The most important thing to remember is, that first impressions count. Styling your home for sale also includes preparing outdoor areas, front yard for street appeal, and backyard to highlight its various features and functions. Less is more! Remove all excess furniture and clutter from your home, this includes all outdoor areas too. LESS clutter creates open spaces which are MORE impressive to buyers, and they are more likely to be able to envisage their things in the home. A thorough cleaning of the entire property before going to market will add value to your sale. Sparkling windows; dust-free blinds, and light fittings, steam cleaning dirty grout in tiling and cleaning your carpets will give your property the wow factor. It will tell buyers you care for this home. Repair all noticeable damage big or small. It’s the little things that create lower offers. Remove or repair any pet damage; chewed timber rails, skirting boards; scratched doors, and furniture. Eradicate all pet smells! This is a huge turnoff to buyers; they think they will inherit those smells if they purchase your home.

Ensure that front and rear yards are looking their ‘spring’ best; your lawns should be green and lush, and if not possible, replace them with artificial turf. Your front yard is the first thing a buyer will see either on the internet or driving by. You want to add ‘street appeal” to entice a buyer inside. Cut/buy fresh flowers and place them throughout the home. Potted colour and greenery always look fresh and inviting. The best thing about potted plants is that you can take them with you when your property is sold. Open all blinds and turn on lights and lamps before the open-house and let light flow through. This creates more space and a happier vibe. If the weather is still cold, turn on the heaters or display a gas log fire ambience. If the weather is warm, turn on ceiling fans with low speed, or air conditioning if required; you want potential purchasers to know the home has adequate creature linens, particularly in bedrooms are best for the Spring weather. Throw in some florals to compliment the season. Ensure all linens are freshly washed and pressed and place lots of cushions for a welcoming look. If you have a pool it must be crystal clean. Ensure the filter is working. Prepare the area in such a way that shows the buyers how they will enjoy it; lay out sun lounges and have a tray of drinks beside them. Add a floaty/toy to the pool.
