Online Advertisement In a world built around using technology, we have learnt that the best way to attract tenants is to publish properties online, using all of the leading real estate websites in Australia

Internal Database SMS System Our state-of-the-art technology will automatically match tenants awaiting homes in our database, this can often mean that we lease your home out prior to any advertisement.

For Lease Board A ‘For Lease’ Board will be placed at the front of the premises to increase awareness to neighbours and audience passing by.

Property Photography Our team have been trained to capture your investment in order to present it to the best of its abilities. We take a range of photographs that best represent the property for marketing.

Tenant Selection.. It’s simple.. We don’t enter into tenancy agreements with anyone who doesn’t meet our strict criteria. Our screening process is thorough and includes rental and employment history, rental reference checks from previous landlords and agents as well as their past and present employers.

As the owner of your property, you will have the final say on tenant selection, however it is wise to consider the recommendations of your Property Manager – they have years of experience, training and the Reliance Systems to make them an excellent judge of tenant character.

Once you have selected your tenants, we prepare all the documentation including: •

Lease Agreement along with any extra negotiated terms

Detailed ingoing condition report of the property

We collect first month’s rent upon tenant approval

Bond collection and lodgement to RTBA

Utility connection on tenant’s behalf

Tenant introduction meeting and key handover

Final Application Approval Debrief with Owner

Report Generation and Legal Documentation Preparation

Maintenance We take the care and protection of your investment property seriously. Your property should remain in good condition to retain your current tenants and attract future quality tenants. That involves organising general maintenance, preventative maintenance as well as urgent maintenance on the property. + We will not arrange repairs to your property without your knowledge and approval (unless repair is defined as an urgent repair under the Residential Tenancies Act) or you give us written instruction to action repairs up to a given amount. + We will attend to any urgent repair requests as soon a practically possible.

Victorian Civil and Administrative Tribunal While we work hard to resolve any dispute that might arise between a landlord and tenant, occasionally an application to VCAT might be required. In the event of a dispute we can: + Apply to VCAT for resolution + Attend any tribunal hearing on your behalf to present the case. A member of VCAT will hear the case and make a binding decision based on the evidence presented.

Insurance Claim We recommend that our landlords take out property insurance to cover the building, and its fixtures and fittings. In addition, we suggest looking into public liability and landlord insurance, the latter of which can help protect you against loss of rent and tenant-related damage to your property. If something was to go wrong, our team of property management specialists are able to assist with Insurance claims and liaise with your insurance company appropriately.

The Reliance Foundation.. Supporting, Celebrating & Connecting Local Communities. Why do we celebrate, promote and support the communities we live in? For us, it goes much deeper than sales alone. One of the most important things we can all do on this earth is to let people know they are part of a community.

We feel that we are the privileged ones, which motivated us to look for ways to give back. This is why we established The Reliance Foundation in 2016. Set up as a community benefit fund, we ensure that a percentage of our earning is allocated to the Foundation, and distributed to local organisations, schools and other worthy community groups. It’s also a chance for us to give back to our community by lending a hand and directly helping our neighbourhood; as we grow, the community grows with us. Since it began, we’re proud to have supported multiple schools in the area, sporting programs and leadership mentoring programs as well as participating in the annual World’s Greatest Shave Event, Relay for Life and Red Nose Day.

The Foundation gives us a sense of belonging and pride in loving where we live. We encourage all of our staff to be involved, and this is something they’ve done with a passion, identifying particular causes they wish to support and getting involved from the ground up. And while we’re not looking for a pat on the back, by lending a hand it’s great to know so many have benefited; the Australasian Real Estate Awards have also recognised us for our contribution to the greater community three years running.
