team, once they’re deactivated in HarcourtsOne, their account is deactivated in Workplace. HarcourtsOne profile information comes across into Workplace, including title, contact number and start date. Work anniversaries are sent in notifications to your entire group.

Welcoming new users

Guided by our state/region champions, each office is invited to join the Harcourts Workplace community through an in-house ‘office champion’. Key to a successful experience, the office champions are creating engagement through connecting teams. Already there are 1100 people using Workplace across 250 groups such as office teams, listing-specific groups, and learning-focused groups. With technology Harcourts’ corporate team’s number one priority for delivery, Workplace is supporting a road toward increased productivity.

Sharing ideas, increasing productivity

By making it easier than ever to share best practices and swap ideas, your support network strengthens and the level of connection to your team, and the wider Harcourts network, deepens. Familiar features such as group messaging, video conferencing, events and a news feed to get things done, plus work-specific features like productivity tools and a desktop chat app to replace internal emails and distribution lists. Solving problems in real time, on the go, and avoid the long wait of an email reply.

Exclusive content

As our Workplace community grows, look for more and more exclusive content. Currently there are high-performance learning sessions across categories for sales and professional development, plus Mike Green shares his insights into building a successful business each week in a one-minute update. Harcourts product updates and announcements are made first on Workplace.

What’s next

The corporate team across New Zealand, Australia, South Africa and USA rolled out first and we’re currently onboarding franchise offices throughout the network. If you’re ready to streamline all of your business comms into one place, advance the rate at which you communicate, stay updated on your schedule without waiting for replies, then it’s time to join Workplace. Reach out to Mitch Green or Dana Paxton to learn more.

See you on Workplace! 12 INSIDE Harcourts

New Zealand Update New Zealand has enjoyed an exciting quarter, where we’ve celebrated our people and our community as a priority and achieved great outcomes.

New Zealand Leadership Conference (August)

New Zealand Leadership Conference gave us the opportunity to develop and engage our leaders and future leaders through a fascinating two-day event. We have heard Mike Green talk a lot over the last 12 months about the Harcourts Vision: for the Harcourts experience to be recognized as the finest experience in real estate – by our team, our business partners and our clients, and NZLC enabled us to re-engage with that message.

Renee Morse, Harcourts Rotorua, Harcourts Dancing with the Stars

In our community, we enjoyed Harcourts Dancing with the Stars; Rotorua Hospice's biggest fundraiser of the year. Over $140,000 was raised and donated through the Harcourts Foundation to support palliative care work by the Rotorua Hospice. In a recent conversation with Mary Schumacher CEO Hospice NZ, she told me that what we are doing at Harcourts across New Zealand is really appreciated and making a huge difference right where it is most needed, in the local hospices throughout the country.

‘Grenadier Survivors’ in Melbourne

We welcomed some new people on-board, including Jodine Clark to the Head of Property Management role and across the business we celebrated some of our longer serving members of staff. Robert McCormack and Andy Freeman of Harcourts Grenadier in Christchurch formed ‘The Grenadier Survivors Club’ which recognises the team of people who have worked for Grenadier for over 10 years. They were rewarded with a Melbourne trip. This initiative to reward staff has been in place since 2003.

Shane Prasad with Mayor of Auckland Phil Goff, Harcourts business owners and guests

Shane Prasad, Northern Regional Manager attended the Auckland Indian ‘Hall of Fame’. This event recognises people from the Indian community in Auckland who have worked diligently to give back to their communities.

What is your favourite thing about being a Harcourts team member? I love the wealth of resources that comes from a team of our size, diversity and experience. We often get solutions before we’re aware of the problem and there is always someone I can bounce ideas off if needed. What is your most memorable career moment to date? Single standout day was 19 Sept 2013 – exceeding $5m and it was my 40th birthday -- I had 5 blocks of flats up for auction, we called total of 24 properties that day. We sold 23 under the hammer with frenetic bidding, the rooms overflowing, great energy and results. Mine all sold. What advice would you offer to people new to the industry? Technology is very useful but nothing beats face to face contact with people wanting to buy and sell. And when you create those opportunities, do what you say you’re going to do!

