It’s time to light the fire, grab your hot chocolate and cosy up with the 2023 Winter Market Report.

All true Melbournians know that while you might come to expect rain, hail and sunshine all in the space of a winter’s day (and any other season if we’re being honest) it looks like the frost that had set over the economy in recent times is finally starting to show signs of thawing.

It would be amiss to ignore that high inflation has made it difficult for many members of our community in recent years. However, the RBA Governor, Phillip Lowe, has foretold a light at the end of the tunnel as he is “confident the worst is behind us rather than ahead” –allowing many of us to start breathing a sigh of relief and begin looking forward to some of the pressure easing.

Outside of this, the Research Director for CoreLogic’s Home Value Index has noted that dwelling values have risen across the four largest capital cities, with the most notable gain to be shown in Sydney with 1.4%.

Mr Lawless has put this rise down to a combination of two factors, including; low advertised stock levels and extremely tight rental conditions plus additional demand from overseas migration. “Although interest rates are high and there is expectation the economy will slow throughout the year, it’s clear other factors are now placing upward pressure on home prices”, Mr Lawless said.

With the March market movement, CoreLogic has noted that “advertised supply has been below average since September last year” whilst also showing that “purchasing activity has fallen but not as much as available supply” which is estimated to be roughly -7% below the previous five-year average in capital city sales.

Moving into May 2023, the national Home Value Index (HVI) has increased 0.5% following March’s 0.6% lift with Sydney leading the upswing. However, we are pleased to note that the four largest capital cities have all recorded a rise in home values over the past three months.

Mr Lawless again commented on this by stating “not only are we seeing housing values stabilising or rising across most areas of the country, a number of other indicators are confirming a positive shift. Auction clearance rates are holding slightly above the long run average, sentiment has lifted and home sales volumes are trending around the previous five-year average”.

For the past twenty-six years Jaime Didier has honed the art of floristry for our most special occasions. Starting as a home business creating custom hampers with five young boys running around her feet, Jaime described floristry as an industry you can always come back to.

ThereSo, in 2017, noting that creativity has always been her “No1 passion”, Jaime created No1 Blooms whose original home could be found in the Red Socks lighting warehouse in Eltham.

For five years Jaime took inspiration from the many talented local florists she was surrounded by for her own creations, building and growing her business by adopting new styles and techniques.

As a way to give back, No1 Blooms has proudly supported the Startlight Children’s Foundation and the EB Research Foundation providing custom floral arrangements for their events and gift hampers for auctions.

After years of hard work allowing her business to bloom (pun intended), Jaime relocated her business to her very own retail store in Rosanna, where

she now adds a splash of colour to the local community with her floral creations.

DR ANDREW HARKIN

Growing

up as a sporty kid attending Marcellin College, with a passion for both cricket and AFL, Andrew learned the hard way that ‘love of the game’ can come with physical consequences.

As a teenager, suffering from lingering pain caused by dislocated shoulders, back injuries and a broken ankle, Andrew recounts his lengthy time spent in a physiotherapists’ office receiving treatments for these numerous issues.

As luck would have it, on a day where his usual physio was booked out, Andrew was taken to an osteopath for the first time – which would ultimately shape his plans for a future career.

After five years of working in other professional Osteopath clinics, the now Dr Andrew Harkin came away with a profound understanding of what he calls “the craft of helping people overcome musculoskeletal pain and

injuries” – ultimately leading to his decision to launch a practice of his own in 2022.

Dr Harkin describes the work of an Osteopath as the blend of both Physiotherapy and Chiropractic therapy, creating a perfect hybrid of both treatment methods which aims to help people suffering from pain with hands-on, manual therapy including: massage, joint adjustments and dry needling.

With many members of the community suffering from pain affecting them dayto-day, Dr Harkin’s clinic, located in the Heidelberg Heights within the Hustle & Thrive gym, specifically targets these individuals with the goal of improving their quality of life, increasing their strength and teaching them to manage their pain at home through exercise rehab.

Coinciding with the launch of his Osteopath clinic in 2022, Dr Harkin

joined forces with his brother-in-law, Scott Pendlebury, and former Captain of the Collingwood football club, to create Templ, an app that revolves around exercise rehab, pain relief, strength, mobility and wellness – which is particularly helpful for those of us who are less inclined to keep up with the doctor’s orders when left to our own devices!

After four years of hard work, passion and dedication, the Templ app launched in February 2023, with easy accessibility in the App Store and Google Play.
