The experienced agent guides the seller and provides the best strategy for preparing the home for sale, marketing it and getting it sold quickly for the best possible price.

But nothing can truly replace the expertise and knowledge of an experienced agent. Furthermore, it is because today’s real estate consumers are more educated about the market and the processes involved with buying and selling that those agents have a wonderful opportunity to add even more value when working with customers to buy or list a property.

Agents build on their knowledge and expertise and hone their skills through professional development, office meetings, drawing on fellow agents and the like.

here is a plethora of online resources available to assist savvy buyers and sellers. Accessing information on the market, and current listings, may even give buyers and sellers an advantage.

It’s hard to compete with the first-hand experience that agents have in visiting properties, plus their innate knowledge of local market matters that can influence values and listed prices. An agent who knows the nuances of a neighbourhood will provide a very educated guide to the value of a property and its potential listing price. A neighbourhood is a community, where people spend a major part of their life, and community plays a big role in the livability of the area. That’s why the neighbourhood may impact a property value significantly. Location is one of the key features that can cause appreciation or depreciation in property prices. For instance, neighbourhoods with a low crime rate and highquality educational institutions can contribute to raising property value.

Another valuable resource that buyers and sellers can’t receive from online searches is the agent’s network.

In having intimate knowledge about an area and its sales, and not just relating to their own office, they gather a lot of information about the condition of properties, buyer interest and feedback, and even owners who may only be thinking about selling. If you want to be a savvy seller or buyer in today’s competitive market, make the best use of online resources while you also allow the agent to show you their worth and deliver a great real estate experience. Online resources can give buyers and sellers an advantage when it comes to accessing information on the market and current listings. But nothing can replace the expertise and knowledge of an experienced ‘in the trenches’ agent.

Whether you be seller or buyer, you really want to be guided by an accurate value. A seller being swayed by an inaccurate, overly inflated value may well be disappointed when the ‘market’ speaks, and buyer feedback comes in.

WHAT’S YOUR GARDEN STYLE? E

very homeowner has the opportunity to invent their personal gardening style commensurate with their budget, taste, the space they have to work with and the nature of the site. If you are a keen gardener, you will be in there getting your hands dirty. If not, you may be paying someone else to shape your garden landscape for you. Let’s generalise about two people with very different approaches to their garden.

One likes their plants and pathways to be structured and ordered. The other prefers plants tumbling all over each other with no apparent planning. Note the word ‘apparent’, because this second garden may be every bit as planned as the first. Our first gardener in this story fits the ‘prim and proper’ category. The garden may be formal, laid out in a symmetrical or geometrical pattern. Everything is planned in straight lines. Trimmed hedges and edges, and topiary are typical features. Borders create a visual path to a feature or view.

Rows of neatly clipped Buxus borders with some Robinia topiary and maybe a screening Camellia hedge are effective in following the European template for creating a formal style garden, but suitable Australian species can be substituted as an integral part of the design. Our second gardener leans more to the informal garden characterized by curves, non-symmetry and plants allowed to grow into their natural shapes. In truth, such a garden is harder to design than a formal one because they are ruled by irregularity. Here planning is disguised by planting, and the garden should look as though it has grown up naturally. There may be a riot of colour, soft edges and tall shrubs and taller trees to add to the vertical dimension.

Our second gardener may in fact throw caution to the wind and go completely wild. Did you know that there was a movement in the last decade of the nineteenth century to establish gardens that were against all formalism and broke traditional rules of landscape styles? It led to the wild garden concept. Nature is imitated. Bulbs are scatter-planted in grass. Trees, shrubs, grasses, creepers and other plants convey a sense of bushland or forest flora. Both of our gardeners will create something very special. On one hand it might be a well-maintained design with shaped hedges and a manicured lawn; on the other a joyful kaleidoscope of freeform planting.

IF YOU WANT YOUR GARDEN TO BE ‘NATURAL’ THROUGH TO ‘CHAOTIC’, CONSIDER THESE TIPS Create a visual imbalance and a more whimsical experience with bright flowering plants juxtaposed with plain coloured grasses for example. Forget garden edges. Create paths out of natural materials and allow them to lead you through natural spaces between the plants. Have taller plants and trees interspersed with bushes, grasses and groundcovers; deciduous with evergreens; and annuals among perennials to recreate a natural mix of plant species. Use curves, which are found in natural landscapes more so than straight lines. Plant native grasses en masse. Select plant varieties that will attract birds, insects and other native fauna. Randomly place weathered logs, stumps or oversized rocks around the garden instead of garden ornaments and statues. These also provide shelter from frogs and other small wildlife.

Whether it is a formal, informal or completely wild style, the garden should have colour, texture, harmony and balance. Happy gardening! Enjoy!

alk of the millennials has dominated much of the conversation around real estate over the past couple of years, but what about the baby boomers? Is this group still influencing real estate markets – how?