What activities have led to your success? A great work ethic, affability, diplomacy, consistently adding to my database and communicating with them. Doing whatever it takes to get a job done, not asking someone to do something I’m not prepared to do myself. How do you distinguish yourself from the crowd of agents? When I was selling I created a niche (multi-income blocks of flats and apartments) and became an expert at that. I knew every property and every owner in my market and constantly gave them info and reasons to deal with me. What do you do with your time off? My wonderful wife and I have 5 kids who we love hanging out with. We get over to the beach as often as we can, love to travel, love the company of good friends and great wine. I also cycle, currently training for the 160km Taupo Cycle Challenge in November.

Harcourts Cooper & Co. Auckland

Why did you decide to join Harcourts? People and ethics! Having previously worked with Andrew North and after Martin Cooper contacted me on numerous occasions when it came time for a move, Harcourts Cooper & Co was an obvious choice. This was further reinforced by the culture & ethics that were evident across the group along with the marketing, community involvement and success the brand was achieving… and I am pleased to say that 11 years later all of these factors continue to get stronger. What do you enjoy most about being in the real estate industry? The uncapped opportunity! Opportunity to change people’s lives… opportunity to change our lives and opportunity to help others along the way!

What is your most memorable career moment to date? There have been many! It was a great thrill for me to manage the Harcourts Browns Bay team achieving 6th office Internationally! What advice would you offer to people new to the industry? The harder you work… the luckier you will get. Play the long game. Set a Business and Prospecting Plan… and accountability to do it! How do you distinguish yourself from the crowd of agents? I have always endeavored to treat the industry, colleagues and clients with the utmost respect. Always be looking to create ‘wow’ moments.

What do you do with your time off? I am very grateful for my 2 year old son, Jake and love spending time with him and my wife, Michelle.

Australia Update What a quarter we have had in Australia. A massive thank you to everyone in the team. August was a bumper month regardless of the market conditions, and we continued to take market share throughout the quarter. It is my delight to share with you that Gregg Toyama has accepted the role as the new Harcourts South Australia / Northern Territory CEO, effective 1 October. As many people know, Gregg has served as Head of eBusiness for Harcourts International since 2006, leading the team that developed our suite of apps eOpen, eCampaign and eOne. Stephanie Williams, of Harcourts Williams in Adelaide, South Australia, was named to Real Estate Business’s (REB) Top Women in Real Estate. The ranking celebrates the industry’s leading women and recognises the contribution they make to the incredibly high-performance standards the industry demands of its top achievers.

Drought appeal Through the Harcourts Foundation, Harcourts Australia pledged $21,566 to the Australian Red Cross Farmer Drought Appeal programs. The grant ensures that 100% of the money raised goes directly to the charitable effort. The contribution has been directed to a Red Cross Drought Community Support program, which will be delivered over two years and will work to address some of the longer-term impacts of a drawn-out crisis like this drought. Additionally, all donations are being directed to farmers and impacted communities in the form of short-term financial relief assistance.

Workplace I’m pleased to share that the entire Harcourts Australia corporate team has been using Workplace now for a few months and we are beginning to see the fruits of the labour from our national and state champions.

Our franchise offices are quickly joining the platform and the feedback has been fantastic. Problems are being solved quickly by offices sharing their advice and best practices. Queensland Our new Property Management Operations Manager Babette Coutanche presented at ARPM 18 in front of an eager audience of 650 ready to learn. Her knockout presentation ‘Growth from Growth’ was highlighted by Elite Agent magazine in their Top 10 Takeaways. Babs discussed accountability for property managers and team dynamics. South Australia The June quarter figures from the latest Core Logic data release shows South Australia’s continued housing value growth. The Home Value Index figures show House values grew by 0.9% to $466,500 and Unit values grew by 0.5% to $328,800 for the June quarter.

Business Owner Leadership day at the Adelaide Oval

April – June quarterly awards were held at National Wine Centre with nearly 200 attendees. It was a great evening recognising the outstanding achievements of last quarter and saw Stephen Neal – Harcourts Property People, named as #1 Top Salesperson for the quarter. We hosted a Business Owner Leadership day at the Adelaide Oval. The day included speakers Marcus Williams, Mitch Green, Kym Warner and Mel Armstrong, as well as speakers from the Adelaide Football Club. Presentations were on performance and culture, leadership styles and strategy. A bus trip to new Harcourts Sergeant Office provided opportunity to see one of the top achieving offices in the state.

