First home buyer’s grant: Homebuilder scheme
the Australian government has issued a new program is known as the home builder grant this allows eligible owner-occupiers including the first home buyers to get a grant of $25,000 in which they can either use that to build a house or to substantially renovate an existing home. The aim of the scheme is to encourage the growth of the residential construction market.

In this article, we are going to tackle some of the key points for accessing home builder program.
Qualifications • You must be a natural person this means you cannot be a trust or a company. • You must be over the age of 18. • You must be an Australian citizen. • There are income caps to this grant. - If you’re an individual earning less than $125,000 and you can prove this in your previous tax return from 2018 2019 or later then you will meet one of the legibility criteria. - For couples, if you are earning below $200,000 and you can prove this in your previous tax return or later than you meet this income criterion you can also enter a building contract to either build a principal place of residence where the property value does not exceed $750,000 or substantially renovate your property. • construction must commence within three months of the contract day.
Renovations The renovation must be between $150,000 and $750,000 and the property value must not exceed 1.5 million dollars. Owner-builders who are seeking to use this program in the hopes of building an investment property or renovating a home which will be used for business purposes are not eligible for this grant. Renovations must improve the accessibility, livability, and the safety of the property. This excludes tennis courts, pools or sheds if you are indeed trying to build them you will not be legible for this program.
Renovations or any building work must be taken by a registered or licensed contractor depending on your state and named as the builder on the building license or building permit the home builder grant will be non-taxable this is the same as any other previous program the government has laid out. And it’s important to know that each state has its own sort of rules and regulations regarding the home builder grant.
Extension The home builder is extended until March 2021. Contracts signed between 4 June and 31 December 2020 will receive $25,000. Contracts signed between 1 January 202021 and 31 March will receive $15,000.

I love to learn from the best thinkers of all time; in a book I can discover the thoughts of our greatest leaders and challenge my perception for the price of a meal. 5. The Ride of a Lifetime, Lessons learned from 15 years as CEO of the Walt Disney Company, by Robert Iger I love this book! It’s about everything I believe and aim for in business. It’s about leadership and success, and how to inspire the people who bring magic to life. It’s a short but powerful and very wise memoir that I would recommend to anyone who wants a great read, regardless of whether you’re interested in business or just want special insights into one of the most beloved companies in the world.
4. Don’t Sweat the Small Stuff, and It’s ALL Small Stuff, by Richard Carlson I was so grateful to find this transformational book from an expert in happiness and stress reduction and a teacher of how not taking things too seriously. It’s small, you can take it anywhere; it’s light hearted and for me, it gave me a new way of looking at things with a clear message on how to live a better life. It’s a guide to make daily changes and to guide you through achieving your goals. Wow, wow, wow! What a powerful and inspiring story of love and hope. Anthony Ray Hinton spent thirty years on death row for a crime he didn’t commit! In a case of mistaken identity, Anthony was charged with two counts of murder; with no money and no justice for a poor black southern man, he was sentenced to death by electrocution. The story is an emotional testimony of transformation from despair and anger, acceptance, determination, imagination, joy and freedom. This book will change you forever.
2. Legacy, What the All Blacks Can Teach Us About The Business of Life, by James Kerr This is one of my favourite books of all my readings in 2020. The All Blacks are the world’s most successful sporting team, undefeated by over 75% of their international matches over the last 100 years. I loved the 15 lessons of leadership, and they are so inspiring and indeed have helped me clarify many goals and behaviours in my own teams; guiding some of my thoughts on how to sustain success; how to handle pressure; how to train to win; how to turn vision into action and how to leave a legacy. I have gifted this brilliant book to many of those I consider leaders within the business this year, that’s how much I love this book.
1. Think Like A Monk, Train your mind for PEACE and PURPOSE EVERY DAY, by Jay Shetty This amazing book must be read by anyone and everyone. It’s a gift of incredible chapters on how to overcome negative thoughts and habits. It gives a different perspective about life. I cannot say how much I appreciate and love this book for all its empowering messages of harmony in modern times, and how to calm the soul and find peace and purpose. It shows you how to build your power, look past your self-image to find self esteem, and it helps free you from social chains to create your own beautiful and balanced life. Read this book to open your mind and find a new purpose for your life.
Through reading you will reflect; grow, create a clear vision, redefine your thinking and elevate your daily lives.