FIRST – THE MILLENNIALS Millennials are generally said to be 1980 to 1996 born. They make up the largest proportion of Australia’s population at 22 per cent and account for 35 per cent of the workforce. Social demographer, Bernard Salt recognised a change through the pandemic. Many millennials whose careers had led them to inner city apartments in their 20s were now leaving these areas ahead of their time. Now that they can live anywhere with reliable broadband, millennials are buying homes where they can put down roots long term as they work from home and grow their families. One economist has said there won’t be enough homes to meet millennial buyer demand. Not the time for sitting on your haunches, perhaps?

THE BABY BOOMERS A Baby Boomer is generally said to be someone born in the years following World War II, between 1946 and 1964, a period known for a sudden increase or ‘boom’ in the world’s birth rate. There have been questions around what might happen in the real estate market in the coming decade or so when around 5.3 million retire, those that haven’t already. Of the roughly 24 million people in Australia, about 22 per cent are between the ages of 55 and 73, meaning baby boomers still make up a sizable portion of the population. And they are not happy to fade into the background! Research says that baby boomers are feeling more confident in using new technology and that 92 per cent want virtual options on property viewings to continue even after the pandemic is over. Also interesting is that one quarter of Australians are banking on the inheritance from baby boomers who are expected to pass $3.5 trillion on to their children in the next 15 years. Best not to rely on it though, Millennials! Given that baby boomers are the generation with the most real estate wealth, it is understandable that they have a major influence on the rental and housing markets. Baby boomers have been drawn to a maintenance-free lifestyle, the ability to relocate with ease, and opportunities to socialise among other reasons. One study even found that a significant percentage of baby boomers were hesitant to follow the pattern of past older generations and downgrade space, move in with family, or move into assisted-living facilities.

Baby boomers still like to party!

Baby boomers clearly still have the capacity to affect housing markets. In 2029, the youngest baby boomers will have their 65th birthdays and the oldest their 83rd. Baby boomer investors – what are they buying? Keep the following in mind if you are a baby boomer or wanting to attract the boomer buyer: LOCATION Location is crucial, but they may seek inner or near-city residential options rather than move away from their capital city. ONE LEVEL HOMES AND LOW-RISE APARTMENTS They prefer single level; and while lifts give access to high rise apartments and multi-level homes, low rise is a winner. MODERN FACILITIES AND AMENITIES Newly refurbished properties with contemporary equipment and lifestyle features have great appeal. FLOOR PLAN The well-thought-out floor plan is essential, with well-placed and easily negotiated stairs and wide doorways and hallways. WORK AND RECREATION Many are likely to juggle work and retirement well into their 70s. They want the home with an office and high-speed internet connection along with a work-out space and manageable garden. Home is for work and play. Baby boomers want to enjoy life as they did in their 50s. PARENTS AND/OR ADULT CHILDREN Forget the stereotyped ‘old generation’. Baby boomers’ parents may still be living, so homes with a granny flat or similar might serve them well. And they appreciate privacy when children and grandchildren visit.

eet 21-year-old Mel, 21-year-old William and Chanae, 23, three young people established as ambassadors for the Asset Building Club (ABC), an initiative to show 18 to 30-year-olds the way to property ownership. CHANAE IS SAVING FOR A DEPOSIT. This is stage 1 - someone who has made the decision to get on the property ladder, that it is time to budget and save, and is serious about changing their life to accommodate this. MELANIE IS AT STAGE 2. She has saved the money for a deposit and needs to now know the process. She has put in a couple of offers, with guidance, but not yet purchased. WILLIAM IS AT STAGE 3. He has acquired two properties and targets $1million in property assets by age 25. They regularly invite the ‘Jamies’ in their local community north of Brisbane, any 18- to 30-yearold male or female keen to begin a property journey or at any stage along the way, to be part of the Asset Building Club. Here is how they view their responsibility along with some thoughts on property ownership.

HOW DO YOU FEEL ABOUT BEING AN ‘AMBASSADOR’ FOR YOUNG PEOPLE INVESTING IN REAL ESTATE? WILLIAM: I’m excited. I feel like a lot of people my age don’t understand the benefits and the possibilities you can create by investing in real estate, especially at a young age. So, it’s awesome to be able to show and help people create wealth in something I’m passionate about. CHANAE: As I am just at the beginning stages, I feel I am the most relatable to people in the same boat – still in the saving process or those that aren’t sure where to start. The relaxed ABC setting and the fact that we three are of similar ages shows them how achievable it is for them to begin the journey.

HOW DOES THE THOUGHT OF OWNING PROPERTY MAKE YOU FEEL? WILLIAM: Having family working in real estate has always made me interested in property. When I bought my first property at 19, I was excited but also nervous to finally step out into the world and become an adult. It is the best thing I have done. MEL: Excited and independent.

THE AMBASSADORS WHY DO YOU THINK YOUNG PEOPLE ARE RELUCTANT TO BUY – OR THINK THEY CAN’T BUY - PROPERTY?

WHAT HAPPENED IN THE LEAD UP TO YOU TAKING THAT FIRST STEP UP ON THE PROPERTY LADDER?

WILLIAM: I think it’s because people don’t even know where to start, which is the whole reason we started ABC. We can show young people that with access to the right people and, hopefully, with some guidance from us, they are on track to purchasing their first Investment property/home.

