Market Wrap October - December 2018 Riding on the coat-tails of a buoyant market in 2017, nobody knew exactly what 2018 would bring. It’s pleasing to be able to report that whilst we did not continue to see the increases of quite the same magnitude as 2017, both houses and units showed a small increase on the medians that were recorded this time last year. Houses recorded an increase of 1.4%, whilst the unit median increased by 1.8%.

For the most part, our local office’s base suburbs followed Melbourne’s trend this quarter; all saw a decline except for Ringwood which recorded an increase of 2% and Croydon which was up 5.5% across the quarter. Croydon continues to be popular amongst buyers, especially families. It has leafy green surrounds with the Dandenong Ranges as a backdrop, good public transport links and quality educational facilities including Luther College, Yarra Valley Grammar, The Rudolph Steiner School, Tintern Grammar, Good Shepherd Primary and the new campus of Melba College. There’s also a significant investment being made in the redevelopment of Croydon Central that will include a new market food hall;

** Data acquired from reiv.com.au and domain.com.au Whilst a number of suburbs in the inner to middle East of Victoria including the favourites of Balwyn, Mont Albert and Blackburn have held their own across the year, the highest performances have come from suburbs in the outer East, namely Belgrave, The Basin, Upwey and Mount Evelyn who recorded reasonable increases across 2018. Each of these suburbs enjoys leafy green surrounds, good infrastructure and access to desirable amenities. A number of their neighbours including Mooroolbark, Boronia, Lilydale and Chrinside Park have also remained steady across the


period. There are numerous factors that may have influenced these results, one of which surely centres around changes that we have seen to lending criteria. These changes have had an effect on both owner occupiers and investors, with loans becoming more difficult to access, and the amounts being approved less than in past years. With fewer dollars to spend, buyers and investors have been forced to revisit their buying strategies, turning them to smaller properties like apartments or units in their favoured neighbourhoods, or in many cases leading them to suburbs further from the CBD which in turn increases competition for properties within these areas. Belgrave, which has shown the highest increase to its median price has always been popular with those looking for a tree change and a slower day to day pace. Situated in the foothills of the Dandenong Ranges, Belgrave prides itself on its community focus, and the organic and fair-trade emphasis amongst many of its local businesses and residents. The distance to the CBD has in the past been seen as challenging for many inner-city workers, and for this reason some have resisted the urge to make the move to the place that is well known for its links to Puffing Billy. This issue has been alleviated to a point in recent years however, with more people able to work remotely in their job roles, at least on a part time basis. Belgrave provides a very happy compromise between suburban and country lifestyles for couples, families and empty nesters/retirees.

Trent Wiltshire an economist from Domain has stated a belief that we will see prices continue to fall for the first half of 2019 (albeit at a slower rate to what we have recently seen), before turning around and growing modestly, resulting in growth of about 1 per cent in 2019. He also expects that Sydney and Melbourne will be two of the weakest markets in 2019 and then forecast prices to grow at about 4 per cent in 2020.

An article by Shane Wright who is a senior economics correspondent for The Age, paints a darker picture than this, sharing a belief that Melbourne’s overall market will slip by around 6% across 2019, leading them to recommend to clients ‘In short any offer you’re receiving today should be considered unless you’d like to wait until 2020.’

Stunning design elements were evident throughout this 4 bedroom family residence renovated to the highest standard. The owners, Anthony and Liane understood that their home presented beautifully, however the bedrooms were very small, the laundry was outside, it only had a single carport, was located close to a busy intersection and was not positioned in the coveted Balwyn High School Zone. In a declining market where there are less buyers attending open homes, two things are more critical now than they have been in previous years: 1) The agent has a proven process that creates the perception of competition to extract a buyer’s best offer 2) The agent is proactive in finding the right buyers rather than waiting for buyers to respond from advertising The team at Noel Jones Wantirna were recently successful in selling a property at 1/11 Cherrytree Rise in Knoxfield that had been on the market with another agent earlier in the year however, failed to sell. After marketing the home for 3 weeks, the team were able to extract a strong offer from a buyer that found the home online. The exclusive ‘Sale By Fixed Date’ campaign strategy provides an incentive for the buyer to be the first one to make an acceptable offer, rather than wait for other buyers to offer, whilst also providing a vendor with a strong offer early in the campaign. The offer presented was close to what was acceptable however the agents felt that the home could achieve more with competition. The home was re-launched and re-marketed through our Noel Jones office network and a new buyer was found that previously wasn’t considering the suburb of Knoxfield. After two days of negotiations the price achieved was over the vendor’s acceptable level and also created a record sale price for that type of property in Knoxfield.
