Out of conversations with people from many walks of life and occupations, it has occurred to me that running a household and a company share many of the same kind of challenges.
Both involve roles and responsibilities, personalities, relationships, skillsets, processes and tasks. Both involve finances, and right now there are massive financial pressures on families after a staggering succession of interest rate rises in response to rising inflation and massive increases in rental prices, power and essentials like food and fuel.
With young families and renters facing unprecedented cash flow pressure, the ability to manage and understand money has never been more important in any household.
What good companies do well is grounded in an ability to forecast and understand the story that their profit and loss statements can tell them.
Business forecasting involves making informed guesses about certain metrics such as revenue and expenses. When we, as a company, forecast, we build in a contingency plan, a plan b, that helps us address specific situations or incidents that may or may not be out of our control.

When you think of the household as a business with real assets and liabilities, revenue streams, non-discretionary obligations and discretionary costs, it guides you to create - for want of something to call it – a Family Chart of Accounts.
Look at the total pool of ‘revenue’ as a company would, which involves all streams of money coming into the household and profitability (what’s left after paying the bills!). It was someone in business who said: ‘Revenue feeds ego. Profit feeds families.’
Have a contingency line in your family chart. Your contingency plan is the way that your family should react if something interrupts the normal household flow.

who's still working from home?
Great home offices are all about layout, location and design rather than fixtures and furniture.
Working from home remains prevalent across Australia, which is influencing buyers when it comes to making decisions on which home best meets their needs.
Families, in particular, look favourably on versatile floor plans that can cater to two or even three home ‘offices’. Their wish-list has separate spaces to accommodate different family members on the phone, conducting zoom meetings, or needing quiet time – all at the same time.
A single desk in the back of a family room won’t cut it anymore.
A household that juggled lockdowns, home schooling and mandatory working from home may have made do with the dining table as a bandaid solution while everyone juggled home schooling and lockdowns. A longer-term working solution needs a more thoughtful use of space.
This leads homebuyers to look at ways to make spaces flexible without losing a family or dining room to an office full-time.
As a rule of thumb, businesses give an employee around 6sqm for an office, and perhaps up to 8sqm for a generously spacious one. Australian single garages are on average 3.6m x 6m for a single garage and 5.8m x 5.8m for a double garage.
However, taking over the garage and converting it into office space is not popular nor a current trend with property buyers.
Buying a home with a spare bedroom has been an obvious choice for an extra workspace in the past, but it is said that, with the way property prices have risen, each additional room can set buyers back between $250,000 and $550,000 depending on the market.
Demand for home office space is not confined to the top end of the market. Three of the most requested home office features are:
1. Light and bright workspaces
Buyers appreciate a home office that has great sunlight. Natural lighting in a home office is a good selling point. Users say it helps them stay focused and energised – and looks much better than artificial light for video calls.
2. Away from disruption and distraction
Quiet, private home working spaces sell. Users want to conduct the video conference without the concern of background noise. To this end, buyers may see the value of dedicated, detached office space.
3. Working the indooroutdoor space
Home offices with access to outside have buyer appeal. It is suggested that being able to walk out on to a private deck or step out into the garden enhances the quality of work. For most deskbound workers, having access to greenery and scenery is a winner, whether to gain inspiration or a fresh perspective or simply to take a break.
If a wider adoption of permanent remote work has long-lasting impacts, home buyers and sellers will be likely to feel it. A desirable home office might be the factor that seals the deal.

you have ever taken your property to auction, you would probably agree that setting the reserve price is one of the most difficult decisions you had to make during the auction campaign.
The goal shared by you, your marketing agent and your auctioneer will be to generate maximum buyer interest, encourage competitive bidding and achieve a top sale price.
While the agent and auctioneer are there to guide, ultimately the responsibility for setting the reserve for their property lies on the seller.
They won’t rush you.
There’s no one size fits all rule when it comes to setting a reserve price and each will be determined based on the individual circumstances.
At the start of the auction campaign, your agent will appraise your property, assessing its key selling features, the condition of the property, its fixtures and fittings, and the quality of any renovations. They will consider the property’s location and its potential
buyer appeal. Very importantly, the agent will review comparative properties that have sold within the last relevant period (possibly three months) and look at the current competition in order to give you a price guide for your property.
This is a good starting point for eventually determining your reserve, which is the figure you are happy to sell for.
An informed decision on the reserve is assisted by real evidence from the auction campaign, which commonly runs for four weeks. One month can be a long time in the local property market. It may have changed and the price that was relevant at the start may not be as relevant closer to auction day.
Your agent will be monitoring and informing you about necessary market feedback including the number of enquiries, positive and negative comments, and comparable properties on the market and the prices they are attracting.
Reviewing this information with your agent will help you to make decisions about the reserve price, and the expectations you had at the start of the campaign may have changed come auction day.