WILLIAM: When I was 18, RE/MAX hosted a first home buyers’ night, a lot like our ABC event, where I was shown the possibilities and the rewards of getting in the market at an early age.

MEL: A lot of young people think they can’t afford to purchase, especially in today’s market. There isn’t much education for teens around purchasing a property and what you need. Student debt also prevents many young people from saving a deposit. CHANAE: Many have little understanding of what is required to get a bank loan, haven’t been taught money management skills or have received no real guidance on where to begin, making the entire process seem daunting.

MEL: I just saved consistently since graduating school and when I had enough savings, I got in touch with a Pivotal Financial broker who sorted out all my finances and then spoke to our buyer’s agent who will now find me a property.

WHAT MIGHT YOU NOW SAY TO YOUR 18-YEAR-OLD SELF? WILLIAM: I’d probably say: ‘Don’t be afraid to ask people questions’ and ‘Don’t Wait’. Save as much money as you can so you are in a position to purchase when a great investment opportunity comes along! MEL: Stay at home with your parents for as long as possible and save. Buy within your means; don’t go into debt buying expensive cars and materialistic things. CHANAE: Even just saving a small amount each week consistently makes a huge difference. Recurring direct debit payments are your best friend! Set & forget. The sooner you start, the sooner you can buy… and the best time to buy real estate is always now.

Kathy Sweeney is both a compassionate being and an astute businessperson. She’s held senior management roles within the sporting industry and was an international Touch Football referee for many years. TWO SIDES OF THE COIN SELLING AFTER PUTTING IN THE EFFORT

QUESTION ONE: Do you have plans to sell a property this year or maybe next? It may be your own home or a home you rent out to others. QUESTION TWO: Are you thinking of giving it a facelift before you sell?

hen you are renovating with a sale as the goal, the purpose of renovations is to make the property appeal to the largest possible number of people. Focus your improvements on ways that will make the buyers want to be living in the home. Help them to picture themselves living in the environment. While many buyers look beyond easily visible enhancement and really will see the value in new plumbing, insulation and ducted air conditioning, the fact is that first impressions really do count for a lot, especially in getting them back for a second look.

Renovating to create a home with wide appeal can lead to a solid return on your investment. 10

DO THESE SUGGESTIONS ADD APPEAL FOR YOUR PROPERTY? Brush strokes Giving your house a fresh coat of paint may be one of the easiest and most affordable things you can do to increase value. If, externally, the paintwork is faded and cracked a house can look older than it is and neglected, just as scuffs and chipped paint on walls inside do. Choose on-trend colours without being too bold or bright.

Renders Cement rendering has become popular as a cosmetic upgrade that can be used on blue board and brick, external or internal house walls and fences. Paint it and give an aging home a contemporary facelift.

Landscapes

This goes a long way for street appeal. Keeping things low maintenance will appeal to most buyers unless your place lends itself to being part of an open garden exhibition. In that case, make the landscape a selling point, but accept that you will be trying to attract a specific buyer-type. Generally, when it comes to landscaping, less is more; so, lawn area over complex highmaintenance gardens, hardy planting over finicky species. Trees can provide a great shade source and give privacy but don’t give the impression that they have taken over the yard. Low-cost cosmetic improvements such as garden beds, paving, redoing driveways and relocating the clothesline are worth consideration. A truly workable garden shed is a good feature too.

Appearances The front view is often the first thing the buyer sees whether in person or virtually. Take a critical look yourself. New window shutters, front door and letterbox are simple changes that can make a huge difference to the look of your home.

Entertainers Doesn’t everyone love a functional outdoor area? There are few areas evoking more of an emotional response than a gorgeous deck for dining alfresco. Make it an all-weather space for entertaining and you will have sold your buyers on lifestyle at first glance. Bi-fold doors that open a house up to an outdoor area have appeal and make the home feel larger too.

Conversions This may involve going to a bit more expense. Consider what potential buyers might think is of most value in your location. For example, if there is already plenty of off and on street parking available, they might prefer an additional room over a place to park a vehicle.


Sensors A security system may go a long way to improve potential buyers’ perceived value. Modern systems are affordable, user-friendly, and feature smart controls for monitoring the home and managing access via smartphone. This may be an emotional tug, appealing to a buyer’s desire for safety and peace of mind.

Make cosmetic choices Quick cosmetic improvements like light fixtures and faucets allow you to put your stamp on the home without taking on seriously expensive renovations.

Tackle one room at a time Assuming you have bought to hold on to for several years, you can upgrade as you go. You don’t have to renovate everything tomorrow. Take your time, room by room.

Visualize the potential Use technology if you can, such as 3D modelling and virtual staging tools. Look at the home’s surroundings - its neighbourhood - too.

SELL IT OR MAKE IT SALEABLE

What has traditionally not been a go-to in years past, more particularly in some markets than others, has really come into its own since the arrival of this dreadful pandemic.

D

ene Tucker* is a firm believer in the saying ‘when people want to do something, they’ll find a way – when they don’t, they’ll find an excuse’.

