The Morrison Kleeman Story began in 1991 when Directors Graham Morrison and Peter Kleeman opened their first office in Eltham. Today, Morrison Kleeman’s network of offices service the entirety of Melbourne’s North East. Auction Auctions create a competitive process, generating strong market awareness for your property due to the imposed deadline. A house may be sold before auction if a better price can be achieved through negotiation, or it may be sold or passed in on auction day. All pre-auction offers will be presented to you for consideration, and if the property does not sell on the auction day, Morrison Kleeman will continue to host inspections until the right result is achieved. A cooling off period does not apply for any property sold at auction, or the three days prior or after.


Private Sale The world’s most recognised method of sale; a private sale requires the placement of a fixed price to be submitted through Morrison Kleeman’s signature offer system. This is a method of sale which provides certainty; as a vendor you can determine the time on market by judging the level of activity, and send a clear message about your acceptable price to prospective purchasers. Expressions of Interest (E.O.I) A method of selling property that invites buyers to submit their best offer, on specified terms, in writing, before the expiration of a set timeframe. With the competition ignited by a sale closing date, this method of sale usually runs for a campaign period of five weeks. Negotiating with several buyers in parallel also encourages healthy buyer competition. Off the Market We are masters in negotiating off-market property transactions. Inspection Over the course of the sales campaign, we will host property inspections to allow buyers to get a feel for the house they may want to call home We will work with you each week to make arrangements for the week ahead. You might prefer regular public viewings, or pre-arranged individual appointments. Either way, we are happy to accommodate you. For an open inspection, our normal buyer viewing days are mid week and Saturdays. Open inspections enable the mass of interested parties to view your home in a single 30 minute time block. This allows us to measure general interest and record contact details of all inspection attendees.

As with many transactions of a professional nature, we believe several options should be offered to allow our clients a genuine involvement in the negotiation process. We are committed to providing you with the best possible service by ensuring our responsibilities and promises are executed to the highest of standards. As every property transaction sale is unique, we are happy to discuss the terms of the following payment options to suit you specifically.


Option A – Percentage of the Selling Price A flat percentage of the sale price Option B – Tailored A percentage or dollar amount will be charged up to an agreed sale price, with an additional percentage or dollar amount charged on a sale price over the agreed amount. This style of fee structure has gained wide consumer support, as it is seen as an additional incentive to sales consultants to do all possible to encourage buyers to extend to their absolute maximum. Option C – Fixed Fee A fixed dollar amount will be charged, regardless of the sale price.

Auctions do not add any additional fees over a private sale or expressions of interest sale.

After Sale and Settlement We will facilitate the final inspection with your purchasers prior to settlement as well as the handing over of keys once settlement is confirmed However our service does not end there. Moving Forward Once the decision has been made to list your home with Morrison Kleeman, there are a few steps to take before we are on the market Authority to Act First we need to get the paperwork out of the way. The REIV Authority is the agreement between – 38 –

the Seller and the Agent detailing the estimated selling price, the agreed selling fees including any advertising expenditure and the length of the engagement. Legal You will need to obtain a Vendor’s Statement Section 32 for the sale of your home. Morrison Kleeman can help by recommending a professional service to look after your legal needs. An acclaimed property conveyancer will seamlessly lead you through the legal side of the selling process. Home Stylist Our professional expert stylist will assess your home and advise you how to enhance and highlight its best features.


Advertising We will commence planning and coordinating your marketing campaign. This includes arranging sign boards, copywriting, floorplan, professional photographs and brochure preparation all as agreed within your marketing budget. Agent Inspection We will then excite the entire sales team about the prospect of representing your home. Each week our sales team inspect all ‘ready to view’ new listings. Your agent will invite our team to view your home to sell the benefits and sing the praises your home has to offer. We sell to the sellers first! VIP Open The first buyers invited to inspect your home will be fully qualified by our agents, waiting on our database for the right home to be listed. We contact these clients prior to the home being advertised inviting them to attend an inspection. Finance Morrison Kleeman can assist you with organising finance pre-approval and review.