We asked leading agents Kathy Sweeney, RE/MAX Living; Stacey Arlott, RE/MAX Select; Billy Markovski, RE/MAX Xtra; and Stuart Legg, RE/MAX Regency to share a few of the most common questions asked of them.
What is the first step in buying a home?
Stuart says, talk to your broker! The first step, always, is to gather accurate information on your situation and buying capacity as this is the only way to make strategic decisions. Buying a home is a huge financial decision, and while we can fall in love during the inspection, it needs to be about more than emotion. Your budget, what you can afford, will determine both what and where you can buy, without wasting time and energy.
How negotiable are the sellers on price?
A common question, Stacey talks with buyers about what research they've done comparing sale prices on similar properties, about how market conditions factor and how the sellers are guided by market feedback. She explains the benefit of being financeready to her buyers. Stacey emphasises that until she gets an offer in writing, she really doesn’t know how negotiable her sellers are. She encourages buyers to make a reasonable offer. She says buyers can decide if they wish to increase the offer should the vendor’s response be ‘no’.
Should we buy first or sell first?
Billy gives both scenarios in response. If you sell first, you know what your budget is when you buy. You are cashed up and ready to go. Putting a longer settlement on the sale buys you extra time in your property search. The downside: if you can’t find the right home in the time frame, you’ll need to rent or move in with family or friends
until you do. A rent back clause in the sale contract is possible but may put off some buyers.
If you buy first, you’ve secured your new home. The downside might be that a loan for the new home depends on the sale of your current home. Do you need funds to cover the purchase? What if you don’t achieve the desired price and are short? What if there’s no buyer in the bank’s time frame?
While his advice depends on the circumstance, Billy feels trying to sell first and checking the price feedback you get is safer. If you don’t achieve the desired price, you still have a roof over your head and you may choose not to sell.
How should I prepare my house before selling it?
Kathy is asked this almost 100% of the time! It’s one of the first questions asked of Stuart too. They agree, presentation is important. First, declutter - clean items from benches, put the unwanted and unused items away. Show space with careful furniture placement. Make sure the place is thoroughly clean and attend to any obvious maintenance items. The more barriers you remove from the eyes and minds of buyers, the better likely result.
Kathy says to style your home with minimalism. Remove your feelings and taste from the picture. Let the buyer imagine the space as their own by removing items, de-cluttering and keeping your style as neutral as possible. It is the best way to bring in a broader buyer pool, and therefore increase competition and price for your property.

Using a professional photographer can make all the difference when it comes to impressing potential buyers online and in print.

Spotting the differenceprofessional vs amateur:
A professionally taken real estate photograph will be in focus.
The horizon line (or eye level) is perfectly horizontal and level. Crooked lines can cause a person to intuitively dislike a photograph.
Vertical lines are 100% perfectly vertical. Amateur’s mistake is tilting the camera slightly, causing vertical lines to converge.
A profession image will have even exposure.
The skilled photographer knows how to shoot a room to its best advantage.
Using the wrong lens is a give-away that you are not a professional.
Ideally, colours in real estate images should be close to what you see in real life, but the appearance is highly subjective and can be influenced by the camera. The professional knows how to use white balance, so the image isn’t too cool or too warm. Other things the pro will know about, and an amateur might not, are lens distortion, vignetting and colour fringing.
Finally, the professional photographer knows all about picture composition. Every image should tell a story and each shot should feel complete and self-explanatory.
How can the seller help the photographer?
/ Declutter.
/ Remove objects in the way of a photograph, such as cars, bikes, hoses and children’s toys.
/ Clean the house.
/ Fix light bulbs.
/ Clean paths and driveways.
/ Bedroom photos should not show clothes on the floor, kitchen shots don’t need pots and pans in the sink and a broken-down car or a shed that’s falling apart are not backyard features.
/ Stay out of the way of the photo shoot, keep the house clear of other people and secure pets out of the way.
/ Give access to the entire home, even if certain rooms won’t make the final cut.
/ Have all the lights on, televisions and fans off, and curtains, blinds and shutters open.

French property law allows foreigners, including Australians, to purchase established housing. If you plan on using your new home for holiday purposes, you can stay less than 90 days in any 180-day period without needing a visa.