He reflects on how the pandemic has enabled the auction market to come to the fore in real estate markets right across Australia and New Zealand. Ironically, it has not been the real estate industry that has driven this change, but the desire of sellers looking to capitalise on the price growth in their respective communities. Dene has always maintained that it was the industry not the market that was getting in the way of auctions. He says the past two years have vindicated that view. Many things have aided the change - from very low housing stocks to record low interest rates – but we have experienced a phenomenon that has seen record results in real estate markets across the country. In simple terms, the basic economic principles of scarcity bolstered by competition have created some of the most interesting and exciting sale price results in many decades. He’s questioned why sellers have not attempted to capitalise on these two basic principles in the past. His experience has proved that doing so works in any type of market - a seller’s market, buyer’s market or balanced market – buoyant or in a slump. Competition drives prices up, not down.

AS A STRATEGY, AUCTION HAS NO PEER. It delivers the opportunity to capitalise on strong marketing, ever-present competition, and an unconditional contract on terms that give sellers certainty, along with the option to sell prior to auction if desired. This is teamed with the option to go to the private treaty market post-auction.

SELLERS HAVE A THREESTAGE STRATEGY TO ‘SELL IT - OR MAKE IT SALEABLE’ IN ANY MARKET, IN ANY COMMUNITY. Dene points to results of a recent realestate. com.au study, which highlight a danger he says many have fallen into in recent years: people have elected to sell their homes ‘off-market’ through an agent who has buyers ‘up their sleeves’. Whilst this may look like an attractive proposition to avoid perceived marketing costs, the study unveiled that this path can end up ‘costing’ the seller instead (around 2.7 per cent of their potential realisation) on average. Based on a sale price of $600,000, that’s a loss of more than $16,000. At $1,000,000 it equates to $27,000. An initial investment of $1,500 to $5,000, or more, may have resulted in a sale price ten, twenty, thirty thousand dollars more if competition forces were allowed to participate. Dene has personally witnessed a figure in excess of $200,000. So, what does ‘sell it – or make it saleable’ mean? We do everything we can to ensure every potential buyer knows what we’re selling, puts themselves in a position to buy it, competes against other interested parties and pays an amount they wouldn’t want to lose it for rather than an amount they would love to pay.

This can occur prior to auction, on auction day or post auction. Dene says the key is to retain leverage in the process without sacrificing opportunity along the way. A successful execution comes from good management not good luck. It takes an experienced agent to get the best outcome; and getting a result that you’re happy with, that harbours no regrets, is about having a strong strategy.

e call a market ‘hot’ when there are too many buyers competing for limited properties, or properties selling at far higher prices than they would have a short time ago. Other indicators can also be a rise in a suburb’s median house price, less real estate advertising, and properties going live on sites like RealEstate.com.au with ‘under offer’ banners already there. While buying in a hot market can bend the traditional rules of how real estate works, there are a few secret weapons that home buyers can deploy to get into their home faster while sticking to their budget.

FIVE FINANCE TIPS FOR BUYING IN A HOT MARKET With MATTHEW ANDREWS, Director, Pivotal Financial

GET A PRE-APPROVAL – The golden rule of buying in a hot market is to have your financials as organised as you possibly can. When there’s 20+ people competing over the same property, making an offer on a property while pre-approved will help! PREPARE TO COMPROMISE – Many first home buyers make the mistake of approaching their first purchase with rose tinted glasses and get disheartened if they can’t find their ‘forever’ home. Instead, think pragmatically… like a property baron would in assessing an investment. BE AGGRESSIVE – Dithering and ‘umming and aahing’ in a hot market will not do you any favours. hether you are buying, selling or renting property, never be afraid to ask the agent what an unfamiliar real estate term means. Real estate terminology can seem daunting. Here are some common terms explained.

PART ONE: A TO M APPRAISAL Conducted by the real estate agent to prepare a guide to pricing a property for sale or for rent. This summation of the saleability of a property is sometimes referred to as an ‘agent valuation’.

COOLING-OFF PERIOD The length of time given to a prospective buyer to consider their impending property purchase. It does not apply to buying at auction.

AMENITIES Aspects of the property that provide advantages and lifestyle satisfaction, which cannot necessarily be measured by financial gain (e.g. convenient shopping and transport facilities).

DATE OF SETTLEMENT The day on which, under the terms of the contract, the vendor is required to transfer his or her estate, or interest in property, to the purchaser.

BODY CORPORATE The group responsible for managing the common property (shared driveways, carparks, lifts, corridors, gardens, recreational areas like pools, etc) of strata-titled properties (apartments, units, townhouses, etc).

EOI Expressions of interest buyers place their interest and offers by a certain date.

BRIDGING FINANCE The need sometimes arises for a buyer to settle a real estate transaction prior to the date that their finance becomes available. Under these circumstances, they may obtain a temporary loan to cover the time gap to comply with the terms of the contract. BUYER’S MARKET The pressures of supply and demand can be such that market prices are at a relatively low level due to an oversupply, giving the buyer an advantage. CAVEAT This can be lodged on the Land Titles Register by anyone with a legal interest in the property, preventing the sale of the property without their knowledge. CONVEYANCER A licensed professional who ensures all legal requirements are met when buying a property and helps with the settlement and title transfer process.