Listings over the last quarter are 14% down on the same quarter last year but sales continue to remain strong and day on market continue to remain short. Harcourts East Tamar have had a 26% increase in sales Volume year to date, Jan to Aug 18 compared to Jan to Aug 17. We had a record sale in Lewisham. 5 Gwynns Point Lane sold for $937,000.

It’s great to see Harcourts WA continue to increase market share in a declining market. It is also positive to see that the rate of decline in the number and value of sales here in the West has slowed. With reports of improving economic conditions leading to a stronger labour market and an improvement in immigration, the forecast moving forward is a positive one. It would appear that the worst is behind us and although a slow recovery is predicted, further improvement is on the cards.

Landmark Harcourts Update Real Estate Workshops July saw the Landmark Harcourts team hold real estate workshops in three states – South Australia, Victoria and Western Australia. These sessions covered a wide range of information on new marketing tools, ways to differentiate from competitors and add extra value for clients, and rural-focused initiatives courtesy of Landmark. Real Estate Workshops

At the Victorian workshop we also revealed our exciting new partnership with Estate Agents Cooperative (EAC). In a win for both buyers and sellers, this initiative will give our national network of real estate specialists access to high quality videos which allow potential purchasers to take a video tour of selected properties, regardless of where they’re located.

Landmark donates $100,000 to support drought-affected farmers

We’re proud to announce that in response to the drought, Landmark Operations has donated $100,000 to help affected farmers. This funding has been directed to Buy a Bale – the relief organisation created in 2013 to help Aussie farmers cope with drought by providing them with hay to feed their livestock and gift cards to help put food on the table. “As a business, we’re very focused on supporting clients, finding solutions to their challenges. The donation is just one way we can do this,” said Rob Clayton, Landmark Managing Director. In addition to the primary donation, Landmark has also pledged to match any employee donations (including those from Landmark Harcourts staff) up to a total value of $50,000.

A new edition for Benchmark, and a new look for Propertymark Our nineteenth edition of Benchmark has now been released, Australia’s rural and regional property data report and can be directly downloaded from our website. This provides a state – by-state breakdown of rural and residential property markets with transaction numbers and median prices for every council area. In other publication news, our property listing magazine, Propertymark, has seen a significant change. Just in time for the spring selling season, we’re proud to announce it has evolved from a print magazine into a website and subscription e-newsletter. Combined with rural- and regional-focused articles, this provides a simple and cost-effective way for agents to harness both our web traffic and the national database of more than 45,000 readers across Australia in order to market their listings. South Africa Update

Harcourts South Africa has had five consecutive record months (March to August). This is an incredible achievement in a property market that is under huge strain. The industry data is showing negative year on year growth compared to Harcourts who is tracking at 8% positive growth. This is testimony to the incredible Harcourts team who are proving again that the cream rises to the top in a tough market. We are also very excited that we have 60 more sales agents in Harcourts in South Africa than we had three months ago. This is a result of some excellent recruitment initiatives. In particular, a new process where the traditional “agent recruitment evening is replaced by a set of 3-4 engagements with a group of potential agents. During this time, we can filter the recruits and have a chance to better screen new sales consultants before they join us. It also gives them a better chance to decide if real estate, and Harcourts, is for them. The last initiative saw 115 potential sales agents attend the first evening, and 20 new sales agents ended up joining the 2 offices concerned at the end of the process.

20 INSIDE Harcourts

The last quarter has been relatively quiet, as most people have been focused on getting through the slow winter period. The Western Cape, which has typically seen stronger growth than the rest of the country for the last few years, has shown a notable slowdown in sales. This comes off the back of a crippling drought which has had a negative impact on the local economy. The good news is that the area has had a wet winter and dams are 60% full again. There are many positive signs both economically as well as politically, but with elections coming up next year, I think we are in for a rollercoaster next 12 months. One of the highlights of the past few months was our second Walk a Mile event. Not only did we get fantastic attendance on the day, but we got some great TV coverage too. My feet are still sore, and I am on the hunt for more comfortable size 11’s for next year! We are hoping to expand Walk a Mile in 2019 to 3 different cities. Exciting times.

