The housing upswing has carried over into 2024 with national dwelling values on the rise at 0.4% in January according to CoreLogic’s national Home Value Index (HVI). This is up from the 0.3% we closed off 2023 with in November/December.
The ever-present downside of the soaring demand for homes is of course, the failure of supply to keep up. However, if you are a home owner looking to sell the news is only positive with the value of homes having risen to 16.7% higher over the past 12 months.
These numbers mark the twelfth consecutive month of value rises, but CoreLogic’s Research Director Mr Lawless has predicted that we will see the momentum begin to slow –particularly in both Melbourne and Sydney with the flattening of growth
conditions. Already, we have seen a slight decline reported in a number of states including that of 0.1% in Melbourne.
We’ve started 2024 much in the same way we left 2023 in terms of auctions, with another surge both in the volume of properties being auctioned off and the clearance rates. With 1,671 auctions held across the combined capitals, the last week of January saw the second-biggest start to the auction seasons since CoreLogic auction records commenced in 2008, rivalled only by the first week of February 2022 which saw 1,779 auctions.
Despite the ongoing cost of living pressures, high interest rates, low consumer sentiment and affordability constraints, homes are still selling. Housing demand has
been buoyed by high migration, but also that tight rental markets, Mr Lawless speculates, “have probably incentivised renters to transition towards home ownership if they can afford to do so”.