ENVIRONMENTAL IMPACT STUDY An investigation designed to assess the comprehensive and long-range environmental effects of a proposed land use. FAÇADE The principal exterior face of a house or other building. GRADUATED LEASE A lease that provides for a certain rent for an initial period, followed by an increase or decrease in rent over a stated period. HOME EQUITY The portion of your property you own that does not belong to the bank. As you pay off your mortgage, your equity increases. IMPLIED EASEMENT An encroachment or intrusion that is apparent by long and continued use and left unchallenged for a long period of time. JOINT TENANTS Joint tenancy is ownership in equal undivided shares. Joint tenants are regarded collectively as a single entity. On the death of one joint tenant, that person’s share passes to the survivors so that they remain joint tenants of the whole. KNOCK DOWN A property in a poor condition, which cannot be restored. Demolish and rebuild is the likely action. LONG-TERM LEASE Generally accepted as a lease agreement extending for 10 years or more and often allowing for the tenant to make improvements to the property. LVI A loan-to-value ratio is the size of your home loan, expressed as a percentage of the value of the property it was used to buy. MARKET PRICE The price actually paid, or to be paid, for a property.

If you are a landlord, you probably quake at the thought of a call from your property manager about maintenance matters.

MANAGING MAINTENANCE COSTS

Y

ou might appreciate the following suggestions, which have come from property managers who are dealing with common issues raised by tenants. They also give insight into the day-to-day, often not-so-glamourous, things the property manager must deal with.

THE DISHWASHER Tenant says the dishwasher, or indeed any other appliance, isn’t working properly. What to do? Ask your property manager to call in the tradesperson and get quotes to fix the appliance. If it can’t be fixed, purchase a new one. It will be under warranty; you can claim it on tax, and it will depreciate.

TOILET CONSTANTLY RUNNING This complaint most commonly occurs when the tank has parts that are plastic, or a similar low-cost product, and the noise of water flowing is irritating the tenant. Your property manager can assess whether a handyman or plumber is needed to sort the replacement parts.

OH NO! THE TOILET IS CLOGGED This is a tricky one. In some instances, the tenant themselves may have been the cause – but not always. Either way, the property manager will be on to it right away and pass on any costs to the tenant if appropriate.

THE SLOW DRIP If this is let go, costs can quickly escalate. If your property manager reports dripping taps in kitchens, bathroom, laundries or outside, act to get them fixed as soon as possible. Think of the water wastage too. Water drips are often the result of something as simple as a worn rubber washer, which a handyman can fix.

WATER UNDER THE SINK Water is meant to be in the sink, not beneath it. This is a job for the plumber so leave it in the hands of your property manager.

WATER SEEN IN CEILINGS AND WALLS This is a problem you really don’t want to hear about because water leaks can damage timbers and other building materials if not immediately addressed. Leaks can also lead to the growth of moulds, which is another serious problem. Be guided by your property manager and don’t look for the cheapest way out.

HOT WATER A properly installed hot water system should last at least 10 years. If the one in your investment property stops working and it is past its use-by date, get a new one. Your property manager will call in the expert to give you the best advice. Choose well and you will have fewer recurring issues with the hot water system.

Understanding common issues like these, which may be raised by tenants and dealt with by property managers, will go a long way towards nurturing a happy landlord-tenant relationship. Because property managers are dealing with tradespeople and handymen all the time, they will have worked out the best people to call in, generally giving you the best job at a competitive price. If you want to seek quotes yourself – usually around three – don’t be afraid to ask the property manager for their opinion on the best one in terms of quality and affordability. The property investor who acknowledges the fundamental role of their property managers and optimises their support is in the best position to minimise maintenance costs. It would be a dreadful shame to let concerns about maintenance costs make you afraid to take your investment property portfolio to the next level.

HOW CONFIDENT WOULD YOU BE IN MAKING AN OFFER ON YOUR NEXT PROPERTY ONLINE? It is a question I’ve asked myself a lot lately as one home after another in my neighbourhood has been purchased by people who have never set foot on the block. Making an offer on a home without seeing it in person can help you move quickly in a competitive market. Helping the buyer is technology that can give you enough information to make an informed decision remotely. The out-of-town and out-of-state buyers who can’t quickly get to inspect a property in person have better options than they did before. In many instances, it has been the buyers who could do a virtual walk through or look at video and pictures of a property and decide it meets their needs, who have had the edge and secured the home.