Indonesia Update The market remains lackluster as the overall economy growth remain low at 5% well below the historical 7%. There are plenty of new projects in the market. Technology sector has been contributing to the growth in logistic warehousing, co-working facilities and expansion by e-commerce have taken up many grade A spaces in this over supply market. More world class players from Japan, Singapore, Hong Kong and China developers are taking part locally. The prospect is promising as the government is at full speed on the development of infrastructure ranging from highways, ports, MRT, and airports throughout many regions. The first MRT in the capital is to be operational within seven months and the light train is 90% completed. This infrastructure development may spur economic growth with more commercial development around it and support land appreciation in the long run. Furthermore, price correction represents an opportunity to buy for long term players.

Harcourts Indonesia - 10 Years

This year is a challenging year with record low in sales and the lowest in total number of sales consultants. However, the newly recruited offices stabilises the total office count despite few offices closing. The focus has been unchanged on the business plan and the monitoring as part of the accountability including the recruitment, synergy within the Panin group, personal websites, push listing from HarcourtsOne to the public web for better exposure, increase the training activities and complying with the new government certification, licensing as a means to improve our quality.

USA Update

Rob Forde, Jennifer Wu, Ralph Bane

Ben Brady live auction event in Del Mar

Harcourts Pacific

We were also thrilled that Harcourts NV1 in Reno was awarded the #5 Top Office award at the international awards ceremony in Australia. This is the first time one of our offices have been recognized in that elusive group.

It has been another great quarter here in the Pacific region. We had a record-breaking month for closings (settlements) in May with closings in excess of $205 million, and we backed it up with our second highest month in June with closings in excess of $175 million. Over the past couple of months, we have seen a change or correction in the market. Days on market are beginning to increase slightly, sellers' price expectations are remaining high, and buyers are becoming a little more scrupulous. For this reason, we are very excited about the next few months, as this market is made for auction and we are already seeing record auction numbers listed. We know this will translate into strong sales volumes, and additionally, because we offer a different solution to getting property sold in the US, it will also provide huge recruitment opportunities for us.

Harcourts NV1 and Harcourts Prime Properties also received recognition in the T3Sixty 2018 Swanepoel Mega 1000 List, ranking amongst the largest brokerages in the US by sales volume.

Harcourts Northwest As the market begins to normalize in the Northwest, the emphasis has shifted to “changing how we do business.” With more inventory coming into the marketplace and sales cooling off, the level of service to sellers is of the utmost importance.

It is excellent to see Dave Buck and the Harcourts Island Real Estate team in Hawaii embracing auction, as they have now listed numerous auctions and are starting to get noticed in a big way on Oahu.

Our training session of “The Real Estate Market Has Changed – Have You?” is timely and has been well received by both office owners as well as sales consultants. Our objective remains to create an Awesome Experience!

Office growth continued during the quarter with Jenn Wu opening Harcourts Pinnacle in Downtown San Diego. We are looking forward to seeing them take over that key market for us.

Lastly, hats off to the entire Harcourts The Garner Group team for setting all time company production records in their 15 years of business.

22 INSIDE Harcourts

Why did you decide to join Harcourts? I was preparing to make a change to a big firm when I was recruited to join Harcourts Prime Properties. During the the interview with Kevin Sanchez it was obvious to me that there were many differences from general philosophies to core beliefs. Learning about auction was a serious differentiator that I felt I needed. It has been without question, one of the best decisions I have ever made, and I am very grateful. What do you enjoy most about being in the real estate industry? It is an industry that has no limitations other than those I place on myself. Anyone can be incredibly successful if they are willing to put the effort forth. Education, age, and gender have no relevance.

What is your most memorable career moment to date? I would say being recognized with the Rising Star award. In all my years, in many industries I have never been recognized so generously with an award, not for what I have done but for the capacity I am capable of. What is your secret to maintaining a strong relationship with clients? My promise to my clients is I will tell them the truth. It will be backed by data, not my opinion, and they can count on the fact that I will provide the best possible service they can hope for. What do you do with your time off? I have been blessed to spend time with my children and my close friends. Travel, live music, comedy, bike rides, hikes, and simply enjoying the beach are the things I make time for as consistently as possible.