On the coastline, Biarritz is famous for surfing, or the historical and cultural region of Languedoc has the up-market Cap d’Agde or the more affordable family beach, Narbonne. TART UP your rental
As a tenant, your options often seem limited when it comes to renovating, and that can be frustrating.
When anyone moves into a property, it’s understandable they may want to make some changes to make the home more to their taste. The key factor for the tenant is that these changes must be in accordance with the tenancy agreement or have the property owner’s written consent.
Need to hide unattractive marks or cracks?
Consider artwork and plants. Removable, self-adhesive hooks are readily available, can hold various weights and might be the perfect solution for hanging artwork or plants.
Don’t like the flooring?
Consider a large rug, either a natural neutral colour or making a bold statement.
Short on space?
Perhaps the problem is that you have too much to fit in. Start with a declutter and look at clever storage solutions.
Uninspired by the interior?
If your living room or bedroom needs a little colour, don’t underestimate the effect of some colourful bedding and new curtains.
Think the light fittings are ugly?
It may be possible to replace fixtures like light fittings and shower heads with ones you prefer but you must put the originals back before you move out, which means carefully storing anything you remove and keeping it safe.
Sometimes it’s about making the most of what you’ve got. And if a problem can be solved with some new furniture or a new rug, treat yourself. These are things you can take with you when you move.
Above all, remember your home always remains the landlord’s property first and foremost.
Just over a quarter of Australian households live in privately rented dwellings and increasing numbers of people are renting long-term. Residential tenancy reforms continue to roll out around the nation, and these are important to ensure tenants are safe, secure and happy in their homes.
In relation to property modifications, the most progressive reforms allow for ‘reasonable alterations’ to properties, such as hanging pictures or having vegetable gardens, and generally require tenants to return properties to the original state when the lease ends.
Check the rules before you enter a tenancy agreement and check again with the property manager/landlord before making any changes, just to be sure.
You do not want to risk making a wrong decision! Be aware, rules vary from state to state, and can change.
In New South Wales, alterations that are considered ‘minor’ include securing furniture to a non-tiled wall for safety reasons, fitting a childproof latch to an outdoor gate, inserting fly screens on windows, installing or replacing curtains and non-fixed blinds, adding child safety gates inside, installing hooks for hanging picture frames, and planting vegetables, herbs, flowers, herbs or small shrubs (if existing plants do not need to be removed in order to do so).
A landlord may require some of these ‘minor’ changes be carried out by a qualified person.
Earlier this year, the Queensland government flagged rental law changes that would give tenants more flexibility to make security modifications and decorative changes.
Rental law changes come into effect for new tenancies from 1 September 2023, and for all tenancies from 1 September 2024.
When I was really young, in primary school, I used to have to walk the streets from time-to-time courtesy of the lamington drive. Who remembers those charity lamington drives? When the lamingtons were made in home kitchens?
I wasn’t that fussed on knocking on doors in the slightest, and I learnt that 1. I wasn’t that great at selling. And 2. If there’s a dog, don’t run. That’s what I’d been taught so I never ran. My friend did and the dog completely ignored me and chased her. Lesson well-learned!
As an adult, I’ve rarely had to knock on a stranger’s door… unless I’m returning a lost dog… or person. (Believe me, it happens!) but it strikes me that there are good reasons for knocking on someone’s door even if you don’t know them. It maybe you are doing them a good service.
I have been incredibly fortunate to live in neighbourhoods where people have got to know and help each other. And friendships, long lasting friendships, have begun because a stranger knocked on a door. One instance was for the purpose of borrowing a 12-metre extension ladder we needed to change a light bulb (nothing simple like a cup of sugar!) and another was the Neighbourhood Watch person introducing himself.
knock THREE times
I know of many people who knocked on the doors of strangers in their neighbourhood through lockdown, which was a positive that came out of the pandemic.
I fully appreciate that a person’s home is a private sanctuary and a safe place, and not everyone wants to open that door. Feeling safe should truly be factored in but people who come to your door may add value. Sure, they might be selling something, be that a product or a service, but how do you know unless you hear them out.
If a salesperson, a fundraiser, a local council member or otherwise, knocks on my door, I like to think I will be kind and take the time to see if they can be of value to me. For example, if a new-tothe-area hairdresser came to my door right now introducing themselves, I would take the time to chat because my regular is leaving town!
And the real estate agent who knocks on your door may be just the person to keep you informed about market activity in the neighbourhood. Not everybody likes to doorknock, but I know agents who love it, have no trouble striking up great conversations and end up making friends for life.
Back in the ‘old days’, when there was no internet, cold calling and doorknocking were often a necessary part of any salesperson’s toolbox, but there are seemingly endless ways these days they can leverage technology and social media.
I work from my home office, looking right at my front gate. It’s not a regular occurrence for someone to come knocking, but when they do, I open – if it’s daytime and I’m confident they look reputable – and I am always friendly, polite but firm in my ‘no thank you’. Rejection would have to be the hardest part of doorknocking.
And just saying, nobody has come to sell me lamingtons… or girl guide biscuits… or pies... or chocolates for decades. That would probably be a ‘yes please’!