SO, WOULD I TRUST MAKING AN OFFER ONLINE? First, I’d have to know exactly where I stood with my finances. Then, I’d use online resources and take a good look around the neighbourhood, gathering information about everything from demographics to the local council’s policy on dogs. I’d research the market for recent sales and current listings. ‘Mouse hunting’, I’ve heard it called. I know that with today’s technology, I can just about click my way through almost every step of a property purchase but, for me, the agent on-theground would remain my best friend when it came to the hard questions. Not only would they be my eyes, but I’d want them to hold my hand if I was making an offer on line. COLOUR T ME outed as the most-visited real estate website in the United States, Zillow made news last year when the company announced plans to exit the home-flipping business because of an inability to accurately predict housing prices. Nevertheless, a survey Zillow conducted last year came up with some interesting insights in relation to colour and its effects on buyers.

Can the wrong shade of paint cost sellers some big dollars?

It is generally accepted that home buyers prefer to see neutral tones used on walls when they are at open homes or viewing property online and that ‘in your face’ colours can turn them off, but the survey showed that neutral tones were even more likely to please the potential buyers depending on the room itself. Shared spaces such as kitchens, living rooms and bathrooms proved to definitely be the place for neutral colours. However, it appears that buyers were prepared to be a bit more adventurous with their colour preferences in bedrooms, though sellers would be best to steer away from colouring these rooms with bright yellows, greens or pinks. The study analysed 15 paint colours in various room types to find which colours might boost a home’s potential sale price. It found that in some cases, spending less than $100 on the right shade of paint might put an additional few hundred or even thousands of dollars in the pocket of the seller. Survey respondents who saw a bathroom with light blue walls said they’d be willing to pay nearly two per cent more. In fact, light blue was one of the most popular paint choices of the survey.

Bathrooms featuring other neutral and ‘delicate’ colours, including off-white, light yellow and multiple shades of grey, also drew positive responses from survey respondents. These colours were generally popular in living rooms as well, although grey emerged as the winner here. White was clearly the best-performing colour in the kitchen from a buyer perspective followed by other safe neutral tones. Interestingly, survey respondents also favoured some darker hues that weren’t as popular in other rooms, including dark reds and greens. When it came to the bedroom, one dark colour in particular was the most likely to invoke a feeling of home in the minds of buyers: dark blue. Also welcomed in bedrooms were light and bright blues, dark grey and simple white. In summary, the survey findings suggested that buyers were uneasy about over-ambitious, bright-coloured paint jobs in living room and bathroom spaces; but, as long as the person behind the colour choice didn’t get too adventurous, other colours were more acceptable in kitchens and bedrooms. In addition, Zillow had carried out a different survey on use of wall colours, seeking input from real estate agents. The conclusions were largely the same. Almost all agents in that survey said they’d recommend repainting any room that featured bright pinks, greens or purples before taking the property to market.

MY, HOW THINGS Did we pay HAVE too much? In 20 years’ CHANGED time, we’ll probably talk about how little we paid. - Marna

oung Brisbane couple Marna and Josh began searching for their first home mid-2020. ACT-based John Buckley has been in real estate since 1994. How do their experiences compare? We asked John to reflect on the ‘old days’ and Marna whether she could relate. John had been in the building industry but wanted to get into real estate sales. He approached three agencies and got three job offers. He thought he must have been a stand-out but soon realised that everyone got a job if they asked because it was commission only and there was such a high turnover. He said, “They asked how long you could survive without income, then threw you in the deep end.” Back then, every real estate office had enormous window displays with hundreds of listings. In 1995, the average price of a Canberra home was $110,000. Now it’s $949,700.

MARNA: Houses were already hard to find by the time we began looking and prices had already gone up. In the end, we accepted that we would have to pay a lot more than we’d thought - and settle for less. We ended up paying $100k more than probably the property’s true value, but everything was inflated due to COVID. The market fell for the first six years that John was in real estate, which was a good market for an agent to cut their teeth on. Price reductions were the norm. “You had to be good at getting a property sold. It was a tough market that only got tougher. There was little regulation and a lot of cowboys.” Advertising has changed a bit from the early days of John’s career. Canberra Times property ads were devoid of colour. Letterbox dropping with photocopied ads was another avenue.


John’s office had the first five pages of advertising. These were 35-word ads, occasionally with a line drawing. Very few photographs. “We were told what a difference it would make when colour arrived,” he said, “but not much changed at all, just colour headings.” Comparatively speaking, that advertising was enormously expensive in relation to the property’s value. “When you scored an editorial, you gave them what they wanted as quickly as you could because you wanted to be asked again,” he said. “A single photo was taken at stock inspection, developed at the local 1hr photo shop and that was used for the window card.” MARNA: We didn’t look at print ads at all, mainly because things were selling so quickly. The only homes in those glossy pics were way out of our reach. We spent hours each week searching online – Domain and realestate.com – then went to open homes on the weekend. We liked the agents who used 3D tours. These gave us a much a better idea of a property and helped us narrow down what to prioritize come the weekend. Today, John is database and digitally driven, with a lot of off-market sales. He displays a 3D tour of every property he lists, though says only about 30 per cent of Canberra agents offer this. In John’s early days as an agent, he drove his wife’s white Ford Laser. He explained, “She was a nurse who worked night shift, so I got to use it during the day. If a big bloke was in the passenger seat, I’d have to ask him to move his leg so I could change gears.” Given the car’s broken door handles, John was known to quip, ‘If you don’t buy the property, I won’t let you out’.