Strategy Update IT’S ALL ABOUT … HOW WE MAXIMISE THE VALUE WE PROVIDE TO OUR OFFICES IN THE FUTURE

As many of you know, over the course of the last couple of months, we have conducted several Business Owner Focus Groups across Australia and New Zealand as part of our internal refocus for the future. We engaged Franchise Relationships Institute, founded by Greg Nathan, an experienced psychologist and former successful franchisee and franchisor to conduct these Focus Groups. We did this because we wanted to hear from you – How can we maximise the value we provide to our offices in the future? The Focus Groups were premised on ‘diving into’ the specifics and building on the 2017 Network Survey feedback to then create change through the group over the next six months. The value within the feedback really does help shape what we do moving forward. Thank you for being involved in this refocus. It’s perfect timing – I’ve read several times recently that it can be guaranteed that the world is going to change more in the next three years, than it has in the last three, So, it’s about setting us up well for that and beyond in terms of our future focus.

Some key snapshots from the Business Owner Focus Groups have been:

We have heard throughout the past few years that our strength lays in the brand and when we are out talking to the wider business community, this is also what we hear about Harcourts. We have received some specific feedback though around simplifying some of our marketing tools and products and our look and feel. We are continuing to work on this. We have heard that Technology is of huge focus to you – increased productivity for all is a major goal for all of us - given how fast the world in changing - Technology is our number one priority. The Focus Groups also reiterated that you would like our corporate team to be more focused on increasing profitability. We have a project underway, led by our CFO Kym Warner, that is looking at exactly this. This is a quick snapshot – we’ve listened to your feedback and are implementing change already. Please do always get in touch with us with anything that we can do to improve your experience.

The level of connection with and to our values-based culture is enormous. We also learnt that many of you value the time spent with each other in generating ideas and as a support network. A core benefit of being with a group like us is that you are not alone, you have a peer support network to learn from and share ideas and we want to make that easier for you. www.international.harcourts.net 23

INAuctions

International Auctions Update USA Auction continues to be a clear differentiator for Harcourts in the USA proving that #AuctionsWork. Last quarter saw records broken in California, Hawaii, Nevada and Oregon. The residential market is currently experiencing a small correction, which is expected after year on year growth. The change in market is the perfect time for the auction process to show its true value. As predicted, auction is helping agents sell property quickly and achieve market value far quicker than our competitors.

and agents, who continue to be market leaders. There is no question the marketplace is very aware of who we are and the success we are having at our live auction in-room events. We have seen the impact in the Orange County, Hawaii and Los Angeles luxury markets where high-end sellers have been impressed with the speed, transparency and ease of the process.

Congratulations to Northwest agents who have persisted in their local markets, especially John McClung and Valerie Boen. The process is leading the way in listings coming to market and in property sold. Harcourts is running four live auction events each month between Oregon and Nevada. With more agents and offices joining, Northwest shows no sign of slowing its momentum. The momentum in Southern California continues to build with stand out performances from Maddox Sripetch, Westley Williams, Dave Buck and Corrine Gallagher. The San Diego region has had one of their best quarters yet because of hard work by the auction team

INMarketing

Marketing & Technology Update In July this year a small delegation from the Harcourts team attended the Inman Connect conference in San Francisco. This is a weeklong event bringing together real estate leadership, technology & marketing professionals to discuss our industry, share ideas and consider the future. Our key takeaways included: The shift to Client Experience There is no doubt that technology is changing the face of real estate. It will make our own roles and those of our clients easier, faster and less complicated. This obviously has benefits to all but can be a threat and could place continued downward pressure on commissions. We need to move our focus from our product to our client, and we need to measure our success in this. There is a need for us to provide clarity and transparency in our role, build stronger relationships and deliver a better experience. This is where we can show our value proposition.

Technology is a competitive advantage The large US brokerages are all investing in their own technology platforms in the same way that Harcourts has done for many years. There are many reasons for this but chief among them is the need to provide cost effective access to high quality technology that truly supports a model of professional agents and allows them to deliver value to their client. Presentations at INMAN from the world’s largest and most progressive real estate brands cemented our confidence in the HarcourtsOne roadmap and the enhancements planned over the next couple of years.

Our CX Project as led by Julianna Forsyth-Baker will see Harcourts taking a large leap ahead of our competitors.

