Cardinal Energy and Infrastructure Private Limited, a subsidiary of Swan Energy, is working on real estate projects in banglore, Chennai and Hyderabad. Cardinal Energy is currently engaged in developing real estate projects in prime locations of Mumbai, with total salesable area of 2 million sqft. FHD was involved in redesign of an existing 4 storied structure sitting on a site area of 2 acres along with architecture, structure and MEP design for a build up area of 1,96,866 Sqft, with approx. 98,424Sqft. Of Offices, 2,402 Sqft of hotel and 16,060 Sqft of retail space, with service apartment units ranging from 495 to 1,260 Sqft The building synthesized from interlocking rectangular forms that also reflect functionally the three main functions retail below, podium office till sky garden and the hotel above the sky garden. The tower combines these functionalities together to form an integrated building design giving the development its distinctive shape and character. The office & hotel is ditributed appropriately to gain the advantage of the terrace gardens at podium and top level respectively. Hotel gains a new ground in the sky with the terrace garden. The copper vertical interlaced louvers animate the faรงade creating another layer of intricacy to become a city iconic sight during the day as well as at night.
QUEST TO ELATE The initial studies revealed that the upcoming Metro project as a part of Urban Infrastructure growth would result in changing the FSI available to a much higher number. This resulted in a revaluating the true project potential and advising the client to pause the project for the rules to be revised hence delivering a higher value product by maximising the true project potential than what the brief had initially asked for.
CHALLENGES The challenges faced in the process of design were mainly statistical in nature. To achieve the parking and other amenities required in a manner that would function seamlessly. The effort was always to provide a product which was empathetic to the end user.
The LENS Framework The push to create two green terraces on lower level for the hotel and higher level for the residential user is a result of user centric design thinking, a conscious effort to be empathetic and create spaces closer to nature for the urban citizen who is increasingly moving away from the green space.