A five-house-run with the buyer was the norm, hopefully ending with the home they would buy. Buyers were in short supply. MARNA: There were up to 100 potential buyers at every open home. The open home was almost solely our first contact with an agent. Agents rarely chased us. Other than inviting you along to an open home, they would leave you alone. Agents were very busy. Some never got back to us at all. John says he misses the tactile side of flicking through the 3x5 inch cards in an old-fashioned card box, which he used to keep track of his contacts. “I found sellers by flicking through the cards. I’d letterbox drop with mail bearing the owners’ actual names. There’s not a lot of that happening today. Cold calling has become all but extinct. And I rarely put a buyer in the car these days, though I do put my signs on the roof racks of the Merc and put them out myself. A vehicle is far more about brand profile today.” MARNA: We put in three or four offers last year but people were always prepared to pay more, and there really was a sense of FOMO about what might occur when the borders opened. When we found a home we wanted in December, we knew not to hesitate. We contacted the agent and put in our top offer. The day we signed the contract, someone offered $30k more unconditional. Fortunately, they were too late.

In 2001, you could buy into Ascot, one of Brisbane’s most expensive suburbs, for $447,000. Now the median price is around $2million.

SHOUT IT FROM THE ROOFTOPS! At the risk of stirring the pot, while light-coloured roofs make all the sense in the world, how about requiring developers to provide real backyards with room for a tree or two, which might make life for the future residents so much better.

AMONG THE MANY THINGS WE CAN BE GRATEFUL FOR, ONE IS THAT WE HAVE A ROOF OVER OUR HEAD.

H

ow much consideration do you give to that roof? Without going outside to look, what can you say about the roofing material, its colour or its style? If you were party to your home’s construction, how much input did you have on what went up top? Last year, the New South Wales government outlined plans for builders to cease constructing homes with dark-coloured roofs. Under guidelines being developed by the Department of Planning, Industry and Environment, all new housing would be required to have light-coloured roofing to reduce the urban ‘heat island’ effect, which was particularly determined to be a problem in western Sydney. It’s true. There are many houses in Australian suburbs with dark roofs. Most of us learnt at primary school that black or dark-coloured surfaces absorb a great deal more heat energy than do white or light-coloured surfaces, but it is actually a bit more complex than that. The problem really lies in the fact that the under surface of the roof re-radiates this heat into the roof cavity of the home and rapidly migrates into the living spaces through the ceiling.

Using high levels of insulation can help combat this, and new technology has allowed darker paints to absorb less heat. A dark roof may blend into the surrounds better, hence the popularity. Ironically, there are local councils with restrictions on how light a colour you can use on a roof. This might be because most existing houses already have dark-coloured roofs, so they expect newbuilds to ‘blend in’. All in all, information on the matter of roof colour seems rather lacking. Can you find anything on your own council web site? A James Cook University study found that, for north Australia, a light-coloured roof has about 30 per cent lower total heat gain than a dark-coloured one. Light roof colours are often criticised for creating glare, but the experts tell us that it is texture rather than colour that is the culprit by means of low angle reflectivity; and a neighbour’s new black tiled roof may create massive glare while an older white metal roof creates none. Since 2010, Queensland covenants and by-laws cannot restrict the use of light roof colours. Moving on from colour, the most common roofing materials in Australia are tiles or tin (corrugated iron or steel) and there are pros and cons for each. Lightweight steels are great for architectural designs, especially where curves are desired. Tiles are winners for lifespan, heritage appeal and sound insulation. A terracotta roof might weigh in at up to 60 kilograms per square metre opposed to steel at five kilograms per square metre.


What about roofing styles? Some of the more commonly seen are: HIP – Possibily the most popular because they offer shady eaves and great strength. Three, four or more pitched planes slope downwards from a ridge at the top of the roof. GABLED – These have a triangular shape and offer great space for an attic. They are often used in combination with a hipped roof. FLAT – Easy construction, these are never truly flat as they’ll always have some pitch for water runoff. They are generally accessible and safer if you are wanting to move around up there, which is a good thing because they can require more maintenance due to the debris that will inevitably gather on top. SKILLION – This is a flat roof with a visible pitch. It may be a single sloping roof surface. Skillion roofs are often used these days to create unique

There’s a bit going on inside the walls of our house. We’re deep in preparation mode… shelves are about to get cleared, cupboards are being locked and barriers are about to go up. No, it’s not our bathroom/laundry conversion. That’s been put on the backburner. Adding an extra bedroom is laughed away for the minute. You see, a few months ago our family grew a little larger… Yep, you guessed it, we’re babyproofing.

Bookshelves can look a little like climbing frames, and it’s amazing how much fun a toddler can have pulling everything out of a drawer. Review and adapt your home as your child grows in order to create a safe environment.

It was only a few months ago my house was full of beautiful plants, but without even really realising, they’ve all made their way outside… and there they probably will stay for quite some time.