A buzzing start-up alley profiling emerging real estate technologies from across the globe 32 INSIDE Harcourts

Katie McAleese (Head of Marketing and Communications) and Chris Cochrane (Harcourts USA)

INTechnology

Disruption? It was pleasing to be at a tech focused event in real estate and hear so little of disruption There appears to be a realisation now that disruption is most likely to occur by our own inaction or ability to adapt to a changing market. Mike DelPreet (a renowned global real estate tech expert) commented that “behavior always trumps technology”. Unlike Uber or Airbnb, where the transactions being disrupted are low value and high frequency, there is a greater psychological barrier taking place in real estate which creates serious loss aversion. “Our industry is about transactions that are ultra-low frequency and ultra-high value. We’re no longer waiting for technology to replace agents. People are always going to want the insurance of having someone to hold their hand.” Mike Delpreete

Data Todd Cassie (Harcourts International CIO) and Gregg Toyama (Head of eBusiness) about to trial new Augmented reality technology

There is a clear desire and focus from the industry on protecting data. Real estate brands are now starting to understand the value of their data and fighting hard to both protect their data and leverage off the opportunities it presents. Those that do not control the data are arguing that all data should be set free to truly realise gains for everyone. Those that control the data argue however that there needs to be a genuine value exchange for their hard-earned data. Both sides of the spectrum are right.

New technologies Each year, emerging startups are given the opportunity to profile their technology in an expo call ‘startup alley’. This year profiled a lot of CRM platforms, marketing automation and augmentation of data. We met some great emerging companies who we are working with to see if there is a product fit for Harcourts.

Apple Park Tour Katie McAleese (Head of Marketing and Communications), Todd Cassie (Harcourts International CIO) and Gregg Toyama (Head of eBusiness) outside Apple Park

We were excited to get a guided tour through Apple’s new headquarters in Cupertino “Apple Park” on the outskirts of San Francisco. Situated on 176 acres this State-of-the-Art circular structure is ground breaking in many areas and currently supports 13,000 employees. We had the opportunity to learn about some of Apple's internal philosophies and experienced a strong culture at Apple.

INFoundation

The Harcourts Foundation, the charitable arm of Harcourts, is celebrating its 10th anniversary in 2018. Since its launch in 2008, The Harcourts Foundation has raised over $5.45 million. During its first decade, the Foundation has supported 686 charities, 311 communities and made 933 grants through Harcourts offices in New Zealand, Australia, and South Africa. Earlier this year, Harcourts USA joined the effort to enhance its communities through charitable giving.

Key community issues such as homelessness, domestic violence, hospice care, education, healthcare and early childhood education, amongst many others, are being tackled head-on with support of Harcourts team members’ generosity. Over time, our offices and people have generously created a history of giving through sponsoring and supporting thousands of people in need. Being caring members of our local communities ensures a better quality of life for everyone. Congratulations everyone!

Harcourts Solutions, Redkite Corporate Quiz

The winner of the Harcourts Queensland Foundation Inspiration Award for Q1 was Harcourts Solutions Group. Staff members both attended and volunteered at the Brisbane Redkite Corporate Quiz which raised a record-breaking $257,000 to provide 102 Queensland families with a full year of emotional and financial support while facing their child's cancer diagnosis. Harcourts Solutions chose this charity for a $5000 grant as part of their 2017 Harcourts Foundation Outstanding Achievement Award - what a fantastic result!

A grant of $9000 from Harcourts Tasmania was given to Miracle Babies to fund 300 Survival Packs for parents of babies admitted to the neonatal intensive care units of Women’s & Children’s Hospital (Adelaide), Royal Hobart Hospital and the The Royal Children’s Hosptial (Melbourne).

South Africa Team Harcourts SA puts their best foot forward against abuse After a few broken heels and near-sprained ankles, the Harcourts team crossed the finish line to raise awareness against women abuse. The Harcourts Walk a Mile in Their Shoes fundraiser event held on Saturday 14 July was a tremendous success! Over 150 people participated and over R177 900 was raised for the cause! What an inspiring show of camaraderie and humanity it was. A HUGE thank you to Santi Britz (Harcourts Potchefstroom) and iDUC, the Harcourts Foundation, and every member of team Harcourts South Africa who participated in any way to make a difference for this cause. The iDUC project is a multileveled initiative that focuses on job creation, community upliftment and especially the provision of support to rape victims. It is a joint venture between Mrs. Santi Britz, the South African Council for Business Women (SACBW) and the Job Club. The Harcourts Foundation money will be used to purchase industrial sewing machines, a cutting table and also material. Surplus gowns and iDUCs will be sold at events, shops and on online to create an extra income and help with the sustainability of this project.

Harcourts Property Perfect recently visited Give a Child a Home and donated R20k from the Foundation. Well done to everyone for stepping up to make a difference.
