Stamp Duty Changes Effective 01/07/2017

With housing affordability an increasingly hot topic as median property prices rise month after month right across Melbourne’s metropolitan area, the recent announcement by the Andrews Government will provide some much needed relief to first home buyers. Coming into effect on July 1 this year, first home buyers will be exempt from paying stamp duty on the purchase of their principal place of residence (PPR) provided the purchase price is $600,000 or under. In real terms, this means savings of up to $15,535 – an amount which will go a long way to furnishing their new home or indeed simply reducing the mortgage stress. Shortened supply and increased competition only add to the pressure placed on those entering the property market for the first time, but this change will surely be welcome news. In addition, in an attempt to level the playing field, the stamp duty savings offered for off-the-plan investment property purchases will be removed - stamp duty savings will still be available to those purchasing their PPR off-the-plan.

Prep your truck When disassembling furniture, store the nuts and bolts in labelled zip lock bags so you can easily put the furniture back together again! Any furniture being moved “as is” will need doors and drawers taped down so they don’t swing open in transit. If you can, organise the way the truck is loaded into different sections to make unloading a lot easier.

It showcases the best of Vietnamese cooking including all the cultural influences in Vietnamese including French, Japanese & Chinese, as well as its great geographical diversities - the mountains, rivers, and the sea.