This is the second time I’ve got the house ready for a mobile baby. I giggle as I remember how I went to town in the ‘child safety’ aisle at Bunnings and basically ended up needing an instruction manual to open anything in the house with a door. There’s a lot out there on the market!

As they come to understand concepts a little clearer, you can help them explore their surroundings in a safe way, teaching them how to care for property and respect boundaries. It may take a little time. Be patient.

We want a safe space for our young one to play and grow – and we do not want the contents of our Tupperware drawer sprawled throughout the house – so for now, we’ll put up with the gates. It won’t be forever.

Ultimately, tackling baby proofing involves removing risks/potential dangers to little ones, but it’s also to keep the contents of the house intact.

WHEN CHECKING ROOM BY ROOM, KEEP IN MIND WHAT YOUR CHILD MIGHT BE INTRIGUED BY

For a while now I’ve been mentally moving, rearranging and organising our home ready for when our littlest is on the move, but push is coming to shove now. It’s time to get stuck in.

So where to start? Fragile or sentimental items are best moved out the way – go higher, or completely out of sight. Cleaning products and medications should be locked away and out of reach, electrical outlets plugged and cords out of reach, and larger furniture items secured. Tackling the house room by room will allow you to prioritise what needs to be done to keep baby and property safe. You may find it easier to block off certain areas in your home. For example, I’m able to completely restrict access to our kitchen area, as well as our bathroom and laundry, which also incorporates our pets’ quarters. This was a much more practical solution for us.

1. LOUNGE – secure heavy furniture like bookshelves and TV cabinets to the wall; keep small items clear from grabbing hands. 2. KITCHEN/DINING – utilise baby safety products to keep drawers closed and ovens and stovetops out of access. 3. BEDROOM – again, secure any heavy items of furniture to the wall. 4. BATHROOM – secure cupboards, keeping products out of reach; ensure taps can’t be turned on.

In no time we’ll be navigating our way through those fiddly locks to get to the bathroom.

5. LAUNDRY – lock chemicals and cleaning products away. 6. OUTDOORS – pack away garden tools and remove chemicals from reach; block access to unsafe outdoor spaces; check pool fencing and gates. 7. GENERAL – cover electrical sockets and remove cords. Check doors and windows are secure. Ensure chemicals and batteries are out of reach. Check accessibility to hot/cold surfaces and watch out for sharp edges.

THINGS RARELY GO TO PLAN I

f ever there was a stark reminder that things are not quite as they were in the state of real estate markets, it was a story relayed to me recently and involved a family’s very personal real estate experience. The way their purchase of a new home played out was filled with twists and turns. As RE/MAX Australia Managing Director, Joel Davoren, puts it, ‘not normal’ is the ‘new normal’ in real estate. He’s right. Even normal real estate transactions can prove a little weird at present. Joel’s thought is to increase weird by 20 to 30 per cent – and be prepared for it. Suddenly, problem solving is a much bigger factor on the real estate scene.

The story: In November, the family decided a third child on the way meant the home they loved and had renovated would not suit in terms of layout and space. The location was perfect so they would be selling and buying in the same market, one that was moving at a ridiculous pace, putting pressure on to act quickly. After researching the market, looking at sales of similar homes to their own, and looking at their capacity to borrow and their loan serviceability, they identified a property. It was going to auction in three weeks, and they would bid. They’d hardly made that call when they heard of a home in the same suburb currently under construction by a builder who impressed them. In the week leading up to the auction, the family presented their top offer on the new build. Negotiations went on right up to the morning of the auction. Finally, just prior to the auction commencing, there was verbal agreement on the new build purchase but no signed contract yet. It arrived in the in box with barely minutes to spare! Ten minutes later they had an unconditional contract on the house they were selling. An issue with the mortgage discharge release almost threw a spanner in the works for settlement on that one, but after some tense times, things finally went through.

With Lyn Cox You would have read recently that settlement issues prompted changes to REIQ contracts. This is the Real Estate Institute and the Queensland Law Society being responsive to reducing unplanned for challenges. A buyer or a seller can now get a short extension to settlement if either party is unable to settle due to the inaction or delay of a finance institution, or for another valid reason. You can see how, in this high-paced market, things can easily not go to plan. It is an unfamiliar market for most of us, the likes of which we’ve not operated in before. And even those experienced in real estate transactions are saying it is a crazy market, but one where auctions are still the most transparent method of sale. The key is to have all your ducks in a row, keep all lines of communication open, accept there may be uncertainty and heightened stress, and keep moving forward. Joel Davoren says that purchasers in today’s market are either ‘valuers’ or ‘buyers’. ‘Valuers’ say they are missing out on properties because they can’t or won’t always meet the price the property sells for. If you apply traditional valuer mentality to this market, you stand to lose out. The ‘buyers’ take action. They secure the property. Back to the family… with the new build not yet finished, everything went into storage, and they found alternative accommodation until the four, soon to become five, moved into their new home in December. This family is one of many thousands who moved home in 2021, as many will do this year. Do your research, work with people you trust and be prepared for contingencies. If issues arise, manage your reactions because most times, there will be a solution.