If you wanted to know what the future would be like back in the early 60s, The Jetsons was the show to watch.
Each episode opened with George, Jane, Judy, Elroy and Astro arriving at their sky-high apartment in their flying car, and they had all manner of technological appliances to help around the house.
We may not be quite ready to keep up with the Jetsons in 2023 but we are on our way.

During the planning and construction of the pool, choose materials that are eco-friendly, recycled or locally sourced. Look for energy-efficient selections when choosing lighting, such as solar-powered and rechargeable fixtures, opt for cleaning and filtration systems that require less energy to power and harness the sun when you’re heating the pool.

Hugely popular, these appear to have a vanishing edge that disappears into the horizon and typically involve glass or acrylic walls with curved ends that blend into the outdoor landscape.

Swim spas are like spa pools but are much larger and deeper.
Large swim jets create a continuous current or stream of moving water, which you can swim against. In essence, swim spas are to swimming what treadmills are to running - you ‘swim in place’, without moving forward.
Jets provide added resistance in the water, so when they are turned on, you can essentially swim in one place and it is the equivalent of swimming however many laps you choose, without the need to turn in the pool.
Swim spas with four swim jets generally provide enough resistance for even a competitive swimmer to train at a constant freestyle stroke.

if there’s enough room around the swim spa to allow access for pumps, heaters, plumbing, and controls to be reached and capacity for a drainage pit.
The swim spa needs a concrete pad for it to sit on, and depending on your local council regulations, you may also require fencing.
You don’t have to use your swim spa for workouts. It may be resistance exercise, water Pilates, stretching, yoga, rehabilitation, to help maintain mobility in older years, or you can simply splash about and enjoy them as you would a family pool.

Because price is simply a measure of what someone is willing to pay for something and value is the real, longterm worth or benefit of that thing, it is crucial to understand the difference when it comes to investing in real estate.
There have been ‘get rich quick’ schemes for quite literally centuries. Have you heard of Victor Lustig (1890 - 1947), the famous con man who ‘sold’ the Eiffel Tower for scrap metal? Even before him, George Parker (1870 - 1936) ‘sold’ New York City landmarks to unsuspecting tourists, including Madison Square Garden, the Statue of Liberty, and the Brooklyn Bridge (He sold that twice a week for years).
When Scottish soldier and adventurer, Gregor MacGregor, returned to England after fighting for South American independence, he pretended to be the tribal chieftain of Poyais, a fabricated island nation off the coast of Honduras, and collected money from the 250-plus would-be colonists he sold property to.
And before ‘Nigerian princes’ had emails at their disposal, Charles Ponzi worked out the best way to separate wealthy people and their money was to promise a ridiculous rate of return on investments. Others have gone down the ‘Ponzi Scheme’ path since. It was a path to jail for some!
You generally don’t ‘get rich quick’ by investing in real estate. It’s a longterm investment that requires careful research and self-discipline but there are some basic principles you can use to increase your odds of success, including understanding the difference between price and value.
Price is, after all, just a number on a piece of paper. It doesn’t tell you anything about the true value of a property, which comes from the benefits the property provides its purchaser. This takes in such things as any cash flow it generates, the tax breaks it offers, capital gain and so on.
Price is determined by factors that include the cost to build the property and recent sales of comparable properties in the area.
The thing to remember about real estate value is that it’s not static, and we’ve seen great examples of this in recent times. Sometimes the economy booms, there’s great demand for property, and prices are high. On the other hand, an economy may struggle, housing is in surplus, and prices are low. In any market, investors follow specific strategies, which can impact on what they are willing to spend.
Price
is what you pay while value is what you get in return.
You need to know what you plan to do with a property if you are seriously talking about its value. For instance, an area’s rental potential and rental prices on comparable properties are important if renting it out is what you plan to do.
Its potential for capital gains and how much it might be worth if you decide to sell it in the future is another consideration.
There are many factors that influence price and/or value of real estate, and drive growth. These include: affordability; amenity; family appeal; location; investment prospects; gentrification; population growth; demographic change; and infrastructure.
Price is not always an accurate indicator of value, so it is vital that you do your research and understand what factors influence property value in order to make the best decision for your needs.
